How to Use this CodeIf you are interested in a particular property:STEP 1: Find the zoning district for the property by looking at the Zoning Map (available in the office of thePlanning Services Division).STEP 2: Go to the permitted use tables (§2.28 for residential and rural districts) and (§2.29 fornonresidential districts) to determine what uses are allowed in that district. Allowed uses are listed in thecolumns under the acronym for each district; if you have questions about the acronyms, see the Table ofContents for Article 2.STEP 3: If you want to make a use of the property that has a “P” for the applicable zoning district, your useis permitted and you may need only a zoning certificate (see §6.2) and a building permit (see §6.3). Manyuses other than single-family and two-family dwellings will also require site plan review (see §6.10). If youwant to make a use of the property that has an “S” for the applicable zoning district, your proposed use isallowed but requires a special use permit (see §6.8).STEP 4: Go to the Table of Contents for Article 2 and look for the zoning district that includes the propertyto find additional rules, including dimensional standards, which apply in that district. If there may be aproblem in meeting the dimensional standards (for example, there is a creek behind the house and there isno room to fit a house between the required front yard line and the creek), you MAY be able to get avariance (see §6.9).ANOTHER POSSIB<strong>IL</strong>ITY: If the use that you want to make of the property is not specifically allowed butseems similar to other uses that are specifically allowed, apply for a use interpretation under §6.12.SEEK A CHANGE: If the use that you want to make of the property is clearly not allowed or will not fit on theproperty that you have under the applicable rules, you can seek an amendment to the zoning map(rezoning – see §6.7). Whether such a rezoning should be granted is a legislative decision on which the CityCouncil has broad discretion. Before proceeding, consult with the Development Services Director andreview the current Comprehensive Plan.If you want to build or establish a specific use:STEP 1: Go to the permitted use tables §2.28 (for residential and rural districts) and §2.29 (fornonresidential districts) to determine what districts allow that use.
