Officials approve multiple
developmental plans in town

The Village of New
Lenox voted to approve an
ordinance to amend the annexation
agreement for the
Heather Glen subdivision.
This was the second
amendment to the agreement.
The 43.72-acre project,
located near Schoolhouse
and Laraway roads,
includes 120 lots for detached
single family homes.
“We did have a laundry
list of items to be addressed,”
said Mayor Tim
Baldermann.
A resident of one of the
six existing homes said he
was encouraged by the turn
around. A representative of
Ryan Homes said the company
is excited to work with
the existing residents.
“We, too, appreciate all
they have done to make this
work,” Baldermann said.
“I’m confident this is all going
to get done.”
The Board also voted approve
an ordinance to grant
special use for the P.U.D.
Plat at Heather Glen. Baldermann
said there were landscaping
and sprinkler issues
that needed to be addressed.
According to Baldermann,
the last big thing is the sprinkler
system pump.
“Ryan Homes has done
a great job of addressing
those issues before they took
over,” Baldermann said.
“They’ve really done a good
job of addressing the residents’
concerns.”
A vote also passed to annex
the Lakes Park subdivision,
formerly High View
Estates.
The 76.46-acre parcel,
located near Laraway Road
and Elise Boulevard, would
include four-phase plan to
build duplexes.
Along with the annexation
amendment, the board also
voted to rezone property
and annex territory at Lakes
Park.
The Board voted on an ordinance
to rezone property
for Prairie Ridge North. It
would change the 22.67-acre
parcel from agricultural to a
residential district. The developer
also requested a special
use for P.U.D. to allow
27 single-family residences
and 26 townhome units in
10 buildings. The rezoning
would affect a small portion
of the overall existing subdivision
for the town homes.
Also at the meeting, a vote
was passed to approve an
intergovernmental funding
agreement with Metra.
Metra would provide a
grant to fund the construction
of a brand new station.
Baldermann said the $3.6
million would go toward the
total project.
Village Administrator
Kurt Carroll village administrator
said Metra will fund
$1 million in 2019 and another
$1 million in 2020. The
plan is to move the station
further east and also would
require a new platform.
Baldermann has been appointed
to the Metra Board
and abstained from the vote,
as did Village Trustee Keith
Madsen.
Baldermann said there has
been 180-190 new housing
starts. He added, there is a
lot of commercial growth
along route 30, with grocery
stores and restaurants.
“New Lenox is the fastest
growing village in Will
County,” he said. “We’re really
excited about that. People
continue to come here
to live and open their businesses.”
