Vincent Cestone - In what wayRobert Hilpert - Well, I would like to do that with you now.Vincent Cestone - OkayRobert Hilpert - One of the factors is that an undesirable change will beproduced in the character of the neighborhood and the board has to consider thatit won't have that kind of change. <strong>The</strong>y talk about a family house here but this isreally a dilapidated shack that hasn't been occupied by anybody I don't think in50 or 60 years. It has no electric. It has no water. It has no septic. I don't knowwhen the last people who lived there. I think the image that is being presented isthat it is like a family homestead and they are looking to preserve the familyhomestead. When the fact is what they are really looking to do is just renovatean existing shack and turn it into living space. <strong>The</strong>y've done this in an areawhere they had the ability to not come to this board, the applicant did, had theability to not come to this board for any variances. <strong>The</strong>y owned all 257 acres.<strong>The</strong>y decided to sell that to make a profit. Presumably they made a profit. I havea copy of the Deed, it sold for 5 million dollars. <strong>The</strong>y could have kept a little moreproperty and not have had to come to this board. But they chose not to. In fact,this family homestead was conveyed out of their name. Now they have to try andbuy it back. And there are conditions attached to it. But that didn't impact on themoney that was involved in the sale. I think that had they taken perhaps lessmoney or perhaps had been some other considerations, they wouldn't have hadto come to this board. <strong>The</strong>y wouldn't have to have the impact that they are goingto have on this neighborhood. Even though Mr. Watson says they don't have toclear cut 8,000 square feet of trees, these trees here if you look at this propertythey are 100, 150 years old. <strong>The</strong>se trees have never been cut, never beenpruned other than by nature. <strong>The</strong>y are, everything is adjacent to FahnestockPark. It is very scenic. <strong>The</strong>re are people come there and walk there and I think itwill have a huge impact on this neighborhood and especially when the Town hasworked so hard to create a new zoning law which less of this. <strong>The</strong>y areasking for a 51 %. An extraordinary amount of area variance. And the reasonthey are doing that is because they created the hardship themselves. <strong>The</strong>ychose to take more money and have less buildable area. <strong>The</strong>y could have nothad this problem here but they didn't so, they sold the property and now they arecoming to look for you to correct their problems. And that's a windfall for them ifyou do it. And it is an eyesore for the neighborhood.Vincent Cestone - I don't quite understand why it is an eyesore. First off it is ashack.
