Habitia H-Club / IDIN Architects<br />

Located near seaside context and rich natural ecologies<br />

of the mangrove beach of Bangkok’s outskirt - Bang<br />

Khun Thain, Habitia-H Club facilitates a recreational<br />

function as a clubhouse and a gateway entrance for a housing<br />

estate “Sansiri”.<br />

Habitia-H Club is a one-storey building situated in a<br />

1,750-square meter site area with a 302-square meter floor<br />

area. The owner’s requirement is to create the architecture<br />

demonstrating an impressive impact with the combination<br />

function of a leisure center and a main gateway.<br />

How to design and combine these two different characteristics<br />

of space between private and public, indoor and outdoor;<br />

becomes an interesting condition that need to be solved with a<br />

new approach of concept design.<br />

To cope with a problem of space arrangement, the architects<br />

experimented the concept of plane twist and derived with a<br />

huge simple twist shape, which can answer all the limitations.<br />

However, the construction was the most challenging process.<br />

The technique using reinforced concrete casting with GRP<br />

panels (Glass reinforced plastic) was employed to create the<br />

smooth curvilinear structure.<br />

Inspired by gentle curve of the beach along the mangroves<br />

forest context, the architects design a concrete shell structure<br />

serving as an entrance and clubhouse of the housing estate<br />

transforming the building into a curvilinear form.<br />

The facilities of this building include a living area, a swimming<br />

pool, and a fitness room. An open-plan arrangement with the<br />

inside out approach allows the nice ventilation and the quality<br />

of semi-outdoor space. A reflection pool helps create relaxing<br />

atmosphere and expand the vision and perception of the users.<br />

The characteristic of wooden stakes in the coastal area was<br />

employed to use as the landscape elements and columns in an<br />

interior space as well as pillars for the metal lattice covering<br />

the terrace. An interesting shape and form of the seashore<br />

plantation like mangroves was carefully selected to create a<br />

pattern of the carbon steel square tubes.<br />

This part of steel structure uses metal lattice to create a quality<br />

of transparency for the semi-outdoor area and transform it into<br />

a functional and interesting space.<br />

The lighting design concept derives from the inspiration<br />

of fireflies. Since a large group of fireflies represent how<br />

abundance of the mangrove forest, this idea was employed to<br />

repre- sent the richness and plentifulness of the project.<br />

At night, metaphorically, the light glow under the concrete<br />

shell transforms this building into a hive of fireflies. Moreover,<br />

creating the different ambience, the building allows sunlight<br />

penetrates into the shell in daytime and the interior light spot<br />

lighten up the shell at night like the hive of fireflies.<br />

The design presents an iconic expres- sion for the otherwise<br />

functional architecture of the housing estate’s gateway entrance<br />

and leisure club.<br />

SCHÖCK MEETS HIGH LOAD<br />

CANTILEVER WALKWAY CHALLENGE<br />

Kidwells Estate at Maidenhead, in Berkshire, is undergoing major regeneration involving<br />

seven new blocks, which vary from three to six storeys of structural concrete frame. Now<br />

known as Parklands, this landmark £27.1 million project is a scheme for One Housing<br />

and replaces seven 1960s built apartment blocks.<br />

Long cantilever walkways service multiple flats and the unusual design demands<br />

presented a technical challenge for Schöck, who supplied the structural thermal breaks.<br />

The design required as much natural light as possible in the areas around the walkways,<br />

so extensive light wells are introduced at regular intervals along the length of the<br />

galleries – effectively a series of elongated spaces, separating the walkways from the<br />

building for large sections. This means far fewer structural connection points between<br />

the walkways and the building than would normally be anticipated.<br />

The walkways are cantilever concrete construction into internal reinforced concrete<br />

frame; and because of the restricted connectivity point opportunities, the Schöck<br />

structural thermal breaks had to resist a much greater shear load than would be the case<br />

with a more conventional design.<br />

Schöck resolved the various performance issues by designing in its type HPC Isokorb.<br />

It is a product utilised only if horizontal, tension and compression forces are present in<br />

the design – and it is necessary to integrate the type QP90+QP90 Isokorb as well, for<br />

linear or point connection to support high shear loads. The result was a completely<br />

secure thermally insulated load-bearing connection at all the key structural points.<br />

The Schöck Isokorb range provides BBA Certification, LABC Registration and meets<br />

full compliance with all relevant UK building regulations.<br />

Koster Long Lasting TPO Roofing<br />

Koster TPO single ply roofing<br />

membranes are flexible and easy to<br />

Koster laboratories in Germany<br />

recently tested a 14 year old piece of<br />

the TPO membrane recovered from a<br />

deconstructed roof. The results proved<br />

to be extremely impressive: after 14<br />

years of service the product showed no<br />

surface deterioration and the old material<br />

was still within specification. A weld<br />

test between the old and new TPO,<br />

resulted in a perfect weld. Nigel Day<br />

MD of Koster Aquatecnic said, “We are<br />

very proud of these test results as they<br />

demonstrate that after a time period when<br />

many roofing systems are starting to fail,<br />

Koster TPO is unscathed and looking<br />

good for many more years of trouble free<br />

service.”<br />

HDR Tone Mapping<br />

monitors and printing. This causes images that would normally<br />

appear washed out to have more pleasing lighting variations.<br />

Gamma Correction<br />

Gamma correction is a technique used to correct the way<br />

images display on monitors. When applied, it yields a brighter<br />

looking image.<br />

Auto Paint Elevations<br />

Elevations can be automatically painted with textures used on<br />

the 3D mode. This one-click process gives your drawings the<br />

finished, professional look of coloured construction documents<br />

and prevents you from taking time to paint individual sections.<br />

Texture opacity can be edited to show more or less of the paint<br />

pattern. Changes made to the 3D model can be easily updated<br />

on elevation drawings and vice versa. SoftPlan's model paint<br />

will put your colour printer to use producing better looking,<br />

SHANGRI-LA at THE SHARD, LONDON At the newly<br />

opened Shangri-la Hotel in London, all the marble<br />

shower floors have been treated by SLIPSTOP.<br />

MV Britannia is a cruise ship of the P&O Cruises fleet. At<br />

143,000 GT, Britannia is the largest of eight ships currently in<br />

service with P&O Cruises and she is also the flagship of the fleet,<br />

taking the honour from Oriana. She officially entered service on<br />

14 March <strong>2015</strong> and was named by Queen Elizabeth II.<br />

The ship was built by Fincantieri at its shipyard<br />

in Monfalcone, Italy and SLIPSTOP carried out anti-slip treatments<br />

to all Marble, Granite and tiled floors in public areas during her<br />

crossing from Monfalcone to Southampton. SLIPSTOP has also<br />

done the same work on the other ships of the same class, Royal<br />

Princess and Regal Princess for Princess Cruises.<br />

The Savoy Hotel in London was closed in December 2007<br />

for extensive renovations and reopened in October 2010.<br />

SLIPSTOP was contracted to apply anti-slip treatment to the<br />

bathrooms before the reopening.


A Guide To Securing Planning Permission<br />

For Self-Build Homes By Leading<br />

Structural Insurance Provider CRL.<br />

WHILE building your own home is<br />

an exciting prospect, navigating the<br />

complexities of the British planning process<br />

can be a real turn-off for many prospective self-builders.<br />

However planning doesn't have to be a nightmare. Steve<br />

Mansour, Group CEO at CRL, talks you through the<br />

process and explains the types of permissions a selfbuild<br />

project will need.<br />

WITH government moves to encourage self-build and<br />

the influx of TV programmes like Grand Designs the<br />

UK public's desire to construct their own homes has<br />

literally gone through the roof.<br />

The appetite for self-build is clear – with around 12,000<br />

new homes (or between 7-10 per cent of the UK's new<br />

housing stock) thought to be constructed in this way<br />

every year. Support for self-build projects has also been<br />

one of the government's key housing initiatives, making<br />

loans available to community groups and releasing<br />

public land to accommodate new houses.<br />

An introduction to self-build planning<br />

Unless you're fortunate enough to be an architect or<br />

qualified designer yourself, after you've found a suitable<br />

plot of land (although you don't necessarily need to have<br />

bought it to gain planning permissions), you'll need to<br />

hire in some professionals.<br />

Some self-builders opt to use a project manager as a way<br />

to run the entire project at arm's length, while others opt<br />

to pick architects, designs and surveyors themselves.<br />

This year the new Construction (Design & Management)<br />

Regulations <strong>2015</strong> (CDM <strong>2015</strong>) were introduced and<br />

came into force on the 6 April <strong>2015</strong>. There is now a<br />

requirement for domestic client’s to understand the<br />

Health and Safety requirements of a project.<br />

However, their duties as a client are normally transferred<br />

to the contractor, on a single contractor project; or the<br />

principal contractor, on a project involving more than<br />

one contractor. However, the domestic client can choose<br />

to have a written agreement with the principal designer<br />

to carry out the client duties. So having a professional<br />

team to guide you through the planning process is<br />

essential.<br />

Whatever route you go down, it's in your best interest<br />

to kick off the planning process as soon as you<br />

can. Consulting with the local authority's planning<br />

department – either yourself or by proxy – is a great way<br />

to determine what you will, and won't, be able to do.<br />

Your local planning department is likely to have some<br />

preliminary guidance on their website, if not a full copy<br />

of the 'Local Plan' that informs planning constraints in<br />

the area.<br />

However, councils also offer more formal preapplication<br />

advice for a fee, although the cost – and<br />

quality – of this can differ greatly from authority to<br />

authority. This should hopefully give you a better<br />

idea of the key issues that may arise and take steps to<br />

sidestep or tackle these as necessary.<br />

This guidance can be used to inform your design and<br />

when you're happy with the plans, you can formally<br />

submit them for planning approval. This will typically<br />

cost under £200, but can differ depending on where your<br />

new home is to be situated.<br />

Timing<br />

While central government has set a target of eight weeks<br />

for planning applications to be assessed, some councils<br />

are better than others. However, there are financial<br />

incentives in place to encourage this and even the worst<br />

performers shouldn't make you wait an onerous length<br />

of time for a response.<br />

You will be able to track the progress of your<br />

application through the local authority's website and find<br />

out if any problems have been identified. Local planners<br />

are highly risk averse and in some cases it can be worth<br />

withdrawing and re-submitting an application that<br />

encounters difficulties, rather than waiting for refusal.<br />

However, we'd always advise consulting with a<br />

professional, if possible, before making any rash<br />

decisions regarding your application.<br />

Refusal and appeals<br />

Having your self-build plans refused by a local authority<br />

can jeopardise the chances of your project ever coming<br />

to fruition in its current form. Given the increasing<br />

pressure local planners are under, previous refusals can<br />

fuel future ones – making a proposed site untenable in<br />

the eyes of the local authority.<br />

You can however appeal to the Department of<br />

Communities and Local Government's Planning<br />

Inspectorate if you think the application has been<br />

refused out of hand.<br />

This comes with its own set of complications and you're<br />

likely to have to wait for at least a year for a response<br />

after lodging your appeal. It is well worth talking to a<br />

professional consultant before deciding how to handle<br />

rejection.<br />

Post-planning<br />

If everything goes smoothly and you're granted<br />

permission without any constraints – the paperwork,<br />

unfortunately, doesn't end there.<br />

You will still need to ensure the project adheres to UK<br />

Building Regulations, a code which governs the safety<br />

and structural integrity of a proposed building.<br />

Unlike planning permission – Building Regulations are<br />

less open to interpretation and your project will succeed<br />

or fail based on whether it meets their criteria or not.<br />

Finally as someone who sees successful self-build<br />

projects come to fruition regularly, I hope you are not<br />

deterred from building your own home. Constructing<br />

your own home is an exciting, and a highly rewarding,<br />

project and if the above guidelines are followed should<br />

be a relatively smooth process.<br />

The Gables<br />

These existing buildings have been radically transformed<br />

by completely rethinking the internal configuration,<br />

punching larger openings through the building envelope<br />

and introducing private courtyards. This draws natural light<br />

deep into the floor plates and enriches the new residential use.<br />

Located in a north-west London courtyard tucked between a<br />

Victorian terrace and main railway lines, this landlocked site<br />

presented a great design challenge. Our task was to convert<br />

and remodel a run-down industrial compound from the 1950’s<br />

into contemporary residential accommodation. The buildings,<br />

once a mechanic’s garage and office, today comprise a<br />

generous open-plan three-bedroom house and two one-bedroom<br />

apartments.<br />

Externally the buildings were re-faced, providing on the<br />

one hand the opportunity to create cavity walls and hence<br />

substantially upgrade the thermal performance; on the other<br />

a new façade material could be introduced, uniting what<br />

was previously a patchwork arrangement into a balanced<br />

composition. Responding to the courtyard setting a reflective<br />

façade material was used that glistens in the direct sunlight and<br />

give the development a jewel-like appearance. The shimmering<br />

surface changes with the light conditions and injects an element<br />

of surprise and nobility into the main courtyard.<br />

The existing predominant material in the courtyard is brick,<br />

used on the rear facades of the Victorian terrace. This is in stark<br />

contrast to the ornate rendered front elevations, a treatment<br />

that Victorians esteemed. Our intention was to connect the<br />

development with its setting and pick up on this front : rear<br />

material relationship. Therefore we opted for brickwork as<br />

the courtyard facing material of the new residential units,<br />

however, because these elevations are the front facades of the<br />

new development we used the most elegant version of this<br />

traditional material – coated with a metallic bronze glazing.<br />

Along the rear elevation facing the railway lines we used a dark<br />

insulating render, inverting the Victorian strategy.<br />

In order to distinguish the different parts of the development<br />

and to give each building its own identity, we introduced<br />

asymmetrical gables to the front facing elevations. Even the<br />

previously flat vaulted passageway into the courtyard picks up<br />

this theme and received an inverted gable.<br />

Brick is also the predominant material within the interior and<br />

was used as a device to record the buildings’ history. As walls<br />

were moved, ground floor slabs lowered and ceilings pushed up<br />

to maximize the height on the ground floor, changes in the bond<br />

of the white washed brick walls mark the previous position<br />

of these elements. The result is a richly textured internal<br />

perimeter, imbued with the memory of place. This is contrasted<br />

with polished and rough concrete finishes, a coffered ceiling<br />

and Oak panelling.<br />

The ground floor of the main residence accommodates<br />

the living, dining and kitchen areas. The open floor plan<br />

is structured by three elements: large openings bringing in<br />

the natural light, a sunken seating area set into the polished<br />

concrete floor and a wide staircase leading to the upper floors.<br />

Low Carbon, High Thermal Efficiency Pipe<br />

for Plymouth City Heating Scheme<br />

Flexenergy's energy-saving Flexalen pipe was the ideal<br />

solution for Plymouth City Council when a new district<br />

heating scheme meant re-routing the pipe network from<br />

new gas boilers to serve offices in the Council House.<br />

Plymouth City Council specified Flexalen polybutylene<br />

pre-insulated pipe for the project – choosing the technology<br />

for its enhanced thermal properties, low embodied<br />

comprising of 31in no 12 metre lengths of pipework and<br />

<strong>16</strong> pre-fabricated bends, insulation kits and stub flanges.<br />

Polybutylene is the only plastic pipe heat network system<br />

that can be fully fusion welded. This, together with its<br />

proven longevity, was a key factor in laying the 372<br />

metres of pipe from the Guildhall, across a pedestrianised<br />

area to the Council House.<br />

opened a new simulation training<br />

room, mirroring its fire system<br />

which features panels from leading<br />

Bicester Community Hospital<br />

Bicester Community Hospital has been officially opened at a special commemorative ceremony.<br />

This £5million ‘boutique’ hospital designed by architects<br />

IBI Group comprises 12-beds, diagnostic facilities,<br />

first aid unit, out-of-hours services, therapies and an<br />

outpatient department. It has provided the locality of Bicester<br />

with a first-class facility that will meet the needs of future<br />

generations and the increasing population of the town.<br />

“The design solution places patients and their wellbeing at the<br />

core of the concept to create an exceptional care experience,”<br />

said IBI’s Justin Harris. “End users benefit from a high<br />

standard accommodation, which provides a spacious well<br />

planned environment that promotes quality of care, integrated<br />

working and a sustainable approach to healthcare delivery.”<br />

The new hospital was part funded by selling a portion of the old<br />

hospital site to enable the development of 14 new houses. IBI<br />

Group made this possible through an effective masterplan that<br />

The new community hospital is highly sustainable and responds<br />

Winkley Workshop<br />

Kirkwood McCarthy<br />

Winkley Workshop is a new three storey 2-bedroom<br />

residence on the site of a former upholsterer’s<br />

workshop measuring 12m long by 3.7m. Upon<br />

this small plot, a 2-bedroom open plan home with strong<br />

interconnectivity between internal and external spaces has been<br />

achieved.<br />

In order to accommodate the required internal and external areas<br />

the original footprint was increased by digging a new basement<br />

and extending the roof, which had to be cranked according to<br />

daylight angles to protect neighbouring properties. To the street<br />

the building is a modest addition, yet upon entry the open-ness<br />

and scale of the property is revealed. To each floor the plan<br />

was arranged to prioritise space according to what is used and<br />

enjoyed.<br />

The layout was conceived as a vertical sequence from public<br />

to private. At basement level an open plan kitchen, dining and<br />

living space is designed as an extension of the outdoor area. A<br />

brick herringbone floor flows out into the rear private courtyard<br />

with a double height void and oversized glazing to blur the<br />

delineation between inside, allowing ample daylight and views<br />

to this lower level.<br />

The middle mezzanine level is interconnected with the basement<br />

level via a library bookcase that faces into the double height<br />

void. A curtain partition allows this room to flex its function as<br />

a study extension of the living area or a private sleeping area.<br />

An open plan master with ensuite to the top level leads onto a<br />

private balcony, continuing this pursuit of light filled, outdoor<br />

based living that distinguishes the residence.<br />

The experience of the property is open and voluminous,<br />

achieved through the strategic interplay of floorplates that<br />

enable lines of sight through the house. Services and back-ofhouse<br />

functions are located out-of-sight under stairs or in zones<br />

with poor daylight levels so that the living and bedroom areas<br />

are unobstructed and light filled. Internal walls were deliberately<br />

avoided to enhance the perceived openness, and thus curtains<br />

and joinery are used for privacy and delineation where possible.<br />

The minimal presence of internal walls and use of setbacks<br />

and cutouts in floorplates, paired with extensive glazing, gives<br />

a sense of lightness and openness that belies the scale of the<br />

property and its dense urban setting.<br />

Hundreds of metres of compact grade High Pressure<br />

Laminate from Abet Laminati has been used to innovative<br />

effect at the new £20m Shree Swaminarayan<br />

Sidhant Sajivan Mandal Temple in Kingsbury, London<br />

designed by Loates Taylor Shannon Architects.<br />

As part of the design, Brent Plastics supplied Abet<br />

Laminati’s Decori Minimi 567 and 568 in 0.9mm in a<br />

Mandarin texture and 807 in compact grade in a SEI<br />

texture from the Colours range. The Decori Minimi<br />

range offers a mottled effect decor created by the electronic<br />

processing of a number of small textures. This<br />

laminate was fabricated by BusyBee Joinery to produce<br />

innovative shoe lockers in both the male and female<br />

changing areas as well as shower lockers, cubicles and<br />

wall panelling in the sports complex and elsewhere.<br />

This stunning Shree Muktajeevan Swamibapa Complex<br />

is manufactured from stone and GRC comprising over<br />

3,700 sq metres of temple, community centre and sports<br />

complex. All materials were obtained from sustainable<br />

sources while rainwater harvesting, photovoltaic panels<br />

DRIVING DAYLIGHT HOME<br />

Improved energy efficiency and an attractive<br />

interior are essential requirements for high<br />

performance building projects. This is particularly<br />

important for car dealership showrooms, such as<br />

this new Toyota dealership in Colchester, for<br />

which Space Projects were concept architects.<br />

BYTR architects designd the extension of this charming<br />

detached house in the old town of Zeist (NL). The<br />

characteristic contour of the existing home is used as a<br />

reference for the extension of 19th century house. Two modern<br />

gable roofs, together with the historical mansard roof make a<br />

surprising composition.<br />

The extension of the house has doubled the living space.<br />

Despite the increase in volume, you experience the new<br />

building from the street as a little addition. The extension is<br />

hidden behind the existing building. Also inside you experience<br />

the expressive roof shape which creates a spacious and<br />

The monolithic extension contrasts in materials and detailing of<br />

the existing house. The relief of the old brick walls defines the<br />

contrast with the anthracite flat façade panel of the extension.<br />

The property is a two storey<br />

semi-detached house post war<br />

construction in the middle of<br />

a row of terrace houses. Our clients, a<br />

young couple, came to us to redesign the<br />

ground floor as the previous layout was<br />

not suitable for their style of living. The<br />

areas were dark and segregated and they<br />

ended up not using them at all. The house<br />

had previously a rear poorly made and<br />

non-insulated conservatory raised three<br />

steps from the rear garden, and a rear<br />

extension with ancillary spaces.<br />

We used the front side area for bicycle<br />

storage so that they would not pass the<br />

bikes through the house. The entrance<br />

space got redesigned to allow for a built<br />

in bench with shoe storage underneath. A<br />

hidden-when-open fire door creates the<br />

only barrier with the rest of the ground<br />

floor open plan.<br />

The reception area remained at the<br />

front of the house. The wall next to the<br />

previously non-functional fireplace got<br />

demolished to allow for passage and<br />

view to the kitchen. The fireplace got<br />

replaced with a two sided ''window''<br />

fireplace to allow both the reception<br />

area and the kitchen to benefit from it. A<br />

single wall division provides privacy for<br />

the shower room area on the ground floor<br />

and at the same time acts as a catwalk<br />

on the top for the couple's two cats with<br />

access from the main staircase going up.<br />

The kitchen floor is lowered to allow for<br />

a mental separation from the rest of the<br />

areas and its polished concrete with the<br />

reflective surface adds to the ambient<br />

light. A central island provides some<br />

additional work space and flexibility for<br />

the rest of the space as the kitchen table<br />

can slide and hide in it.<br />

A newly created space next to the kitchen<br />

is being used as a Japanese style seating/<br />

work area a bit more isolated from the<br />

rest of the areas but directly connected<br />

at the same time and can also assume<br />

various uses. This seating area and the<br />

kitchen have now direct connection to<br />

the garden with two large sliding folding<br />

doors.<br />

The new extension incorporates a green<br />

roof and a large skylight above the<br />

seating area.<br />

Day two of the main stage will be chaired<br />

by Financial Correspondent for the<br />

BBC Steph McGovern. Well known for<br />

winning the title of Young Engineer for<br />

Britain after saving Black & Decker over<br />

£1 million on a design for their Leaf Hog<br />

product, Steph’s sharp business insights<br />

will be invaluable as the programme<br />

takes a closer look at the skills shortage<br />

and key infrastructure projects on the<br />

Krishnan Guru-Murthy will lead the final<br />

day of proceedings on the main stage as<br />

BIM and unifying the industry are<br />

addressed. Krishnan’s career as a<br />

elections and in 2010 he was nominated<br />

Spahaus and Trihaus:<br />

Democratized Access To Contemporary Architecture In Nature.<br />

On the banks of Lac Supérieur,<br />

just 90 minutes north of<br />

Montreal (Quebec), a mountain<br />

that was once the property of a former<br />

religious congregation now houses<br />

a creative and innovative model for<br />

integrating contemporary architecture in<br />

a natural environment.<br />

Located on the north side of the Mont-<br />

Tremblant ski resort, in the Laurentians<br />

touristic region, the Fraternité-sur-Lac<br />

resort site values human experience<br />

above all else. In 2012, its developers<br />

entrusted Montreal studio YH2 with the<br />

challenge of creating a series of modern<br />

residences that would be integrated to the<br />

natural environment – hence targeting a<br />

new generation of homeowners who are<br />

sensitive to design, architecture and new<br />

standards with regards to interior and<br />

exterior developments. This approach<br />

marks a clear shift away from traditional<br />

log lodges, the mythical Canadian<br />

cabin or plywood-heavy alpine cottages<br />

surrounded by boutiques.<br />

By signing on to a real estate project for<br />

the very first time, the YH2 team first<br />

conceived Spahaus, which focuses on<br />

horizontal housing, a marriage of wood<br />

and concrete, panoramic vistas and an<br />

outdoor spa. A series of Trihaus – a<br />

big brother to Spahaus – then rapidly<br />

followed, with its three-storey vertical<br />

design overlooking a terrace, providing<br />

owners with the feeling of living amidst<br />

the trees. This cluster of secondary<br />

homes aims to preserve the site’s natural<br />

state, including the original trees, a<br />

river and trails leading to Lac Supérieur<br />

and the Club de la Pointe, an open-air<br />

playground laid out on the shores of the<br />

aforementioned lake, where motorized<br />

vessels are forbidden.<br />

Democratizing architecture<br />

Since setting up shop in Montreal’s Little<br />

Italy neighbourhood nearly 20 years<br />

ago, Loukas Yiacouvakis and Marie-<br />

Claude Hamelin have given life to many<br />

distinctive residential and commercial<br />

projects that have attracted attention both<br />

in Canada and around the world. For<br />

Yiacouvakis, his team’s utmost priority<br />

is to democratize access to architecture.<br />

“I believe it is in everyone’s best interest<br />

to democratize the work we carry out,”<br />

he explains. “We aim to deliver carefully<br />

thought-out residences, but even more<br />

importantly, to send out a clear message<br />

that architecture doesn’t merely cater to a<br />

privileged minority.”<br />

Therefore, YH2 is always on the hunt<br />

for the best playing surface in a natural<br />

environment where it can integrate<br />

projects that are inspiring, functional and<br />

affordable. “I believe that a secondary<br />

residence should allow for a deeprooted<br />

connection with nature and the<br />

surrounding landscapes, all the while<br />

offering a living space wherein one feels<br />

entirely comfortable with oneself and<br />

with others,” Yiacouvakis points out.<br />

The ready-to-live in the mountains<br />

YH2 and Fraternité-sur-Lac’s concerted<br />

vision translated into an approach<br />

Yiacouvakis describes as “ready-to-live”,<br />

comparable to the ready-to-wear lines<br />

devised in the 1960s by haute couture<br />

fashion houses.<br />

“Until now, our practice has mainly<br />

been dedicated to architectural design<br />

for specific clients – custom-built homes<br />

that can pride themselves on a privileged<br />

rapport with the natural environment they<br />

integrate. With the Spahaus and Trihaus<br />

projects, we are working in collaboration<br />

with Fraternité developers to establish<br />

an assortment of properties in nature that<br />

are flexible and maintenance-free. This<br />

collection of residences was designed<br />

for this particular mountain site, by<br />

rolling out a variety of different models<br />

that serve as a bona fide, alfresco art<br />

collection.”<br />

This approach is not to be confused<br />

with factory-built housing, which may<br />

be attractive to some, but is conceived<br />

without regard to ground unevenness,<br />

natural layout, vistas or the alignment of<br />

developments with human experience.<br />

“To us, factory-built housing has no<br />

place in nature, given that the proposition<br />

wholly ignores the land on which it is<br />

built. The construction of a factory-built<br />

home requires significant deforestation<br />

just to set up the different prefabricated<br />

elements, delivered by way of heavy<br />

machinery, rendering the possibility of<br />

an intimate rapport between architecture<br />

and nature impossible,” Yiacouvakis<br />

explains.<br />

As a further illustration of this point,<br />

Spahaus units blend into the naturally<br />

undulating contours of the mountain,<br />

with each residence positioned to keep<br />

other chalets out of sight, as if they<br />

were laid out on the steps of a staircase.<br />

With a large window design in front,<br />

the ground floor’s concrete structure<br />

welcomes a wooden playhouse (that can<br />

accommodate a green terrace), which<br />

constitutes an additional room on the<br />

second floor. What we’re witnessing here<br />

is the merging of the “tiny house” with<br />

the thinking that goes into a modern,<br />

functional space. Inaugurated in the<br />

spring of <strong>2015</strong>, these 21 Spahaus units<br />

have nearly all found takers already,<br />

while the Trihaus generate a similar<br />

brand of enthusiasm.<br />

An $80 million investment in nature<br />

Having grown organically since 2005, Fraternité-sur-Lac<br />

constitutes an economic hub in the Laurentians, with a longterm<br />

total investment of $80 million, including: the layout of the<br />

Club de la Pointe (a 100,000 sq. ft. playground bordering on the<br />

lake and reserved exclusively for residents), a village-inspired<br />

centre, a general store including reception and restaurant<br />

facilities as well as a hiking trail in the forest. On the whole,<br />

the project was imagined as a way to optimize and cultivate the<br />

sense of intimacy between residences and residents.<br />

The Club de la Pointe offers, among other things, access to<br />

Lac Supérieur for swimming, tennis courts, a pool, kayaks,<br />

a pétanque area, a yoga space, a gym and outdoor fireplaces.<br />

Come winter, residents take part in cross-country skiing and<br />

snowshoeing, as well as skating and broomball on an ice rink<br />

set up on the lake. Less than 15 minutes away, residents<br />

reach Mont-Tremblant National Park, one of<br />

Canada’s most prestigious ski centres, as<br />

well as many golf courses.<br />

Unlike the typical approach of conceiving and<br />

marketing real estate projects, Fraternité-sur-Lac<br />

wants to steer clear of simplistic dichotomies between<br />

the urban bustle and peaceful rural life, by reaching out<br />

to a community of buyers who see both of these realities<br />

positively and who seek to balance both harmoniously<br />

instead of pitting one against the other.<br />

can be controlled individually or collectively in<br />

up to sixteen separate ‘zones’. They can also be<br />

easily set to heat only when required, ensuring<br />

lower fuel bills and minimal waste of energy.<br />

The result is a modern, flexible, easy to install<br />

and environmentally friendly alternative to<br />

old fashioned wet central heating systems. In<br />

addition the Ijaz controller has the ability to<br />

control other appliances via a wireless aerial<br />

switch for such use as turning lights off and on<br />

for security purposes. Ijaz can also be remotely<br />

operated for use such as switching on heating in<br />

a holiday home before arrival.<br />

BEHA heaters are designed to heat homes and<br />

commercial properties. The large selection of<br />

eleven models comes in two heights and all<br />

heaters are finished in neutral white. The heaters<br />

can be painted to any desired colour and BEHA<br />

have now introduced glass fronted heaters in<br />

white, blue, orange and dark grey. Projecting<br />

from the wall just 83mm when installed, they<br />

take up very little room or wall space. Both the<br />

heaters and the wireless Ijaz system can be<br />

installed by anyone, avoiding costly plumbing or<br />

electrical bills.<br />

An advanced low temperature heating elements<br />

with a larger than usual surface area prevent<br />

dust burn, helping those with asthma and other<br />

allergies whilst reducing the risk of discolouration<br />

When interior designer Dominic Parrish wanted a realistic<br />

fireplace for his redevelopment of a luxury basement<br />

apartment, he turned to Smart Fire UK.<br />

Being a basement apartment with no access to a chimney<br />

or flue, the EcoSmart fires were seen as the perfect<br />

alternative for heating the room.<br />

Because the fires run on bio-ethanol, a clean burning<br />

fuel, they do not require any fume extraction devices,<br />

Herschel Infrared Heating brings up to 90%<br />

cost and energy savings to test centre<br />

Predicted to reduce energy consumption by 90%<br />

compared with the previous heating system, Herschel far<br />

infrared heaters have been installed in a vehicle test<br />

centre and sub-let storage unit. The public sector client<br />

also expects to see energy costs cut by 71% and carbon<br />

emissions reduced by 76%.<br />

The existing heating consisted of seven gas heaters, these<br />

were not zoned or controlled and required large amounts<br />

of air to be heated for significant periods of time.<br />

The decision was taken to install 22 Herschel Advantage<br />

infrared heaters with a total heat output of just 44.85kW,<br />

afiguremadepossiblebecausetheyofferdirectional<br />

heat for staff where needed and also heat the fabric of the<br />

Amari Plastics Celebrates In Style<br />

With Supplier Partners<br />

T<br />

he year <strong>2015</strong> is Amari Plastics’ 40th Anniversary<br />

and as part of the company’s year-long celebrations,<br />

it hosted a gala party event for its key suppliers at the<br />

beautiful and historic Oakley Court riverside hotel at Windsor<br />

on the 25th and 26th of June <strong>2015</strong>.<br />

Over 50 guests from leading manufacturers throughout the<br />

UK, America, Europe and Asia arrived on the first day, to<br />

enjoy a full programme of English-themed entertainment and<br />

refreshments, starting with a sumptuous cream tea and a game<br />

of croquet!<br />

An afternoon beer-tasting event was a huge hit with many<br />

guests and others enjoyed a round of golf on the hotel’s golf<br />

course. Some found time for a swim in the pool or a cycle ride<br />

along the Thames.<br />

In the evening, a delicious three course dinner was followed<br />

by speeches paying respect and thanks to the suppliers for their<br />

support over 40 years. Then entertainment from talented upand-coming<br />

singer Jo Howard took the party into the night.<br />

The following morning, guests enjoyed a trip along the Thames<br />

on two beautiful classic river steamers – one of which was<br />

famously used to transport Her Majesty the Queen on her<br />

Diamond Jubilee River Pageant in 2012.<br />

Jamie Manifold, Amari Plastics’ Supplier Relations Manager,<br />

said: “Our relationships with suppliers are a cornerstone of<br />

January Furniture Show Set To<br />

Decorex, the UK’s only design<br />

SIGNBOX PROVIDES BRANDING<br />

FOR STYLISH REFURBISHMENT<br />

OF PATERNOSTER HOUSE<br />

Signbox has collaborated with interior designer<br />

Resonate Interiors to implement an eye-catching refurbishment<br />

of the commercial reception area at the<br />

Paternoster House office complex in<br />

Paternoster Square, City of London. The<br />

architectural sign specialist was fundamental in<br />

executing a challenging signage project that has<br />

greatly enhanced the property’s conspicuousness in<br />

a historic area within the British capital.<br />

Located adjacent to St Paul’s Cathedral, managing<br />

agent Savills commissioned the job on behalf of Paternoster<br />

House’s owner, Commerzbank. The brief<br />

was to create a more inspiring and visually attractive<br />

reception area which had greater<br />

presence from the street, explains Pernille Stafford,<br />

Resonate Interiors’ Managing Director.<br />

“The brief was two-fold,” says Stafford. “Firstly,<br />

we needed to modernise the interior of the<br />

reception, which was dated and gloomy. It<br />

featured a dark and busy red marble floor that,<br />

when combined with the inappropriate layout, was<br />

detrimental to the visitor experience. Secondly, the entrance<br />

lacked presence in a busy area. We had to devise<br />

a holistic design that both<br />

addressed these issues and simultaneously capitalised<br />

on and blended with the prestigious location and its surroundings.”<br />

The pallet of the design was minimal and stylish, with the use of timber, copper and grey stone.<br />

Paying homage to one of the most famous and recognisable sites in the world, Pernille and her<br />

team incorporated the cathedral into the design, using a printed glass graphic depicting the inside<br />

of the building’s iconic dome. The vivid colours of the glass manifestation juxtapose with the light<br />

cream interior brickwork and neutral grey tile floor. In addition, a new light raft was installed to<br />

lift the area’s natural space. However, in order to meet the brief, it was vital that the interior was<br />

supported by the exterior design.<br />

“We needed a signage solution that was not only attention grabbing in a tasteful way, but that<br />

worked in sympathy with the current architecture,” says Stafford. “For this, we required a<br />

specialist who understood the deft touch required to implement signage that respects a building’s<br />

environment. Having worked with Signbox before, we knew that the company could create an<br />

innovative solution that would add the final flourish to the whole design, marrying the elements<br />

and finishes used by our joiners.”<br />

Signbox developed a prominent LED illuminated portal sign that was to sit comfortably within<br />

the brick arches that led to the reception. This required a great deal of finesse and meticulous<br />

attention to detail as not to impend on the existing architecture of the building, while simultaneously<br />

adhering to colour reference points and copper detailing that was set out by Resonate<br />

Interiors.<br />

“This project was all about getting the details perfect while maximising on a limited budget and<br />

space to optimum effect,” concludes Stafford. “Signbox provided an exemplary service and was<br />

fundamental in helping the detail on this project really sing.”<br />

Regency Dormer<br />

The project was to extend a small 1st floor flat into the<br />

loft and create a new bedroom with dormer. A simple<br />

brief complicated only by the lack of headroom in the<br />

loft, the client’s design ambition and conservative planning<br />

rules in this conservation area of Edinburgh.<br />

This street has the densest concentration of listed buildings<br />

in Portobello (54 in 120m). The planners were resistant to<br />

the idea of a dormer in this location at all but following long<br />

negotiations a rear dormer was conceded. We then made a<br />

case for a low profile, long dormer, more than twice as long<br />

as is normally permitted, because this had less visual impact<br />

than a dormer located near the eaves.<br />

A new 31m x 3.5m Tied Arch bowed steel<br />

truss cycle/bridle bridge linking St Austell to<br />

The Eden Project was recently installed by<br />

CTS Bridges during a night time road<br />

closure over the A391 Carluddon Road,<br />

Cornwall.<br />

The bridge provides an essential link for<br />

the ‘Clay Trails’ which form a network of<br />

walking, cycling and horse riding trails<br />

through mid-Cornwall encompassing the<br />

towering clay tips known collectively as the<br />

Cornish Alps.<br />

Alex Hoffen, Project Manager for Cormac<br />

praised CTS for a successful installation,<br />

saying ‘the bridge will benefit pedestrians,<br />

equestrians, cyclists, young, old and<br />

disabled with the main aim being towards<br />

sustainability, health and wellbeing and the<br />

environment’.<br />

The bridge was designed by CTS as a tied<br />

arch formed from 500mm CHS with steel<br />

hollow section hangers and sub-frame. The<br />

deck was overlaid with rubber tiles in order<br />

to provide a safe and quiet surface for horse<br />

riders. The 1.8m high parapet comprises<br />

steel uprights and top rail with stainless steel<br />

weld mesh and a 625mm solid steel toe<br />

board. The bridge was transported in one<br />

piece from Huddersfield to Cornwall on a 5<br />

axle triple extender step frame vehicle under<br />

police escort for the last part of the journey.<br />

CTS planned and supervised the installation<br />

using a 350t crane.<br />

TERRAM GEOCELL<br />

The versatile and lightweight cost effective solution<br />

TERRAM GEOCELL is a 3D cellular confinement solution ideal for<br />

use in construction and civil engineering projects for erosion control,<br />

soil stabilisation on flat ground and slopes, load platforms, tree<br />

root protection, channel protection, and structural reinforcement<br />

for load support and earth retention.<br />

Supplied as flat pack panels, which are expanded on site to form<br />

a honeycomb-like structure, TERRAM GEOCELL’s can be filled<br />

with local compactable infill such as sand, soil, rock or other site<br />

material, reducing transport and installation costs. Flexibility and<br />

strength eliminate the potential for cracking, spalling, splintering<br />

and corrosion commonly seen in alternative concrete, steel and<br />

timber systems.<br />

TERRAM GEOCELL’s are perfect for highway applications and<br />

can be seen on the 6m high embankment between junctions<br />

<strong>16</strong> to 23 and 27 to 30 of the M25. Approximately 1,800m 2 of<br />

TERRAM GEOCELL was supplied to contractors Skanska and<br />

Balfour Beatty, working for Highways England, for stabilisation<br />

and erosion control where the motorway was widened, which,<br />

once installed, was filled with a layer of topsoil and hydro-seeded.<br />

As TERRAM GEOCELL is made from permeable material, it<br />

allowed for the free flow of water, promoting a healthy growing<br />

environment for vegetation. This vegetation, coupled with the<br />

strong and flexible structure of the GEOCELL, ensured the<br />

constructed embankment was stable, protected from weather<br />

erosion and blended into the natural environment.<br />

TERRAM GEOCELL’s have also been used in Kent for the<br />

construction of an access road for a new housing development,<br />

which crossed over an area where tree roots were at surface<br />

level. Spread laterally to reduce loads on the underlying soil and<br />

protect the tree roots from damage, GEOCELL’s were installed on<br />

top of a geotextile and filled with type 1 road stone before being<br />

compacted flat. A geotextile and binding layer were then added on<br />

top of the cells and the surface finished with small granular gravel.<br />

Offering the perfect solution for tree root protection, TERRAM <br />

GEOCELL stops compaction from vehicle tyres whilst also allowing<br />

for the passage of airflow and water to provide essential nutrients<br />

to roots and preventing root rot - making them ideal for Sustainable<br />

Drainage Systems (SUDS).<br />

As TERRAM GEOCELL is made from permeable material, it allowed<br />

Innovations in Rooftop Parking<br />

In 1987, Netherlands based manufacturer Zoontjens launched Pardak®, an innovative decking system for roofs<br />

accommodating intensive passenger car traffic and parking, based on tensioned precast concrete slab technology. Almost<br />

2 million square metres have now been installed around Europe – and development continues with new ranges to meet the<br />

latest demands.<br />

Rooftop parking is an increasingly popular<br />

design choice, making good use of wasted,<br />

high-level areas and freeing up muchneeded<br />

open space on the ground for more<br />

attractive and appealing uses, adding value<br />

to our cities. But the technical challenges are<br />

complex, demanding dedicated expertise and<br />

a holistic, systematic approach. The Pardak®<br />

system can be used on most roof build-ups<br />

including warm, un-insulated and inverted<br />

roofs where it sits directly on the insulation<br />

so eliminating any cold bridging. It uses dry,<br />

prefabricated construction techniques for<br />

fast, safe installation, unaffected by most<br />

weather conditions – which can be speeded<br />

up even more using mechanized techniques<br />

such as vacuum-lifting machines.<br />

The system consists of high quality, vacuumformed<br />

concrete slabs supported on pressure<br />

distributor pads with adjustable tensioning<br />

elements. Each slab is profiled on the sides<br />

with drainage slots and supplied as standard<br />

with a raised diamond pattern. A reinforced<br />

version is also available to accommodate<br />

emergency vehicle access.<br />

Meeting SuDS Requirements<br />

The regular pattern of surface grooves in<br />

the slabs and the pre-formed slots between<br />

installed slabs allow water to move rapidly<br />

off the surface without the need for falls,<br />

into the void below. Here, water runoff can<br />

be attenuated before discharge, as part of a<br />

SUDS strategy to meet the latest planning<br />

requirements for sustainable drainage<br />

introduced earlier this year in England.<br />

The surface remains free of water – and ice<br />

in cold weather – making it safe for both<br />

vehicles and pedestrians. The void below<br />

can also accommodate service cables with<br />

straightforward access when needed. The<br />

paving system protects the waterproofing<br />

membrane from UV, structural and other<br />

damage, while keeping it accessible, as<br />

individual slabs can be removed easily.<br />

In fact, the whole system can be rapidly<br />

dismantled and re-used where needed.<br />

Pressure distributors at the corners of slabs<br />

absorb and distribute vertical and horizontal<br />

forces that occur when a vehicle passes over<br />

the parking surface and also reduce contact<br />

noise of the vehicle tyres. Then, bolts in the<br />

tensioning element are simply adjusted to<br />

close the slabs up, creating an integrated,<br />

homogeneous surface. Here, vertical,<br />

as well as horizontal forces exerted by<br />

vehicles braking, decelerating and turning,<br />

are distributed between several slabs. The<br />

adjustable tensioning elements compensate<br />

for differential movement of the slabs,<br />

because of their self-regulating action. They<br />

also accommodate thermal movement of the<br />

building and the slabs, and movement of the<br />

slabs due to heavy traffic, as well as product<br />

and installation tolerances.<br />

New Product Ranges<br />

Recent examples of this impressive system<br />

include Westfield Stratford City – the largest<br />

urban shopping centre in Europe and the<br />

gateway to London’s Olympic Park – where<br />

around 15,000m2 of the well-established<br />

Pardak® 90 were installed. But the recently<br />

developed Pardak® 110 range, replacing<br />

Pardak® 90, takes these principles further<br />

with improvements to accommodate today’s<br />

increasing trafficking levels and heavier cars<br />

including SUVs.<br />

The main changes are considerably more<br />

effective tensioning elements, plastic corner<br />

pieces enabling accurate slab height levelling<br />

and increased slab sizes to a 1100mm x<br />

1100mm grid. Pardak® 110 also gives<br />

substantially lower sound generation values,<br />

for example from shopping trolleys, due<br />

to a more intensive horizontal and vertical<br />

tensioning of the new system. Its capabilities<br />

will be demonstrated at another Westfield<br />

scheme opening later this year – the<br />

Broadway in Bradford – the fourth largest<br />

shopping centre in the UK and the first to use<br />

Pardak® 110, where some 13,000m2 have<br />

been installed.<br />

Zoontjens is also turning its attention to<br />

renovation and refurbishment projects, and<br />

lightly trafficked roofs such as office blocks<br />

and car dealerships. Here, the smaller and<br />

lighter Pardak® 80 system imposes lower<br />

loads on the roof structure but has been<br />

designed to cater for the increased weights<br />

and dynamic power of today’s cars. The<br />

prefabricated and tensioned-slab paving<br />

system can also be installed quickly to<br />

minimise ‘down-time’ – particularly when<br />

machine-laid – while rejuvenating older<br />

damaged roofs. Finally, a growing demand<br />

for rooftop paving that can handle heavy<br />

goods vehicles has led to the development<br />

of Pardak® XL, a driving surface consisting<br />

of 2 x 2 metre concrete slabs able to support<br />

<strong>16</strong> tonnes.<br />

Kew House<br />

Set within the Kew Green Conservation Area of southwest<br />

London, this four bedroom family house is formed<br />

of two pre-fabricated weathering steel volumes inserted<br />

behind a retained nineteenth century stable wall.<br />

First and foremost a family home, the tone is informal but rich<br />

with incidental spaces, unexpected light, and complex vertical<br />

volumes. Approaching the design as a kind of built diagram of<br />

the way the family wanted to live, Piercy&Company created<br />

an internal landscape of alternative routes, levels, and spaces –<br />

many of which are aimed more at children than adults.<br />

The simple plan makes the most of the constrained site, reduces<br />

the building’s mass in the streetscape, and responds to the<br />

living patterns of the family. Two rectangular wings each<br />

have living spaces on the ground floor and bedrooms above.<br />

Connecting the wings is a glass encased circulation link,<br />

allowing light to fill the house and courtyard.<br />

The two shells housing each wing are formed of 4mm thick<br />

weathering steel – a hardworking combination of structure<br />

and façade. The weathering steel is maintenance free,<br />

essential for the enclosed site, and softened by a patchwork of<br />

expressed welds and perforated panels. The deep orange tones<br />

and perforations within the skin echo the dappled light and<br />

autumnal palette of nearby Kew Gardens. Inside, oak veneer<br />

panelling and Dinesen flooring are the basis of a warm and<br />

natural material palette.<br />

Kew House was an experimental build, driven by the architect’s<br />

and clients’ shared interest in a ‘kit-of-parts’ approach,<br />

prefabrication, and the self-build possibilities emerging<br />

from digital fabrication. CNC milling and an on-site joinery<br />

workshop were used to create a bespoke fit-out that could<br />

be installed by the client and a small team of architecture<br />

graduates.

Art For Art’s Sake?<br />

It started with stainless steel light switches and before<br />

you could say “form and function”, premium electrical<br />

accessories were featuring in schemes like the international<br />

Red Dot design awards. Were they any better than their<br />

predecessors, or was it just art for art’s sake? Probably the<br />

latter, but they looked good on the wall.<br />

Meanwhile in the mass market, the pressure on prices was<br />

leading us down the path of bulk offshore manufacturing, with<br />

fractions of pennies shaved of the unit price by minimising<br />

tooling and materials costs. So, even when the industry<br />

was really bringing exciting technical and energy saving<br />

innovations like low-cost LED lighting to you, not just<br />

cosmetic improvements, the irony was that they often look<br />

exactly the same as their predecessors because re-tooling was<br />

too expensive in a price-led market. All too often, that fractionof-a-penny<br />

pinching extends to componentry and, at the end of<br />

the day product quality and reliability.<br />

At Timeguard we have always traded on superior branded<br />

quality and a few years ago we decided to buck the trend and to<br />

reinforce our investment in superior componentry with superior<br />

designs: better performance AND better looks. In all honesty,<br />

we (and probably most other manufacturers) were accelerated<br />

along that road by the latest generation of designers to our<br />

R&D teams – this new generation has been reared on the likes<br />

of Apple, Ikea and Zara Home, and take good product design in<br />

every aspect of life for granted.<br />

The evolutionary design of our electronic Programastat wall<br />

thermostats and heating controllers marked a watershed in<br />

our approach, but the real revolution was our approach to<br />

outdoor LED lighting. We simply could not see the point of<br />

the industry presenting what was revolutionary technology that<br />

looked like the dinosaurs it was replacing. So we gave our<br />

London-based designer free rein to tear up the rule book – but<br />

with one key proviso. We did not want design for design’s<br />

sake: each design feature had to have a function.<br />

Conversely, each new function we were adding provided a<br />

design opportunity: so essential cooling fins (missing from<br />

cheaper products!), became rows of pins making up featured<br />

metallic backs of new design LED lights. The need to diffuse<br />

LED beams for courtesy lighting and expand the beam for<br />

effective security became diode arrays and reflector plates.<br />

Thus we achieved the magic trick of keeping both the engineers<br />

and the product designers happy at the same time – no mean<br />

feat, I can assure you. More importantly, this approach helps<br />

us – and you – to visually communicate the benefits and value<br />

of the energy saving technology you are offering to your<br />

customers.<br />

You cannot make a silk purse out of a sow’s ear – you’ll get<br />

caught out soon enough. So, it stands to reason, design with<br />

assured, branded quality are the true artform for today’s market.<br />

Finkernagel Ross Architects, a young Shoreditchbased<br />

practice, has designed a light- weight<br />

glass pavilion attached to a Grade II listed<br />

house in Hampstead.<br />

Felix Finkernagel comments: “Our design involves<br />

detailed historic and contextual research we<br />

undertake, and demonstrates the practice's innovative<br />

methodology, exploring and testing our concept, and<br />

then implementing these ideas throughout the delivery<br />

process.”<br />

The ‘parent’ structure is Grade II listed, built in the<br />

late 19th Century by the renowned Victorian architect<br />

Horace Field and considered by Nicolas Pevsner as an<br />

example of Field's "early experimental work" and "...in<br />

the Tudor manor house fashion."<br />

“Our design was driven by the desire to treat the parent<br />

building and historic fabric with respect, without<br />

subjugating the new pavilion to its aesthetic. The<br />

prominence and integrity of the principal bay is being<br />

restored by cutting back the later additions which<br />

compromised the original massing of the house.<br />

Finkernagel Ross Architects tend to develop designs using a<br />

range of media, as part of the process of considering the brief,<br />

as well as the spatial and technical issues, aesthetics. These<br />

processes are almost always based on scaled representations<br />

to assist architectural ‘thinking’, usually completed by the<br />

time tender documents are sent to the builders who will then<br />

interpret the production information and realise the designs.<br />

There is always a dichotomy between designer and builder,<br />

between representation of a design and its physical embodiment<br />

in the resulting built form.<br />

The new pavilion creates a counterpoint to the original<br />

fabric in terms of materials and detailing and is attached to<br />

the house by frameless glass to articulate their relationship.<br />

The detailing of the extension is designed, again contrary to<br />

the gravitas of its context, to dematerialise it with a floating<br />

brise-soleil seemingly carved from a solid block of marble.<br />

Internally a new space is carved out of the existing fabric<br />

not by demolition of existing walls but by creating an<br />

introverted, fully timber-panelled enclosure that regularises<br />

the current awkward proportions. This transitional space<br />

between the existing rooms of the house and the new<br />

kitchen pavilion takes its inspiration from Sir John Soane’s<br />

breakfast room.”<br />

departing from the traditional processes of design, procurement<br />

and construction, breaching the customary boundaries between<br />

them. The design process, whilst in many ways no different<br />

from any other project, has involved a full scale, 1:1 mockup<br />

section of the most critical part of the construction of the<br />

extension.”<br />

The project demonstrates the practice’s appreciation of cultural<br />

heritage and tradition, and the considered approach taken<br />

when introducing contemporary additions. The new pavilion<br />

at Wedderburn Road is conceived as a ‘contrapuntal’ gesture<br />

– the design celebrates the parent building and yet provides<br />

a confident, unapologetically new, addition to the overall<br />

Solstice Point / Nick Baker Architects<br />

Nick Baker Architects have recently completed<br />

a mixed use scheme at 86-88 Delancey Street<br />

containing 14 flats, 5x3bed, 4x2bed and 5x1 bed<br />

along with 500sqm of office accommodation.<br />

The site at 86-88 Delancey Street lies immediately adjacent<br />

to the town centre of Camden, next to the Parkway<br />

Neighbourhood zone and within the Camden Town<br />

Conservation Area. The properties from 84 Delancey Street<br />

onwards are Grade II listed terraces. Significant consultation<br />

with local residents groups and English Heritage was required<br />

to secure planning consent.<br />

As one of a limited number of historical crossing points over<br />

the main London to Birmingham railway line, the site is a<br />

‘gateway’ location between Regents Park and the vibrant core<br />

of Camden Town.<br />

The scheme comprises a 5 storey block facing Delancey Street<br />

and Parkway with 2 storey maisonettes and offices creating a<br />

rear courtyard. The urban realm to Parkway is greatly improved<br />

as the building sets back 5m from its existing pavement edge.<br />

The Network Rail tunnel beneath the site presents a number<br />

of significant challenges to the construction of the overall<br />

building. The 7m curved cantilever is supported by a concrete<br />

frame which in turn is separated from the foundations by<br />

acoustic 'springs'.<br />

The urban characteristics of the south facing site have provoked<br />

a sustainable design response to the building by the introduction<br />

of an “environmental skin” with 92sqm of solar thermal panels<br />

on the south/south west curved façade designed to provide<br />

70% of the building’s hot water requirements and 20% of<br />

the residential central heating. Green and brown roofs ensure<br />

water retention in this inner city area. The scheme will achieve<br />

BREEAM very good and Code for Sustainable Homes Level 3.<br />

By responding creatively and innovatively to what initially<br />

appeared to be urban constraints the design team has created<br />

a new dynamic and sustainable architectural feature in this<br />

challenging corner of Camden Town.<br />

James Latham Supplies Western Red Cedar for<br />

Luxury Holiday Homes in Cornwall<br />

The UK's biggest independent timber and panel<br />

product distributor, James Latham, has supplied<br />

880m2 of Western Red Cedar for the construction<br />

of four luxury holiday homes in Talland, South<br />

The Western Red Cedar was machined to a special<br />

tongue and groove cladding profile and<br />

was used for the exterior cladding of the<br />

impressive properties. It was specified for<br />

its durability and low maintenance qualities<br />

as well as its ability to retain an attractive<br />

appearance when weathered.<br />

Award winning London architectural<br />

practice, Mador Architects were<br />

commissioned to design these luxury<br />

properties which have been sold to<br />

individuals for second homes and<br />

investment opportunities. Each boast<br />

bespoke interiors which include<br />

Porcelanosa bathrooms, rooftop hot tubs,<br />

and high end kitchens.<br />

The team, including Nick Wilson, a<br />

partner at Bay Talland Associates, wanted to<br />

create prestige holiday homes that have a natural<br />

appearance and likeness to a modern alpine lodge.<br />

To achieve this look they designed the building to<br />

incorporate wooden cladding in its construction,<br />

surrounded with large terraces to take advantage<br />

of the views over the bay.<br />

It was important that the Timber length was over<br />

3.3m as they wanted to avoid butt joints which<br />

would spoil the façade’s natural look and feel.<br />

This was a hurdle that James Latham was able to<br />

advise on as Western Red Cedar produces long<br />

lightweight lengths of timber with a fine straight<br />

grain making this specie easy to cut, saw, machine<br />

and fix.<br />

It was also essential that the wood used for the<br />

cladding was durable and would require little<br />

maintenance, while providing a quality and<br />

natural looking finish. Nick and the team at James<br />

Latham discussed a variety of wood products that<br />

could be used and that would cope with the South<br />

East of England’s varied an unpredictable climate.<br />

With natural resistance to moisture, decay and<br />

insect damage (fibres in the timber contain natural<br />

preservatives that are toxic to decay-causing<br />

fungi) Western Red Cedar is one of the world’s<br />

most durable species and remains the premier<br />

choice for timber cladding.<br />

James Latham recommended Western Red Cedar<br />

as the perfect solution to clad the exterior of all<br />

four properties, helping to create the luxury<br />

modern take on the alpine lodge that was specified<br />

within the brief.<br />

Nick Wilson said: “We wanted to create a group<br />

of four luxury lodges that would stand the test of<br />

time and enhance the already beautiful landscape.<br />

The lodges were all sold immediately as they each<br />

offered their own bespoke slice of serenity and<br />

seclusion whilst overlooking the beautiful Cornish<br />

coastline.<br />

“We needed to find a company that was large<br />

enough to not only provide the long lengths of<br />

Western Red Cedar that were required,<br />

directly from stock, but one that was also<br />

able to take care of the machining and<br />

adhere to quick turnarounds, as well as<br />

offering technical expertise and an in-depth<br />

understanding of the products they were<br />

supplying. James Latham more than fitted<br />

the bill and we will have no hesitation in<br />

contacting them again for future projects.”<br />

Social Housing in Aigues-Mortes<br />

The project of collective<br />

housing in Aigues-Mortes<br />

has been developed within an<br />

exceptional site, living witness of the<br />

70s. The building is located in a factory<br />

estate whose architecture is marked<br />

by a modern style. The plot occupies<br />

a key spot; the work has to manage<br />

the transition from a scale to another,<br />

between 3-storey housings and individual<br />

houses the latter being scattered at the<br />

rear of the plot, on the property line.<br />

In order to compose with existing pieces,<br />

the TLA team has chosen to integrate<br />

and reinterpret some of the on-site<br />

architectural elements to the building<br />

aesthetic.<br />

As a result, the treatment of edging<br />

strips has been carefully thought and<br />

comes marking the floors to give a local<br />

dimension to the project. Although it is<br />

integrated in its context, it was important<br />

to give it a punch image, an identity.<br />

Consequently, architects chose to use<br />

wooden materials to unify the project.<br />

First, this material covers well and<br />

second it creates small subspaces, more<br />

secret universes. Being like little huts,<br />

the loggias create intimate outdoor<br />

spaces where it is pleasant to live.<br />

The wood emphasizes a feeling of<br />

warmth and of interiority but mostly<br />

permits one to manage opacities and<br />

transparences, and acts as a filter. Thus,<br />

“looking without being seen” becomes<br />

possible!<br />

Finally, marking the corners appeared as<br />

a way to reinforce the project geometry<br />

and to delimit distinctly two entities.<br />

The upper part, with fifteen apartments<br />

in double exposure, is covered of wood<br />

and punctuated of small appropriable<br />

volumes. The composition is sitting<br />

on a mineral base. Here, the addition<br />

of gabion baskets comes to strengthen<br />

the dichotomy feeling between the two<br />

elements. On the ground floor two public<br />

spaces nestle: a tax center and a police<br />

station.<br />

The main difficulty on this project were<br />

to conciliate cost, comfort, aesthetic,<br />

social and environmental issues. But this<br />

skin has not yet said its last word! Then,<br />

it takes a functional role and becomes<br />

a sunscreen. Playing with rhythms and<br />

exposures, it protects and receives light!<br />

Faithful to itself, this skin shapes and<br />

modulates the facade.<br />

Hargood Close /<br />

Proctor and Matthews<br />

Hargood Close is a supported<br />

housing development in<br />

Colchester. A contemporary<br />

interpretation of traditional almshouses,<br />

the scheme has transformed provision<br />

for homeless people in and around<br />

Colchester.<br />

The Brief<br />

Hargood Close replaces an emergency<br />

hostel on the site where accommodation<br />

was arranged haphazardly across a series<br />

of dated buildings and prefabricated<br />

units that were difficult to maintain.<br />

Facilities were poor, and the site was an<br />

increasingly unpleasant environment.<br />

The design team and clients (Family<br />

Mosaic in partnership with Colchester<br />

Borough Council) therefore seized the<br />

opportunity to provide high quality<br />

modern accommodation and services,<br />

carefully designed around the needs of<br />

residents and staff in a domestic, rather<br />

than institutional environment.<br />

A key objective was to offer a more<br />

appropriate alternative to emergency<br />

bed and breakfast accommodation<br />

for individuals and families, and a<br />

supportive environment that would give<br />

residents dignity, hope and a place where<br />

they could begin to put their lives back<br />

on track.<br />

Flexibility was central to the brief.<br />

Because of its nature, many residents<br />

arrive at very short notice and stay for<br />

a relatively short period of time while<br />

more permanent accommodation can<br />

be arranged for them. A flexible mix<br />

of different sized housing units was<br />

therefore needed to enable staff to<br />

respond appropriately to the regular<br />

churn and changing needs of tenants.<br />

A range communal areas and space for<br />

onsite and visiting staff was also needed.<br />

Proctor and Matthews were selected<br />

to develop proposals for the site<br />

following a design competition. Initial<br />

design workshops were held with<br />

representatives from the existing hostel<br />

management and experienced staff<br />

members from comparable facilities.<br />

The design proposals were further<br />

developed and presented to existing<br />

residents. The scheme was well received<br />

and suggestions from residents and<br />

staff regarding buggy and cycle storage,<br />

drying areas, level access showers and<br />

landscaping were incorporated into the<br />

design.<br />

Design approach and<br />

implementation<br />

Proctor and Matthews took traditional<br />

Essex almshouses as the starting<br />

point for their design in order to give<br />

the development a suitably domestic<br />

feel. Historically, alsmhouses are a<br />

successful housing model, providing<br />

vulnerable people with high quality<br />

accommodation in a supportive<br />

domestic environment. Proctor and<br />

Matthews’ architectural language<br />

rejects historical pastiche, instead<br />

offering a contemporary and original<br />

interpretation of that vernacular<br />

model to meet the needs of residents<br />

and staff. Almhouses are also<br />

associated with craftsmanship, and<br />

Proctor and Matthews saw the brief<br />

as an opportunity to demonstrate that<br />

social housing for vulnerable people<br />

at the bottom of the housing ladder<br />

can nevertheless be beautiful, wellcrafted<br />

and dignified.<br />

Like its historical antecedents,<br />

Hargood Close is arranged as a<br />

series of cloisters and courtyards.<br />

This comfortable and domesticallyscaled<br />

arrangement provides a safe<br />

and friendly environment. Allowing<br />

residents and staff to look out for each<br />

other not only provides useful passive<br />

surveillance, but also encourages<br />

a sense of community despite the<br />

transient resident population.<br />

Staff offices are located at the site<br />

entrance and help form the gateway<br />

to the development with views down<br />

London Road as well as back into the<br />

site. Communal accommodation is<br />

located at the centre of the site with<br />

the children’s play area set adjacent<br />

and behind in a controlled space.<br />

Generously sized storage units – a<br />

key requirement for residents who<br />

value having plenty of secure space<br />

for their possessions after being<br />

displaced – are located at ground<br />

floor level. These form part of the<br />

rhythm and support for the cloisters<br />

and first floor decks that provide<br />

access and shelter to both the ground<br />

and first floor entrances.<br />

Hargood Close achieves Code for<br />

Sustainable Homes Level 4 and<br />

includes photovoltaic panels on some<br />

roof areas.<br />

Hargood Close sits comfortably<br />

alongside its Victorian terraced<br />

neighbours. The contemporary<br />

brickwork provides a lively<br />

yet sympathetic presence on<br />

London Road – a busy street and<br />

one of the main routes through<br />

Colchester. Thanks to its design and<br />

craftsmanship, Hargood Close stands<br />

out as a fine contemporary addition<br />

to the street scene, and breaks up<br />

the monotony of its otherwise<br />

ordinary surroundings. It is certainly<br />

a significant improvement on the<br />

shabby buildings and scrubland that<br />

previously occupied the site. This<br />

is Hargood Close’s most important<br />

message: homeless people deserve<br />

and can benefit from an environment<br />

providing quality, dignity and respect.<br />

Timescale<br />

Proctor and Matthews were<br />

commissioned in 2009 and planning<br />

consent was granted in December<br />

2010. Hargood Close was built in a<br />

single phase: construction work began<br />

in May 2011 and the scheme was<br />

completed in April 2013.<br />

Budget<br />

The total cost of the project was<br />

£3.4 million and was funded by<br />

a partnership of Family Mosaic,<br />

Colchester Borough Council and the<br />

Homes and Communities Agency.<br />

Thanks to a clear and robust design<br />

strategy, the project was able to be<br />

delivered within the constraints of a<br />

relatively tight budget.<br />
