young farmer<br />

afford top rates<br />

Rick Rosentreter lost ground<br />

to a gung-ho competitor eight<br />

years ago and it changed the<br />

way he farmed.<br />

Rick Rosentreter is used to<br />

the st<strong>on</strong>y stares. He knows<br />

that he’s c<strong>on</strong>troversial.<br />

Neighbors blame him for<br />

push<str<strong>on</strong>g>in</str<strong>on</strong>g>g cash rents higher.<br />

Ir<strong>on</strong>ically, it was be<str<strong>on</strong>g>in</str<strong>on</strong>g>g outbid by $30<br />

per acre <strong>on</strong> a tract of land eight years<br />

ago that Rosentreter c<strong>on</strong>siders the pivotal<br />

moment <str<strong>on</strong>g>in</str<strong>on</strong>g> his survival as a farmer.<br />

“It was a wake up call that my dad<br />

and I had to change the way we did<br />

bus<str<strong>on</strong>g>in</str<strong>on</strong>g>ess or be run over,” he says.<br />

In his crash course for self improvement,<br />

Rosentreter has d<strong>on</strong>e more<br />

than survive. S<str<strong>on</strong>g>in</str<strong>on</strong>g>ce 1998, the 37-yearold<br />

Carl<str<strong>on</strong>g>in</str<strong>on</strong>g>ville, Ill., farmer has grown<br />

his farm<str<strong>on</strong>g>in</str<strong>on</strong>g>g enterprise from 2,000<br />

acres to nearly 8,000 acres, virtually<br />

all of it <str<strong>on</strong>g>in</str<strong>on</strong>g> corn. He has d<strong>on</strong>e it without<br />

own<str<strong>on</strong>g>in</str<strong>on</strong>g>g an acre and while pay<str<strong>on</strong>g>in</str<strong>on</strong>g>g<br />

cash rents that leave some established<br />

farmers gasp<str<strong>on</strong>g>in</str<strong>on</strong>g>g.<br />

How does he do it F<str<strong>on</strong>g>in</str<strong>on</strong>g>e-tuned cost<br />

analysis, detailed market<str<strong>on</strong>g>in</str<strong>on</strong>g>g, plus<br />

m<str<strong>on</strong>g>in</str<strong>on</strong>g>imiz<str<strong>on</strong>g>in</str<strong>on</strong>g>g the middlemen <strong>on</strong> <str<strong>on</strong>g>in</str<strong>on</strong>g>puts<br />

and gra<str<strong>on</strong>g>in</str<strong>on</strong>g> haul<str<strong>on</strong>g>in</str<strong>on</strong>g>g have allowed him<br />

to prosper <str<strong>on</strong>g>in</str<strong>on</strong>g> spite of the naysayers.<br />

what sets Rick apart are his<br />

market<str<strong>on</strong>g>in</str<strong>on</strong>g>g abilities. The average<br />

price he receives for gra<str<strong>on</strong>g>in</str<strong>on</strong>g><br />

is well above what we typically<br />

see,” says Graham. “He also<br />

has a unique knack for manag<str<strong>on</strong>g>in</str<strong>on</strong>g>g<br />

costs and can<br />

tell you how much<br />

it costs to grow corn<br />

per acre, per bushel,<br />

per implement. He<br />

has mapped out to<br />

the m<str<strong>on</strong>g>in</str<strong>on</strong>g>ute when it<br />

will pay to replace a<br />

truck or even a field cultivator.<br />

He never makes a move without<br />

first mak<str<strong>on</strong>g>in</str<strong>on</strong>g>g sure it is go<str<strong>on</strong>g>in</str<strong>on</strong>g>g<br />

to make him m<strong>on</strong>ey.”<br />

Bidd<str<strong>on</strong>g>in</str<strong>on</strong>g>g wars. Aggressive<br />

farmers are noth<str<strong>on</strong>g>in</str<strong>on</strong>g>g new to<br />

this southwestern regi<strong>on</strong> of<br />

Ill<str<strong>on</strong>g>in</str<strong>on</strong>g>ois, which is often referred<br />

to as “Racehorse Flats,”<br />

a m<strong>on</strong>iker that reflects both<br />

the area’s competitive land climate<br />

and the spirited rush to<br />

be first to the field each spr<str<strong>on</strong>g>in</str<strong>on</strong>g>g.<br />

Home to several<br />

large farm operators,<br />

$200 per acre<br />

cash rents are not uncomm<strong>on</strong><br />

<strong>on</strong> the area’s<br />

flat, black, highly productive<br />

ground. Some<br />

parcels have been<br />

known to flirt with<br />

$250 per acre. Terms also become<br />

tactics—some farmers offer<br />

to pay landlords upfr<strong>on</strong>t before the seas<strong>on</strong><br />

starts or to pay for lime or other improvements.<br />

Bob Lloyd shopped for a tenant before<br />

he rented his 683-acre family farm<br />

located near Girard, Ill., to Rosentreter.<br />

Lloyd admits he was picky—he had<br />

farmed the land himself for<br />

20 years and earned a degree<br />

<str<strong>on</strong>g>in</str<strong>on</strong>g> agricultural ec<strong>on</strong>omics<br />

from the University of Ill<str<strong>on</strong>g>in</str<strong>on</strong>g>ois.<br />

“Rick presented me<br />

with a detailed bus<str<strong>on</strong>g>in</str<strong>on</strong>g>ess<br />

plan that was professi<strong>on</strong>al,<br />

and that impressed me,”<br />

says Lloyd. “My c<strong>on</strong>tract stipulates<br />

that soil fertility will be ma<str<strong>on</strong>g>in</str<strong>on</strong>g>ta<str<strong>on</strong>g>in</str<strong>on</strong>g>ed,<br />

and Rick gives me a yearly statement<br />

after grid sampl<str<strong>on</strong>g>in</str<strong>on</strong>g>g to back this up.”<br />

Rosentreter started farm<str<strong>on</strong>g>in</str<strong>on</strong>g>g while<br />

work<str<strong>on</strong>g>in</str<strong>on</strong>g>g full time as farm manager at<br />

the local bank <str<strong>on</strong>g>in</str<strong>on</strong>g> 1991. By 1998, he and<br />

his father, Gerald, were operat<str<strong>on</strong>g>in</str<strong>on</strong>g>g close<br />

to 2,000 rental acres with <strong>on</strong>e full-time<br />

employee when they lost the rent bid<br />

that “made us realize the word ‘tenant’<br />

does not mean entitled <str<strong>on</strong>g>in</str<strong>on</strong>g> a c<strong>on</strong>solidat<str<strong>on</strong>g>in</str<strong>on</strong>g>g<br />

<str<strong>on</strong>g>in</str<strong>on</strong>g>dustry,” says Rick.<br />

Rosentreter changed tillage systems<br />

every figure—exam<str<strong>on</strong>g>in</str<strong>on</strong>g><str<strong>on</strong>g>in</str<strong>on</strong>g>g<br />

every aspect of their<br />

farm<str<strong>on</strong>g>in</str<strong>on</strong>g>g operati<strong>on</strong>. At<br />

the same time, he made<br />

the commitment to<br />

farm full time and his<br />

father, who was experienc<str<strong>on</strong>g>in</str<strong>on</strong>g>g<br />

health problems,<br />

gracefully agreed<br />

to step aside. “My Dad<br />

was a good farmer, but<br />

like a lot of good farmers,<br />

he had lost his competitive<br />

edge. We didn’t<br />

even have a market<str<strong>on</strong>g>in</str<strong>on</strong>g>g<br />

plan,” he recalls.<br />

Armed with his own computer<br />

skills, Rosentreter<br />

built a pers<strong>on</strong>alized crop<br />

revenue and expense profile.<br />

He tracks everyth<str<strong>on</strong>g>in</str<strong>on</strong>g>g<br />

from fertilizer, seed and<br />

tillage to bushels per b<str<strong>on</strong>g>in</str<strong>on</strong>g><br />

and adjusts for fluctuat<str<strong>on</strong>g>in</str<strong>on</strong>g>g<br />

costs of fuel and other <str<strong>on</strong>g>in</str<strong>on</strong>g>puts,<br />

as well as yield differences.<br />

“If you d<strong>on</strong>’t know<br />

where you’re at, fear grips<br />

you,” he says. For example, <str<strong>on</strong>g>in</str<strong>on</strong>g><br />

2006, higher energy costs meant that<br />

14¢/bu. <strong>on</strong> corn. By July, his sales<br />

were runn<str<strong>on</strong>g>in</str<strong>on</strong>g>g ahead of plan.<br />

Farm<str<strong>on</strong>g>in</str<strong>on</strong>g>g by the numbers. “Everyth<str<strong>on</strong>g>in</str<strong>on</strong>g>g<br />

I do is based <strong>on</strong> this budget,” he<br />

says. “With farm<str<strong>on</strong>g>in</str<strong>on</strong>g>g, th<str<strong>on</strong>g>in</str<strong>on</strong>g>gs change<br />

quickly and you’ve got to know where<br />

you are and where you need to be to<br />

hit targeted profit goals.” Keep<str<strong>on</strong>g>in</str<strong>on</strong>g>g ratios<br />

<str<strong>on</strong>g>in</str<strong>on</strong>g> check, he benchmarks his return<br />

<strong>on</strong> assets (ROA) and return <strong>on</strong><br />

equity (ROE) to Fortune 500 companies.<br />

His ROA for the last five years is<br />

10% and ROE, 20%.<br />

Better market<str<strong>on</strong>g>in</str<strong>on</strong>g>g is key. When corn<br />

soared to $5/bu. <str<strong>on</strong>g>in</str<strong>on</strong>g> 1996, Rosentreter<br />

couldn’t f<str<strong>on</strong>g>in</str<strong>on</strong>g>d a local elevator that<br />

would permit him to forward sell the<br />

next year’s crop. That cemented a decisi<strong>on</strong><br />

to bypass the local outlets and<br />

haul to St. Louis gra<str<strong>on</strong>g>in</str<strong>on</strong>g> dealers 60 miles<br />

away where he can almost always<br />

count <strong>on</strong> the fall basis runn<str<strong>on</strong>g>in</str<strong>on</strong>g>g 10¢ to<br />

35¢ under Chicago, then improv<str<strong>on</strong>g>in</str<strong>on</strong>g>g<br />

to 10¢ over by summer.<br />

“I use basis to pay for my gra<str<strong>on</strong>g>in</str<strong>on</strong>g> storage,”<br />

he says, but he admits you can’t<br />

park the crop and forget it: His 10¢over<br />

goal was available for <strong>on</strong>ly 48<br />

hours <str<strong>on</strong>g>in</str<strong>on</strong>g> late June this year.<br />

Rosentreter owns <strong>on</strong>ly the land<br />

where his house sits. “<str<strong>on</strong>g>Cash</str<strong>on</strong>g> rent looks<br />

cheap next to the <str<strong>on</strong>g>in</str<strong>on</strong>g>terest <strong>on</strong> $4,500-<br />

to-$5,000-per-acre land,” he says. “I<br />

put capital <str<strong>on</strong>g>in</str<strong>on</strong>g>to th<str<strong>on</strong>g>in</str<strong>on</strong>g>gs that make<br />

m<strong>on</strong>ey for this farm.”<br />

Storage is <strong>on</strong>e of those items. In<br />

1998, Pleasant View Farms had a total<br />

storage capacity of 75,000<br />

bu. Today, his gra<str<strong>on</strong>g>in</str<strong>on</strong>g> storage<br />

facilities can hold 1.3 milli<strong>on</strong><br />

bushels and allow him<br />

to segregate for valueadded<br />

specialty gra<str<strong>on</strong>g>in</str<strong>on</strong>g>s like<br />

hard endosperm corn. The<br />

farm’s six full-time employees<br />

are busy year<br />

round with a fleet of five<br />

semi trucks that make between<br />

1,400 and 1,500<br />

trips to St. Louis river term<str<strong>on</strong>g>in</str<strong>on</strong>g>als<br />

each year.<br />

Bey<strong>on</strong>d the gra<str<strong>on</strong>g>in</str<strong>on</strong>g> setup<br />

sits a gleam<str<strong>on</strong>g>in</str<strong>on</strong>g>g white<br />

30,000-gal. anhydrous tank.<br />

With fertilizer his sec<strong>on</strong>dlargest<br />

outlay next to rent,<br />

this bulk facility is another<br />

asset that Rosentreter says<br />

pays for itself every 18<br />

m<strong>on</strong>ths just by fill<str<strong>on</strong>g>in</str<strong>on</strong>g>g up <str<strong>on</strong>g>in</str<strong>on</strong>g> gas’s summer<br />

lull. (This July, however, he also<br />

c<strong>on</strong>tracted all of the anhydrous for<br />

his 2007 crop, before turmoil <str<strong>on</strong>g>in</str<strong>on</strong>g> the<br />

Middle East racheted prices aga<str<strong>on</strong>g>in</str<strong>on</strong>g>.<br />

“I’ve sold some corn for ‘07 and ‘08,<br />

but it’s really not hedged until you<br />

know your <str<strong>on</strong>g>in</str<strong>on</strong>g>put costs,” he says.)<br />

Corn is k<str<strong>on</strong>g>in</str<strong>on</strong>g>g. One revelati<strong>on</strong> has<br />

been that because he rents mostly<br />

high-quality land, he makes about<br />

$45 to $50 more per acre rais<str<strong>on</strong>g>in</str<strong>on</strong>g>g corn<strong>on</strong>-corn,<br />

compared to a corn-soybean<br />

rotati<strong>on</strong>. As a result, he <strong>on</strong>ly planted<br />

62 acres of soybeans this year, and has<br />

no plans for beans <str<strong>on</strong>g>in</str<strong>on</strong>g> 2007.<br />

He says yields haven’t suffered from<br />

the lack of rotati<strong>on</strong>. Even with the extreme<br />

drought that hit the area last<br />

year, he averaged 165 bu./acre. He experienced<br />

the weather advantages of<br />

be<str<strong>on</strong>g>in</str<strong>on</strong>g>g spread out over a 50-mile radius<br />

when some fields <str<strong>on</strong>g>in</str<strong>on</strong>g> M<strong>on</strong>tgomery<br />

County with better subsoil moisture<br />

went over 200 bu.<br />

How high is too high for cash rent<br />

“I have my limits,” says Rosentreter. “I<br />

dur<str<strong>on</strong>g>in</str<strong>on</strong>g>g harvest for at least 14 workers. His brother Brent is<br />

full-time operati<strong>on</strong>s manager for the farm and his brother Doug<br />

works for the seed company AgriGold and offers agr<strong>on</strong>omic expertise.<br />

Rick’s parents, Gerald and Frances, pitch <str<strong>on</strong>g>in</str<strong>on</strong>g> dur<str<strong>on</strong>g>in</str<strong>on</strong>g>g peak times as needed.<br />

S<strong>on</strong>s Logan (5) and L<strong>on</strong>ny (4) provide <str<strong>on</strong>g>in</str<strong>on</strong>g>spirati<strong>on</strong> and farm <str<strong>on</strong>g>in</str<strong>on</strong>g> the garden.<br />

RÉSUMÉ: Rick graduated from the University<br />

of Ill<str<strong>on</strong>g>in</str<strong>on</strong>g>ois <str<strong>on</strong>g>in</str<strong>on</strong>g> 1991 with a degree <str<strong>on</strong>g>in</str<strong>on</strong>g> agricultural<br />

ec<strong>on</strong>omics and a net worth of $381.<br />

After college, he returned to his hometown<br />

to serve as farm manager for Carl<str<strong>on</strong>g>in</str<strong>on</strong>g>ville Nati<strong>on</strong>al<br />

Bank, work<str<strong>on</strong>g>in</str<strong>on</strong>g>g part-time <strong>on</strong> the family<br />

farm. He began farm<str<strong>on</strong>g>in</str<strong>on</strong>g>g full time <str<strong>on</strong>g>in</str<strong>on</strong>g> 1998.<br />

ATTITUDE: Although quiet by nature,Rick admits<br />

he’s a Type A pers<strong>on</strong>ality. He’s will<str<strong>on</strong>g>in</str<strong>on</strong>g>g to<br />

knock <strong>on</strong> doors for landlords, even if it offends<br />

the coffee shop crowd.“Yes,I prospect<br />

for new customers,” he says. “What successful<br />

bus<str<strong>on</strong>g>in</str<strong>on</strong>g>ess doesn’t do that”<br />

LAND OWNERSHIP: Just say no. Good flat,<br />

black land sells for $4,500 to $5,000 an acre<br />

<str<strong>on</strong>g>in</str<strong>on</strong>g> Rosentreter country. “You can’t generate<br />

enough <str<strong>on</strong>g>in</str<strong>on</strong>g>come to pay the <str<strong>on</strong>g>in</str<strong>on</strong>g>terest if you<br />

have to borrow. I elect to put capital <str<strong>on</strong>g>in</str<strong>on</strong>g>to<br />

th<str<strong>on</strong>g>in</str<strong>on</strong>g>gs that make me m<strong>on</strong>ey,” he says, such<br />

as gra<str<strong>on</strong>g>in</str<strong>on</strong>g> storage, a fertilizer facility and autosteer technology.<br />

ON HIGH CASH RENTS: “Sure I have a limit to how much I’ll pay. It has to cash flow.<br />

But no <strong>on</strong>e else can say how much I can pay. I’m bidd<str<strong>on</strong>g>in</str<strong>on</strong>g>g based <strong>on</strong> my fertilizer usage,<br />

my <str<strong>on</strong>g>in</str<strong>on</strong>g>put costs, my market<str<strong>on</strong>g>in</str<strong>on</strong>g>g, my management. . . What others pay for land is<br />

immaterial to me. I am bas<str<strong>on</strong>g>in</str<strong>on</strong>g>g bids <strong>on</strong> my costs. The bulk of my landlords are the<br />

next generati<strong>on</strong> of owners—those that care more about return <strong>on</strong> their <str<strong>on</strong>g>in</str<strong>on</strong>g>vestment<br />

and less about those pers<strong>on</strong>al touches we used to focus <strong>on</strong>.”<br />

ON MARKETING: “Over the next decade, it will be market<str<strong>on</strong>g>in</str<strong>on</strong>g>g that sets farmers apart.<br />

Funds are completely chang<str<strong>on</strong>g>in</str<strong>on</strong>g>g the market. You can <strong>on</strong>ly cut expenses so much. The<br />

unlimited side is your market potential. That doesn’t change if you are a 100-acre<br />

grower or 10,000-grower.”<br />

What is the payment schedule” he<br />

asks. Today’s large equipment, tracts<br />

that require multiple turns and po<str<strong>on</strong>g>in</str<strong>on</strong>g>t<br />

rows can severely limit the producti<strong>on</strong><br />

and equipment efficiency. In other<br />

words, he <str<strong>on</strong>g>in</str<strong>on</strong>g>creas<str<strong>on</strong>g>in</str<strong>on</strong>g>gly likes big fields<br />

with few bottlenecks.<br />

Bright future. Slight and quiet <str<strong>on</strong>g>in</str<strong>on</strong>g><br />

nature, Rosentreter is steely when it<br />

comes to other farmer’s views of his<br />

tactics. With the average age of a<br />

farmer <str<strong>on</strong>g>in</str<strong>on</strong>g> Macoup<str<strong>on</strong>g>in</str<strong>on</strong>g> County at 56, demographics<br />

represent opportunity for<br />

young growers. “A new generati<strong>on</strong> of<br />

bus<str<strong>on</strong>g>in</str<strong>on</strong>g>ess-oriented landowners is<br />

emerg<str<strong>on</strong>g>in</str<strong>on</strong>g>g. I have to f<str<strong>on</strong>g>in</str<strong>on</strong>g>d ways to resp<strong>on</strong>d<br />

to that or get out,” he says.<br />

Up<strong>on</strong> Rosentreter’s desk sits a small<br />

rock etched with the say<str<strong>on</strong>g>in</str<strong>on</strong>g>g: “Whether<br />

you th<str<strong>on</strong>g>in</str<strong>on</strong>g>k you can or you th<str<strong>on</strong>g>in</str<strong>on</strong>g>k you<br />

can’t—you’re right.” Indeed. He now<br />

farms that tract of land he was outbid<br />

<strong>on</strong> eight years ago. ■<br />
