e. Claridge Subdivision<br />
The proposed Claridge Subdivision is located on the north side of Maple Grove Road and<br />
west of Fairwinds North and north of Fairwinds West and Bryanston Gate. As no details are<br />
available at this time, it is estimated that it will contain approximately 250 dwelling units<br />
(based on relative area) and will have two accesses to/from Maple Grove Road, one<br />
opposite Johnwoods <strong>Street</strong> and one opposite Alon <strong>Street</strong>.<br />
The assumed approximate 250 dwelling units are estimated to generate a daily two-way<br />
traffic total of approximately 1700 vpd.<br />
Based on an assumed 5% to the west, 10% to the south (Johnwoods <strong>Street</strong>) and 85% to<br />
the east (Maple Grove Road) would result in the addition of approximately 90 vpd to Maple<br />
Grove Road west of Alon <strong>Street</strong> and approximately 1450 vpd to/from Maple Grove Road<br />
east of Johnwoods <strong>Street</strong><br />
If the Johnwoods <strong>Street</strong>/Maple Grove Road intersection is closed, the result is a maximum<br />
impact on Maple Grove Road east of Johnwoods <strong>Street</strong> of an additional 1600 vpd two-way<br />
with approximately 800 vph two-way added to Maple Grove Road between Alon <strong>Street</strong> and<br />
Johnwoods <strong>Street</strong>. This would be the maximum impact on Maple Grove Road east of<br />
Johnwoods <strong>Street</strong>, as if the Johnwoods <strong>Street</strong> intersection is to remain opened, it is logical<br />
to assume that a portion of the Claridge subdivision traffic will utilize Johnwoods <strong>Street</strong><br />
to/from the Hazeldean Road Corridor.<br />
The estimated impact of the Claridge Subdivision on Maple Grove Road is depicted on Figure<br />
