Existing Land Use<br />

According to the <strong>General</strong> <strong>Plan</strong> 2012 the existing <strong>Plan</strong>ning Area and planned land uses are<br />

shown on Figure 2.1. Existing land uses are primarily residential and industrial. Single-family<br />

residential represents 56.4% <strong>of</strong> overall land use and industrial 12.5%, are shown in Table 2-4.<br />

Land Availability<br />

The current city limits consists <strong>of</strong> 3,133 acres and the sphere <strong>of</strong> influence (SOI) contains<br />

approximately 5,053 acres. The proposed SOI expansion in this <strong>General</strong> <strong>Plan</strong> Update includes<br />

an additional 2,860 acres, totaling approximately 7,913 acres. The balance <strong>of</strong> land is within the<br />

unincorporated area <strong>of</strong> Fresno County and is designated for future development with various<br />

land use designations to accommodate anticipated orderly development through the year<br />

<strong>2030</strong>. The predominant land use designation in the <strong>Plan</strong> anticipates the allocation <strong>of</strong> land to<br />

approximately 60 percent residential, 9 percent commercial and 12 percent industrial. The<br />

current plan consists <strong>of</strong> 44 percent residential, 4 percent commercial and 18 percent industrial.<br />
