DOWNTOWN As noted earlier, the RTA has prepared a detailed Area Plan for Metra’s Downtown Maywood Station. Following is a summary of existing land uses and general recommendations for the area, which provides a base for the detailed study. Existing Setting Maywood’s Downtown Sub-Area is located in the north portion of the Village along the Union Pacific Railroad tracks. The Downtown is centered on the intersection of Fifth Avenue and Lake Street near the Metra Station. The area is generally bound by the Lake Street on the north, Sixth Avenue on the east, Oak Street on the south and First Avenue on the west. This area consists of the following land uses: Commercial/Service Uses – The Downtown is comprised of a variety of retail and service uses. Auto related services are common along Lake Street and not appropriate for this location. This area is in generally fair condition and in need of repair and maintenance. Building improvements are also needed. The overall area has a stark appearance, except for some buildings with interesting architectural character, and would benefit from streetscape amenities and landscaping. Civic Uses – The majority of the Maywood’s civic and public facilities are located in this area. These include: Village Board Chambers, Executive Offices, Police Station and Recreation Department (in former Masonic Temple), Library, West Town Museum of Cultural History and Post Office. Maywood Park – Maywood Park, Maywood’s central green, is located adjacent to the library and Police Station. Park facilities include a swimming pool, two baseball diamonds, and large green space. Picnic tables and gazebo are also provided. Metra Station – The Village’s Metra stop is located along the Union Pacific Railroad tracks and contains a small shelter with two small parking lots. This station is underutilized and needs improvements to help facilitate usage. Historic Properties – The historic Masonic Temple, former Fire Station, Underground Railroad Site, and several residential properties are located in the area. These properties provide unique architectural details and add to the character of the area. Residential Uses – The Downtown is surrounded by residential blocks, which provide shoppers for Downtown businesses/services and potential ridership for the Metra stop. Improvement and enhancement of Downtown should consider improving physical links to adjacent neighborhoods. Proximity of River – The Des Plaines River flows near Downtown, one block from Maywood Park near First Avenue. MAYWOOD COMPREHENSIVE PLAN Page 9.15
