Owning a rental has been popular with New Zealanders looking to diversify their investment portfolio. Managing such rentals has been less favoured and many investors are opting to engage a specialist property manager. When choosing a property manager, you will want one who ensures the rent is collected on time and the home and its grounds looked after. You will also want one who is conversant with the law surrounding rental properties and problems that can arise. For example, landlords are required by law to ensure current and operable smoke alarms are installed (long-life photoelectric if no alarms previously). They will also need to insulate their properties by 1st July 2019, and should observe their insurer’s requirements like advising when a property is vacant for an extended period of time. It is important to keep evidence of bond payments and lodge these promptly with Tenancy Services, holding tenancy details such as tenant names, record of tenancy and rent payments made. Reasonable tenant requests should also be responded to in a timely manner and the property kept in a suitable condition with necessary repairs and maintenance carried out. Having a property manager makes all these tasks easier and they can also sort out any repairs or maintenance needed on the property should you wish a hands-off approach to renting. “Property Managers fulfil the role of middle person between tenant and vendor,” explains Brendan Shefford (Big Red), Business Owner of Ray White Rolleston and West Melton. “It’s not uncommon for tenants to ask when looking at rental properties whether there will be an independent Property Manager handling the rental so that legal requirements and obligations are observed.” Rebecca Smith managed a number of her own rentals before taking on the role of Rental Manager for Property Brokers; looking after a large portfolio of rentals around the Darfield, Kirwee, West Melton, Rolleston and Burnham areas. She says that with the changing market and legal environment, property management has become far more complex and specialised. “People skills are essential when liaising with landlords and tenants to ensure a smooth tenancy,” suggests Rebecca. Another concern is the potential for a property to be contaminated through drug use. Rebecca advises that Property Managers can also assist a landlord in organising a Meth testing before a tenancy starts and include the option for a test to be carried out during a tenancy, within the Tenancy Agreement. With so many considerations and the law around rental properties placing more responsibility on landlords, more people are likely to look to engage a professional, to take care of their investment portfolios.
