THE VALUE TREND OF DEVELOPMENT PERMITTED BY THE NAIROBI CITY COUNTY GOVERNMENT
1. Karen has the highest number of
domestic class buildings approved
because it is more of a residential
area;
2. Industrial area topped in planning
related to the warehouse class and
this was mainly due to it being an
area occupied by a large number
of manufacturing companies and
hence the increased need to have
more warehouses to meet the storage
space demand;
3. Westlands is ranked the highest in
terms of public class buildings as
there is more land for expansion.
1. 38% of the buildings
presented for approval
were valued between
ten million and fifty
million. This is mainly
because most of them
are residential rather
than single dwelling or
commercial.
NUMBER OF APPROVALS BY ZONAL USER DENSITY
1. Residential use accounted for
52.91% of the approvals due to a
high demand by Kenyans to own
homes. This is brought about by
the increase in the middle income
earning population who prefer to
incur the cost of buying a home
rather than renting;
2. Residential developments are
more profitable and developers
invest more in residential houses.
Influx of foreign residents in Kenya
has also increased the demand for
residential houses mostly in the
high end areas. This has been a
factor considered by developers;
3. Commercial accounted for 11.67%
of the total number of buildings
approved due to major commercial
banks and supermarkets opening
up branches in Nairobi (Lamudi
Kenya).
2. Quarter 2 and Quarter 3
had the highest number
of permit approvals at
685 buildings and 722
buildings respectively,
with a significant decrease
in the last quarter of the
year to 529 buildings;
