Meet PAII’s new Executive Director!<br />

Kris Ullmer, PAII Executive Director<br />

In her years of experience as the “dministrator of the Wisconsin ”ed & ”reakfast<br />

“ssociation W””“, Kris developed skills and atributes to manage an association<br />

during both lean and robust economic times, and periods of growth and maturity.<br />

W””“ is recognized throughout the ”&” innkeeping industry as the ”&”<br />

association to imitate. Just as innkeepers strive to exceed guest expectations, its been<br />

her priority to deliver outstanding service to the association and personal<br />

atention to the members.<br />

P“II, with a membership of innkeepers, aspiring innkeepers, interim innkeepers,<br />

industry consultants and vendor partners, presents an annual conference and trade<br />

show, with the next event in January . Members look to P“II as the indispensable<br />

source of information on innkeeping trends, products, and services, which are conveniently delivered by<br />

e-publications and webinars.<br />

Working independently or with members, volunteers, commitees, and a ”oard of Directors are association<br />

management essentials that Kris brings to P“II. Her membership in “S“E “merican Society of “ssociation<br />

Executives and the Wisconsin ailiate provided education on association management best practices.<br />

Kris record of developing and delivering opportunities and programs of value to innkeepers, vendors, and<br />

aspiring innkeepers is balanced with iscal responsibility.<br />

In , Kris and Randy spouse opened the irst ”&” in Merrill located in central Wisconsin and they<br />

enjoyed innkeeping for years. Upon immediately joining the new state ”&” association, Kris volunteered<br />

to serve on the newly formed Standards Commitee, charged with developing the inspection program. “<br />

few years later she became the Membership Coordinator and with the rapid growth of the membership, the<br />

association leaders identiied the need for a director to manage the association Kris was hired in .<br />

Within years she encountered a WI law that prohibited any additions to an historic ”&” her home -<br />

which required her to surrender her ”&” license in order to construct an addition to house an oice. “nd,<br />

eventually, that law was eliminated by her and the associations legislative eforts. When out of the oice,<br />

Kris is an avid X-C skier, and is of the opinion that Wisconsin winters are not long enough. Other seasons<br />

ind her on Craftsman/Frank Lloyd Wright architectural & design excursions, biking, shooting pistol and<br />

shotgun sports, and teaching / coaching Women & Youth shooting programs.<br />

Sewn-Through Vs. Bale<br />

While most people are familiar with duvet inserts, we are often asked the diference between a duvet with a<br />

sewn-through boxstitch and a bale boxstitch. Heres a quick way to tell these apart<br />

Sewn-Through<br />

Duvet inserts that use a sewn-through construction have seams that run all the way through the duvet,<br />

keeping both sides of the shell together. Sewn-though construction helps to keep the down or downalternative<br />

in place. Sewn-through duvet inserts are great - most widely recommended for use in the hospitality<br />

industry.<br />

Bale<br />

Duvet inserts that use bale construction have strips of fabric inside that form a divide that helps to keep<br />

the down or down-alternative in its place. Duvet inserts with bales tend to cost more than sewn-through<br />

duvets because of their construction.<br />

It’s All About the Coton<br />

Each and every day, Im asked about the diferences in coton. For many, there seems to be no diference, but<br />

if you really work with the types of coton on a daily basis, you will soon learn that there is a ”IG diference.<br />

Turkish coton vs Egyptian Coton<br />

Egyptian Coton is known for its absorbency, which is especially suited for apparel, shirting and sheets.<br />

However Egyptian Coton in towels make them much too much absorbent so that means the towel is still wet<br />

the next day after it is used. Towels that are too absorbent tend to also become wet in humid climates all by<br />

themselves. It is called wicking.<br />

On the other hand, Turkish Coton provides the perfect balance between absorbency and softness which<br />

makes it the best yarn to be used in towels. Turkish coton is a premium coton that has extra long ibers and<br />

is grown in the small but productive “egean Region of Turkey. Using the longer iber coton in spinning the<br />

yarn means there are fewer joins. Fewer joins results in stronger and smoother coton threads. Turkish<br />

Coton becomes even softer, luier and more absorbent with successive washings.<br />

One of the biggest problems with many inns towels is that they become hard, and not as absorbent. This is<br />

due to the fact that the soap that is being used is not geting rinsed out enough. We suggest that about every<br />

weeks add a cup of WHITE vinegar to the load after you have fully washed the towels. Then run that<br />

through the whole cycle. The vinegar removes any excess detergent. If you have a window in your washing<br />

machine…. Watch to see the suds coming out of those towels. Cut back on your laundry detergent. Use<br />

about ½ of what is recommended and remember. .. do not use ”LE“CH… it kills the ibers. Peroxide or Oxy<br />

Clean are great for whitening if something is needed. Good towels should last about years or more if<br />

properly taken care of, and that includes using warm water…not hot/not cold… body temperature water.<br />

Pre-heat oven F<br />

servings<br />

Breakfast Braid<br />

Ingredients<br />

oz - / fat cream cheese<br />

½ C low fat milk<br />

¼ C red bell pepper diced<br />

Tbls. - green onions sliced in small pieces<br />

tsp. buter<br />

package Pillsbury Crescent rolls rolls<br />

½ C + oz. extra sharp cheddar cheese shredded<br />

C chopped ham<br />

-Place cream cheese and milk in microwaveable<br />

bowl - microwave on high for minute.<br />

-Mix until smooth.<br />

-Separate egg and set egg white aside. “dd yoke<br />

and remaining eggs to cream cheese mixture. -<br />

Whisk until smooth. Set aside.<br />

-In medium fry pan melt buter and sauté chopped<br />

red bell peppers and green onions medium low<br />

heat until tender. I put my stove dial on # between<br />

medium and low.<br />

-Pour egg mixture into fry pan, cook eggs on medium<br />

low heat until done but still loose in consistency.<br />

Eggs will inish cooking in the oven.<br />

-If you do not have a rectangle baking stone place<br />

parchment paper on your cookie sheet.<br />

-Unroll package of crescent rolls. DO NOT SEP“-<br />

R“TE. With rolling pin roll out dough to seal perforations<br />

to approximately wide by long.<br />

-Evenly ill center of dough with chopped ham.<br />

-Evenly distribute cooked eggs over ham. Sprinkle<br />

cheese over eggs.<br />

-“long the long side of the dough cut strips -/<br />

strips on each side. To braid lift strips up over illing<br />

to meet in center twisting and pinching strips<br />

together. Continue alternating strips to form a<br />

braid.<br />

-Whisk egg white until foamy. ”rush over dough.<br />

-”ake at F for minutes until dough is<br />

golden brown.<br />

-Serve with Farm Fresh fruit.<br />

Building guest loyalty for your B&B<br />

Good businesspeople know it’s a lot more efective — and cheaper — to retain an existing customer than to ind a new one.<br />

Good businesspeople of all stripes work hard at customer retention, because they know its a lot more efective and<br />

cheaper to retain an existing customer than to go ind a new one. That wisdom is especially relevant for innkeepers,<br />

whose ethic of hospitality creates personal as well as commercial connections for the people who stay with them.<br />

In fact, many innkeepers emphasize that their favorite part of the work comes in the friendships they make among<br />

their guests.<br />

What can you do to build those connections between your guests and your inn? In other words, what keeps your visitors<br />

coming back for more?<br />

Ofering Financial Incentives for Repeat Visits<br />

One of the easiest ways to atract guests and keep them is to give them a inancial beneit for staying with you. One<br />

Hawaiin innkeeper worked with local tour companies and restaurants to create a loyalty card for his inn. His guests<br />

get discounts at those businesses, which he says creates a one-stop shopping experience to the ”ig Island.<br />

Todd “llen, the Marketer of the Year award winner, does a direct mailing of gift cards during the holiday season<br />

to his top guests, chosen according to spending and frequency of stays.<br />

Creating Physical Reminders of Your B&B<br />

You can also give your guests something of value that reminds them of your inn when theyre back home. Nicole<br />

”rayton of ”rayton ”ed and ”reakfast in Oshkosh, Wisconsin, has started giving out coasters, mugs, water botles,<br />

and bathrobes bearing her inns logo to guests who accrue points by staying there. She says its her way of competing<br />

with the frequent-lier mileage programs used by many airlines.<br />

”rayton promotes the program via Facebook, Twiter, and her blog, and says the rewards program has led to an increase<br />

in repeat business.<br />

Promoting Warm Feelings about Your Inn<br />

People of all types want to feel that they belong, and good innkeepers ind ways to deepen those emotional<br />

connections for their guests. Photographs are one good way to do this Many innkeepers will send guests a<br />

souvenir photo of their party at their inn. Some will also encourage families staying with them to use their<br />

inns parlor or garden as a backdrop for holiday-card photos.<br />

”ev Davis and Rick Litchield, who have been innkeepers for more than years, go a step further with their frequent<br />

-visitor program at The Captain Lord Mansion in Kennebunkport, Maine. “s Litchield explains, We provide gifts of<br />

increasing value to each guest couple at every ifth visit to the inn. On their tenth visit to the inn, they are honored<br />

with an engraved [paving] brick in what we call our Memory Garden.<br />

The garden adjoins the guest entrance of the inn, and has a beautiful fountain with radiating walkways. Since inaugurating<br />

the program in , the innkeepers have awarded more than engraved bricks to returning guests, so that<br />

the walkways are now nearly illed with names of repeat visitors. We have been amazed at how much of an inducement<br />

this program is for building repeat traic, Litchield says. Once guests have come to the inn several times,<br />

they really seem to strive for the brick!<br />

In , the inn celebrated the th visit of a guest couple by naming the fountain itself for them. Many other couples<br />

have stayed at the inn or more times. Litchield says that the program is the single most successful thing we have<br />

done in our years as innkeepers.<br />

Build a Media-Worthy Package in Steps<br />

Innkeepers everywhere know that packages atract atention. Puting a fresh spin and upgrading an amenity<br />

can take an ordinary package and make it spectacular. “nd well, spectacular packages can make for incredible<br />

press. Keep in mind, while the packages may not yield a large number of guests in the moment,<br />

they build momentum and can lead guests to you later by garnering media atention now.<br />

Here are ive steps to build a package that grabs the spotlight<br />

. Identify a news hook, such as Its important to make your package current and give a reporter a reason<br />

to cover it. The easiest way to do this is to tie your package to an upcoming holiday Mothers Day, something<br />

current in news chater digital detox getaway, or a celebratory event at your inn an anniversary/<br />

milestone. Cant think of a news hook? Visit NationalWhateverDay.com for ideas.<br />

. List your inns current oferings Sometimes innkeepers take for granted all their wonderful amenities but<br />

all those litle things you do can make a big impact on a guests experience. So quickly jot down the basics<br />

you extend to guests. When guests stay overnight they receive a homemade breakfast, complimentary WiFi<br />

perhaps, and maybe you stock a small fridge with complimentary water write that down. Is parking complimentary<br />

too? Thats a perk make a note.<br />

. “dd something thats inexpensive and easy. Now we have the shell, what the overall experience is like.<br />

What litle, inexpensive, things could you do to spice it up? Could you ofer guests a complimentary lemonade<br />

hour? Print an area map and circle some of your favorite places in town?<br />

. “dd “djectives/Descriptions. Now that your oferings have broadened a litle, lets rework them. Turn<br />

that breakfast into an energizing homemade breakfast, make the complimentary WiFi sound grand e.g.<br />

complimentary WiFi so you can chart your course, and sweeten up that lemonade hour Mozart and<br />

Lemonade from - pm in the sun room.<br />

. Stick on a Catchy Title. Oh, whats in a name? The turning of a reporters head… thats what. “ clever<br />

name can make all the diference. Play of words and make a writer smile. Instead of Kiss Me, Im Irish,<br />

for a recent promotion, we went with Knit Me, Im Irish for a series of kniting weekends at an inn with<br />

much Irish history. We timed the announcement with St. Patricks Day.<br />

BONUS STEP: Repeat. Once youve created a package you love, recycle it. “dd new adjectives, slap on a<br />

diferent title, switch one inexpensive element for another. Youve now done most of the hard work, when<br />

possible reuse what youve got to save time and quickly refresh with the changing seasons.<br />
