REGULATIONS FOR R-1A ONE-FAMILY RESIDENTIAL <strong>ZONING</strong> DISTRICTCITY OF GLADWIN <strong>ZONING</strong> <strong>ORDINANCE</strong>Section 408: R-1A ONE-FAMILY RESIDENTIAL <strong>ZONING</strong> DISTRICTDistrict Uses and ConditionsINTENT: The intent <strong>of</strong> R-1A One-Family Residential Zoning Districts is to provide the principal land use for one-family dwellings. The R-1A districtpromotes this purpose with these intentions: (1) encourage construction <strong>of</strong>, and continued use <strong>of</strong> land for one-family dwellings; (2) prohibit business,commercials, or manufacturing technology and other uses interfering with development <strong>of</strong> such residential districts; (3) encourage removal <strong>of</strong>existing, legal, non-conforming uses from the R-1A zoning district; (4) maintain typical residential levels <strong>of</strong> traffic; and (5) discourage uses whosecharacter and size would create substantially increase public improvements and/or services beyond residential demand.PRINCIPAL LAND USES BY RIGHT SPECIAL LAND USES REQUIRING PERMIT OTHER REQUIRED CONDITIONS1. One-family detached dwellings.The following uses are permitted only with aPermit as required by Articles VII and VIII meeting2. Publicly owned and operated parks,parkways & recreational facilities.specific additional requirements identified inSection 803:3. Public, parochial & private schools<strong>of</strong>fering general education.4. Accessory building & uses, customarilyincident as to any <strong>of</strong> the abovepermitted uses.5. Home occupations when harmoniouswith the area’s overall residentialcharacter and meeting the standard asoutlined in Section 307.1. Agricultural uses.2. Churches & other religious facilities subject tocourt determination including other nonreligiouspublic assembly facilities.3. Public utility buildings without outdoor storage.4. Two-family dwellings.5. Municipal uses such as water treatment plants,reservoirs, sewage treatment plants, & waterpumping stations without outside storage.6. Hospital, medical centers, nursing homes,assisted living & similar uses.7. Accessory buildings and uses customarilyincidental to the above uses.These conditions apply to only applicableprincipal uses by right:1. For all residential uses allowed in residentialdistricts, the setbacks required shall be thesame as the most restrictive district for whichthe use is a permitted use by right.2. Other required conditions as required in ArticleIII General Provisions.8. Bed & breakfast operations in accordance withSection 308..
