§2.16 RMH PLANNED MOB<strong>IL</strong>E HOME DISTRICT TITLE 15. ARTICLE 2. DISTRICT REGULATIONS(c)(d)(e)(f)(g)(h)(i)(j)An increase in the intensity of use.A reduction in the originally approved separations between buildings.An increase of the problems of circulation, safety and utilities.Any detrimental effects on adjacent property.A reduction in the originally approved setbacks from property lines.An increase in ground coverage by structures.A reduction in the ratio of off-street parking and loading space to gross floorarea in the structures.A change in the subject, size, lighting, or orientation of originally approvedsigns.3. After City Council approval of the final plans, the applicant shall have 18 months toobtain a building permit and start construction. If more than 18 months’ time elapsesafter final plan approval and construction has not begun, the Planning ServicesDivision shall notify the City Council. An extension of this time limit may be granted bythe City Council if good cause can be shown by the applicant. If such time extension isnot granted, the Planning Services Division shall begin proceedings to have the landrezoned to its previous zoning district designation.B. Alterations or Additions to Recorded <strong>Final</strong> PlansAny alteration or additions to recorded final plans other than as provided in §2.15.16.2above shall require approval in the same manner as final plans as provided in thisordinance.§2.16. RMH PLANNED MOB<strong>IL</strong>E HOME DISTRICT§2.16.1. Statement of IntentThis district is created to provide areas in which mobile home parks may be situated forresidential dwelling purposes. It is the intent that this district be a desirable permanent areaproviding adequate open space, and essentially the same considerations be given to residents asare given to residents of R-1 and R-2 Districts. The property should not be within an area usednor planned for industrial development, nor should the occupants of the proposed parks be, inany way, adversely affected by nearby existing or planned industrial uses.§2.16.2. Permitted Principal Uses and StructuresPrincipal uses and structures shown with a “P” (for “Permitted”) in the “RMH” column on the usetable in Section §2.28 shall be allowed in the Planned Mobile Home District.§2.16.3. Permitted Accessory Uses and StructuresAccessory uses and structures customarily incidental to principal uses and structures and on thesame parcel, including, but not limited to:A. One single-unit dwelling of conventional construction per mobile home park for occupancyby the manager of the park and his family.B. Storage buildings.C.
