(90.405(3))This pet restriction isenforced broadly; forexample, it may include potentialwater damage caused by a fish tank.Termination for Nonpaymentof Rent: The 72-Hour or144-Hour NoticeIn a week-to-week tenancy, ifthe tenant fails to pay rent within5 days, (including the first dayrent is due), the landlord mayserve a 72-hour written notice.(90.394(1))In month-to-month or leaseagreements, if the tenant fails topay rent within 7 days (includingthe first day rent is due), thelandlord may serve a 72-hourwritten notice no sooner thenthe 8th day. The notice mustgive the tenant at least 72 hoursto pay or leave. (90.394(2)(a))If the tenant is 4 days past due,the landlord may serve a 144-hour written notice on or afterthe 5th day that rent is late. Thenotice must allow 144 hours (6days) for the tenant to pay therent or leave. (90.394(2)(b))Both of these notices maybe served by “nail and mail”if the agreement so provides.
