THE VALUE TREND OF DEVELOPMENT PERMITTED BY THE NAIROBI CITY COUNTY GOVERNMENT<br />

1. Karen has the highest number of<br />

domestic class buildings approved<br />

because it is more of a residential<br />

area;<br />

2. Industrial area <strong>to</strong>pped in planning<br />

related <strong>to</strong> the warehouse class and<br />

this was mainly due <strong>to</strong> it being an<br />

area occupied by a large number<br />

of manufacturing companies and<br />

hence the increased need <strong>to</strong> have<br />

more warehouses <strong>to</strong> meet the s<strong>to</strong>rage<br />

space demand;<br />

3. Westlands is ranked the highest in<br />

terms of public class buildings as<br />

there is more land for expansion.<br />

were valued between<br />

ten million and fifty<br />

million. This is mainly<br />

because most of them<br />

are residential rather<br />

than single dwelling or<br />

high demand by Kenyans <strong>to</strong> own<br />

homes. This is brought about by<br />

the increase in the middle income<br />

earning population who prefer <strong>to</strong><br />

incur the cost of buying a home<br />

rather than renting;<br />

2. Residential developments are<br />

more profitable and developers<br />

invest more in residential houses.<br />

Influx of foreign residents in Kenya<br />

has also increased the demand for<br />

residential houses mostly in the<br />

high end areas. This has been a<br />

fac<strong>to</strong>r considered by developers;<br />

3. Commercial accounted for 11.67%<br />

of the <strong>to</strong>tal number of buildings<br />

approved due <strong>to</strong> major commercial<br />

banks and supermarkets opening<br />

up branches in Nairobi (Lamudi<br />
