<strong>City</strong> <strong>of</strong> <strong>Gladwin</strong>2010 Zoning Ordinance-----------------------------------------------------------------------------------------------------------------------------------------------------------------REGULATIONS FOR R-1B ONE-FAMILY RESIDENTIAL <strong>ZONING</strong> DISTRICTSCITY OF GLADWIN <strong>ZONING</strong> <strong>ORDINANCE</strong>Section 409: R-1B ONE-FAMILY RESIDENTIAL <strong>ZONING</strong> DISTRICTDistrict Uses and ConditionsINTENT: The intent <strong>of</strong> R-1B One-Family Residential Zoning Districts is to provide the principal land use for one-family dwellings. The R-1B districtpromotes this purpose with these intentions: (1) encourage construction <strong>of</strong>, and continued use <strong>of</strong> land for one-family dwellings; (2) prohibit business,commercials, or manufacturing technology and other use interfering with development <strong>of</strong> such residential districts; (3) encourage removal <strong>of</strong> existing,legal, non-conforming uses from the R-1B zoning district; (4) maintain typical residential levels <strong>of</strong> traffic; and (5) discourage uses whose character andsize would create substantially increased public improvements and/or services beyond residential demand.PRINCIPAL LAND USES BY RIGHT SPECIAL LAND USES REQUIRING PERMIT OTHER REQUIRED CONDITIONS1. One-family detached dwellings.The following uses are permitted only with aPermit as required by Article VII and meeting2. Publicly owned and operated parks,parkways & recreational facilities.specific additional requirements identified inSection 803:1. Agricultural uses3. Public, parochial & private schools <strong>of</strong>feringgeneral education.4. Home occupations when harmonious withthe area’s overall residential character andmeets the standards <strong>of</strong> Section 307.5. Accessory buildings & uses, customarilyincidental to any <strong>of</strong> the above permitteduses.2. Religious buildings & other public assemblyfacilities.3. Public utility buildings without outdoor storage.4. Day care centers including adult & child daycare under state requirements.5. Homes for the aged, congregate care facilities,or Adult Foster Care Facilities for more than six(6) adults.6. Two-family dwellings7. Municipal uses such as water treatment plants,reservoirs, sewage treatment plants, & waterpumping stations without outside storage.8. Bed & breakfast operations in accordance withSection 308.9. Accessory buildings and uses customarilyincident to above uses.These conditions apply to only applicableprincipal uses by right:1. For all residential uses allowed in residentialdistricts, the setbacks required shall be thesame as the most restrictive district forwhich the use is a permitted use by right.2. Other required conditions as required inArticle III General Provisions.51
