PROPERTY MANAGEMENT IS DEAD. Not really,<br />
that’s just fake news mostly intended to make you read<br />
further assuming you’re reading this at all. But I hope<br />
we can at least agree that the way we look at our industry<br />
should be critical and quickly transforming relative<br />
to changing expectations of the customers we serve.<br />
Depending on who you work for, how long you’ve been<br />
there, whether you work for the owner or a third-party<br />
or both, and whether you’ve explored our industry<br />
outside of <strong>Houston</strong>, you may wonder what the heck<br />
I’m talking about.<br />
I mentioned to the other board members and <strong>BOMA</strong><br />
staff at our <strong>2018</strong> retreat that as much as I’ve enjoyed my<br />
career in property management in some ways, I wish I<br />
was beginning now. Commercial Real Estate (CRE) has<br />
changed and will continue to at a pace that we should<br />
all find exciting. The rate of change is greater than it was<br />
three decades ago when I began my career and will pick<br />
up in the coming years. The incoming <strong>BOMA</strong> president<br />
picks the board retreat location which is generally a hotel<br />
to make food and other accommodations readily accessible.<br />
For the <strong>2018</strong> retreat, I asked that we use Techspace<br />
(a co-working company located at CityWestPlace). To me,<br />
it was fitting to provide our board a window into how<br />
people want to work and Techspace is a good example<br />
of how that has changed. What’s going on today in our<br />
industry is fascinating to me in terms of the opportunities<br />
it holds for people who do what we do. I just don’t think<br />
there has ever been a better time to be in property management<br />
than now. That is, presuming you can wrap<br />
your mind around change and a lot of it.<br />
So, is it that CRE has changed/is changing or is it<br />
more about ‘the way people work’ that is changing CRE?<br />
That’s a sort of a chicken-egg conundrum and a question<br />
candidly I’m not very concerned about, but what I do<br />
care a lot about is this idea of ‘the way people work’.<br />
And you, as fellow <strong>BOMA</strong> members and industry<br />
cohorts who toil away daily at our business, should<br />
be at least as jazzed; because well, that is what we do,<br />
(i.e., try to anticipate and be responsive to the way<br />
people want to work). To the extent we are successful<br />
in understanding the variables contributing to the<br />
way people want to work and staying ahead of these<br />
by embracing shared services and the experience<br />
economy, we will find success and satisfaction in<br />
our profession. To the extent we don’t, well, we will<br />
have to hope to be pulled along for a while in the wake<br />
of our peers who do.<br />
So, you may ask, “Jack, why do you think this? I look<br />
around and don’t see a big shift in CRE, etc.” To which<br />
I would respond, please start reading outside of your<br />
favorite websites and venture into something that will<br />
push your boundaries a little. Also, find the time to walk<br />
around other product – a field trip to some of the new<br />
creative space in Austin is fun and easy to do. It will<br />
change how you think about what we do if you need that<br />
kind of a jump-start. Without quoting any specific source<br />
and intentionally keeping my stats general I can tell you<br />
(1) Technology has forever changed us and won’t stop<br />
(think Smartphone), (2) Demographics have shifted,<br />
we are mostly urban as a country and our workforce is<br />
increasingly younger (think Millennial), (3) space as<br />
a service has become a significant piece of the CRE<br />
dynamic (think co-working) and (4) new industries are<br />
making old ones change or go away (when did you last<br />
call a cab or go to Blockbuster for a video)? This only<br />
scrapes the surface of this subject. You should begin your<br />
personal education into why, what and how our industry<br />
is changing and I think if you don’t already, you’ll soon<br />
share my excitement about what lies ahead.<br />

that utilizes the strengths, talents and leadership of its<br />
members and industry associates to build value and lasting<br />
relationships with our community through professional<br />
development, networking and sharing of information.<br />

I realize I’ve said little about <strong>Houston</strong> <strong>BOMA</strong> in this, my<br />
introductory message as president of our local. When a year<br />
ago Tammy asked me if I would consider serving on the board<br />
it was an opportunity for me to, in a small way, give back to<br />
an organization I had happily been taking from for nearly 30<br />
years. Likewise, when Tammy and Meredith asked if I would<br />
consider serving as president in <strong>2018</strong>, I felt the same way. While<br />
I think there are a host of people better suited for the role, I’ll<br />
do my best to build on the fine legacy of leadership forged by<br />
our many excellent past presidents.<br />
I can tell you that after a year on the board, I’ve had a<br />
window into the inner-workings of the organization. If we<br />
can all agree that the reason any organization exists is to<br />
serve its membership; we can all rest assured that we are<br />
members of the best-managed, most effective and most<br />
responsive <strong>BOMA</strong> local on the planet. As you heard during the<br />
2017 Annual Awards Extravaganza, the local accomplishments<br />
are many and legion with all difficult challenges met. The board<br />
and staff have set an aggressive plan for <strong>2018</strong> and it, like in prior<br />
years, will be executed in a way that will make us all proud to<br />
be associated with Tammy and her staff along with the volunteer<br />
leadership and participation from our membership.<br />
Whoever you are and wherever you are in your career, you<br />
should be mindful about what you can give to <strong>BOMA</strong> to make<br />
it, and simultaneously, yourself better. Likewise, you should<br />
think strategically about what you take from <strong>BOMA</strong>. By this<br />
I mean there is a broad array of services, education and information<br />
of which to avail yourself. And importantly, opportunities<br />
to lead, participate and contribute are varied and many.<br />
If <strong>BOMA</strong> isn’t a significant piece of your professional strategy,<br />
you are missing a key and obvious opportunity.<br />
My personal interest this year beyond the straight forward<br />
mandates of the role will be (1) to focus our conversation<br />
whenever possible on what I discuss above, ‘the way people<br />
work’. I think the smarter we become and the more we challenge<br />
ourselves to embrace a vocabulary and thought process<br />
around this, the more we can adapt and change our industry<br />
to better serve our changing customer; and (2) be intentional<br />
about discussing the need to transition the voluntary side of<br />
our organization leadership to those of you who are more<br />
recent entrants into the workforce and our industry. I think<br />
there is a natural tendency to hold back when you’re ‘new’<br />
in any situation, but regardless of how long you’ve been here,<br />
I’m interested in your perspective, insights and observations.<br />
And to that point, I’m always available for a call, email, cup<br />
of coffee or whatever to kick these subjects around with any<br />
interested party(ies).<br />
Good luck to us all in <strong>2018</strong>! Hopefully we can appreciate<br />
and embrace fully the many opportunities that will surely<br />
present themselves.<br />

<strong>Houston</strong> <strong>BOMA</strong> has partnered with the South-central Partnership for Energy Efficiency<br />
as a Resource (SPEER) to offer Building Operator Certification Level I Course Series in<br />
<strong>Houston</strong> for the first time. The Building Operator Certification (BOC®) is a national<br />
workforce training and certification program offering facilities personnel the job skills<br />
and knowledge to improve the energy performance of their buildings. This training program<br />
offers classroom instruction that, merged with hands-on projects, translates into reduced<br />
building operational and energy expenses, extended longevity of building equipment and<br />
a confident, competent workforce.<br />
The BOC® credential is now aligned with ISO 17024 and is widely recognized by<br />
employers, government agencies, and the facilities management industry as a rigorous,<br />
trustworthy and industry-validated credentialing program.<br />
The BOC Level I Course series offers eight one-day classes comprised of classroom<br />
training, project assignments to be completed at the participant’s facility, and in-class<br />
exams administered at the end of each day of training.<br />

Building on a Strong Foundation<br />

was set-up as a<br />

to fund projects<br />

our members.”<br />
I am excited to write about the <strong>Houston</strong> <strong>Houston</strong> <strong>BOMA</strong> Foundation (HBF) and<br />
to advise you of our activities over the past year.<br />
The HBF was set-up as a financial vehicle to fund projects that will benefit our<br />
members. The official mission or purpose of the HBF is for charitable and educational<br />
purposes as defined in IRS Code Section 501(c)(3), and to advance research and<br />
innovation in <strong>Houston</strong> commercial real estate.<br />
Little did we know when we began setting up the HBF in 2016 that we would<br />
use it so quickly as a charitable vehicle to directly help our members in need after<br />
Hurricane Harvey. We are so thankful for the many members and locals from around<br />
the country that helped us raise more than $40,000. I would also like to remind our members that even if<br />
you didn’t directly contribute to that fund, you did so indirectly with your membership dues. The <strong>Houston</strong><br />
<strong>BOMA</strong> board of directors acted quickly and initially funded this relief fund with association reserve funds.<br />
These funds are dollars built up over the years from your dues dollars and proceeds from events. I hope we<br />
will not see another tragedy like Hurricane Harvey for many years, but if we do, I hope I can count on your<br />
support to help our members that might be in need of assistance. With very few fundraising efforts to date,<br />
we have raised an additional $40,000 in individual and corporate donations. Please be on the lookout for<br />
your invitation to support the HBF and the CRE industry.<br />
We have completed many projects in a short time under the HBF, much of this we were already doing<br />
under the association. This includes:<br />
• Funding the development of industry talent<br />
with Leadership Lyceum<br />
• Funding Research<br />
o Compensation Study - a comprehensive<br />
report of industry salaries and compensation by professional title<br />
o Economic Impact Study - a report on the entire <strong>Houston</strong> area CRE market and <strong>BOMA</strong>’s impact<br />
o <strong>BOMA</strong> Index - a quarterly aggregate report of up-to-date data for each <strong>Houston</strong> submarket from<br />
the largest CRE companies, available for the first time in this issue of <strong>Highlights</strong> (page 16)<br />
• Providing for our industry through charitable giving by raising approximately $40,000 for Hurricane<br />
Harvey Relief Fund<br />
I am working with the board of directors and our accounting firm to capitalize on future donations<br />
and sponsorships for events that could be handled directly through the HBF which would result in some<br />
taxable deduction benefits to our members.<br />
Our goal, as it is at the association, is to control expenses, so for the time being <strong>Houston</strong> <strong>BOMA</strong> is<br />
overseeing administrative duties for the Foundation at no cost to stretch our limited donor dollars as far<br />
as possible as we work to build up the HBF reserves. I urge you to make a personal, company, or building<br />
donation to the HBF in <strong>2018</strong> and I look forward to seeing you at our annual benefit in February. n<br />

Hurricane Harvey Relief Fund<br />
These are the stories of just a few of our Hurricane<br />
Harvey Relief Fund recipients. Your donations and<br />
membership dollars have helped these deserving members<br />
and employees recover from the devastation of<br />
Hurricane Harvey.<br />
“It’s hard to emphasize how grateful we are, and this is a<br />
great example of <strong>BOMA</strong> <strong>Houston</strong> and its many contributors<br />
to the Foundation taking care of their membership and<br />
CRE during a natural disaster. The CRE industry has been<br />
very good to me over the years and this is a happy chapter<br />
in my career. [My wife] Diana and I are on a good path to<br />
rebuilding and look forward to celebrating Christmas with<br />
our family at home.”<br />

years of my membership through networking and education<br />
and now they have come to my rescue after losing everything<br />

How to Lose a Customer in Ten Minutes<br />

As we launch into the new year, it’s appropriate to reflect on the personal goals and the accomplishments<br />
we’d like to achieve in <strong>2018</strong>. Reflecting on these aspirations, it occurred to me that one of<br />
the top items on my list is to have a thriving, flourishing membership where everyone is happy and<br />
benefiting from <strong>BOMA</strong> with service provided at the highest possible level. Should be easy, right?<br />
Very few things are quite as befuddling as organizations who claim they revere their members but<br />
whose approach never seems to reflect their marketing. If their motto is ‘The Customer is King’, why<br />
do they act like the happiness of the customer doesn’t matter? It’s almost as if their support training<br />
manuals are excerpts from some handbook called ‘How to lose members and alienate your fans’.<br />
Below are a few items that might be included in said handbook:<br />
Be difficult to<br />
contact. Provide your<br />
customers with an email form to<br />
complete for their inquiry and<br />
have the inquiry sent to<br />
service@abccompany.com.<br />
Never have a<br />
live person<br />
answer the<br />
telephone.<br />
Have no knowledge of,<br />
or appreciation for the<br />
customer’s history. So what if<br />
they’ve had a relationship with your company<br />
for 20 years, loyalty is overrated.<br />
Don’t listen.<br />
Because you know better<br />
than the customer. Why are<br />
they always so whiny?<br />
Take your time<br />
responding to<br />
requests.<br />
Seriously, no<br />
one’s life is on<br />
the line because<br />
their office is hot.<br />
What’s the rush?<br />
Be as unpleasant as possible<br />
when contacted by a customer.<br />
That should dissuade them from calling back.<br />
Create a website that’s<br />
difficult to navigate.<br />
Amazon and their one click purchasing are<br />
doomed to failure, am I right?<br />
Never provide<br />
your employees<br />
the authority and<br />
leeway to solve<br />
problems.<br />
Do not keep your<br />
promises. And never provide<br />
updates on problem resolution.<br />
Never pay<br />
attention to the<br />
competition.<br />
What do they know anyway?<br />

One of the key rules in business is it’s cheaper to keep the<br />
customer you have. So why do they leave? Any of these reasons<br />
are certainly applicable, but key is that the customer’s perception<br />
is your reality. Customers leave because they don’t feel valued. In<br />
this experience economy, great service is as or more important<br />
than price.<br />
Communication is crucial. Empty promises and vague answers<br />
are for rookies. Advise your customers of how you will address<br />
their concerns or give them a plausible explanation of why you<br />
can’t. Do not leave them wondering whether you have a solution<br />
and feeling under-valued, because this is when they start thinking<br />
of your competition.<br />

Foodie Find<br />
Theodore Rex – 1302 Nance Street, Unit A<br />

“When you bite into them, a beam of light comes down and angels sing. They’re that<br />
good.” That’s how our waiter described the potatoes – yes, potatoes – at Theodore Rex, the<br />
highly anticipated new concept from top <strong>Houston</strong> restaurateur and James Beard Award<br />
Winner Justin Yu. Perhaps our waiter was joking, but the chef’s twist on potatoes au gratin<br />
was indeed heavenly, setting the tone for one of best meals we’ve ever reviewed for this column.<br />

Atmosphere: O O O O O<br />
With a soft glow from the windows, clean interior, and bright yellow door, the location<br />
feels incredibly welcoming and chic among the surrounding warehouses. With only a<br />
handful of seats inside, it’s best to make a reservation, but the cozy space makes for a great<br />
date night or a quiet dinner.<br />
Drink: O O O O O<br />
The wine menu suggests “drinking sparkling wine for your entire meal, ordering entire<br />
bottles, and finishing them with gusto,” and we couldn’t agree more. The sommelier’s picks<br />
paired perfectly, and with half-price glasses available during their daily happy hour, you<br />
don’t need to drop a lot of dough to enjoy them.<br />
Food: O O O O O<br />
Thinly-sliced with savory drippings from roasted chicken, the other-worldly potatoes<br />
were a good representation of the restaurant’s ability to marry comfort food with innovative<br />
flavors. Beef wagyu was classically seasoned with peppery flavor and an added punch<br />
of fermented radish, with hints of charcoal from the grilled greens. Flaky flounder came<br />
wrapped in tender collard greens, preserving its delicate, sophisticated citrus flavor and<br />
melt-in-your-mouth texture. Save room for the velvety chocolate ice cream accented with<br />
crunchy candied almonds, which serves as a satisfying end to a comforting meal. The menu<br />
only has a few other options and often changes, but this seasonality allows every dish to be<br />
executed with perfection and enthusiasm.<br />
Service: O O O O O<br />
The staff was a direct reflection of the restaurant’s reputation: fun and carefree, but<br />
passionate and focused. Servers showed complete attention to patrons, a high level of<br />
menu knowledge, and made smart recommendations without ever losing their approachable,<br />
warm attitudes and charisma. Even the kitchen, easily seen from the front of the<br />
house, was calm as chefs worked with complete concentration.<br />
Final Score: Perfect 5/5 Stars<br />
O O O O O<br />
Theodore Rex is more than deserving of the Foodie Find’s first perfect score. Excellence<br />
can be found in everything the restaurant does, from food and flavors to the friendly<br />
service and environment. With great accessibility for everyone, it’s a stand-out choice<br />
sure to exceed even the highest of expectations. n<br />
