BE SURE ADDRESS is CLEAR FROM THE STREET<br />

County officials want to remind residents of the Ordinance 5.3<br />

requiring that addresses or building numbers be legible and visible<br />

from the street. The section states the numbers must be in<br />

Arabic numerals at least four inches in height and clearly visible.<br />

The number should be placed on, above or at the side of the main<br />

entrance so the number is clearly visible from the public right away.<br />

Whenever a home entrance is more than 50 feet from a public right<br />

away, a number should also be placed at the end of a driveway or<br />

property entrance.<br />

WATCH FOR KIDS WHILE DRIVING<br />

The roads are once again crawling with school busses, teenage<br />

drivers and kids in the crosswalk, so please slow down when going<br />

through the neighborhood. Now that kids will be back on their way<br />

to school, it’s time to double and triple check those intersections,<br />

just when you think it’s all systems go, a late for school student will<br />

magically appear out of nowhere and dart across the street when<br />

you least anticipate it. Thank you!<br />

BUDGET AND HOMEOWNER INPUT<br />

Your all-volunteer Board of Directors is here to serve you. Meetings<br />

are held monthly at the clubhouse on Greenhouse, always on the<br />

third Tuesday at 7:00 PM Please plan to attend in person and/or<br />

provide your input via email to MGMT@KPMmanagement.com or<br />

call 281-685-3090.<br />

Your input can be a driving force in the annual budget decisions,<br />

primarily helping the Board understand what the neighborhood<br />

would like to see in regards to future capital improvement projects.<br />

You can also influence all sorts of future decision making processes,<br />

simply by providing input at or before meetings.<br />

Finally, if you are truly interested in dedicating some of your time<br />

to our community, consider serving on the Board of Directors in<br />

the future. Let the management company know you are interested<br />

and if there is an interim opportunity, the Board might be able to<br />

elect you directly or you could get your name on the ballot for the<br />

annual meeting in February. See a need for a special committee<br />

or volunteer-driven project? Don’t hesitate to bring it up and help<br />

recruit additional help.<br />

PARKING CARS IN THE STREET<br />

We realize it is sometimes necessary to park your cars in the street.<br />

The neighborhood bylaws prohibit the parking of inoperable vehicles<br />

in the street and operable vehicles are expected to be regularly<br />

used/moved when parked there. We ask that you do your best to<br />

be aware of your neighbors’ driveways when parking streetside, so<br />

you do not block their ability to safely get in and out. Also, please<br />

try not to park directly across from a driveway, as this is a common<br />

cause of accidents. While we all should take extra caution when<br />

backing out, we are creatures of habit and we tend to get into a<br />

routine and in a hurry, so we might not notice that there is a new<br />

obstacle waiting for us across the street. That scene has played out<br />

on a number of occasions already. Thanks in advance for continuing<br />

to look out for each other.<br />

RECEIVE A DEED RESTRICTION VIOLATION LETTER?<br />

KPM Management is the company hired by our neighborhood association<br />

to manage many aspects of our deed-restricted community.<br />

They provide many accounting, administrative and consulting<br />

services that help to increase safety and maximize our property<br />

values, while working with the all-volunteer Board of Directors to<br />

keep our annual dues at a minimum. As a result, they are expected<br />

to patrol the neighborhood throughout the month, on varying days<br />

to look for deed restriction violations. In general, we ask them to<br />

generate the first “reminder” letter automatically when they see a<br />

violation or whenever they confirm one, which came from a neighbor<br />

complaint. If you have a unique situation, which might result<br />

in the need to temporarily violate the deed restrictions, please<br />

give them a call at 281-685-3090 and let them know the situation<br />

and the expected time frame, so we can avoid the issuance of any<br />

unnecessary letters. Keep in mind, occasionally mistakes are made<br />

and the wrong address receives a letter - the best thing to do in this<br />

and all other situations is to contact the management company to<br />

make them aware of the mistake and/or to let them know that you<br />

have either corrected the situation or need a temporary exemption<br />

from the covenant.<br />

For fairness’ sake, the Board of Directors asks the management<br />

company to call ‘em like they see ‘em, assuming they have received<br />

no advanced notice of extenuating circumstances, but in truth, they<br />

will not ever be able to identify every single possible violation on<br />

each and every drive through, nor do we think the scrutiny necessary<br />

for such is in the best interest of our community. The ultimate<br />

responsibility of the Board of Directors is to make decisions regarding<br />

situations where the homeowner simply refuses to comply<br />

with the community’s established covenants, in spite of repeated<br />

“reminder” attempts. We typically hope the individual can give us<br />

a defensible reason for giving an exception or temporary reprieve<br />

and the last thing any of us want is to be in conflict with any of our<br />

neighbors, but we are nonetheless tasked with the expectation that<br />

we uphold the community’s by-laws. With that said, on a typical<br />

week, less than 6% of the homeowners receive deed restriction<br />

letters and the vast majority have already taken or do quickly take<br />

action to correct them.<br />

As your fellow neighbors, we appreciate every one of you who have<br />

taken measures to correct any problems that may have arisen over<br />

the years. We also definitely appreciate your willingness to work<br />

with us to do whatever is in our community’s control to maintain<br />

the maximum possible property values for everyone. When we all<br />

work together, we minimize the cost and maximize the benefit for<br />

the community at large. Oh and by the way, no need to get offended<br />

if you do receive a letter, as many, if not most of us can relate to the<br />

experience for one reason or another. Thanks again!<br />
