KAIA Development Phases<br />

The existing infrastructure and facilities require major upgrade to<br />

meet increasing demand and raise passenger service levels.<br />

The GACA Master Plan was agreed in 2007, to develop KAIA in<br />

three (3) Phases:<br />

•Phase 1 (ongoing) : Capacity 30 million passengers, by 2014<br />

•Phase 2 : Capacity 43 million passengers, by 2025<br />

•Phase 3 (Ultimate) : Capacity 80 passengers, by 2035<br />

The Master Plan Approach<br />

The Master Plan vision is to create a state-of-the-art<br />

passenger terminal complex, essentially a new airport,<br />

developed in three phases.<br />

But it is more than just new infrastructure.<br />

The intention is to transform the passenger experience, to<br />

become a regional leader, a hub for growth, set a high<br />

standard for good service and sustainability.<br />

Long-term traffic forecasts, to 2035, for both passengers and<br />

cargo, with a range of scenarios.<br />

Private sector involvement and support, to provide increased<br />

services and commercial culture, e.g. Cargo, Airport City.<br />

Phase 1, Design and Construction Contracts<br />

The Concept and Schematic Design was developed by ADPi in<br />

2008-09 and the Main Phase 1 Works issued for tender in<br />

2010, in two packages.<br />

Both packages were awarded to <strong>Saudi</strong> Binladen Group (SBG)<br />

in 2010. NTP was issued in January 2011, with target<br />

completion of construction in 3 years.<br />

The two packages have similar technical specifications and<br />

contractual conditions, with specific milestones and<br />

requirements as appropriate.<br />

Package 421: Passenger Terminal Building, ATC Tower and<br />

essential support facilities, contract value SR 11.986 billion<br />

Package 422: Transportation Center, airfield works, landside<br />

infrastructure, load centers and utilities networks, contract<br />

value SR 15.125 billion

The Passenger Terminal Building, the heart of the project is<br />

spacious, 670,000 sq m floor area, to accommodate Domestic<br />

and International traffic, all scheduled airlines<br />

Design includes spectacular crescent-shaped profile, separate<br />

domestic center and international hub, connected by APM.<br />

Internal garden, extensive use of local materials and design<br />

features.<br />

Islamic artwork and museum.<br />

Transportation Center with High Speed Rail train station,<br />

Package 422 covers the Transportation Center, LRT and road<br />

Airport Operational Readiness (AOR)<br />

In parallel with construction, there is a comprehensive AOR<br />

programme under CM control.<br />

AOR objective is to ensure that, on opening, the facility is<br />

ready in all respects to operate safely, securely and efficiently.<br />

The AOR Programme includes key stakeholders, to develop<br />

integrated plans for staff recruitment and training, equipment,<br />

budgets and a common vision for transfer from the old and<br />

operation of the new facilities.<br />

AOR Management Structure and Process are established and<br />

will grow from now onwards.<br />

AOR Programme starts in January 2012, to include Working<br />

Groups with users, particularly the airlines.<br />
