2.4 COMMUNITY CHARACTER/IDENTITY<br />

Goals<br />

LU 2.4A - Preserve and enhance <strong>Reedley</strong>’s unique character and achieve an optimal balance<br />

<strong>of</strong> residential commercial, industrial, public and open space land uses.<br />

LU 2.4B - Strive to keep <strong>Reedley</strong> separate and distinct from the nearby communities <strong>of</strong><br />

Parlier and Dinuba.<br />

LU 2.4C - Maintain and enhance <strong>Reedley</strong>’s small town characteristics.<br />

LU 2.4D - Maintain and preserve the downtown area as <strong>Reedley</strong>’s business and social<br />

center.<br />

To facilitate compatibility with surrounding uses and overall character <strong>of</strong> the <strong>City</strong><br />

<strong>of</strong> <strong>Reedley</strong> develop design standards for structures, landscaping and parking<br />

areas.<br />

Develop well-designed and landscaped major gateways or entrances to the <strong>City</strong><br />

at the following locations:<br />

Manning Avenue near the Kings River<br />

North and South Reed Avenue<br />

Manning Avenue and Buttonwillow Avenue<br />

Develop pedestrian amenities in the Downtown area to include open space or<br />

plazas, street furniture and lighting and signage.<br />

Continue to improve the physical aesthetics <strong>of</strong> the Downtown area.<br />

Establish an overlay zone in the Downtown area that will allow more flexible or<br />

mixed use <strong>of</strong> existing buildings.<br />

Consider adoption <strong>of</strong> a form based code for the overlay district that will allow<br />

greater flexibility in design standards and facilitate continued investment in the<br />

Downtown area.<br />
