5. That the lessee agrees and binds itself to give up peaceful possession of the demisedpremises after the expiration of the lease in the same good state and condition, reasonablewear and tear, fire and other accidents expected and the lessee being entitled to take awayall fittings and fixtures put in by it so long as the lessee restores the demised premises to itsoriginal or altered condition.6. That the lessor will at all time during the continuance of these present keep the demisedpremises in good and substantial maintenance, repair and condition so as to render it windand water tight and safe for using as warehouse and office premises. The lessor will thuscarry out all major maintenance at its own cost. The Lessee shall however carry out theminor repairs and routine maintenance during the terms of this lease.7. In the event of the demised premise being wholly destroyed by fire, tempest, hurricane,typhoon, tidal wave, flood, earthquake or by acts of god or through any other cause or inthe event of it being acquired wholly or partially by Government or any local authority orpublic body then the lease shall become determined forth with and shall cease to haveeffect.8. In the event of the demised premise being partially destroyed by above mentioned reasonsthen the Lessee shall at its option determine this lease, whereupon the lease shallcease to have effect or can elect to reduce rent prorate to the area so destroyed and/orrendered useless and continue the lease till the same is determined by efflux of time orotherwise.9. The lessee shall permit the lessor, his agents and all persons authorized by him to enterupon the demised premises at all reasonable times for the purpose of viewing the same orcarrying out repairs after receipt of at least 48 hours notice in writing of his intention to doso, provided that it shall not be possible to carry out the repairs without entering upon thedemised premises.10. The lessee shall not do or permit or suffer to be done upon the demised premises anythingwhich may cause nuisance or annoyance to the neighbors.11. That the lessor has in himself good title, full power and absolute authority to demise thepremises hereby demised and keep the lessee indemnified from all the claims in this regard.12. That the lessor covenants that the lessee paying the rent hereby reserved and observing andperforming the covenants and conditions herein contained shall and may peaceably andquietly possess and enjoy the demise premises without any interruption by the lessor or anyperson or persons claiming from, by, through, under on behalf of or in trust for the lessor.13. That the lessor shall obtain the approval and sanction if necessary of the authoritiesconcerned for granting this lease.14. That these presents shall be done in duplicate and the lessee shall keep the original leaseand the lessor shall be entitled to have the duplicate for his record.15. Any notice to be given hereunder shall be deemed to have been duly given if sent byregistered post to the known address of the party concerned to the receive the same.<strong>Land</strong> <strong>Lease</strong> Tender <strong>Delhi</strong>® 15
