It was the midst of the 1997 Asian Financial 

Crisis when AKA Traders started up in business. 

In the more than 20 years since then, the company 

has not only remained in business, it has

and antique and art products, before branching

THAILAND’S CUSTOMS 

SERVICE WINS SECOND 

PLACE IN ASEAN 

Thai customs won second place in the efficiency 

ratings amongst ASEAN countries making the country 

a leading logistics hub. Singapore won first place 

in a survey called the World Bank’s Logistics Performance 

Index (LPI). 

Thailand also did well in the global index rising 

13 places to come in at 32nd position up from 45th, 

out of 160 nations. 

In another article called the Trade Facilitation 

Indicators 2018 report, commissioned by the Organization 

for Economic Cooperation and Development, 

it was noted that Thailand had been rewarded 

for improved customs clearance processes, clearer 

procedures, the introduction of automated facilities 

and reducing paperwork as well as having in place a 

simple and fair appeals procedure. 

As regards the prevention of illicit products, Thailand 

did well in another index called the Global Illicit 

Trade Environment Index 2018 by 

the Economist. The country came 45th out of 84 

countries. The index measures indicators and activities 

that went towards cracking down on the import 

and export of illegal products. 

All of the specific customs indices showed improvement 

and this will help Thailand’s standing in 

the more important Ease of Doing Business report 

commissioned by the World Bank. This is important 

as it is used by international investors to help make 

decisions for new plants and new projects within the 

Kingdom. 

In the “Doing Business 2018” report, the flagship 

report by the World Bank Group, Thailand came in at 

26th position for ease of doing business out of 190 

countries. In 2017 the Kingdom stood at 48th position 

so this is a very big step up. Thailand was impressive 

in making improvements to the extent that 

its strides gained it the accolade as one of the top 10 

improvers for the first time. 

It is a testament to the government’s efforts to 

promote Thailand as a business friendly nation and 

aims to create a backdrop for international private 

investment. 

One notable metric was that the average time it 

takes to start a business in Thailand fell from 27.5 

days to just 4.5 days due to a streamlining of regulations 

and the introduction of reforms to make the 

Kingdom more business friendly. 

Thailand also introduced new laws to protect 

the rights of borrowers and lenders alike including 

broadening the scope of assets that can be used as 

security to gain credit. 

The PM’s Office Minister, Kobsak Pootrakool, 

commented that Thailand could be in the top 20 

countries as early as 2019 if there were further improvements 

on construction permits and registering 

property as well as improving ways to handle insolvency 

and trading across borders. 

Other areas that already had been improved 

could see further tweaks such as increasing the use 

of online and other computer based systems for various 

business services.

“Thailand Privilege Card launched its 15th Anniversary 

party and presented an operative report 

to show its part in helping the Thai government 

boost the country’s economy and Thai tourism after 

a 66.35% increase in turnover measured over a 

10-month period from 2017.

(calculating from the same period in 2017 with a revenue 

of 474.88 million baht), and surpassing its goal 

of 44.37% increase (revenue of 551 million baht). 

Net profit stands at 239 million baht as a result of the 

increase in sales and membership fees.

of the new members are from China (29%), followed 

by Japan (8.3%), Britain (6.3%), France (6%), the 

United States of America (5.4%) and other territories 

(45%)”.

While bar charts, line graphs 

and simple numbers are hardly 

capable of providing the defining 

answer to many economic, social 

and political questions, they are 

certainly a good way of obtaining a 

general overview of any particular 

subject. 

Each month the Business Supplement 

will look into a brace of 

statistical information and provide 

readers with what we consider to 

be the central elements of these 

figures. 

Health expenditure in Thailand 

is well below the global average 

Public hospitals in Thailand are 

notoriously over-crowded and the 

staff are often over-worked and, 

based on expenditures for the sector, 

are almost certainly underpaid. 

According to figures from the 

World Health Organisation (WHO), 

Thailand’s government spent just 

3.4 percent of GDP on health expenditure 

in 2005 and this had risen 

to just 3.8 percent in 2015. 

By comparison, Southeast Asia 

as a whole saw health expenditure 

rise from 3.6 percent in 2005 to 4.6 

percent in 2015, although this was 

still below the global average of 

6.3 percent. 

Cambodia spent 6.0 percent 

of GDP on health expenditure in 

2015, followed by Vietnam on 5.7 

percent while Brunei invested just 

2.6 percent. Of course, this may 

be due to Brunei not needing to invest 

as much in the health sector 

because its population may well 

be generally healthy compared to 

its neighbours. This is something 

the WHO figures can’t tell us. 

Singapore 

notably 

saw its 

health expenditures 

rise from 

just 3.0 percent 

in 2005 

to 4.3 percent 

in 2015. 

Again, this 

may be due 

to an ageing 

population 

or possibly

Recently the Australian Strategic 

Policy Institute (ASPI) released 

figures for a group of selected 

countries in the Asia-Pacific 

region as they pertained to cyber 

readiness. The weighted index 

covered organisational structure, 

legislation and regulation, computer 

emergency response teams, 

financial cybercrime, and government/business 

dialogue. 

The United States, not surprisingly, 

rated at the top with an 

overall score of 90.2, leading the 

way in organisational structure 

and financial 

cybercrime, 

while Thailand 

ranked 

in 13th place 

with a score 

of 54.0, just 

behind Indonesia 

(54.3) 

and ahead 

of Vietnam 

(53.6) and 

the Philippines 

(49.9). 

In overall 

joint second 

place were 

Australia 

and Japan 

(88.0) followed 

by Singapore (87.7) and 

South Korea (86.8). 

Thailand ranked equal ninth in 

organisational structure and equal 

11th in computer emergency response 

teams. 

The ASPI noted that new or 

amended legislation and organisational 

changes are leading to 

an improvement in cyber policies 

in some countries, although it 

warned that many laws were emphasizing 

censorship and attempting 

to control dissent rather than 

looking more broadly at genuine 

security and curbing crime. 

It also noted how more and 

more countries are establishing 

dedicated cybersecurity organisations, 

taking responsibility away 

from individual ministries like telecoms 

and defence.

I thought we would go back to 

basics this month so …. What is the 

best free fix for slow computer performance 

under Windows? 

A slow computer is something 

that a lot of people have to face on a 

daily basis. Slow Windows boot, unresponsive 

programs, slow browser 

that freezes up every once in a while 

– sounds familiar, doesn’t it? And 

when you want to fix a slow computer, 

it usually means that you have 

to either upgrade your hardware or 

even hire a technician. That costs 

money. But there is a way to make 

your PC faster without having to 

spend a cent. Here is the best free 

fix for slow computer performance.

When your computer becomes 

slow all of a sudden, the first thing 

to do is check it for viruses, malware 

and spyware. Malicious programs 

tamper with computer settings, steal 

your bandwidth to transmit data and 

make your computer slow. So, if 

your computer has become suspiciously 

slow overnight, the free fix 

for slow computer is to download 

free anti-malware and anti-spyware 

software and remove infections from 

your PC. When all viruses are gone, 

you will notice an immediate speed 

gain. Windows has quite reasonable 

built-in security and anti-virus/ 

malware so ensure that not only are 

these enabled, but that the anti-virus 

database is up to date. If you have 

Windows update set to automatic 

this will happen without you having 

to think about it. 

If the anti-malware scan comes 

clean but your computer is still slow, 

this could mean that your PC is badly 

fragmented. File fragmentation is 

something that can drastically decrease 

computer performance because 

it affects the slowest part of 

your PC – your hard drive. File fragmentation 

makes the hard drive’s 

read arm work more than necessary, 

which takes more time. So if your 

files are fragmented, opening documents, 

videos, songs and launching 

programs will be really slow. To be 

honest, I forgot to do this for quite 

a while and I was kicked in to action 

when my PC became slow, video 

playback was jumpy and I could 

hear the hard drive working away. 

Whilst there is a built in defragger in 

Windows I find the free version from 

Auslogics to be much bette, just do 

a Googles search to find it. 

So there’re we have it. A basic 

lesson for this month on things that 

we should do but sometimes forget!

ASIAN FIRMS MOVE PRODUTION 

AS US-CHINA TARIFFS RAMP UP 

A trend is growing for some companies who 

manufacture in China to move their operations 

to other countries in Asia in order to avoid the 

new US-China tariffs that have dominated business 

news headlines of late. 

Major companies such as Toshiba Machine 

Co , Komatsu and SK Hynix have all been mulling 

over a move. Thailand is hopeful that it can 

capitalize on the shift and accommodate premium 

firms relatively quickly. 

The first batch of tariffs commenced in July 

2018 when PresidentDonald Trump imposed 

25% taxes on $50 billion of Chinese exports. 

Even more tariffs are threatened that could cover 

every product coming out of China. 

Toshiba Machine company plans to move 

production of plastic molding machines that are 

bound for the United States from China to Japan 

or Thailand as early as this month. A spokesman 

for Toshiba Machine Co was quoted as saying, 

“We’ve decided to shift part of our production 

from China because the impact of the tariffs is 

significant.” 

Other companies are also moving very 

quickly. Often they have some footprint in another 

country already and it is just a case of expanding 

production elsewhere rather than building 

a new plant from scratch. 

FORD OWNERS TO RECEIVE 23MB 

IN CLASS ACTION LAWSUIT 

Ford Sales & Service (Thailand) has been 

ordered to pay a total of 23 million baht to 291 

Ford owners under a class action ruling due to 

the production of unsafe and substandard and/ 

or defective vehicles which put the lives of drivers 

at risk. Individual owners will receive between 

20,000 and 200,000 baht depending on 

the severity of the defects. 

The Southern Bangkok Civil Court made the 

order based on a problem that revolved around 

the six-speed gearbox called the DPS6 that 

boasted PowerShift transmission. The Gearbox 

was found on the Ford Focus and Ford Fiesta. 

Ford was quoted as saying, “This ruling reflects 

Ford’s position that each customer had a 

different experience with respect to the Power- 

Shift 6-speed transmission, and that its process 

of individually evaluating customers on a caseby-case 

basis is appropriate,” adding, “Ford 

apologizes for any inconveniences caused by 

issues related to this transmission, and remains 

committed to helping resolve any outstanding 

issues through its comprehensive customer satisfaction 

programs.” 

BANGKOK CONDOS CONTINUE 

TO WOO FOREIGN BUYERS 

Bangkok’s condo market continues to lure 

investment from overseas, especially from pure 

investors who are coming to Thailand to gain 

attractive yields. A number of large companies 

from South Korea, China and Japan who are not 

normally synonymous with the property market 

are making direct investments in the Bangkok 

condo market. Instead of investing in the companies 

by way of the stock market, they have 

been buying into individual projects as direct 

owners. 

Pornarit Chounchaisit, the president of the 

Thai Real Estate Association was quoted as 

saying, “The entrance of non-property players 

and new foreign investors in Bangkok property 

development shows investment [in Thailand’s 

property development] generates attractive returns,” 

adding, “Japanese firms continue coming 

to the sector, following their compatriots, who 

came five years ago.” 

It is expected that the trend will only accelerate 

as overseas property developers follow suit 

and commence direct investment in Thai property. 

Mr. Chounchaisit was also quoted as saying, 

“Those that have already come [to the Thai 

property market] are mid-sized. Big players have 

not come,” adding, “They will develop a city on 

thousands of rai, not just a building. Next year 

will see them in infrastructure development.”

1. Never leave your passport 

until the last minute! Make sure

by downloading the application 

(OS) form, for overseas applications, 

and complete it, making sure 

you do not forget two major things,

on the form preferably by a 

British citizen who knows you and

OS application form will explain

4. You then download the credit 

card form from either our website 

or the British Embassy website 

and fill it in with the correct details. 

Payment will be deducted from 

your account by the passport office 

in the UK at the HMPO and do not 

worry it is very secure. If you live in 

Thailand and do not have a credit 

or UK debit card then maybe you 

have a friend or family who can assist 

with their card it does not have 

to be your name. If you have a 

Thailand credit card not a standard 

debit card this can also be used. 

5. As part of our service Key 

Visa will then make an appointment 

via e-mail with the HMPO office in 

Bangkok and we then will receive 

your application appointment within 

three days. 

6. Key Visa staff will then take 

your application to Bangkok and 

submit the paperwork and bring 

back your old passport and the 

receipt back to our office in Pattaya 

so the old passport is available 

when ever required only a copy is 

taken by the HMPO and your original 

passport stays in Thailand. 

When the new passport is ready it 

is collected from Bangkok and the 

old passport and the new UK passport 

are issued to you.

The leasehold system is a system 

of property tenure wherein a 

person, by paying a fixed sum or in 

installments, acquires the right to occupy 

a particular land or building for 

a pre-determined period of time. The 

owner of the building or land, commonly 

known as a landlord, hands 

over temporary possession and occupation 

of the premises to the person 

leasing the property, known as 

the tenant or leaseholder. 

A leasehold property is a property 

that only gives the lessee the right to 

live in the property or use it for commercial 

or residential purposes for 

a specific period, and the lessee’s 

rights are limited under Thai law. On 

the other hand, a freehold property 

is a property that gives full legal 

rights to the owners to occupy, use, 

lease, sell or develop the property. 

Purchasing a condominium is the 

simplest process for foreign buyers 

as Thai law allows foreign freehold 

ownership of condominiums as long 

as you buy a unit within a building’s 

foreign quota, which is 49% of the 

condominium block. The freehold 

will, however, give you rights over 

the building but not over the land. 

A lease agreement in Thailand 

can best be described as a personal 

tenancy contract with a fixed and a 

prepaid term with a maximum lease 

term of 30 years. Any lease of immovable 

property for a longer period 

than 30 years in Thailand may only 

be made by renewal of the lease 

contract upon its expiration. Renewal 

for a further 30 years is at the discretion 

of the owner but both parties 

must register the renewal with the 

local Land Office and must settle all 

the necessary government fees at 

the end of each term. 

Thai law stipulates that foreigners 

may not personally own land in Thailand. 

However, the right of freehold 

ownership for a building which sits 

on the land can be purchased. There 

are a number of different purchase 

options available to foreigners and 

most property developers will offer 

buyers both freehold and leasehold 

alternatives. Foreigners can purchase 

the land as leasehold and the 

property that sits on the land as freehold. 

A foreigner may only purchase 

land to build a property if the land is 

purchased on leasehold. However, if 

a foreigner is operating a business in 

Thailand he may purchase the freehold 

of the land through his Limited 

Company, in which case the land will 

be owned by the company and not 

by the individual. 

A major disadvantage of lease 

in Thailand is that the contract and 

the right of possession is terminated 

upon death of the lessee and is not 

automatically transferable by inheritance. 

Although the lease agreement 

must include a succession 

clause, this does not offer full guarantee 

for the lessee’s heirs. Moreover, 

the degree of control given to 

the lessee over the land or property 

is more limited compared to that of 

complete ownership. For a pre-determined 

period of time, the tenant 

is only granted possession and enjoyment 

of the property but not complete 

authority. The lessee cannot 

mortgage or use his leased property 

as collateral. Unless otherwise 

provided by the contract of lease, a 

lessee cannot sublet or transfer his 

rights in the whole or part of the property 

leased to a third person. 

Aside from not having to renew 

the contract frequently, another advantage 

of going through leasehold 

is that the lessee, as the temporary 

owner, is not solely responsible 

in maintaining and preserving the 

leasehold property. Landlords are 

also bound to perform their legal obligations, 

as stipulated in the lease 

agreement, to ensure that the lessee 

or the tenant enjoys full and uninterrupted 

possession of the property. 

Leaseholders are given an option to 

renew the contract with the previous 

arrangements after the end of each 

term. The lessee is free to pursue 

alternative arrangements for his benefit 

because unlike in a freehold ownership, 

the lessee is not tied to the 

property and holds no other interest 

apart from his previous tenancy. 

In order for a lease to be valid, 

any lease longer than a three-year 

period must be registered with the 

local Land Office and the lease must 

be indicated on the back of the title 

deed. Registering the lease allows 

any possible third- party buyers to 

know of the lessee’s rights to the land 

during the period of the lease. If the 

lease agreement between the parties 

is not registered with the Land 

Department, the lease is enforceable 

by action for a 3- year term only.

We have now come to the final 

part of our seven steps to starting an 

online business series, which is outreach 

and relationship building. 

Since the beginning of Google, 

links from other websites have been 

an important part of SEO but the way 

in which we obtain these links has 

changed dramatically. 

Up until around 2010 the only 

thing that mattered was the amount 

of links that your site had compared 

to its competitors. There was also 

the factor of page rank, meaning the 

more links that the sites who linked to 

you had, the more authority that link 

carried. 

If you wanted to rank #1 for a 

search term, you just needed to 

include it on your page a certain 

amount of times and then build as 

many links as possible to that page. 

Around 2010, Google started to 

make changes to stop people manipulating 

their system, which at this 

time was very easy to do. Focus 

changed from quantity of links to 

quality of links and the sites linking to 

yours should also be related to your 

industry or location. 

Now in 2018, link building is mainly 

focused on building relationships 

with other online influencers. For example 

if you have a website selling 

building or home improvement materials 

then you may wish to get a link 

from a popular DIY blog. 

The first thing to do is to find sites 

that you may wish to get links from. 

You can do this by googling inurl: keyword 

For example if you are looking for 

a DIY blog, you can try finding only 

sites which have the words DIY and 

blog in their website name or url. 

You would do this by entering ‘inurl:DIY 

blog’ into the search bar. 




After you have found suitable 

sites, make a list in Excel or Google 

Sheets and try to find the email address 

for the owner of the site. Some 

sites list their email address, some 

have a contact form and some are 

more difficult to get in touch with but 

you can go to whois.com and try to 

find their contact details that way. 

Next, find a particular piece of 

content on their site which you like 

and if they have comments enabled, 

leave a comment. Next, send them 

an email highlighting what you like 

about their content and explain that 

you have an interesting related piece 

on your site and ask them if they 

would like to read it. 

If they reply ‘yes’ then send over 

a link to your content, if and when 

their feedback is positive then you 

can ask them if they would link to it.

SOUTHEAST ASIAN BUSINESS ROUNDUP 

Myanmar/Singapore 

Seed Myanmar Ventures Limited, which is a country-focused 

venture capital fund targeting early 

stage technology companies and operated out of 

Singapore, recently signed a substantial deal with 

the Marathon Myanmar Company Limited, a delivery 

service platform. Seed Myanmar has picked 

up a minority stake in the startup. Marathon is to 

use the seed funding to build out its technology 

platform with the aim of leading the parcel delivery 

market in Myanmar. Marathon Myanmar is 

targeting same day deliveries with the technology 

upgrade. Apart from providing courier express service 

to e-commerce businesses and online shops 

in the country, Marathon Myanmar also handles 

bulk mail delivery. It also entered into a courier 

cargo forwarding service this year, aiming to be a 

one-stop service to provide both parcel and cargo 

delivery services. 

Philippines 

The Philippine division of Air Asia announced in 

early September that its planned initial public offering 

might be pushed back to mid-2019, claiming 

high fuel costs, the exchange rate and other 

factors. The low-cost airline had been seeking to 

raise up to US$250 million in an IPO this year to 

fund its expansion programme. 

Indonesia/Singapore 

Indonesian conglomerate Salim Group signed a 

joint venture agreement with Singapore’s Keppel 

Group to develop and operate a high-availability 

data centre in Bogor, about 35 kilometres from Jakarta. 

The new data centre will be developed and 

operated by a 60:40 joint venture between 

the Salim Group and Keppel Data Centres. Development 

of the facility will take place over three 

phases and will feature a gross floor area of approximately 

105,300 sq ft with Tier 3 concurrent 

maintainability standards for power and cooling. 

The construction of the data centre’s core and 

shell as well as first phase fit-out is expected to be 

completed by the first half of 2020. 

The Salim Group, which boasts assets ranging 

from food, banking and telecom, owns and operates 

a data centre in Indonesia serving financial 

institutions and enterprise customers, while Keppel 

Group has developed a track record in owning, 

developing and operating high-availability data 

centres across the Asia Pacific and Europe. 

Singapore 

Singapore, one of the world’s easiest places to 

do business, is making it simpler for investment 

managers to register funds locally as the city-state 

goes after a bigger slice of the US$69 trillion global 

asset-management industry. While many asset 

managers have offices in Singapore, most of their 

funds are still registered in offshore jurisdictions. 

A new corporate structure bill introduced in parliament 

aims to offer investors greater flexibility, and 

can be used for both traditional and alternative 

strategies. The so-called Variable Capital Company 

framework will boost safeguards by requiring 

the assets and liabilities of each sub-fund to be 

segregated. It will also allow funds to use both Singapore 

and international accounting standards. 

Philippines 

San Miguel Corp said it was confident of attracting 

investors to buy up to a US$2.7 billion stake in 

its food and beverage unit with the sale of up to 

1.02 billion shares as part of its asset restructuring 

plan. San Miguel Food and Beverage has set 

a date of Oct. 23-29 for the share sale, pending 

regulatory approval.

DENTAL IMPLANTS 

A dental implant is an artificial tooth root 

that is placed into your jaw to hold a replacement 

tooth or bridge. Dental implants may

Implant crowns and other prosthetic 

(false) tooth replacements are made to be 

remarkably failsafe systems. They are removable 

and replaceable (only by your dentist), 

so that if damage or wear necessitates 

replacement, this can be accomplished without 

affecting the implant(s) or attachment to 

the bone. 

Nevertheless, implants do require maintenance. 

It is important to practice good 

daily oral hygiene, including brushing and 

flossing to control bacterial biofilm. It is also 

important to see your dentist and dental hygienist.

to clean dental implants that will not damage 

their metal surface beneath the gum

FOREIGN CURRENCY UPDATE 

TheU.S Dollar has finally relinquished its recent 

strength as emerging currencies stabilized 

somewhat. The DXY Dollar index, (an index that 

measures the US Dollar’s valueagainst a number 

of other currencies), fell from 95.49 to 93.98, before 

rising to 94.31. At the same time yields on 

the 10-year treasury rose to a 2018 high of 3.08 

per cent before dropping back slightly, suggesting 

that the US Dollar will remain quite well bid. 

Against the Thai Baht, the U.S. Dollaralso fell 

from 32.84 to 32.47, in keeping with the DXY index 

move. 

The British Pound managed to put in a short 

term low at 1.2660 against the US Dollar and 

rallied all the way to 1.3274 on the back of improving 

Brexit negotiations, before dropping back 

sharply to 1.3064 when the EU rejected the deal 

put before it. Still the story is not over yet and as 

previously indicated, the British Pound is likely to 

be at the behest of the Brexit story as it unfolds. 

On a technical basis the retaking of 1.3000 has 

been a bullish sign but this could easily be given 

up once again as volatility increases. Against the 

Thai baht, the pound moved from 42.07 all the 

way up to 43.01 before dropping back to 42.49. 

The U.S. Dollar vs. Japanese Yen cross rate 

moved from 111.58 to 112.57. This move seems 

at odds to the recent weakening of the U.S Dollar 

but could be explained as an unwinding of 

safe haven positions. When the cross rate rises 

it means 1 U.S. Dollar buys more Yen and therefore 

the Yen has weakened even faster than the 

U.S Dollar. Against the Thai Baht, the Yen gave 

up the recent 0.3000 level and fell from 0.2941 

to 0.2859, a move of three per cent that clearly 

shows the full extent of Yen weakness. 

The Russian Ruble remains volatile against 

the US Dollar moving from 67.41 to 70.59, a 

multi month low for the Ruble. It recovered to 

66.40 in just 10 days, indicating that further large 

moves could be ahead. Against the Thai Baht the 

Russian ruble remained below the all-important 

0.5000 level to trade at 0.4891 

The Eurohas reversed its recent downtrend 

and following several months of losses managed 

to move from 115.77 to 117.29 against the U.S 

Dollar, as it becomes a beneficiary of recent Dol 

lar weakness. Whether or not the bounce will last 

or merely be a selling opportunity remains to be 

seen. Brexit negotiations have had little impact 

on the Euro so far but this could change as time 

moves forward. Against the Thai Baht, the Euromoved 

from 37.85 to 38.04 in choppy trade.

Enjoy agile and energetic responses from

Volvo’s T4 petrol in the XC40 shows off 

sporty, engaging and eager performance from its 

1969cc architecture. Mated to an intelligent shift 

by wire 8-speed automatic Geartronic transmission, 

0-100Km/h of 8.4 seconds, a top speed of 

210 Km/h, and peak power at 4,700 rpm are all 

on tap. It offers a combined consumption of 7.4 

L /100 Km (13.5 Km/L). 

The T5, proposed with the AWD unique in its 

segment, delivers an incredible 350 Nm @ 1,800 

– 4,800 rpm; the flat torque curve serves to highlight 

operability under any throttle load, giving 

6.4 seconds 0-100 Km/h and a top speed of 230 

Km/h. Fuel consumption is noticeably excellent 

given the performance available, using just 8.0 

l/100 Km (12.5 Km/L). 

Urban Exploration, XC40 style 

The interior is enhanced with an advanced 

lighting system to give the car a warm and contemporary 

ambience. Additionally the LED lights 

pick up the beautiful organic shape of the aluminium 

decor. This combination creates a feeling 

of creativity, energy and youthfulness 

which is unique to the XC40. 

Volvo cars have long been recognised for

long-distance appeal, and the XC40 is no exception. 

Also, the R-Design interior available on 

XC40 R-Design is rendered in stunning Charcoal

RE-EMERGENCE 

Around three years ago the Pattaya condominium 

market reached a point where it was 

saturated with new developments, right at a 

time when the Russians began forsaking the 

resort because of the falling ruble to baht exchange 

rate and when other Western nationalities 

were also experiencing either monetary 

exchange rate pressure or were simply not arriving 

in the same numbers as previous years. 


CONDO MARKET 

SHOWS SIGNS OF 

Notably the downturn quickly turned into 

something of an economic rout for a number 

of the larger developers who relied on a continuous 

turnover of new and existing clients 

who would often be looking at buying off the 

plan at a discounted price and then on-selling 

the newly-completed units at a decent profit. 

Those major developers have either disappeared 

completely from the Pattaya marketplace 

or have substantially reduced their operations. 

While it was obvious that the market would 

eventually settle down and the oversupply 

would gradually be absorbed as Pattaya continued 

to attract new residents, there is a general 

consensus among those in the industry 

that there are still at least 14,000 units left unsold 

as we head towards the end of 2018. 

Even so, this year has witnessed the highest 

release of new units onto the market since 

2015. Figures suggest almost 4,000 new units 

will be released during 2018, compared to 

2,743 in 2017 and only 2,100 in 2016. 

By comparison, the new unit numbers peaked 

in 2012 when almost 18,000 units hit the 

market, an increase of almost 2,000 from 2011. 

More than 16,000 came on stream in 2013, just 

over 12,000 in 2014 and in 2015 there were a 

little over 8,000 new units produced. 

While it was obvious that the market was in 

slowdown mode after around 2013, it still took 

almost three years before Pattaya saw a steep 

decline to the low experienced in 2016. 

While Westerners and Russians have hardly 

returned in greater numbers, the new demographic 

for unit sales is, not surprisingly, the 

Chinese. Whether the demand from the Chinese 

will lead Pattaya developers to begin expanding 

and building in the way they did during 

the first half of this decade is hard to predict, 

as simple external factors, such as the state 

of the Chinese economy itself as it faces up to 

its trade war with the United States, are hard 

to gauge. 

Despite the downturn of the last few years, 

condo prices have remained solid, with discounting 

at a minimum. Areas like Wongamat, 

for example, are still highly valued with some 

units fetching or demanding around 120,000 to 

150,000 baht per square metre, although the 

average is around 90,000 baht per square metre. 

By comparison, Jomtien condos average 

around 66,650 baht per square metre, which is 

the lowest in the city and where it is still possible 

to purchase a condo for less than one million 

baht. 

Real estate around the world tends to be 

cyclical, and so in many ways what has occurred 

in Pattaya over the last few years is 

hardly unusual.
