PAE - DAP <strong>27</strong>2<strong>27</strong>.02.13ITEM <strong>7.8</strong><strong>040</strong>/<strong>2308</strong>/<strong>12</strong> - MR GEORGE NOURIDIS, CONTD.RECOMMENDATIONThat the <strong>Port</strong> Adelaide Enfield Development Assessment Panel resolves that:1. That pursuant to Section 35(2) <strong>of</strong> the Development Act, 1993, the proposal is NOTconsidered to be seriously at variance with the relevant provisions <strong>of</strong> the <strong>Port</strong> AdelaideEnfield (<strong>City</strong>) Development Plan.2. Pursuant to Section 33 <strong>of</strong> the Development Act, 1993, Development Application No.<strong>040</strong>/<strong>2308</strong>/<strong>12</strong> by George Nouridis for Additions and alterations to existing detacheddependent accommodation including replacement <strong>of</strong> carport with additional rooms sitedalong eastern side boundary at 36 Manuel Ave, Blair Athol SA 5086 be GRANTEDDevelopment Plan Consent subject to the following conditions:2.1 Except where minor amendments may be required by other relevant acts, or byconditions imposed by this application, the development is to be established instrict accordance with the details and plans submitted in Development Application<strong>040</strong>/<strong>2308</strong>/<strong>12</strong> and all works shall be completed to the reasonable satisfaction <strong>of</strong>Council prior to the occupation and/or use <strong>of</strong> the development.2.2 All stormwater from buildings and paved areas shall be captured, stored, re-usedor disposed <strong>of</strong> in a manner and with materials to the reasonable satisfaction <strong>of</strong>Council, prior to the occupation <strong>of</strong> the site.2.3 The carport/verandah shall not be enclosed on any side with any solid material,roller door, or the like, without the prior approval <strong>of</strong> Council.2.4 The building hereby approved shall only be used for domestic residentialpurposes in association with the existing dwelling, and not be operated as aseparate tenancy.2.5 The approval hereby given does not include approval for use <strong>of</strong> the site as amultiple dwelling.2.6 The building hereby approved shall not be provided with electricity, sewerage andwater services separate to those <strong>of</strong> the main dwelling.2.7 The external ro<strong>of</strong> sheeting and wall cladding shall consist <strong>of</strong> sound, undamagedmaterials <strong>of</strong> uniform colour and appearance, to the reasonable satisfaction <strong>of</strong>Council.2.8 The external materials and finishes <strong>of</strong> the new building shall match/becomplimentary to those <strong>of</strong> the existing building, to the reasonable satisfaction <strong>of</strong>Council.2.9 The development shall be prepared and erected in a pr<strong>of</strong>essional manner andmaintained in good repair at all times, to the reasonable satisfaction <strong>of</strong> Council.Advisory Notes• The granting <strong>of</strong> this consent does not remove the need for the applicant to obtain allother consents that may be required by other statutes or regulations.
