The calculations enabled the client <strong>to</strong> foresee real<br />
c<strong>as</strong>hflows and show the real economical meaning of<br />
life-<strong>cycle</strong> issues.<br />
B<strong>as</strong>ed on the usefulness of the <strong>LCC</strong> calculations in<br />
Digi-house, similar calculations are carried out in each<br />
investment project (new buildings and renovations) of<br />
Senate Properties on 4 ph<strong>as</strong>es ( preparation of project,<br />
planning, <strong>construction</strong> and use).<br />

Conclusions and benefits<br />
<strong>Life</strong>-<strong>cycle</strong> economical, energy economical, ecoefficient,<br />
healthy and social fac<strong>to</strong>rs are quite similar:<br />
durable, energy-saving and desirable with functional,<br />
change-flexible and unrestricted spaces and reliable,<br />
advantageous, undamaged recyclable systems, other<br />
products and materials.<br />
A real life-<strong>cycle</strong> optimisation is necessary in parallel <strong>to</strong><br />
individual building planning.<br />
<strong>Life</strong>-<strong>cycle</strong> optimised Digi-house meant:<br />
° Reduction of heating and electricity energy<br />
making it e<strong>as</strong>ier <strong>to</strong> optimise energy management<br />
and incre<strong>as</strong>e importance of renewable energy<br />
resources.<br />
° Incre<strong>as</strong>e of both GNP and employment and<br />
transferring labour inputs from energy<br />
producing countries <strong>to</strong> native countries and from<br />
w<strong>as</strong>ting <strong>to</strong> recycling services.<br />
° New kind of business possibilities (for example<br />
building concepts, coating structures, recycling<br />
products).<br />
The update <strong>to</strong> the <strong>LCC</strong> analysis and calculations will<br />
be carried out after 3 years from the completion of the<br />
project.<br />
