<strong>City</strong> <strong>of</strong> <strong>Gladwin</strong>2010 Zoning Ordinance-----------------------------------------------------------------------------------------------------------------------------------------------------------------be distinguished from a hotel, motel, bed and breakfast establishment, or a convalescent,nursing, or group home.Buffer Area: An area, usually landscaped, intended to separate and partially obstruct theview <strong>of</strong> two adjacent land uses or properties from one another.Building: A structure erected on site, a mobile home or mobile structure, a manufacturedor precut structure, above or below ground, having a ro<strong>of</strong> or walls and built for, or capable<strong>of</strong>, the shelter or enclosure <strong>of</strong> persons, animals, chattels, or property <strong>of</strong> any kind.Building Height: The vertical distance from grade to the top <strong>of</strong> parapet wall in the case <strong>of</strong>a flat ro<strong>of</strong>, to the deck line for mansard ro<strong>of</strong>s, to the mean height level between eaves andridge for gable, hip, and gambrel ro<strong>of</strong>s. The height <strong>of</strong> detached accessory structures shallbe the distance from grade to the top <strong>of</strong> a parapet wall in the case <strong>of</strong> a flat ro<strong>of</strong>, and to thepeak <strong>of</strong> the ro<strong>of</strong> for mansard, gable, hip, and gambrel ro<strong>of</strong>s.Building Line: A line formed by the face <strong>of</strong> the building, and for the purposes <strong>of</strong> thisOrdinance, a minimum building line is the same as a front setback line. (See Diagram.)Building Official (Administrator): The administrative <strong>of</strong>ficial designated to issueconstruction permits for the <strong>City</strong> <strong>of</strong> <strong>Gladwin</strong>.CCar Wash: An area <strong>of</strong> land and/or structure with machine or hand-operated facilities usedprincipally for the cleaning, washing, polishing, or waxing <strong>of</strong> motor vehicles.Clinic: An establishment where human or animal patients who are not lodged overnightare admitted for examinations and treatment by a group <strong>of</strong> physicians, dentists,veterinarians, or similar pr<strong>of</strong>essionals.Club, Private Facilities: Any nonpr<strong>of</strong>it facility established to provide recreational or socialactivities for the sale and exclusive use <strong>of</strong> its members, their families, and guests.Cluster Development: A development design technique that concentrates buildings inspecific locations on a site to allow the remaining land to be used for recreation, commonopen space, and preservation <strong>of</strong> environmentally sensitive areas.Conservation Easement: The term defined in Section 2140 <strong>of</strong> the Natural Resourcesand Environmental Protection Act, 1994 PA 451, MCL 324.2140.Convalescent or Nursing Home: A structure with sleeping rooms, where persons arehoused or lodged and are furnished with meals, nursing, and medical care.DDay Care Center: A school, kindergarten, or adult care facility wherein day care, or daycare and education is provided.Development: The construction <strong>of</strong> a new building or other structure on a zoning lot, therelocation <strong>of</strong> an existing building on another zoning lot, or the use <strong>of</strong> open land for a newuse.14
