RESIDENTIAL LAND USE<br />
The <strong>City</strong> should provide for a wide range <strong>of</strong> housing types, styles and densities. A city with<br />
these characteristics insures that housing opportunities are made available for all socioeconomic<br />
levels.<br />
Goals<br />
LU 2.7A - Provide for the distribution <strong>of</strong> varying residential densities throughout the<br />
community to ensure that residential development reflects various income and lifestyle<br />
options.<br />
LU 2.7B - Residential densities shall be moderately increased to encourage more compact<br />
development consistent with smart growth design principles.<br />
LU 2.7C - Preserve existing neighborhoods and create strong new neighborhoods that are<br />
well designed and maintained.<br />
LU 2.7D - Promote integration <strong>of</strong> affordable housing units toward inclusionary development <strong>of</strong><br />
neighborhoods with mixed income levels.<br />

Establish the following residential densities:<br />

Suburban Residential (1-4 dwelling units per gross acre) – The Suburban<br />
Residential density designation is intended for single-family detached<br />
residential development. The designation is intended to accommodate<br />
larger residential parcels, which generally range from 7,500 square feet<br />
to one-acre in size.<br />
Low Density Residential (4.1-8 dwelling units per gross acre) – The Low<br />
Density Residential designation is intended for single-family detached<br />
residential development, attached single family, and low density multifamily<br />
uses. The Low Density Residential designation is the predominant<br />
residential designation in the <strong>City</strong> <strong>of</strong> <strong>Reedley</strong>. This land use category<br />
accommodates the typical residential subdivision in <strong>Reedley</strong>.<br />
Medium Density Residential (8.1-20 dwelling units per gross acre) – The<br />
Medium Density Residential designation is intended for single-family or<br />
multiple-family development. Medium density development shall be<br />
located near or adjacent to collector or arterial intersection and close to<br />
shopping and employment opportunities. Multiple family developments<br />
may serve as a transition from commercial to single family residential<br />
neighborhoods.<br />
High Density Residential (20.1-30 dwelling units per gross acre) – High<br />
Density is intended for multiple-family development including multi-story<br />
condominium or apartment developments.<br />
