Demand for housing
heats up

According to the National Association of
Realtors [NAR], we could see an uptick in
the demand for properties in 2017. In St.
Louis, bidding wars have become commonplace.
The NAR predicts that existing
home sales will top six million in 2017,
which is similar to forecasts from the Mortgage
Bankers’ Association, Fannie Mae
and Freddie Mac.
U.S. sales of new homes shot up 5.8%
in March to the fastest pace in six months,
running 12% higher during the first three
months of 2017 than during the same
period last year. This is good news for sellers
hoping to move into a new home.
Here’s what else is new in new homes:
Fischer & Frichtel breaking new
ground in West County
May is going to be a busy month for
Fischer & Frichtel, as the respected home
builder unveils its spring fashion lineup
in communities throughout West County.
On May 6-7, Fischer will celebrate the
grand opening of the “Campton” display
at Village View, a private eight-home site
enclave in St. Albans. Already half sold,
Village View offers detached luxury villas
from the $420’s in one of the region’s most
desirable country club communities.
In late May, a new ranch display will
make its debut in The Manors of Pevely
Farms near Eureka. The “Nantucket II” is
one of five Vista designs featured in this
scenic community. Pricing starts from the
mid-$570’s; ranch plans include a finished
lower level. The Manors’ former display
– a beautifully customized “Arlington II”
ranch – is now available to buyers and
sale-priced at $724,900.
In the heart of Chesterfield, site development
is underway for Warwick on White
Road and construction of the display is
expected to start soon. Fischer is offering
10 view-packed, wooded home sites and
the firm’s top-of-the-line Estate Collection,
based from the mid-$600s. While development
is in progress, Warwick sales are
being conducted from Wakefield Forest,
which is now open daily in Wildwood.
Less than five minutes from Wildwood
Town Center, Wakefield Forest’s seven
wooded home sites range from three to
12 acres and Estate designs starting from
$599,900. On display in this private enclave
is the “Arlington II,” an open-concept ranch
on a gorgeous 3.65-acre site, available for
immediate occupancy and sale-priced at
$749,900. To reach Wakefield Forest, take
Hwy. 100 1.5 miles west of Hwy. 109, turn
right on Lynda Jane Lane and veer left
immediately on Wakefield Farm Road.
Also off Hwy. 100, a mere five miles
further west, only four expansive, wooded
home sites remain for purchase in Fischer’s
Estates at Deer Hollow, where pricing starts
in the $440’s. Two designer-appointed
“Durham II” ranches are sale-priced in the
mid-$500’s. With closeout approaching,
the majestic 1.5-story Wyndham display is
reduced to $699,900.
Wildwood is buzzing about activity
taking place on 78.5 acres directly across
Hwy. 100 from Town Center, the site of a
new joint venture by Fischer & Frichtel and
Consort Homes. The Villages at Brightleaf
will offer a variety of product lines and
interested prospects are invited to register
