PROPERTY MANAGEMENT IS DEAD. Not really,
that’s just fake news mostly intended to make you read
further assuming you’re reading this at all. But I hope
we can at least agree that the way we look at our industry
should be critical and quickly transforming relative
to changing expectations of the customers we serve.
Depending on who you work for, how long you’ve been
there, whether you work for the owner or a third-party
or both, and whether you’ve explored our industry
outside of Houston, you may wonder what the heck
I’m talking about.
I mentioned to the other board members and BOMA
staff at our 2018 retreat that as much as I’ve enjoyed my
career in property management in some ways, I wish I
was beginning now. Commercial Real Estate (CRE) has
changed and will continue to at a pace that we should
all find exciting. The rate of change is greater than it was
three decades ago when I began my career and will pick
up in the coming years. The incoming BOMA president
picks the board retreat location which is generally a hotel
to make food and other accommodations readily accessible.
For the 2018 retreat, I asked that we use Techspace
(a co-working company located at CityWestPlace). To me,
it was fitting to provide our board a window into how
people want to work and Techspace is a good example
of how that has changed. What’s going on today in our
industry is fascinating to me in terms of the opportunities
it holds for people who do what we do. I just don’t think
there has ever been a better time to be in property management
than now. That is, presuming you can wrap
your mind around change and a lot of it.
So, is it that CRE has changed/is changing or is it
more about ‘the way people work’ that is changing CRE?
That’s a sort of a chicken-egg conundrum and a question
candidly I’m not very concerned about, but what I do
care a lot about is this idea of ‘the way people work’.
And you, as fellow BOMA members and industry
cohorts who toil away daily at our business, should
be at least as jazzed; because well, that is what we do,
(i.e., try to anticipate and be responsive to the way
people want to work). To the extent we are successful
in understanding the variables contributing to the
way people want to work and staying ahead of these
by embracing shared services and the experience
economy, we will find success and satisfaction in
our profession. To the extent we don’t, well, we will
have to hope to be pulled along for a while in the wake
of our peers who do.
So, you may ask, “Jack, why do you think this? I look
around and don’t see a big shift in CRE, etc.” To which
I would respond, please start reading outside of your
favorite websites and venture into something that will
push your boundaries a little. Also, find the time to walk
around other product – a field trip to some of the new
creative space in Austin is fun and easy to do. It will
change how you think about what we do if you need that
kind of a jump-start. Without quoting any specific source
and intentionally keeping my stats general I can tell you
(1) Technology has forever changed us and won’t stop
(think Smartphone), (2) Demographics have shifted,
we are mostly urban as a country and our workforce is
increasingly younger (think Millennial), (3) space as
a service has become a significant piece of the CRE
dynamic (think co-working) and (4) new industries are
making old ones change or go away (when did you last
call a cab or go to Blockbuster for a video)? This only
scrapes the surface of this subject. You should begin your
personal education into why, what and how our industry
is changing and I think if you don’t already, you’ll soon
share my excitement about what lies ahead.
BOMA Mission
BOMA Vision
The mission of the Houston Building Owners and Managers
Association is to support and advance the interests of the
commercial real estate industry. Houston BOMA will be an
organization of advocacy and sustainable building practices
that utilizes the strengths, talents and leadership of its
members and industry associates to build value and lasting
relationships with our community through professional
development, networking and sharing of information.
To be the recognized industry
leader in both legislative
advocacy and professional
development for a broad
spectrum of commercial real
estate professionals in the
Houston market.
Houston Building Owners & Managers Association Q1 • 2018

I realize I’ve said little about Houston BOMA in this, my
introductory message as president of our local. When a year
ago Tammy asked me if I would consider serving on the board
it was an opportunity for me to, in a small way, give back to
an organization I had happily been taking from for nearly 30
years. Likewise, when Tammy and Meredith asked if I would
consider serving as president in 2018, I felt the same way. While
I think there are a host of people better suited for the role, I’ll
do my best to build on the fine legacy of leadership forged by
our many excellent past presidents.
I can tell you that after a year on the board, I’ve had a
window into the inner-workings of the organization. If we
can all agree that the reason any organization exists is to
serve its membership; we can all rest assured that we are
members of the best-managed, most effective and most
responsive BOMA local on the planet. As you heard during the
2017 Annual Awards Extravaganza, the local accomplishments
are many and legion with all difficult challenges met. The board
and staff have set an aggressive plan for 2018 and it, like in prior
years, will be executed in a way that will make us all proud to
be associated with Tammy and her staff along with the volunteer
leadership and participation from our membership.
Whoever you are and wherever you are in your career, you
should be mindful about what you can give to BOMA to make
it, and simultaneously, yourself better. Likewise, you should
think strategically about what you take from BOMA. By this
I mean there is a broad array of services, education and information
of which to avail yourself. And importantly, opportunities
to lead, participate and contribute are varied and many.
If BOMA isn’t a significant piece of your professional strategy,
you are missing a key and obvious opportunity.
My personal interest this year beyond the straight forward
mandates of the role will be (1) to focus our conversation
whenever possible on what I discuss above, ‘the way people
work’. I think the smarter we become and the more we challenge
ourselves to embrace a vocabulary and thought process
around this, the more we can adapt and change our industry
to better serve our changing customer; and (2) be intentional
about discussing the need to transition the voluntary side of
our organization leadership to those of you who are more
recent entrants into the workforce and our industry. I think
there is a natural tendency to hold back when you’re ‘new’
in any situation, but regardless of how long you’ve been here,
I’m interested in your perspective, insights and observations.
And to that point, I’m always available for a call, email, cup
of coffee or whatever to kick these subjects around with any
interested party(ies).
Good luck to us all in 2018! Hopefully we can appreciate
and embrace fully the many opportunities that will surely
present themselves.
Best, Jack
3 Big Facts You Need to Know About
Cellular Coverage in Your Building
Sponsored Article
Building owners and commercial property managers deal with maintaining and improving property value
to retain and attract tenants.
However, there’s one building investment on the rise: many tenants and their customers are demanding full
cellular coverage indoors.
With the rising dependence on mobile devices, increased cellular speeds, and wi-fi performance issues, having a
dependable cellular coverage solution is necessary when users depend on reliable service day in and day out.
Here are 3 facts that should help understand the current state of cellular usage in USA:
Fact #1: 80% of cell phone calls are made indoors.
An overwhelming majority of cell phone use begins or ends indoors. When considering the compounding
amount of calls and internet usage from tenants, customers, and employees, especially during a crisis, poor
cellular signal affects productivity, perception, and in some cases liability issues. (Source: Cisco)
Fact #2: Over 72% of people experience dropped calls & slow internet.
The quality of cellular service is important for everyone. Since more employees are BYOD (bring your own device)
for work, having quality service for all carriers is a necessity.
Also, this reduces congestion on wi-fi networks and serves as a secondary system should the wi-fi ever go down. Having
robust cellular coverage may also help with classification as a Class A or B building. (Source: Pew Research Center)
Fact #3: 74% of employees say poor wireless coverage affects
their productivity
A survey of 1,000 US office workers provided a glimpse into a growing problem. 74% complained they either
sometimes or frequently encountered poor cellular coverage at work.
Poor cellular coverage isn’t unique to any particular industry, building or employee. It’s a widespread dilemma that
continues to grow as more connected devices enter the market and demand more resources. (Source: Zinwave)
Building on a Strong Foundation
By Mark Janssen, Chairman of the Board of Trustees for the Houston BOMA Foundation
“The Houston
BOMA Foundation
was set-up as a
financial vehicle
to fund projects
that will benefit
our members.”
I am excited to write about the Houston Houston BOMA Foundation (HBF) and
to advise you of our activities over the past year.
The HBF was set-up as a financial vehicle to fund projects that will benefit our
members. The official mission or purpose of the HBF is for charitable and educational
purposes as defined in IRS Code Section 501(c)(3), and to advance research and
innovation in Houston commercial real estate.
Little did we know when we began setting up the HBF in 2016 that we would
use it so quickly as a charitable vehicle to directly help our members in need after
Hurricane Harvey. We are so thankful for the many members and locals from around
the country that helped us raise more than $40,000. I would also like to remind our members that even if
you didn’t directly contribute to that fund, you did so indirectly with your membership dues. The Houston
BOMA board of directors acted quickly and initially funded this relief fund with association reserve funds.
These funds are dollars built up over the years from your dues dollars and proceeds from events. I hope we
will not see another tragedy like Hurricane Harvey for many years, but if we do, I hope I can count on your
support to help our members that might be in need of assistance. With very few fundraising efforts to date,
we have raised an additional $40,000 in individual and corporate donations. Please be on the lookout for
your invitation to support the HBF and the CRE industry.
We have completed many projects in a short time under the HBF, much of this we were already doing
under the association. This includes:
• Funding the development of industry talent
with Leadership Lyceum
• Funding Research
o Compensation Study - a comprehensive
report of industry salaries and compensation by professional title
o Economic Impact Study - a report on the entire Houston area CRE market and BOMA’s impact
o BOMA Index - a quarterly aggregate report of up-to-date data for each Houston submarket from
the largest CRE companies, available for the first time in this issue of Highlights (page 16)
• Providing for our industry through charitable giving by raising approximately $40,000 for Hurricane
Harvey Relief Fund
I am working with the board of directors and our accounting firm to capitalize on future donations
and sponsorships for events that could be handled directly through the HBF which would result in some
taxable deduction benefits to our members.
Our goal, as it is at the association, is to control expenses, so for the time being Houston BOMA is
overseeing administrative duties for the Foundation at no cost to stretch our limited donor dollars as far
as possible as we work to build up the HBF reserves. I urge you to make a personal, company, or building
donation to the HBF in 2018 and I look forward to seeing you at our annual benefit in February. n
Houston BOMA Foundation Project Spotlight:
Hurricane Harvey Relief Fund
These are the stories of just a few of our Hurricane
Harvey Relief Fund recipients. Your donations and
membership dollars have helped these deserving members
and employees recover from the devastation of
Hurricane Harvey.
“It’s hard to emphasize how grateful we are, and this is a
great example of BOMA Houston and its many contributors
to the Foundation taking care of their membership and
CRE during a natural disaster. The CRE industry has been
very good to me over the years and this is a happy chapter
in my career. [My wife] Diana and I are on a good path to
rebuilding and look forward to celebrating Christmas with
our family at home.”
“Houston BOMA has blessed me so much over the past 15
years of my membership through networking and education
and now they have come to my rescue after losing everything
in Hurricane Harvey. There are simply not words to
express how grateful I am to members who contributed to
the relief fund nation-wide. Your gift has helped my family
begin to rebuild our home that was destroyed by the opening
of the reservoirs. BOMA is so much more to me than a
professional organization, they are my family and the heart
of our real estate community. I can’t wait until it is my turn
to pay it forward to others in need.”
“Photos and memories made of the kids’ faces being able
to sit and lay on a bed they can call their own will be very
memorable and touching… which wouldn’t have been
possible without you guys. My fiancé and I (along with
our pup and kiddos) cannot thank you enough. Grateful
beyond words.” n
E change
Thursday, March 8, 2018
2:30 – 6:00 pm
Post Oak Central – 1990 Post Oak Blvd., Suite 125
Registration opens 9:00 am on Thursday, February 1, 2018
Join us for one of the most anticipated events of the year...Business Exchange! This popular event
provides a valuable opportunity for Allied Professionals to make new connections with some of our
top owner and property manager members while raising funds for our BAC PAC.
The Business Exchange is designed to be a “reverse trade show.” Property management company
representatives will each be seated at tables, while Allied Professional representatives rotate among
the tables, spending five minutes meeting with the property management company at each table. This
is a great chance for management to learn more about the latest industry-related products and services
in a professional, controlled environment, and for suppliers to visit with a large number of customers
within a two-hour period.
To allow adequate time for every Allied Professional to meet with each property management
professional, a very limited number of spots are available for this event. As a result, this event
typically sells out in just minutes! Mark your calendar for registration opening 9:00 am sharp
on Thursday, February 1, 2018 to be sure you don’t miss out. Learn more at houstonboma.org. n
How to Lose a Customer in Ten Minutes
By Tammy K. Betancourt, CAE – Chief Executive Officer and Executive Vice President
As we launch into the new year, it’s appropriate to reflect on the personal goals and the accomplishments
we’d like to achieve in 2018. Reflecting on these aspirations, it occurred to me that one of
the top items on my list is to have a thriving, flourishing membership where everyone is happy and
benefiting from BOMA with service provided at the highest possible level. Should be easy, right?
Very few things are quite as befuddling as organizations who claim they revere their members but
whose approach never seems to reflect their marketing. If their motto is ‘The Customer is King’, why
do they act like the happiness of the customer doesn’t matter? It’s almost as if their support training
manuals are excerpts from some handbook called ‘How to lose members and alienate your fans’.
Below are a few items that might be included in said handbook:
Be difficult to
contact. Provide your
customers with an email form to
complete for their inquiry and
have the inquiry sent to
service@abccompany.com.
Never have a
live person
answer the
telephone.
Have no knowledge of,
or appreciation for the
customer’s history. So what if
they’ve had a relationship with your company
for 20 years, loyalty is overrated.
Don’t listen.
Because you know better
than the customer. Why are
they always so whiny?
Take your time
responding to
requests.
Seriously, no
one’s life is on
the line because
their office is hot.
What’s the rush?
Be as unpleasant as possible
when contacted by a customer.
That should dissuade them from calling back.
Create a website that’s
difficult to navigate.
Amazon and their one click purchasing are
doomed to failure, am I right?
Never provide
your employees
the authority and
leeway to solve
problems.
Do not keep your
promises. And never provide
updates on problem resolution.
Never pay
attention to the
competition.
What do they know anyway?
page 18
Houston Building Owners & Managers Association Q1 • 2018

Customers
leave
because
they
don’t feel
valued.
In this experience economy,
great service
is as or more
important than
price.
One of the key rules in business is it’s cheaper to keep the
customer you have. So why do they leave? Any of these reasons
are certainly applicable, but key is that the customer’s perception
is your reality. Customers leave because they don’t feel valued. In
this experience economy, great service is as or more important
than price.
Communication is crucial. Empty promises and vague answers
are for rookies. Advise your customers of how you will address
their concerns or give them a plausible explanation of why you
can’t. Do not leave them wondering whether you have a solution
and feeling under-valued, because this is when they start thinking
of your competition.
At Houston BOMA, we’re approaching 2018 with a goal of
providing the most cutting-edge products and outstanding service
to assist our members in being successful. It’s all outlined in our
2018 strategic plan and goals that can be found in our Member
Resource Center at houstonboma.org/memberresource.
A new year is like a blank book, and the pen is in your hands.
It is your chance to write a new story.
Wishing you a healthy and happy 2018. n
Foodie Find
Theodore Rex – 1302 Nance Street, Unit A
By Shannon Roberts
“When you bite into them, a beam of light comes down and angels sing. They’re that
good.” That’s how our waiter described the potatoes – yes, potatoes – at Theodore Rex, the
highly anticipated new concept from top Houston restaurateur and James Beard Award
Winner Justin Yu. Perhaps our waiter was joking, but the chef’s twist on potatoes au gratin
was indeed heavenly, setting the tone for one of best meals we’ve ever reviewed for this column.
Read on for all the delicious details and visit trexhouston.com for more information.
Atmosphere: O O O O O
With a soft glow from the windows, clean interior, and bright yellow door, the location
feels incredibly welcoming and chic among the surrounding warehouses. With only a
handful of seats inside, it’s best to make a reservation, but the cozy space makes for a great
date night or a quiet dinner.
Drink: O O O O O
The wine menu suggests “drinking sparkling wine for your entire meal, ordering entire
bottles, and finishing them with gusto,” and we couldn’t agree more. The sommelier’s picks
paired perfectly, and with half-price glasses available during their daily happy hour, you
don’t need to drop a lot of dough to enjoy them.
Food: O O O O O
Thinly-sliced with savory drippings from roasted chicken, the other-worldly potatoes
were a good representation of the restaurant’s ability to marry comfort food with innovative
flavors. Beef wagyu was classically seasoned with peppery flavor and an added punch
of fermented radish, with hints of charcoal from the grilled greens. Flaky flounder came
wrapped in tender collard greens, preserving its delicate, sophisticated citrus flavor and
melt-in-your-mouth texture. Save room for the velvety chocolate ice cream accented with
crunchy candied almonds, which serves as a satisfying end to a comforting meal. The menu
only has a few other options and often changes, but this seasonality allows every dish to be
executed with perfection and enthusiasm.
Service: O O O O O
The staff was a direct reflection of the restaurant’s reputation: fun and carefree, but
passionate and focused. Servers showed complete attention to patrons, a high level of
menu knowledge, and made smart recommendations without ever losing their approachable,
warm attitudes and charisma. Even the kitchen, easily seen from the front of the
house, was calm as chefs worked with complete concentration.
Final Score: Perfect 5/5 Stars
O O O O O
Theodore Rex is more than deserving of the Foodie Find’s first perfect score. Excellence
can be found in everything the restaurant does, from food and flavors to the friendly
service and environment. With great accessibility for everyone, it’s a stand-out choice
sure to exceed even the highest of expectations. n
Correction from the Editor
In our last issue, we incorrectly named Hines as one of
our Golf Classic sponsors. The correct sponsor for the event
was 1100 Louisiana. We apologize for our error, and greatly
appreciate the 1100 Louisiana team for their understanding
and continued support of Houston BOMA. n
