Planning When do I need Planning Approval? The Planning Permit process regulates how land can be used and developed. The Council has an objective role assessing proposals against its Council’s Planning Scheme and Tasmania’s planning legislation. The planning approval process, also known as Development Application (or DA’s), focuses particularly on a proposal’s impact on the site and neighbouring land. You’ll usually need a Planning Permit to develop or subdivide land. That includes constructing or extending new buildings, extending the existing use of buildings, using land or buildings for a different purpose, demolishing a building, removing trees and vegetation, or doing earthworks. Please note: There are substantial penalties for undertaking development without a permit. Building The Building Permit process regulates how buildings can be constructed and altered. Proposed buildings, structures and alteration works are assessed against the Building Code of Australia (BCA). Demolition also requires a building permit. A Building Permit can’t be issued until the Planning Permit (above) has been approved. In most circumstances, building work will need a permit unless it’s exempt under the Building Regulations 2004. It’s the builder’s and owner’s responsibility (whether they’re the main contractor or sub-contractor) to get a valid Building Permit before starting any building work. Please note: There are substantial penalties for undertaking building work without a permit. Plumbing When would I require a Plumbing Permit? A Plumbing Permit will usually be needed in conjunction with a Building Permit, because most buildings include some form of plumbing work - whether it’s drainage (sewer or stormwater), water or roof plumbing. In some cases, a Building Permit may not be required, but a Plumbing Permit will be. Anyone considering building or plumbing work should contact the Council for advice, before starting. (Note: If you’re intending to replace your existing drains, you’ll need a Plumbing Permit). Where else can I go for information on planning, building and plumbing matters?
