Renovation Project: From dated bungalow to modern six bedroom house The team at House of Building What was the project brief? This property was originally a three bedroom bungalow covering 1400sqft to be converted into a modern six bedroom house covering 3300sqft. The project involved the demolition to 90% of the original bungalow and building extensions to the ground floor space, adding a first floor, a second floor in the roof space and full landscaping works. What was the biggest challenge you faced? This was during the initial planning stages, and it involved overruling a restrictive covenant. A restrictive covenant is a private agreement between land owners where one party will restrict the use of its land in some way for the benefit of another’s land. They can be difficult (and not always possible) to overcome, and this process resulted in a lot of extra time and money being spent with solicitors in order to come to an agreement. This can be a stressful time for anyone venturing into a similar project, so make sure you carry out thorough research first. Did any of the initial plans have to change as the project progressed? There were very minor changes to the second storey which required some alterations – however, these were straightforward to amend with our architects, WS Planning. WS Planning were the instructed planning advisors for this project and they executed all the building regulations drawings and architect design, working alongside the owner of House of Building, David Mizon, to create the finished project. We were in a great position, being both the owner and builder, that we were able to modify the design as we went along with relative ease. How long did/will it take to complete?
