As a minimum outline applications should always include information on:• Use – the use or uses proposed and any distinct development zones within the siteidentified,• Amount of development – amount proposed for each use,• Indicative layout – including separate zones proposed within the site boundary asappropriate,• Scale parameters – an indication of the upper and lower limits for height, width andlength of each building,• Indicative access points – an area or areas in which the access point or points will belocated.In respect of proposals which require both the submission of a listed building application andplanning application a single design and access statement is acceptable although this mustaddress the above requirements.12
N12ENVIRONMENTAL STATEMENTRequired for development falling within the provisions of:The Town and Country Planning (Environmental Impact Assessment) (England and Wales)Regulations 1999Which require a developer to prepare an Environmental Statement to enable the local planningauthority to give proper consideration to the likely environmental effects of the proposal.Environmental Impact Statements (EIA) are required for major developments over a certain sizeor where there would be a significant impact on the local environment.
