MESSAGE 

The main feature of this issue highlights our competencies in 

various Additions and Alterations (A&A) projects. It illustrates how 

JEC, through working in partnerships, provides value to customers 

in delivering highly complex engineering solutions that renovate 

existing buildings to meet our customers’ evolving needs. We are 

honoured to have been entrusted with many job references, and 

are committed to create and foster sustainable partnerships with 

our customers to facilitate their growth. 

Apart from meeting customers’ needs, safe project execution is 

fundamental to ensure a strong, sustainable future. Over the years 

JEC has sought to build and maintain a strong safety culture. These 

efforts have gained industry-wide recognition, and our rehabilitation 

programme was recently awarded the Hong Kong Federation of 

Insurers Gold Award at the 11 th Hong Kong Occupational Safety 

and Health Award Ceremony, where we were also recognised with 

the OSH Annual Report Bronze Award. We are honoured to receive 

these awards and will continue to promote a strong environmental, 

health and safety culture in JEC. 

Identifying and nurturing future talents are also critical to promote 

a sustainable growth, both for JEC and for the industry, and 

the Outstanding Engineering Project Award (OEPA), now in its 

seventh year, reflects JEC’s continuing commitment in nurturing a 

new generation of future engineers.

Outstanding Engineering Project Award 2012 

2012 傑出工程項目獎頒獎典禮 

The Outstanding Engineering Project Award 2012 Ceremony was 

held on 27 th June 2012. Over 40 students from five local universities 

joined the competition this year and six groups were selected to enter 

into the final presentation round. They demonstrated many innovative 

ideas in the engineering field to our judging panel, composed of JEC’s 

senior management team, Ir Prof Daniel PC Chan, member of BEAM 

society and Ir Raymond Chan, Senior Vice President of The Hong 

Kong Institution of Engineers (HKIE). 

This year, the overall champion award was presented to The Chinese 

University of Hong Kong for their project on ‘Float – 3D Paradox 

Project’. The team has developed the new idea of a 3D projected 

image, which could be visualized with bare eyes within a certain 

range of viewing angles. The awards were presented by JEC’s Chief 

Executive Mr Wilson Kwong and the President of HKIE, Ir Prof Choy 

Kin Kuen.

競賽。其中六隊入圍總決賽 , 向評審團展示 

他們為工程領域構思的創新意念。評審團包

員陳炳祥工程師及香港工程師學會高級副會 

長陳健碩工程師。 

今年的總冠軍由香港中文大學「Float - 立體 

三維模型投像儀」奪得。該團隊創造了以 

肉眼從某角度範圍內就能觀看立體圖像的技 

術。怡和機器行政總裁鄺永銓先生與香港工 

程師學會會長蔡健權工程師向獲獎隊伍頒發 

獎盃和獎品。

JEC Receiving Awards at the 11 th HKOSH 

Forum and Award Presentation 

怡和機器在第 11 屆香港職業安全健康大獎 

分享會暨頒獎典禮獲得殊榮 

JEC was awarded the Hong Kong Federation of Insurers Gold Award 

at the 11 th Hong Kong Occupational Safety and Health (HKOSH) 

Award Forum and Award Presentation on 7 th September 2012 at the 

Hong Kong Convention and Exhibition Centre. Standing out from 

the 360 entries received by the HKOSH Awards in nine different 

categories, JEC is honoured to be shortlisted. This award recognises 

JEC as an industry benchmark in safety and health standard for not 

only our customers, but also suppliers, shareholders and counterparts.

Our representative team shared the best practices and experiences of JEC in occupational safety and health. JEC 

highly emphasises on safety in workplace and does not tolerate any unsafe practices. With the help of Jardine Lloyd 

Thompson, a Worker Injury Risk Management Program (WIRM) was established in 2002 and has been continuingly 

assisting JEC’s staff. The injury rate has dropped to 0.86 per 1000 workers in the last twelve months. 

JEC was awarded the HKOSH’s Annual Report Bronze Award, which recognises organisations that have presented 

operational safety and health in its annual reports. Nevertheless, JEC also received the Safety Performance Award and 

Best Presentation Bronze Award, which recognises our outstanding performance in OSH in the past year. 

第 11 屆香港職業安全健康大獎分享會暨頒獎 

典禮於本年 9 月 7 日於灣仔香港會議展覽中心 

舉行。怡和機器榮獲「香港保險業聯會職安 

健大獎 – 金獎」。大獎旨在表彰我們為客 

戶、供應商、股東和同行所實行的安全和健 

康標準。今年大會一共接獲超過 360 個參賽 

項目 , 角逐九個大獎。

怡和機器代表分享我們在職業安全及健康上 

最佳的實踐方法和經驗。怡和機器高度重視 

工作環境安全 , 並無法容忍所有不安全的實 

踐方法。秉承此思維及在怡和保險顧問有限 

公司的協助下 , 於 2002 年成立了工傷風險管 

理計劃 (WIRM), 時至今天仍繼續實行。過 

去一年的受傷率下降至 0.86( 每一千名工作 

人員 )。

Engaging in World Workplace Asia 2012 

怡和機器參與 2012 World Workplace Asia 

This year, the World Workplace Asia was launched from 25 th to 27 th 

July 2012. JEC Singapore joined the Conference and Exhibition as a 

gold sponsor at Raffles City Convention Centre, Singapore, presented 

by the Singapore Chapter of the International Facility Management 

Association and the Building and Construction Authority. This 

networking event has provided plenty of valuable resources to support 

JEC staff in prosperous infrastructure planning and efficient facility 

management, which can enhance their knowledge in tackling critical 

issues on the growth of Asia, in the aspects of demands on residential, 

commercial/ industrial, power/ water supply and transportation.

The World Workplace Expo is one of the most diversified tradeshows displaying product and service solutions in handling 

environmental issues and a full spectrum of solutions in Global facility. JEC also sponsored the Green Site Facility Tour 

in the World Workplace Asia. Participants enjoyed the delightful tour to different award winning sites, including the Marina 

Bay Financial Centre, BHP Billiton, Fuji Xerox Towers and City Square Mall. 

An Award Gala Dinner sponsored by JEC marked the end of the whole event.

JEC Awarded Maintenance Contract for 

the Hong Kong International Airport 

怡和機器榮獲香港國際機場保養合約 

JEC is honoured to be awarded the maintenance contract of sliding 

doors and electrostatic precipitators (ESP) for the Hong Kong 

International Airport (HKIA), 240 sliding doors and 36 ESP's will be 

supported by JEC in the specified service period. To tie in with 

the HKIA’s 24-hour operations, JEC will provide services and 

maintenance to the HKIA day and night to ensure all relevant systems 

and machines operate properly. Moreover, to make sure the sliding 

doors between the fixed linked bridges run smoothly in easing 

passenger departures and arrivals is JEC’s priority. Apart from the 

sliding doors, maintenance services are also provided to ESP's, which 

mainly controls cooking fume and greasy smell from the kitchen.

JEC has been entrusted with maintenance of 240 

sliding doors and 36 ESP’s at the Hong Kong 

International Airport, which services over 50 million 

passengers each year.

泰國公共廣播服務總部隆重開幕 

Her Royal Highness Princess Maha Chakri Sirindhorn presided 

over the grand opening ceremony of the Thai Public Broadcasting 

Service (PBS) Headquarters on 17 th July 2012 at Vibhavadi Rangsit 

Road. The Managing Director of JEC Thailand, Khun Narongchai 

Chavanussaporn, and Executive Operation Director, Khun Worapot 

Singhapanupong, also attended the ceremony and celebrated this 

auspicious occasion with the participants on behalf of JEC Thailand. 

JEC Thailand fully supported the Thai PBS Headquarters in supplying 

and installing Heating, Ventilation, and Air-Conditioning (HVAC) 

system, sanitary system, fire protection system and electrical and 

communications system.

Build4Asia is a 4-in-1 Tradeshow, including sustainable architecture, 

design, building services and electrical engineering, which was held 

on 4 th to 6 th June 2012 at the Hong Kong Convention & Exhibition 

Centre. JEC and Trane participated in the exhibition and displayed 

our latest products and technologies. The booths attracted different 

buyers and visitors to source for products and solutions.

JEC Completes Waterways and 

Effects System at Hong Kong Disneyland

In May 2012, JEC completed the waterways and effects system at the 

Grizzly Gulch extension of the Hong Kong Disneyland. The Grizzly 

Gulch, the newest installment of the celebrated theme park features 

attractions such as ‘Runaway Mine Cars’, ‘Friends of the Wild West’ 

and ‘Geyser Gulch’. 

JEC supplied and installed circulation, filtration, disinfection and fog 

systems to provide unique water fountains and mist effects in the 

Grizzly Gulch area, which enhances the visual and physical experience 

of guests whilst ensuring that the highest hygiene standards are 

maintained. Through the use of JEC’s ‘zero tolerance system’, visitors 

will be able to enjoy the fountains and mists of the Geyser Gulch 

installation without having to worry about health and safety standards.

Senior Management Appointments 

高級管理層任命 

Penn Yeung, Chief Development Officer, was appointed as Chief Operating Officer with effect from 29 th September 

2012. Building on 24 years’ experience at JEC, Mr. Yeung has significantly contributed towards the growth of JEC. 

In his new capacity, he will oversee the Company’s Operations in Hong Kong and the region. In addition, Mr. Yeung will 

continue to lead the Business Development function. 

Philip Chiu, Director of Human Capital, was appointed as Executive Director, Human Capital and Communications with 

effect from 29 th September 2012. Mr. Chiu joined JEC in 2010 and has more than 15 years of experiences in employee 

development and human resources management. In his new 

role, Mr. Chiu will oversee all human capital as well as external 

and internal marketing and communications activities.

前任執行董事兼業務拓展總監楊志強先生 , 於 2012 年 9 月 29 日獲 

委任為執行董事兼營運總裁。楊先生於怡和機器工作 24 年 , 期間 

為公司的發展作出眾多貢獻。在新職位中楊先生將管理香港以及 

區內業務。此外 , 楊先生亦會繼續領導公司的業務拓展項目。 

前任人力資本董事趙志基先生 , 於 2012 年 9 月 29 日獲委任為執行 

董事 – 人力資本及傳訊。趙先生於 2010 年加入怡和機器 , 並擁 

有逾 15 年的員工培訓及人力資本管理經驗。今後 , 趙先生將同

JEC Awarded Contract for Xinjiang Hetian River Gas Field 

怡和機器奪得新疆和田河氣田合約 

JEC has been awarded a contract to provide four gas generators to Xinjiang Hetian River Gas Field by China 

Petroleum Materials Corporation. The project includes the design, equipment supply, supervison of installation 

and commissioning of four sets of 2000KW, 10KV Cummins generators with remote cooling fans, high voltage 

switchboard, central control system gas valves together with other equipment for the supply of electricity to the 

gas field. The challenges that JEC will have to face include the huge difference of temperature between day and 

night; and remote location of the project site, where it is on an area of high altitude above sea-level and far away 

from primary cities. JEC will emerge to overcome these challenges during the project execution. 

The contract commenced in September 2012 and is scheduled for completion during the third quarter of 2013. 

怡和機器贏得為中國石油物資公司的新疆和田河氣田地面建設項目提供四套發電機組。怡和機器負責設計、設備供應、 

指導、安裝及測試四套 2000KW,10KV 康明斯燃氣發電機組、程散熱風扇、高壓電輸出開關柜、主控制系統、燃氣閥 

組及其他有關設備等 , 以滿足氣田基地用電需求。該項目位於高海拔地區 , 晝夜溫差大 , 距離中心城市遙遠 , 怡和機器 

需於工程實施期間克服這些難題。 

工程合約於 2012 年 9 月展開 , 預期於 2013 年第三季完工。 

JEC Philippines participated in the Third Energy Effciency Forum 2012 

菲律賓怡和機器參與第三屆能源效率論壇 2012 

On 10 th July 2012, JEC Philippines played a part in an influential 

energy event, the Third Energy Efficiency Forum 2012 by European 

Chamber of Commerce of the Philippines, as an official distributor 

of Frimec International in SMX Convention Centre, Manila. The 

theme of the forum this year was to address the challenges of 

meeting energy demands and tackling climate change via energy 

savings and de-carbonisations of electricity supply. 

The event provided JEC a valuable chance to demonstrate our high 

efficiency Frimec Air Handling Units with its various ‘Air Leakage 

Preventive’ features in the event, especially the patented design of 

nuts and bolts fastening system, access doors and its floor-levelling 

device for ensuring perfect connection between sections were also 

displayed in the forum. 

在 2012 年 7 月 10 日 , 菲律賓怡和機器以 Frimec International 官方經銷 

商身分 , 參加了一項極具影響力的能源會議 , 正正是菲律賓商務部歐

A building is not immutable. From time to time, core services will be 

reappraised. Requirements change, opportunities arise, regulations 

and specifications adapt to their times. Smart owners and operators 

of buildings and premises always look to maximise the return on 

their assets. JEC has specialist capabilities in delivering highly 

complex engineered solutions that regenerate existing buildings, 

meeting clients’ needs for both the completed services and the 

installation process. 

The challenges of working on an existing building or premises are 

very different from those in a new build. Works installations can 

be scheduled into a new construction to allow maximum access 

and optimal timing. But Additions and Alterations – renovating or 

retrofitting services in an existing building – requires accommodation 

of a host of completed services, internal construction and decoration, 

which often need to be removed and replaced. 

Moreover, it is usual for service renovation and replacement to take 

place in a live operating environment, among building occupants 

who expect their businesses and operations to continue normally. 

Thus successful renovation and retrofitting takes meticulous 

planning, not only for what is intended but for all possible variations, 

based on a close understanding of the needs and expectations of 

all affected parties. All work must be carried out within the agreed 

constraints, with constant communication with building occupants 

and others to ensure the smoothest possible delivery.

望 , 明白當前的問題 , 亦要了解所有可能出 

現的變化。所有工作都受到約束 , 我們需要 

與所有用戶定時溝通 , 令工程運作順利。

The invisible hand 

JEC understands that clients need total continuity in their business 

delivery. Their reputations for service reliability mean that their own 

tenants and customers expect no disruption to established services 

in pursuit of improvements. Upgrades should appear instant and 

invisible. JEC strives to make it happen. 

Additions and Alterations (A&A) works require an exceptional 

range of technical and project management capabilities. JEC’s 

teams have the skills to plan and schedule, liaise with all parties, 

undertake rapid upgrades, prepare for contingencies, cope with the 

unexpected, and implement complex technical solutions to meet 

multiple constraints in space and time. 

Planning and rapid execution 

At Exchange Square in Hong Kong, after conducting site surveys 

to understand the installation requirements for each floor, the JEC 

team worked closely with the property management and occupants 

to plan and prepare for the upgrade works. Photos were taken of 

each area so that at the end of the upgrade every single item could 

be replaced in its original position in the offices. 

Many A&A project locations require that there be minimal or zero 

interruption to normal business operations. This may involve 

working non-office hours. 

At Exchange Square, an intense 60-hour upgrade was necessary 

for a total of 77 floors, so the JEC team put in repeated non-stop 

shifts from close of work Friday to first thing Monday morning to 

meet the requirement. 

Silent partner 

Some businesses operate around the clock and yet still can’t 

compromise on quality. When JEC was asked to upgrade the airconditioning 

system at the world-renowned Hong Kong Mandarin 

Oriental, meticulous joint planning ensured that hotel guests 

enjoyed their usual exceptional levels of comfort in terms of not only 

temperature, but also humidity, air flow, indoor air quality, odour and 

noise levels. 

Technical excellence 

Some of the most technically demanding A&A projects are in 

environments where service downtime is not an option. The 

baggage handling system at Hong Kong International Airport is 

one of the most sophisticated and reliable in the world, handling 

80,000 items of baggage a day. When the Hong Kong Airport 

Authority (HKAA) needed to upgrade mechanical, electrical and 

control elements of the system, JEC planned the complex and 

critical operation. Many stages were only possible in a tight time 

window after 12 midnight, yet availability of all services had to 

be assured at 5 am, in time for the first flight arrivals. The project 

delivered the sophisticated integration and service levels that 

HKAA had requested.

The largest A&A projects require an even higher level of 

coordination and control. When the Marina Square Complex, one 

of Singapore’s largest malls, wanted to upgrade much of its air 

conditioning provision, the project management team at Thermal 

Private, a JEC division, had to not only ensure the quality and 

consistent operation of thousands of ducts, pipes, sensors and other 

components, but also tie them all together by modifying the existing 

building management system software. The result was improved 

Internal Air Quality and lower costs, through more accurate control 

and monitoring of the new M&E equipment. 

JEC’s readiness to take on such demanding and complex Addition 

and Alteration work reflects the company’s confidence not only in its 

technical skills but also in its ability to understand and fully satisfy 

the needs and expectations of its clients.

Mandarin Oriental Hong Kong 

In 2011, at one of Asia’s preeminent hotels, the Mandarin 

Oriental Hong Kong, JEC designed and installed a new watercooled 

air-conditioning system (HVAC) that improved the 

hotel’s energy efficiency whilst maintaining the highest level of 

indoor comfort for its occupants. 

JEC replaced five air-cooled chillers with four high efficiency 

Trane water-cooled chillers, each with a cooling capacity of 

780 tonnes. Following the replacement, the hotel’s cooling 

system energy efficiency increased by approximately 40% and 

it lowered the premises’ environmental footprint.

Exchange Square 

The flagship Exchange Square commercial complex is located 

in Hong Kong’s central business district which houses the 

Hong Kong Stock Exchange. 

JEC was tasked with replacing approximately 4000 Variable 

Air Volume (VAV) terminal units, along with the associated 

pneumatic control system in parallel with upgrading the existing 

Building Management System (BMS), on a total of 77 office 

floors of One and Two Exchange 

Square. Access points for wireless 

connectivity were installed at 

each VAV terminal unit to ensure 

full integration with the building 

complex’s existing BMS. 

This upgrade project improved 

Indoor Air Quality and allowed 

remote (web-based) monitoring 

and control of air-conditioning 

operations and increased energy 

efficiency by around 10%. 

香港文華東方酒店 

於 2011 年 , 怡和機器為亞洲享負盛名的 

香港文華東方酒店安裝全新水冷式空調系統 

(HVAC), 提高酒店能源效益 , 同時保持 

室內舒適 , 令酒店賓客倍感舒心。 

怡和機器把五個風冷冷水機組更換為四台特 

靈高效率水冷式冷水機組 , 每組的冷卻能力 

為 780 噸。更換後 , 酒店冷卻系統的能源效 

率提高了約 40%, 而環境足跡亦同時減低了。 

交易廣場 

交易廣場位於香港中環商業區的商業大樓 , 

港交所的交易大堂更設於此。 

怡和機器的任務是為交易廣場一、二座合共 

77 層 , 更換約四千個變風量 (VAV) 的終端 

設備 , 以及相關的氣動控制系統 , 並為現時 

的樓宇管理系統 (BMS) 升級。每個 VAV

Hong Kong International Airport 

JEC recently upgraded the state-of-the-art baggage handling 

system capacity enhancement at Hong Kong International Airport. 

The project involved multiple systems: 1) installing a new Direct 

Feed System; 2) installing a new Transfer Screening Feed System; 

3) upgrading the Sortation System; and 4) building an extra level of 

the baggage conveyor system. 

All baggage from the airport and in-town check-in counters is now 

delivered and sorted by this Direct Feed System. Along with the 

Transfer Screening Feed System, all baggage from transfer flights 

is now processed by JEC-installed conveyors. 

The Link 

In a design-and-build project for the Link, a major Hong 

Kong building operator, JEC completed a series of services 

upgrades at six separate large retail locations. This included 

upgrading seven air-cooled chillers to water-cooled systems, 

with associated upgrades to the water and electrical systems. 

All work had to be carried out during the winter non-peak period 

of air-conditioning usage. Hence JEC liaised closely with the 

client to plan the process well in 

advance. Site conditions meant 

that work carried could not 

exceed Government-mandated 

noise levels, as the shopping 

complexes were all located 

near residential areas, adding a 

further constraint that JEC was 

able to handle. 

Marina Square Complex 

The Marina Square retail mega mall in Singapore covers 65,000 

square metres, making it one the island state’s largest. 

Thermal Private Limited, a JEC division, upgraded the ACMV (air 

conditioning) systems to use chilled water Air Handling Units (AHUs) 

and Fan Coil Units (FCUs) together with duct work, pipe work, 

sensor equipment, a Direct Digital Controller (DDC) control system 

and related electrical works. Thermal modified the existing BMS 

software, database and memory. 

Thermal also supplied and installed a new smoke control system, 

including smoke exhaust fans, automatic smoke curtains, 

master smoke control 

panel and interfacing 

works with fire alarm 

systems, AHUs 

and doors.

和電力系統。所有項目均需在非空調使用高 

峰期 — 冬季進行。因此 , 怡和機器與領匯 

事前緊密相討 , 確保項目順利推行。因為所 

有商場均鄰近大型屋苑 , 所以工程進行時所製 

造的噪音不得超過政府所設定的界限 , 這雖是 

一項難題 , 但怡和機器亦能迎刃而解。 

濱海廣場 

濱海廣場是新加坡的大型零售商場 , 佔地六萬 

五千平方米 , 是新加坡最大的商場之一。 

怡和機器附屬公司 Thermal Private Limited 為商 

場透過使用水冷式的空調機組和風機盤管來 

提升 ACMV( 空調 ) 系統。此外 , 工程包括管

Through its variable fan speed control, the correct amount of 

cool air is supplied by the EC fan to match the heat load of IT 

equipment, all whilst improving the energy efficiency of the system 

at the same time. Studies have shown that not only are EC fans 

more reliable than traditional ones, they are also 15-30% more 

efficient. The performance of the EC fan is boosted by a further 

10-15% when it is placed underneath a raised floor. 

Customisable Control of Absolute or 

Relative Humidity 

The latest ASHRAE T9.9 2008 standards specify recommended 

humidity in dew point rather than relative humidity. Since 

the relative humidity of a space is temperature-dependent, 

controlling the relative humidity of a room leads to unnecessary 

humidifying and dehumidifying, which thereby consumes a 

great deal of unnecessary energy. Unlike other brands, CITEC 

G-VOLUTION units give users the preference of controlling 

either the relative or 

absolute humidity. 

High-Quality 

Components 

High-quality components 

are critical for performance 

and energy efficiency. Both the Genius 

5 controller and all electronic expansion valves of the 

G-VOLUTION units are from the Carel line of solutions. The 

fans are sourced from EBM while Copeland supplies the

Thoughts from Shirley Ho 

何淑卿感言 

Ms Shirley Ho is a seasoned finance professional with a 

wide range of financial experiences under her belt. Shirley 

joined JEC in 1991 and was at Jardine Matheson before that. 

On 18 th June 2012 this year, Shirley was promoted to the role 

of Executive Director and Chief Financial Officer of JEC. 

How does the finance function fit into the 

JEC picture? 

As a centralized finance department, the main role of the 

finance function in JEC is to provide sound financial advice 

and support to the business units (BUs). 

Being a business entity in Hong Kong and a subsidiary 

of Jardine Matheson, JEC is bound by the standards of 

the Hong Kong Institute of Certified Public Accountants 

(HKICPA) and the International Accounting Standards Board 

(IASB). In its most basic form, strong financial planning helps 

to ensure that JEC runs smoothly, with controlling systems 

in place to ensure proper compliance and that positive 

corporate governance is practised with possible risks 

identified in advance and addressed. This is all the more 

pertinent in today’s business environment, where accounting 

and financial scandals surface virtually every other day. 

However, some of these policies may set some limits that 

BUs would not like to have as they go about their business. 

Therein lies the crucial function of the finance department, 

which is to ensure BUs understand the need for control 

and processes in place, so that the systems can be tailored 

work within a controlled framework that provides proper 

compliance and governance. 

I believe communication is paramount in achieving this 

cooperation. Only with effective communication as the 

foundation on which we work can facilitate us to learn and 

understand each other’s point of view. There has been much 

cooperation from everyone on this front. Moving forward, there is 

still room for improvement and we can always make things better. 

Can you share any special experiences you 

have had at JEC? 

The acquisition of Thermal has certainly made the past few 

months some of the most interesting in my career. We are 

currently on track with the integration plan for Thermal, and 

I must thank all our colleagues in JEC Singapore for making 

this so. Thermal is no doubt an exciting business and one that 

will add great growth to JEC Singapore. With determination, 

I am sure we will realise its potential in no time.

然而 , 某些政策會令營運部門諸多制肘。此時 , 財 

務部門便發揮重要作用 , 與營運部門合作 , 確保營 

運部門認識到監管的必要性 , 使其在規範內制定 

工作準則 , 同時符合規章和企業管治。 

我深信良好溝通是合作的關鍵。只有有效的溝通才 

能令我們一起學習和了解對方的見解。我們一貫和 

其他部門的合作將會延續與及加強。接下來 , 我們 

必定做得更好。

經驗 ? 

過去數月的 Thermal 收購行動著實令我的事業 

生涯生色不少。我們目前正在進行 T he r mal 的

國家。最近 , 我遊覽了美麗的格陵蘭和冰島 , 大大 

拉近了我和大自然的距離。

What do you enjoy out of the office? 

I enjoy travelling and have visited many destinations. 

Currently, I tend to plan for trips that involve places where I 

can embrace nature. Most recently, I visited Greenland and 

Iceland. These are beautiful places where one is truly able 

to be in touch with nature.

Prior to taking the helm of Thermal Private Ltd in 1983, 

Mr. Anthony Ma gained a wide range of experience across 

the air-conditioning sector from contractors, to a leading M&E 

consultant, to the OEM Carrier, in Hong Kong, Singapore and 

the wider APAC region. Together with his team at Thermal, 

they successfully built it up to be a leading specialist in 

Singapore’s ACMV market.

Limited 前 , 經已在香港、新加坡以至亞太區的空 

調行業的各個範疇獲得相當豐富的經驗 : 包括承 

包商、機電工程顧問至原設備製造者的運輸商。

新加坡 ACMV 領導市場的公司。 

Do you have a key learning from your career that 

you would like to share? 

One learning that has stayed true throughout my career 

and I believe remains just as important today, is the need to 

understand how each stakeholder or player in the value chain 

thinks in terms of expectations and priorities. This applies 

to not only our customers, who are of course an essential 

focus, but also to other internal and external players such as 

consultants and architects right through to sub-contractors 

and our frontline employees. 

By understanding the wide spectrum of stakeholder mentalities 

it is then possible to communicate clearly and effectively to each 

group, so that the whole chain is as aligned as possible. To be 

truly customer centric, and be able to consistently deliver what 

is required, this alignment is critical for sustainable success. 

Was there a key milestone in Thermal’s growth? 

During the pre-1997 building boom in Singapore and across 

Asia, despite there being many potential opportunities it 

became difficult to seize them due to a critical shortage of 

skilled resources as a result of high demand. Without sufficient 

internal resources we were forced to become increasingly reliant 

on sub-contractors to expand, with no guarantee they will provide 

you with the necessary support while the market was so hot. 

This predicament reinforced the long term importance of 

developing in-house capabilities. When the financial crisis 

in 1997 occurred followed by SARS and the concomitant 

period of low activity, many competitors scaled down their 

operations, but Thermal used this opportunity to build up its 

in-house skilled resources as well as ducting and pipe-work 

fabrication capabilities. 

Therefore Thermal was ideally positioned to take advantage 

of the market when it returned, being more responsive without 

compromising on quality, and with greater control over labour 

costs we became more competitive. This edge gave the 

foundation for sustainable growth over the next 5 to 8 years to 

become Singapore’s leading independent ACMV specialist today. 

What hobbies do you enjoy outside the office? 

When I am not busy enjoying family activities, I do like the 

occasional game of golf and more recently have become 

increasingly interested in wine, from general wine education, 

to collecting, travelling the wine countries and of course 

enjoying the odd glass along the way.

19 97 年前在新加坡和整個亞洲的建設熱潮中 , 儘 

管有許多潛在的機會 , 但由於人才需求若渴 , 以致 

人才短缺 , 白白讓機會流走。沒有足夠的內部 

資源 , 我們被迫依賴副承包商 , 當市場需求旺盛 , 

副承包商的服務更沒有保證。

景氣 , 很多同行都縮減業務 , 但 Thermal 正利用這

A division of JEC, Thermal Private Limited successfully upgraded 

the mechanical ventilation and air-conditioning (ACMV) systems 

for the additions and alterations (A&A) to the Pan Pacific Hotel 

Singapore, a 37 storey, 5-star luxury hotel located at the gateway 

to Singapore’s Central Business and Financial Districts. 

The project was executed on a fast track basis with all A&A works 

completed within three months, and by accounting for the heavy 

structural and building modifications, the ACMV upgrade took just 

over two months. As such Thermal deployed a workforce of about 

100 staff and workers on a 7-days-a-week basis to complete the 

upgrading works for the 840 guest rooms, restaurants, kitchens and 

other public areas. 

To overcome the space constraints of the ceiling profile and the 

requirements of various new systems for the 25 year old building, 

the team dismantled and replaced all the existing duct work in the 

kitchen. They were closely supported by the in-house fabrication 

team in order to customise the ducting. 

Another major challenge was the replacement of the chilled water 

pipes, which were over 10 years old. As they are prone to faults and 

leakages, the pipes were replaced and checks were made without 

engaging the pumps to avoid additional pressure. The pipes are 

then thoroughly checked before running the pump again. 

Other systems that were replaced include air handling units, fan coil 

units, risers, condensers, dampers, linear diffusers and grilles.

The Legionnaires’ disease (LD), a severe pneumonia was first 

recognised in July 1975. There was an outbreak of the LD at the 

American Legion Convention on Philadelphia among the delegates 

at that time. The LD, a severe pneumonia was first recognised at 

that time. In Hong Kong, there were around 150 reported cases 

of LD from 1994 to 2011. However, when we take a closer look in 

recent case, there is a rapid increase in the number of LD cases. 

Only 11 cases were found in 2005 but up to 17 cases in 2011. In 

fact, what is pushing the turbine spinning faster? 

According to the previous reported cases, the sources of the 

aerosols causing an outbreak were mainly traced to water systems 

in buildings including evaporative cooling towers and humidifiers 

of air-conditioning systems, hot and cold water services, industrial 

heating and cooling processes. Patients present symptoms of 

malaise, muscle pains, cough, breathlessness, headache and fever, 

often culminating in respiratory failure. 

Technically proficient 

JEC can always provide professional technical advice before 

sourcing the most suitable products and designing comprehensive 

systems. This could take the form of reviewing compliance with 

local building regulations and Code of Practice for Prevention of 

Legionnaires’ Disease so as to prevent the spread of diseases, 

especially the LD. Within the process, advice can also be taken in a 

form of an energy audit in which JEC’s specialists collect and analyse 

the data to identify energy management opportunities. Not only

Dependable 

Actually, the spread of LD can be prevented through careful design, 

installation and regular maintenance of different systems, such 

as the cooling towers, air-handling systems, hot water services 

and other potential sources of aerosol. Apart from sourcing and 

installation, JEC has expertise in managing buildings to ensure 

that all systems are operated at their peak performance. All 

mechanical and electrical systems are monitored and tested against 

benchmarks and most importantly, to let all facilities reach worldclass

Occupational Health and Safety 

Since the LD is a disease that will cause serious respiratory infection, 

the disease has been classified as a notifiable occupational disease 

under the Occupational Safety & Health Ordinance (Cap. 509) 

and Employees' Compensation Ordinance (Cap. 282) since 

11 th June 1999. As a result, occupation involving repair, maintenance 

or service of cooling system (fresh water or hot water service 

system) is considered as risk. Safety, health and hygiene are 

essential for all workers, so JEC has put this into our core values. 

One of the basic principles of JEC’s health and safety policy is to 

provide adequate and appropriate resources to all of our employees. 

To match our principles, we have established relevant safety rules 

for regular maintenance so as to maintain a safe and healthy 

working environment at JEC.

Thanks to numerous technical visits to JEC’s work sites along with those of other 

organisations across various sectors, our 2012 management trainees are now closer to 

their goal of leading the world of engineering management than ever before. This real 

life, hands on experience has proven invaluable, featuring interactive communication 

with project leaders that has guided them toward a fuller understanding of today’s 

working environment. 

透過參觀怡和機器多個技術工地及其他各行各業的機構 , 二零一二年的管理見習生向帶領世界 

工程管理目標踏出一大步 ! 這些實地考察的體驗非常寶貴 , 與項目負責人的互動溝通令他們更

During the orientation phase of the programme, the trainees found 

themselves at numerous JEC work sites, including the electrical 

and air-conditioning system site at the Hong Kong Polytechnic 

University, chiller system sites in Central that included the IFC 

and Chater House and the sewage plant of the Harbour Area 

Treatment Scheme (HATS). A great deal of custom-made electrical 

and mechanical equipment was shown to the trainees at the HATS 

site, including a deodorisation system specially crafted for dirt from 

households on Hong Kong Island. These demonstrations provided 

trainees with the opportunity to see firsthand the importance of an 

upcoming project in Hong Kong – harbour purification. 

After these visits to JEC sites, the trainees were also given the 

opportunity to visit the sites of other organisations. An unforgettable 

example of such visits was their visit to the in-progress Kennedy 

Town MTR station, hosted by Gammon Construction. Notably, 

touring this underground construction site helped the trainees take 

note of the importance of environmental protection during the work 

process, as the station had been relocated due to environmental 

preservation measures. The trainees were also shown how air 

quality and noise control are monitored by engineers at this site 

since it is situated within a residential area. 

These visits undoubtedly enriched our trainees’ understanding of the 

art involved in combining creativity and innovation with advanced 

technology at construction sites. Through our site hosts, they are 

now equipped with a fuller insight into the world of engineering.

的考量 , 該站的工地已搬遷。由於工地位於 

住宅區內 , 見習生還可看到監測空氣質素和 

噪音控制的即場示範。 

這些參觀無疑令見習生大開眼界 , 亦讓他 

們了解到如何把建築地盤的先進技術與創 

作力互相融合。通過參觀我們工地 , 相信 

各見習生現已具備建築工程的國際視野。

Giving Back to Our Community

In the spirit of giving back to our community, JEC participated in two different MINDSET charity events in the first half 

of 2012. 

On 9 th June, ten JEC representatives participated in the Mini MINDSET Day. The daytrip to Tai Tong Lychee Valley’s 

ultimate goal was to work towards eliminating discrimination against people with mental illnesses. 

Finally, JEC took part in the MINDSET Fun Day 2012 on 16 th June, led by the Jardine Ambassadors. Together with 

90 service users, over 180 Jardine staff members – including 14 from JEC – gathered to promote the reintegration of 

those with a history of mental illness. 

These events served as a platform for us to enhance our understanding of the needs of the mentally ill and the 

rehabilitated staff members of the Jardine Matheson Group. Above all, they provided us with a truly meaningful 

platform to give back to those around us. 

肩負回饋社會的精神 , 怡和機器於上半年度參加了兩項不同 

思健」慈善活動。 

在 6 月 9 日 , 十位怡和機器的代表參與了在大棠荔枝園舉辦「小型 

思健同樂日」。活動旨在消除公眾對精神病患者的歧視。

JEC Philippines Raises Funds for Underprivileged Students 

菲律賓怡和機器為貧困學生籌款 

菲律賓怡和機器率先加入菲律賓明建會隊 

伍 , 出征一年一度的亞太區明建會 2012 年 

神山 (Mount Kinabalu) 慈善攀登籌款活動 , 

為明建會亞太區慈善信託基金籌款。

JEC Philippines spearheaded the first-ever Lighthouse Philippine 

Team for the Asia-Pacific 2012 Lighthouse Club ascent of Mount 

Kinabalu, an annual charity event held to raise money for the 

Lighthouse Club Asia Pacific Region Benevolent Trust. 

On 26 th and 27 th April, JEC Philippines colleagues, together with 

team members from the Philippine Lighthouse Club joined the Asia- 

Pacific Lighthouse Club Ascent of the 4,095-meter high Mount 

Kinabalu. Their climb helped raise money for the Lighthouse Club 

fund, which finances underprivileged engineering students through 

college and supports the families of injured construction workers. 

This year, the aim of the event was to raise US$250,000, of which 

the JEC Philippines team contributed nearly US$10,000, all 

graciously donated by corporate and individual sponsors. 

The grueling walk of about 18 hours in total over the two days took 

its toll on the climbers. The air was thinner at higher altitudes, and 

their progress became notably slower after they began ascending. 

In several places climbers also had to use ropes to make their 

way up steep slopes. It was, however, worth the effort to watch the 

sunrise from the top of the mountain, the climbers said.

Caring Team Visits the Elderly at Lamma Island 

怡和機器義工隊到南丫島探訪長者 

The JEC Caring Team, in collaboration with St. James’ Settlement, 

visited elderly residents on Lamma Island together with a group of 

children, ranging in age from 6 to 10 years old, from the Hong Kong 

Youth Services (HKYS) on 19 th May 2012. 

Although it had been raining heavily for the past few days before the 

visit, the weather turned out to be perfectly sunny on that day. JEC 

Caring Team members and children were divided into eight groups 

to carry out the visit. To show our sincerity, JEC had prepared “lucky 

bags” for the elderly in advance and gladly, received their shiny 

smiling faces in return. 

This visit provided children a chance to express themselves and 

communicate with strangers in a new environment. In addition, 

all the elderly were very nice and kind, they were happy to share 

lots of own interesting experiences with us. JEC caring team 

members and the children from the HKYS. Most importantly, the 

children, together with JEC Caring Team members, could take this 

opportunity to express deep gratitude to the elderly for what they 

have contributed to our society in the past.

歲來自香港青少年服務處的孩子們探訪南 

丫島的長者。活動前幾天的天氣相當不穩 

定 , 幸好天公造美 , 當日天色晴朗 , 陽光 

普照 , 怡和機器義工及孩子們分成八個小 

組進行了這次探訪。為表心意 , 怡和機器 

義工隊預早製作了「福袋」送給長者們。 

各長者在收到禮物後亦顯得相當滿足。 

此行給孩子們一個很好的機會 , 學習在一 

個陌生的環境下與剛認識的長者互相交 

流 , 長者們都十分友善 , 他們無不興高采 

烈地與義工隊成員及青少年服務處孩子分 

享其有趣的生活經歷。孩子們與怡和機器 

義工隊成員喜獲此機會去關心及表達我們 

的謝意予這些曾為社會作出積極貢獻的 

長者。
