Coal Mining Search<br />

When you are buying a property your lawyer will advise you of certain searches that must be<br />

carried out to protect your interests as a buyer and any interests of a mortgage lender.<br />

Searches ascertain vital information about the property being purchased. If you<br />

are buying with the aid of a mortgage the searches are compulsory; if you are<br />

buying without a mortgage searches are optional but always recommended.<br />

One of those searches is a mining report and will be required by any buyer or<br />

mortgage lender when the subject property is in an area with past, present and future<br />

mining hazards.<br />

There are over 35 different past, present and planned mining hazards covered by<br />

various searches applicable to the particular area that the property is based: chalk,<br />

coal, brine, sandstone, limestone, tin, copper, lead, zinc, iron, ironstone and many<br />

more.<br />

The more applicable mining report in this local area would be coal mining.<br />

<strong>Property</strong> near to past mining activities may be at risk of being on unstable ground,<br />

sometimes called ‘subsidence’.<br />

A coal mining report gives information on:<br />

• mine entries within 20 metres of a property’s boundaries<br />

• subsidence claims made about brine pumping from Cheshire salt mines<br />

• gas emissions from coal mines<br />

• other coal mining hazards reported in the area<br />

• plans for future coal mining in the area.<br />
