e have prepared the <strong>Design</strong> <strong>Guidelines</strong> so that<br />
both the homeowners <strong>and</strong> the developer,<br />
Silverado L<strong>and</strong> Corp. (“Silverado”) can<br />
benefit from the high residential building st<strong>and</strong>ards.<br />
<strong>Crown</strong> <strong>Isle</strong> is a high quality urban community<br />
developed by Silverado L<strong>and</strong> Corp. The <strong>Community</strong><br />
is located within the boundaries of the City of<br />
Courtenay. The 831-acre site consists of two<br />
integrated components – a world class, full-service<br />
Destination <strong>Golf</strong> <strong>Resort</strong> <strong>and</strong> a comprehensive<br />
Master Planned Residential <strong>Community</strong>. The<br />
development includes an 18 hole championship golf<br />
course with a Platinum Rating, a 48,000 sq. ft.<br />
clubhouse - with all the amenities, single & multifamily<br />
homesites, a proposed retirement campus,<br />
future commercial <strong>and</strong> industrial center along with<br />
exquisite on-site accommodations <strong>and</strong> an “Innovative<br />
Villa Ownership” program. Silverado is committed<br />
to the creation of a beautiful setting in which to enjoy<br />
the best of Canada’s West Coast Lifestyle.<br />
The heart of the community is an 18-hole<br />
championship golf course designed by Graham<br />
Cooke <strong>and</strong> Associates. <strong>Crown</strong> <strong>Isle</strong>’s master plan<br />
carefully integrates housing with the golf course <strong>and</strong><br />
open space in small neighbourhood-scale clusters to<br />
ensure the maximum privacy, safety <strong>and</strong> amenity for<br />
all homeowners. <strong>Golf</strong> course views throughout the<br />
development are available for all to enjoy. High<br />
st<strong>and</strong>ards will be ensured from the ground up through<br />
the comprehensive planning, attention to detail, <strong>and</strong><br />
our quality assurance program including the<br />
following <strong>Design</strong> <strong>Guidelines</strong> for home construction.<br />
These <strong>Design</strong> <strong>Guidelines</strong> will help to maximize<br />
the investment market potential of <strong>Crown</strong> <strong>Isle</strong> by<br />
ensuring:<br />
• effective quality st<strong>and</strong>ards<br />
• integrated streetscape <strong>and</strong> home<br />
design<br />
• design continuity throughout the<br />
community<br />
• excellent living conditions<br />
Our approach offers variety <strong>and</strong> choices of<br />
individual homesites while ensuring that each home<br />
contributes to the overall community. It is<br />
Silverado’s intention to assist all homeowners<br />
through assigning designated representatives (the<br />
“Approving Committee”) to co-ordinate <strong>and</strong><br />
manage each step of the approval process. The<br />
Approving Committee is for the benefit of all<br />
individual homeowners <strong>and</strong> Silverado.<br />
To ensure that the <strong>Design</strong> guidelines are adhered<br />
to, a $3,500 compliance fee is to be paid to Silverado<br />
upon approval of building plans. Non compliance<br />
with these <strong>Design</strong> <strong>Guidelines</strong> may result in the loss of<br />
the $3,500 fee. This compliance fee will be returned<br />
with interest after final approval of completed<br />
construction <strong>and</strong> l<strong>and</strong>scaping by Silverado’s<br />
Approval Committee.<br />
