As a result, we had a recordnumber of teams that played, and they were supported bylarge crowds. The weather cooperated, and due to the wellorganizedcommittees and volunteers who did a great job, itled to a very successful tournament! Visiting teams expressedtheir appreciation to <strong>Sunland</strong> <strong>Springs</strong> <strong>Village</strong> Tennis Club fororganizing this tennis event.The final event of the season was the “The Flip-Flop”going away party sponsored by the 3.5 teams. We certainlyenjoyed the social time, the delicious dinner and great entertainment.Dale Miller, our acting president over the past twoyears, was honored for his dedicated service to the TennisClub. OnTuesday, April 9, the Greens Committee met to discuss theprevention of heat-related illnesses. Symptoms may include:dizziness, nausea, headache, light-headedness, fainting,dehydration, confusion, staggering, and bizarre or unusualbehavior. The committee recommends the following:1. DRINK PLENTY OF WATER and stay hydrated at alltimes. Pack a cooler of ice.2. Stay in the shade as much as possible.3. Wear lightweight, light-colored, loose-fitting clothing.Wide brimmed hats also provide shade from the sun.4. Ask your doctor about sports beverages that can replacethe electrolytes you lose in sweat.5. USE COMMON SENSE. We have70 members and only 16 can play at a time with just the twocourts we have.We have been working on more courts for two years soare very happy to announce getting these courts. We will bedoing some fund-raiser events and hope everyone will supportour efforts.We think the new courts will be ready by fall when thewinter visitors come back, so we welcome anyone who wantsto play. If you have never tried bocce ball, come and we willteach you to play. John Lippert remindedeveryone that the Townhome meeting would beheld immediately following the Master meeting.John began with an overview of the February2013 financial summaries which had beendistributed.The 2013 Operating Report and Budget aredoing as well so far this year.There are fewer than 10 people who are lateor delinquent in making their annual HOAmaintenance assessments. John has been able tocontact all but one of the individuals regardingtheir accounts.Last year only 5 accounts had to be turned overto collection.The 4 th quarter 2012 Cox rebate of $19,063 hasbeen received.Combining of the Activity, <strong>Village</strong> Enhancementand Capital Development Funds showsa balance of approximately $280,000 whichreflects profits from various activities, rebates,commissions such as those from Terra Traveletc. These funds are available for future improvements,enhancements and upgrades toHOA facilities and equipment.Water expense is down because the winter rainsallowed us to turn off the irrigation systems.Manager Report:John said he was embarrassed to send out weedletters to residents while our own LandscapeContractor is having problems keeping up with<strong>Sunland</strong> <strong>Springs</strong> <strong>Village</strong> Master HOA Meetingthe weeds in the Common areas. Last week,John, Jeff Decker and Jerry Nelson of the LandscapeCommittee toured the <strong>Village</strong> with thelandscaper to address their concerns personally.There was a question from a resident regardingtrimming of the bushes along Springwood sothat driver visibility could be improved. Johnsaid this was one of the issues they addressedwith the landscaper and that several have beenflagged for much closer cutting.Asked if the landscaper should also be addressingthe weeds along the sidewalks. John said yesif they are along common areas; the golf coursepersonnel are responsible for weeds along theirsidewalks; but home owners are responsible forthose along their own sidewalks.A homeowner reported a month old irrigationline break near Pampa and South Willowwoodthat has yet to be addressed even though reportedearlier. The neighbors have been watering thenew plants in the meantime. John took theinformation and will address the issue followingthe meeting. John reiterated that he appreciatesgetting phone calls when residents notice a problemor visits to the office to fill out a workorderto get it fixed. Also, please let him know if additionalfollow-up needs to be performed if theitem does not get repaired timely.A large tree was removed near the shuffleboardcourts that was causing problems.There have been no major issues reported duringspring break this year except for a baby indiapers in the lap pool.John thanked the Tennis Club for doing sucha good job at the tournament this year. Tennisalso contributed to improvements and upgradesat the Santan and Springwood Activity areas.Sunshades, bleachers, folding chairs, picnictables, and bike racks were among the new itemsprovide by Tennis ($25,000), Bingo ($3300)and the <strong>Village</strong> Enhancement Fund ($16,815).The Advisory Committee has approved therecommendation of the Recreation and FacilityCommittee to add two more Bocce Courts. Theplan includes demolishing the horseshoe pits andpart of the existing sport court; concrete for thenew courts, long life turf for the courts and movingthe fencing around the sport court and refinishingthe half court slab. Costs are estimated at$40,000. The Capital Improvement Funds willbe used along with contributions from Bingo and$2000 from the Bocceball Club. None of thesefunds will come from the annual assessmentwhich is for HOA Operating Expenses.A resident asked for better flowers at the <strong>Village</strong>entrances. They suggested petunias similar toother communities. John said he will address itwith the Landscape Committee and Landscaper.Asked, what is the procedure for taking fundsfrom the Capital Improvement Fund, Johnexplained that up to $100,000 can be used withthe approval of the HOA Board of Directorsand that any funds over that amount needs thevote of the HOA.What is the status of getting more pickleballcourts? John said that the Pickleball group isworking on a formal proposal and alternate sites.Land under the power lines south of Guadalupecould be available as the buildout continuesand interest in the sport grows or some of thetennis courts could be modified. The Rec/FacCommittee will be working with Tennis andPickleball on their long term needs.What will happen to the Farnsworth Real EstateCompany Sales office when we are all buildout?Jeff explained that “definetely” one half of thebuilding will be reserved for the FarnsworthSales Group, the other portion will decided laterdown the road.Jeff explained the decision approving the Bocceballproposal. At the start of this year therewere about 70 bocce members and 70 pickleballmembers. The additional courts will allow thegroup to hold tournaments and was originallydiscussed two years ago when the Santan Centerwas being developed. As stated earlier, alternateideas are being reviewed for additional pickleballand/or tennis courts.Jeff Decker Report:Jeff said 37 units have been sold so far thisyear and they foresee 40 by the end of March.54 units were sold in 2011; 111 in 2012 and itis hoped that 115-130 will be sold by the endof 2013.Jeff explained that the streets in the new areasouth of Guadalupe have been torn up becauseof an issue with the asphalt paving provider andthe city of Mesa. Too much of a recycle materialwas used and the roadway did not pass code. Ithas had to be replaced and the foundation re-dugand replaced. The costs are at the expense ofthe sub-contractor and the paving company asthey are “city” streets. Farnsworth will not bearany of the expense for correcting the problem.Jeff reported overall things are going well.Installing the utilities is the next phase for thetownhome developments.There being no further questions or comments,the meeting was adjourned at 10:00 A.M.Respectfully submitted,Fran Davidson, Recording Secretary
