Exercise reinvigorates<br />

Parkinson’s patient<br />

A<br />

fter medically resigning from a lifelong teaching career<br />

following a Parkinson’s diagnosis in 2014, 62 year-old<br />

Gary Buttimore is using exercise to reclaim his motivation<br />

and vitality.<br />

His new-found passion for exercise began when his doctor told<br />

him about Green Prescription (an initiative that promotes physical<br />

activity as a way of staying healthy) and referred him on to<br />

Kristina Driller, the High Performance and Rehabilitation Consultant<br />

at UniRec – the health and fitness centre based on campus at<br />

the University of Waikato. Following his initial meeting with Krissie,<br />

Gary joined UniRec’s MediFit programme, a supervised group<br />

based exercise programme designed for people who are affected<br />

by a range of pre-existing and current medical conditions.<br />

“When I joined the MediFit programme mid-way through last<br />

year, it was the first time I’d ever had contact with a gym,” says<br />

Gary.<br />

“It was a first for me but once I started training I found it really<br />

enjoyable. I had my own personalised programme to work through<br />

and I found that the staff and members were all very friendly and<br />

supportive.”<br />

Within the first five months of joining the programme, Gary had<br />

already achieved huge personal gains. He went from managing<br />

five minutes on the treadmill during his initial assessment with Krissie,<br />

to completing the Round the Bridges 6km fun run and walk in<br />

November. By the end of the year Gary no longer needed to attend<br />

the supervised MediFit sessions and decided to progress on to a full<br />

UniRec membership.<br />

“Long-term it’s really paying dividends,” says Gary.<br />

“With Parkinson’s you get very tired and I found that because I<br />

wasn’t feeling like myself, I started to lose my motivation and vitality.<br />

This is where the exercise has helped.<br />

“It makes me feel confident and it helps me keep my mind off<br />

my medical situation. When you’re doing activities you forget<br />

about everything else. You’re not worried about your hands shaking;<br />

you’re just getting it done.”<br />

With a desire to continue on his health and fitness journey, Gary<br />

now trains individually at UniRec two to three times a week and is<br />

working towards reaching some new goals in <strong>2016</strong>.<br />

<strong>Hamilton</strong> Grey <strong>Power</strong> AGM<br />

Welcome to the <strong>2016</strong> AGM. I am happy to report<br />

that <strong>Hamilton</strong> Grey <strong>Power</strong> is in good heart both<br />

organisationally and financially.<br />

Last year’s membership<br />

grew to 1570 paid up<br />

members, a good result.<br />

We have had new computers<br />

that have brought<br />

us up to date and are<br />

making life easier in the<br />

office.<br />

The volunteer office staff<br />

camaraderie continues and<br />

we have catch up morning<br />

coffee to sort any issues before<br />

they become problems.<br />

We welcomed some new<br />

office members who have<br />

fitted in well.<br />

by most branches.<br />

Two candidates stood for<br />

the role of National President,<br />

Tom O’Connor and<br />

Miles Jackson.<br />

Tom O’Connor (you may<br />

recognise his name and face<br />

from articles in the Waikato<br />

Times) was elected and<br />

Miles Jackson long-time national<br />

board member was<br />

gracious in defeat.<br />

We farewelled president<br />

Terry King who has been involved<br />

with Grey <strong>Power</strong> for<br />

more than 16 years and was<br />

awarded a life membership.<br />

As usual the main part of<br />

the AGM was taken up with<br />

the remits and the counting<br />

of constitutional votes,<br />

these have to be counted<br />

individually and not by voice<br />

which takes up much of the<br />

time.<br />

We enjoyed some excellent<br />

speakers over the two<br />

and a half days.<br />

The first speaker was Andrew<br />

Little, Labour Party<br />

leader.<br />

I enjoyed his take on the<br />

state of the nation. Maggie<br />

Barry, Minister for Seniors<br />

was interesting - she spoke<br />

of appointing ‘senior champions’<br />

for each city as role<br />

models.<br />

Precious McKenzie and<br />

Dame Kate Harcourt, among<br />

others have been selected to<br />

encourage more to follow.<br />

Winston Peters was his<br />

usual entertaining self and<br />

reinforced his support for<br />

seniors.<br />

I’m pleased to report<br />

that he will be speaking to<br />

us here in <strong>Hamilton</strong> at our<br />

August 8 Monday morning<br />

seminar.<br />

Also the co-Leader of the<br />

Green Party, James Shaw<br />

will speak on July 11 at<br />

10.45am.<br />

This is a real coup for<br />

<strong>Hamilton</strong> Grey <strong>Power</strong>, we<br />

will make them open meetings<br />

in the big hall so please<br />

encourage people to attend.<br />

On your behalf I have<br />

been working with HCC and<br />

Prof Peggy Koopman-Boyd<br />

as <strong>Hamilton</strong> works towards<br />

becoming an ‘age friendly<br />

city’.<br />

We are a pilot programme<br />

along with Kapiti and New<br />

Plymouth with funding coming<br />

from the Government.<br />

I also submitted on HCC’s<br />

Older Persons Plan on Grey<br />

<strong>Power</strong>’s behalf. I am concerned<br />

there is nothing in<br />

the plan which recognises<br />

affordability or a senior<br />

housing policy.<br />

As the council has washed<br />

its hands of the pensioner<br />

housing stock I maintain<br />

there needs to be a policy<br />

for new providers.<br />

I am pleased to confirm<br />

that HCC has agreed to give<br />

us a further two year lease<br />

on our office premises.<br />

Overall it’s been a good<br />

year for <strong>Hamilton</strong> Grey <strong>Power</strong><br />

and I hope it continues.<br />

<strong>Hamilton</strong>-Auckland commuter train more urgent<br />

<strong>Hamilton</strong>-based Labour list mp Sue Moroney<br />

How many of us find the drive to Auckland<br />

increasingly stressful?<br />

Having a commuter train between <strong>Hamilton</strong> and<br />

Auckland is a “no-brainer.”<br />

It has been obvious for years that this is a cost-effective,<br />

safe, productive way to get people from <strong>Hamilton</strong> to Auckland<br />

while easing congestion and reducing pollution.<br />

<strong>Hamilton</strong> has a central underground train station (by the<br />

bus terminal), the rail is there and demand for the service was<br />

established by a working party in 2011.<br />

Since then, the recent influx of people moving here for affordable<br />

housing while keeping their jobs in Auckland has<br />

made the business case even stronger.<br />

All we need is the political will.<br />

This year, we have council elections and recently I became<br />

Labour’s Transport spokesperson – so the scene is set for progress<br />

on a sensible transport solution that will benefit us all.<br />

For those travelling every day to their Auckland jobs, they<br />

arrive safely, on time, well rested while having already cleared<br />

their emails, written that report or caught up on the day’s<br />

news.<br />

For the rest of us, we get the option of going to Auckland<br />

by train without congestion or parking problems. We also get<br />

a cleaner environment and less congestion on the roads if we<br />

want to drive.<br />

It will require the election of a Labour Government next<br />

year and local body councillors this year who will push for this<br />

proposal that was endorsed by the Waikato Regional Council<br />

working party in 2011.<br />

It was Labour that planned and funded the Waikato Expressway<br />

– this proposal will cost a tiny proportion of the expressway<br />

(around $1m in capital expenditure and $1m in operating<br />

costs according to the working group report).<br />

You all have a role in making that happen. Think about this<br />

proposal when you vote.<br />

Is it 65 when we can retire? Is it when we can no<br />

I’ll tell you a story of an amazing woman and<br />

Born in 1935 (yes you can work out she is now<br />

80) Lois was raised on a farm where everyone<br />

Each school year she offers to help set up the theme in<br />

my classroom ready for the new generations of children<br />

that flow through.<br />

Again this year she came for two whole days to work<br />

with me on the creation of the classroom. However, after<br />

a six hour stint of creating, building and sticking she sat on<br />

my sofa and said that she felt that she wasn’t as capable<br />

as she used to be...and could no longer keep up with the<br />

best of them.<br />

My reply to her is that it is I, who has the privilege of<br />

working alongside an amazing woman who shares the<br />

gifts of love, support, creativity and a willingness to be a<br />

team player, all of which she gives freely.<br />

They are great days where we laugh while we work, we<br />

hold deep discussions and put our world to rest, we create<br />

and share and complete our day pleased with what has<br />

been achieved. Maybe she no longer climbs the tall ladders<br />

or carries heavy loads but she paints, constructs the<br />

New Zealand is the great little country it is because<br />

of the willingness of so many, usually older people who<br />

are willing to share their abilities and skills with others<br />

throughout their life - so many are ‘retired’ but are they<br />

retired or are they just no longer accepting a wage for<br />

sharing the skills and knowledge they have?<br />

Like Lois, there are so many people who don’t stop ‘living’<br />

until they die, and maybe that is the ‘use by date’<br />

So, what age do you see as the time that a person is of<br />

very little use to society?<br />

To me, there is no age.<br />

John Heritage - A personal profile<br />

Hello there – allow me to introduce myself.<br />

My name is John Heritage, I’m 62<br />

years old, married and living in <strong>Hamilton</strong>.<br />

My wife, Josie, is a foot care specialist with<br />

her own business here in <strong>Hamilton</strong>.<br />

I originally qualified as a Fellow of the Institute<br />

of Legal Executives and for roughly 30 years specialised<br />

in Wills, Trusts and the administration of<br />

deceased persons’ estates. I also practised as a<br />

financial planner for more than 25 years obtaining<br />

the Advanced Financial Planning Certificate<br />

and ultimately qualifying as a Certified Financial<br />

Planner.<br />

All my qualifications were obtained in the UK,<br />

but I’ve been practising as a financial adviser here<br />

in NZ since 2002 and now specialise in personal<br />

and business insurance.<br />

In New Zealand I am a member of the Professional<br />

Advisers Association (PAA) and I am bound<br />

by their code of conduct, which requires me to<br />

undertake regular training and refresher courses<br />

in order to stay up-to-date with markets and<br />

products. I have previously served on the committee<br />

of the Waikato branch of the Institute of<br />

Financial Advisers.<br />

I no longer practise law, concentrating instead<br />

on the provision of financial services. Not being<br />

tied to any specific company leaves me free<br />

to consider the whole market and recommend<br />

whichever products are most suitable for each<br />

particular client’s needs. You can rest assured<br />

that I will always act in your best interest<br />

as I place the needs of my clients before<br />

my own.<br />

Outside work – yes, there is life outside<br />

work – I have a keen interest in<br />

music and the theatre. I sing with the<br />

Pharmacists gear up to help Kiwis beat the flu<br />

Every year, New Zealanders take an average of<br />

four sick days off work, costing the economy a<br />

staggering $1.4 billion. The dreaded flu is one of the<br />

main culprits, affecting one in every five Kiwis.<br />

Green Cross Health, the company behind Unichem and<br />

Life Pharmacies, is determined to help New Zealanders<br />

stay in action by offering immunisations at more than<br />

200 Unichem and Life Pharmacies throughout the country.<br />

“As we know, it’s hard to avoid coming into contact<br />

with the flu. It’s important to get protected,” says Alison<br />

Van Wyk, head of professional services for Green Cross<br />

Health.<br />

“By getting a flu shot, we are doing what we can to<br />

protect ourselves ,our families and communities against<br />

the virus and avoid time away from work, school, sport<br />

and other activities.<br />

“Every year more pharmacists in Unichem and Life<br />

Pharmacies are stepping up to become trained vaccinators<br />

to protect their local communities against the flu<br />

and they can now vaccinate people 13 years and older,”<br />

Ms Van Wyk says.<br />

“You now have the choice of where to get your flu vaccine.<br />

You don’t need an appointment at your local pharmacy,<br />

you can pop in when it suits you and save time by<br />

completing a consent form online before you get there.”<br />

The secure online consumer consent system, developed<br />

in partnership with specialist health IT and software firm<br />

SimplHealth last year, is a first for pharmacies and re-<br />

duces the time filling out documentation, freeing up pharmacists<br />

to spend more time with their customers.<br />

Getting vaccinated as early as possible gives the best<br />

defence against the flu and immunisation can last you an<br />

entire year, according to the Ministry of Health.<br />

“It doesn’t matter how young, fit or healthy you are,<br />

you can still get the flu. Getting vaccinated is not just for<br />

your protection, but to ensure you don’t pass the virus on<br />

to others,” Ms Van Wyk says.<br />

Vaccination is needed on a yearly basis as not only does<br />

the protection level reduce over time, but the circulating<br />

influenza strains change and may not have been included<br />

in your last dose.<br />

“The vaccine works by helping your body to make antibodies<br />

that recognise the flu virus and prevent infection. It<br />

takes a few weeks for the body to produce these antibodies<br />

and will become your best defence against the flu,” Ms<br />

Van Wyk says.<br />

“Getting a flu shot needs to be a priority for all Kiwis<br />

before winter hits. It takes less than 10 minutes and can<br />

save you weeks spent in bed feeling ill,” Ms Van Wyk says.<br />

Pharmacists are now able to administer a range of vaccinations<br />

against not only the flu, but meningococcal disease,<br />

shingles and whooping cough.<br />

Popular Day Club in Cambridge<br />

A Day Club for Cambridge seniors is proving very<br />

popular in the community. It’s a social time, with<br />

lots on offer – from crafts, games and music, to<br />

baking and gardening.<br />

The Day Club is located in Magnolia Lounge at the<br />

Cambridge Health and Community Centre and is run<br />

by Cambridge Resthaven, a local retirement village and<br />

rest home.<br />

Cambridge Resthaven’s general manager Rachel Jones said,<br />

“Cambridge Resthaven has been part of Cambridge for 45<br />

years, and our philosophy has always been to get actively involved<br />

in the community, so it has been great to help establish<br />

and run the Day Club. It’s perfect for people living in their own<br />

homes who want extra companionship, activities and fun during<br />

Retirement villages ‘a lifestyle’<br />

Retirement village residents who bought into a huge new<br />

Hobsonville waterfront village will lose 25 percent of<br />

their purchase price when they sell their places after five<br />

years.<br />

But Summerset Group chief executive Julian Cook says people<br />

buying into the new $120 million Summerset at Monterey Park are<br />

not moving purely for financial reasons.<br />

They were picking a lifestyle, moving to a piece of land surrounded<br />

by water on three sides and a new village with a bowling<br />

green, swimming pool, village centre and many other amenities<br />

and where they could fish and sail.<br />

Places on the site 20 minutes’ drive from Auckland’s CBD are<br />

selling from $449,000 to $1.25 million.<br />

About 400 people would live in 125 villas and townhouses, 72<br />

apartments, 50 care apartments and 52 beds in a resthome when<br />

work is finished in 2018, he said.<br />

More than 100 people already live on the site, still being developed<br />

at 1 Squadron Dr, across the motorway from Hobsonville<br />

Point on the city’s northwestern outskirts.<br />

Mr Cook acknowledged that Auckland residential prices were<br />

rising rapidly and Summerset was likely to re-sell Monterey Park<br />

units at amounts well in excess of the original purchase price.<br />

“Valuations [at retirement villages] tend to follow what’s happening<br />

in the residential market, so it could be 15 per cent,”Mr<br />

Cook said of price rises.<br />

Asked if it was fair to take 25 percent, Mr Cook said: “[Value] increases<br />

are not always 15 percent. Sometimes it’s more and sometimes<br />

it’s less. What the model lets us do is put more facilities on<br />

site such as swimming pools and care centres, which we wouldn’t<br />

be able to do if we didn’t have that model. We have to make a<br />

return on investment.”<br />

Without the deferred management fee system, buyers would<br />

need to be charged more for units, he said.<br />

“If we were a one-off developer and there was no income<br />

stream, we would need to charge more upfront. We need to make<br />

a return on our investment.”<br />

Under the deferred management fee system, all the major listed<br />

retirement village businesses repay only a portion of the original<br />

purchase price once the resident sells, usually either following the<br />

resident’s move to the on-site nursing home or death. Buyers can<br />

lose 20 to 30 percent of their original purchase price.<br />

Yet Auckland residential price rises have been in the 14 percent<br />

region lately, making retirement villages bad property investments<br />

on resale.<br />

One Tauranga resident said an $800,000 retirement village unit<br />

purchase resulted in a payout $150,000 less after only three years,<br />

yet the operator resold the unit for $1.2 million. So the resident<br />

had effectively lost $550,000. Rob Wilson, the Auckland-based<br />

president of the Retirement Village Residents Association, says the<br />

existing system results in village owners getting all the upside and<br />

residents all the downside.<br />

“Operators don’t pay out any capital gain when they resell. But<br />

residents are liable for any capital loss. So when the market’s on the<br />

rise, that’s okay but when the balloon busts, the residents have to<br />

take the loss. That’s unfair,” Mr Wilson said.<br />

Mr Cook said Summerset’s growth was rapid.<br />

“We doubled in size in the last five years and we expect to double<br />

again in the next five to six years,” he said, referring to Summerset’s<br />

market capitalisation of $950 million which he said could<br />

stand at $1.8 billion by 2020, if the share price reflected the company’s<br />

growth. At Mt Wellington, Summerset is building a $150<br />

to $200 million project in Harrison Rd and at Parnell alongside the<br />

railway line, it has a similar sized project planned.<br />

experts and are here to help<br />

you understand everything<br />

about your medicines.<br />

Having a good relationship<br />

with your pharmacist can help<br />

you get the most out of your<br />

medicines.<br />

If you have any concerns or<br />

difficulties taking your medicines<br />

it is important that you<br />

discuss this with your pharmacist.<br />

Most pharmacies have a<br />

private area for patients to<br />

discuss sensitive issues, feel<br />

free to ask to go here if you<br />

would like to maintain your<br />

privacy while talking to your<br />

pharmacist.<br />

Difficulty taking medicines<br />

Losing strength or agility in<br />

your hands can make it difficult<br />

to open bottles, especially<br />

bottles with child proof caps.<br />

For safety reasons some<br />

medicines are supplied with a<br />

child proof cap.<br />

If you have difficulty opening<br />

these bottles discuss this<br />

with your pharmacist.<br />

They might be able to make<br />

this easier by arranging a different<br />

bottle lid for you.<br />

It can also sometimes be<br />

difficult to remove medicines<br />

from their foils. Although<br />

some medicines must remain<br />

in their foil to prevent spoilage,<br />

your pharmacist might<br />

be able to ‘pre-pop’ some pills<br />

for you if you are having difficulty<br />

with this.<br />

Understanding and using<br />

medicines<br />

If you are on a few medicines<br />

it can be difficult to remember<br />

what each is for.<br />

Your pharmacist can help<br />

with this.<br />

Pharmacists have a good<br />

understanding about what<br />

medicines are used for, how<br />

to take them, possible side effects<br />

and interactions.<br />

Your pharmacist is also able<br />

to provide you with leaflets<br />

which contain much of this<br />

information.<br />

Do you know how to use<br />

your eye and ear drops and<br />

inhalers correctly?<br />

If you are unsure about<br />

how to use these medicines,<br />

or would like to check you<br />

are using them correctly,<br />

please talk to your pharmacist.<br />

Your pharmacist is able<br />

to demonstrate and provide<br />

information to help ensure<br />

your technique is correct.<br />

To ensure you are getting<br />

the best care possible it is important<br />

your pharmacist and<br />

doctor know about all the<br />

medicines you take.<br />

This includes any prescription,<br />

non-prescription and<br />

over-the-counter medicines,<br />

and any vitamins, minerals<br />

and herbal supplements.<br />

Remembering to take<br />

medicines<br />

Remembering to take your<br />

medicines at the correct time<br />

can sometimes be difficult.<br />

Pharmacists can provide<br />

many useful suggestions to<br />

help you remember to take<br />

your medicine, such as placing<br />

your medicine by your toothbrush,<br />

or setting a reminder<br />

alarm. Pharmacies also sell<br />

weekly dose aids to help you<br />

organise your medicines, or<br />

you might prefer to request<br />

the pharmacy to do this for<br />

you at a small cost.<br />

Returning medicines<br />

To maintain the quality of<br />

your medicines the pharmacy<br />

regularly monitors the temperature<br />

they are stored at.<br />

This is one of several reasons<br />

why returned medicines<br />

are not allowed to be reused.<br />

Pharmacists however, encourage<br />

that you return any medicines<br />

you are no longer taking<br />

to the pharmacy to ensure<br />

that they are safely disposed<br />

of.<br />

Fluoridation of water a trampling of our rights<br />

The right of the<br />

majority to rule is not,<br />

and never has been an<br />

absolute right.<br />

From the birth of Greece,<br />

about 3500 years ago, it<br />

was clearly understood that<br />

the majority must rule in the<br />

interests of the community<br />

as a whole, not merely the<br />

majority themselves.<br />

To do so was known as the<br />

Tyranny of the Majority and was<br />

recognised as a fatal anathema<br />

to democracy itself.<br />

The Greeks also discovered<br />

very early in the development<br />

of democracy that any elected<br />

body, without constraints,<br />

could not be relied on to protect<br />

liberty and quickly became<br />

tyrannical dictators. As<br />

democracy evolved restraints<br />

on majority ruling groups were<br />

developed to ensure elected<br />

representatives, at all levels of<br />

government, could be held to<br />

account, controlled and even<br />

dismissed from office by those<br />

they represented if the rights<br />

of the minorities were denied.<br />

Included in these rules were a<br />

set of inalienable rights of the<br />

individual which are supposed<br />

to be beyond the interference<br />

of the ruling democracy or even<br />

a ruling monarch. Several monarchs<br />

lost their crowns and the<br />

heads which held them for ignoring<br />

that rule.<br />

In 1215, rather than risk<br />

that fate, King John signed the<br />

Magna Carta which included<br />

many of those individual rights<br />

we now take for granted. In<br />

some nations these minority<br />

and individual rights are written<br />

into a constitution, which bind<br />

their governments. In New Zealand,<br />

they are listed in the New<br />

Zealand Bill of Rights (1990).<br />

Only in time of war, declared<br />

civil emergency or on conviction<br />

of certain crimes, can some<br />

of these democratic rights be<br />

denied or suspended and then<br />

only under strict conditions.<br />

Now we are faced with a blatant<br />

denial of individual democratic<br />

rights in the proposal to<br />

give the decision to introduce<br />

fluoride into drinking water to<br />

district health boards. What<br />

process of public consultation,<br />

if any, they use is irrelevant as<br />

Clause 11 of the Bill of Rights<br />

says: “Everyone has the right to<br />

refuse to undergo any medical<br />

treatment”.<br />

beauty therapy treatments. Women may be going through so<br />

many emotions, anxiety, trauma and stress-induced sleep disorders,<br />

depression and possibly pain. Soft non-invasive touch<br />

techniques will help in all of these areas enabling clients to feel<br />

safe and relaxed as a personalised beauty treatment is confidently<br />

delivered within the beauty therapist setting.<br />

Skin treatments such as facials are a relaxing treatment that<br />

allow the body to deeply relax while the skin is being treated<br />

by repairing, protecting and replenishing itself with the beautiful<br />

and natural plant energies of DeCleor. Relaxation facials<br />

are a speciality also offering electrolysis hair removal, manicures,<br />

pedicures, eye lash and brow tinting, eyebrow shaping,<br />

Fluoridation of water<br />

Court hearings to determine if,<br />

in fact, fluoride is a medical<br />

treatment within the meaning<br />

of the law. A final determination<br />

is due some time in July<br />

but it is illogical to argue that<br />

fluoride is not a medical treatment<br />

but then introduce it<br />

to drinking water to combat<br />

tooth decay.<br />

If it is a medical treatment<br />

the Bill of Rights clearly prohibits<br />

its introduction to communal<br />

drinking water. If it is not a<br />

medical treatment to combat<br />

tooth decay, there is no logical<br />

reason to introduce it to communal<br />

drinking water.<br />

There is no middle ground.<br />

The key issue here, however,<br />

is not the effectiveness or otherwise<br />

of fluoride as a treatment<br />

for oral health.<br />

That is an unresolvable argument<br />

between competing proponents<br />

and opponents which<br />

lay people are not equipped or<br />

even obliged to decide.<br />

The Government passed a<br />

truly absurd regulation, in January<br />

2015 which exempts all<br />

chemicals containing fluoride<br />

from being classed as medicines<br />

if they are delivered via<br />

the public water supply.<br />

A medical treatment by any<br />

other name is still a medical<br />

treatment no matter how it is<br />

administered and no regulation<br />

can alter that fact. No-one,<br />

not even a majority of voting<br />

ratepayers or the government<br />

itself, has the authority to put<br />

any form of medical treatment<br />

into communal drinking water.<br />

To do so is the Tyranny of the<br />

Majority.<br />

Winter … a great time to plant<br />

What a wonderful Autumn we have had, with<br />

cool nights for easy sleeping and warm days it<br />

has been easy to get out and enjoy the garden<br />

with all its beautiful autumn colourings.<br />

Winter is now<br />

upon us and the<br />

weather is finally starting<br />

to cool.<br />

In the vege garden, it’s<br />

all about root crops this<br />

month, both in terms of<br />

harvesting and planting.<br />

Where possible, leave<br />

yams and parsnips in the<br />

ground until a few frosts<br />

have occurred. The<br />

cold temperatures help<br />

sweeten their flavour.<br />

Prepare soil to a depth<br />

of 20cm ready to plant<br />

garlic and shallots<br />

around the shortest day.<br />

Keep those winter<br />

veges coming by planting<br />

more broad beans,<br />

beetroot, broccoli, cabbages,<br />

cauliflowers, cavolo<br />

nero, celery, kale,<br />

mizuna, silverbeet, spinach,<br />

coriander and parsley.<br />

Remember to protect<br />

your new seedlings<br />

from slugs and snails<br />

with Slug Slam or Baysol.<br />

This enables seniors to be actively engaged in activities which<br />

otherwise may not occur, one of which is volunteering locally. For<br />

those older folk who are getting too old to safely drive around, it<br />

enables them to remain independent.<br />

This government wants to pass its responsibility on to understandably<br />

concerned Regional Councils with capped funding and<br />

not taking into account annual increasing numbers reaching 65.<br />

his means ratepayers will end up paying the difference in what<br />

the government gives and actual cost of the scheme. Associate<br />

Minister Craig Foss said there is a “need to cut costs”.<br />

Over 65s have to buy a local smartcard costing $10, region by<br />

region, rather than relying on the SuperGoldCard which is free.<br />

If they travel to another area, they have to buy and top up that<br />

region’s card. If government need to cut costs, put an immediate<br />

cap on immigration, which is costing our services dearly in<br />

the way of employment, housing and health and putting these<br />

services in crisis mode. This is affecting all of us. How about a cap<br />

on parent reunion immigrants – more than 80,000 in the last 15<br />

years who obtain full benefits of superannuation after 10 years<br />

at the age of 65 whether they have contributed to the system or<br />

not.<br />

Additionally, the failed $26 million flag debacle, if it had been<br />

successful, would have cost anywhere from $500 million on up to<br />

switch over - figures hadn’t been worked out - no concern there<br />

about cutting costs. This government needs to give credit where<br />

credit is due - show some respect for our seniors in their golden<br />

years. Leave the SuperGold card arrangement as it is.<br />

Methamphetamine contamination clean-ups a<br />

growing problem<br />

The contamination of rental housing by<br />

the residues left by the manufacture of<br />

methamphetamine is a large and growing<br />

Small landlords have been forced to spend thousands<br />

stripping out affected properties and State social housing<br />

provider Housing New Zealand has demolished more<br />

than a dozen properties as a result.<br />

Rental property managers and owners are concerned at the professionalism<br />

of an expanding industry of methamphetamine testing<br />

‘experts’. Standards New Zealand is only beginning to consider<br />

formal requirements for testing and remediation and Health Ministry<br />

guidelines around methamphetamine contamination remain<br />

at the ‘advisory’ level. On top of that - common chemical products<br />

used in the domestic environment can be just as toxic given dosage<br />

and proximity - but are not tested. Following a study of international<br />

practice, guidelines for maximum contamination level for<br />

chemicals used in the manufacture of Methamphetamine were set<br />

down by the Ministry of Health in ‘Guidelines for the Remediation<br />

of Clandestine Methamphetamine Laboratories Sites.’ The document<br />

qualifies the guidelines as being ‘of an advisory nature only.’<br />

A spokesperson for the Ministry of Health said anyone concerned<br />

that their property may have been used for the manufacture of<br />

methamphetamine should contact their local council which should<br />

be able to provide advice on how to go about getting the property<br />

tested. As of March this year (<strong>2016</strong>) Standards New Zealand was<br />

‘preparing to start work’ on the development of a New Zealand<br />

standard covering the testing and remediation of properties used<br />

for the manufacture of methamphetamine. The standard is aimed<br />

at addressing a need for guidance on methods, procedures and<br />

other supporting material that will ensure a consistent and effective<br />

approach to managing the testing and remediation of affected<br />

properties. Jeremy Baker of <strong>Hamilton</strong>-based Glasshouse Property<br />

Management said there was an increasing demand for testing.<br />

“We test about one-third of our portfolio at the request of owners<br />

and the demand is rising all the time. My concern is that there<br />

is no regulation of testers and some could become cowboys in the<br />

market.<br />

‘’This could put tenants in situation where they are faced with<br />

a hefty clean-up bill when there might not have been contamination.<br />

There is also a growing issue not just around the residues left<br />

by meth labs but also those who smoke crack and could have been<br />

for years before discovered.”<br />

<strong>Hamilton</strong> rental property owner and manager Daryl Fisher is<br />

concerned “alarmist beatups” in the media were fuelling a methamphetamine<br />

testing frenzy. Massey University senior lecturer in<br />

environmental chemistry Dr Nick Kim has confirmed that, given<br />

proximity and dosage, other chemicals, common in the domestic<br />

environment, including cleaning products, deoderants, disinfectants,<br />

insecticides and their propellants - can be just as toxic as the<br />

chemical residues left by methamphetamine contamination - but<br />

are not tested.<br />

“Testing for each additional chemical will most commonly require<br />

a separate analysis. This will increase the cost for the person<br />

requesting the test. Also a specific additional test may not be available<br />

anyway because no labs are offering it.”<br />

Dr Kim said the foundation principle in toxicology was ‘the dose<br />

makes the poison’.<br />

‘’Certainly some other substances used in households can cause<br />

serious poisoning. Although for low dose exposures through contact<br />

with walls it would be very hard to make a comparison.”<br />

Andrew King executive officer New Zealand Property Investors<br />

Federation, said he was aware of Dr Kim’s view and the organisation<br />

was working with Government on the issue.<br />

‘’This is a big issue that affects tenants as well as landlords. We<br />

want to establish what are safe levels and place regulations on<br />

meth testing and cleaning companies so people are not taken advantage<br />

of.”<br />

<strong>Hamilton</strong> residential rental property owner ‘Rebecca’ - not her<br />

real name as her former tenant has unsavoury associates - has<br />

discovered the expensive part of not only dealing with difficult<br />

tenants, but also having to clean up a house due to Methamphetamine<br />

contamination.<br />

Rebecca bought a three-bedroom west-<strong>Hamilton</strong> house about<br />

10 years ago as an investment. Around 2011 she let the property<br />

to a solo mum with two children - and having some sympathy for<br />

the woman’s situation and did what she could to help her.<br />

But later last year the tenant stopped paying the rent. After<br />

three weeks arrears and no attempt to make up the difference,<br />

Rebecca started the eviction process.<br />

“Things were a bit tense but went reasonably amicably. But<br />

she kept asking for more time. I said that was OK if she paid the<br />

rent, but she didn’t. I ended up chasing her around and in the end<br />

served notice which she claimed she did not see stuck to the front<br />

door.”<br />

The tenant abandoned the property leaving everything behind<br />

including kids toys, clothes and furniture - and a vast mess.<br />

‘’It was the sort of squalor I could not believe. There were piles of<br />

rotting rubbish full of food scraps and maggots.”<br />

The property had also been physically damaged, with broken<br />

door handles, holes in the walls, carpets ruined and window stays<br />

cut through.<br />

Rebecca and her husband took two months, including several<br />

weeks her husband took off work, to clean up the mess. The<br />

house was completely repainted and re-carpeted. It was then put<br />

on the market One keen prospective buyer brought in a meth-testing<br />

company, and to their horror they found the house was contaminated<br />

- even though it had been re-painted, the tester sanded<br />

back the new paint on the wall over the stove, a key area for meth<br />

preparation, to take the reading from the original paintwork.<br />

The test was a ‘Stage 1’ test, costing $300, which simply confirmed<br />

the presence of methamphetamine. The next test, Stage<br />

2 - $2000 - was more comprehensive with samples taken in every<br />

room. Luckily, contamination levels were below Health Ministry<br />

guide lines in all areas except above the stove where they were<br />

only slightly over. The house required a further cleaning with industrial-strength<br />

cleaning agents. The house was back in a condition<br />

to sell. Meantime the prospective buyer had legged-it.<br />

“The house is safe now. The real estate agent is required to tell<br />

people, but the contamination does not have to be noted on the<br />

LIM report,” she said.<br />

The renovation, costs of testing, and the re-cleaning cost them<br />

about $15,000 - but the real casualty had been her faith in people,<br />

she would never be as trusting with a tenant again.<br />

What is Methamphetamine.?<br />

Pure Methamphetamine also known as ‘P’ is a central nervous<br />

system stimulant made from pseudoephedrine. It stimulates the<br />

brain to release the ‘pleasure’ chemical dopamine. A normal dopamine<br />

high, without drugs will cause the brain to release about<br />

100-units of dopamine, by contrast cocaine will release about 400<br />

units and P about 1250 units. The effect is to create a sense of<br />

euphoria and invincibility that can last up to 12 hours but can also<br />

cause paranoia, sleeplessness for days, agitation and hallucination.<br />
