LU 2.7.16<br />

Multiple-family developments shall be designed with the following features:<br />

Units fronting on streets shall have entryways that face the public street<br />

with doorways and windows.<br />

Units shall include details that add to the appeal <strong>of</strong> buildings, such as<br />

painted trim, shutters, and arbors.<br />

High Density residential land uses shall be designed to blend in with the<br />

surrounding neighborhood.<br />

Multiple-family residential projects shall include provisions to ensure the safety<br />

and security <strong>of</strong> residents, the maintenance <strong>of</strong> buildings and landscaped areas,<br />

and effective and responsible management.<br />

The <strong>City</strong> shall establish a minimum standard for the provision <strong>of</strong> open space<br />

within new multiple-family projects to meet the needs <strong>of</strong> both children and adults.<br />

The <strong>City</strong> shall require innovative lot and building designs to ensure that<br />

affordable single-family housing blends with housing in higher income<br />

neighborhoods.<br />

Mixing <strong>of</strong> residential uses, densities and lot sizes shall be encouraged, while<br />

maintaining traditional neighborhood values and emphasizing concepts for<br />

livable, walkable neighborhoods.<br />

Manufactured Housing<br />

Goals<br />

LU 2.7E - Manufactured housing may be permitted in the low and medium residential<br />

designations subject to the issuance <strong>of</strong> a conditional use permit.<br />

LU 2.7F - Accommodate the use <strong>of</strong> manufactured housing as an alternative residential<br />

dwelling type and ensure the compatibility <strong>of</strong> manufactured housing with surrounding land<br />

uses.<br />

Policies<br />

LU 2.7.22<br />

Manufactured housing parks may be permitted in all residential designations in<br />

accordance with the following policies:<br />

(b)<br />

The density <strong>of</strong> the manufactured housing park shall not exceed the<br />

maximum permitted density <strong>of</strong> the underlying residential designation with<br />

any applicable density bonus.<br />

Manufactured housing development shall have access to a collector or<br />

arterial street.<br />
