RISE IN BANGKOK AND ACROSS ASIA

Many hotel investors

consider that the hospitality

industry in Bangkok

and across the region has

started to turn a corner

and are actively seeking

to buy properties, according

to JLL Hotels and Hospitality

group, a well-regarded

property services

company. This is in spite

of the fact that there are

continued travel restrictions

in place and these

may persist for some time

to come.

Senior managing director

and head of investment

sales in Asia Pacific with

JLL Hotels & Hospitality

Group, Nihat Ercan, was

quoted as saying, “The

cycle has been reset and

we are now on the cusp of

a period of recovery,” adding,

“Optimism around the

deployment of vaccines

and an eventual recovery

in tourism has started to

drive activity and investors

don’t want to miss the

opportunity. At the same

time record amounts of

capital have been raised

to be deployed into the

real estate sector in general,

including into hospitality.”

2020 was a year when

the market paused and

investors waited to see if

there would be any distress

evident, along with

the fire sales that would

undoubtedly follow. However,

in many respects

this did not occur.

Managing director and

head of advisory and asset

management in Asia

Pacific at JLL, Xander Nijnens,

was quoted as saying,

“The past year has

been all about protecting

cash flow and this will

continue for the coming

12 to 18 months,” adding,

“Seasoned owners realize

that now is the time

to invest in existing hotels,

with little displaced

business. However, it is a

balancing act in keeping

operating costs flexible,

while investing ahead of

the recovery to edge in

front of competitors and

meet guest needs.”

One advantage of the

current period is that investors

looking to renovate

properties have a

window of opportunity to

do so without losing significant

business since

occupancy rates are low

anyway at the current

time.

Mr. Nijnens was also

quoted as saying, “There

are deals to be done in

the current environment,

yet value-add players

will have the upper hand

as they are willing to roll

up their sleeves to invest

and reposition hotels with

a view to selling them in

three to five years.”

In Bangkok, prior to

the pandemic, Chinese

tourists made up 38.3 per

cent of all hotel arrivals.

With a travel bubble between

Thailand and China

now being actively discussed,

investors in the

hotel market in Bangkok

are becoming more confident

that this is the correct

time to secure assets

ahead of the floodgates

opening.

The president of the

Association of Thai Travel

Agents, Vichit Prakobosol,

was quoted as saying,

“The Chinese market

could take just two months

to resume after regulations

are settled. Chinese

arrivals could reach 10

million within one year.”

Facial recognition software

has always had the threat of letting

Big Brother watch us even

more than in the past, but some

thought that Covid mask wearing

might hopefully decrease

the use of such software.

Anyone with a smartphone

that uses facial recognition will

know it does not really work with

a mask on.That can be frustrating

– or reassuring - but although

masks have undoubtedly

thwarted the facial-recognition

industry, the technology has

also adapted.

It may sound strange but

wearing a mask does not necessarily

stop a computer from

identifying someone and there

are even examples of the pandemic

being used as an excuse

to use facial recognition.

Last year, as people began

to increasingly wear masks

around the world, the prevailing

view was it represented a huge

challenge to facial recognition.

It seemed obvious - algorithms

designed to analyse faces

would be less accurate if part of

the face was concealed.

Sure enough, The National

Institute of Standards and

Technology (NIST) tested 89

commercial facial-recognition

algorithms - and found a 5-50%

error rate in matching faces with

digitally applied masks to photos

of the same person.

But some facial-recognition

technologies still work pretty

well on those wearing a mask.

In January, a US Department

of Homeland Security "controlled-scenario

test" found one

with a 96% success rate - although

the results "varied greatly

between systems".

"Based on these results" the

department said, "organisations

that need to perform photo ID

checks could potentially allow

individuals to keep their masks

on, thereby reducing the risk of

Covid-19 infection."

And although some police

forces are using facial recognition

less,London's Metropolitan

Police, for example, has not conducted

a facial-recognition test for

over a year - it is still being used,

even, reportedly, at Black Lives

Matter protests last summer.

"Even if the use of this technology

is temporarily interrupted...

that doesn't obviate the threat that

this technology poses both in the

short and the long term," says

Michael Kleinman, from Amnesty

International."Anyone walking

in front of a camera where police

departments are running facial

recognition - their face can be captured

and they can be identified.

That's Orwellian."

In the private sector, it is harder

to tell whether the use of facial recognition

has decreased over the

past year - there is no directory, no

list of when and where it is used.

But recently, it was announced

Disney World was to trial facial-recognition

technology for a

month.

Its system takes an image of

a customer's face and converts

it into a unique number, which is

associated with the form of admission

used for entry into the theme

park.

The idea is to cut waiting times,

with Disney saying it wants a more

"touchless experience".And crucially,

the technology does not

require guests to take off their

masks.

The bottom line? As a society

we should be very observant of

how such technology is to be used,

for everyone’s sake.

FOREIGN CURRENCY UPDATE

The U.S. Dollar

The U.S. Dollar reversed

recent losses as the interest

rate on the 10-year note

rose to its highest level in 14

months, testing 1.75 per cent.

The DXY Dollar index, the index

that measures the U.S.

Dollar’s value against a basket

of major currencies, rose from

89.94 to 91.74. Against the

Thai Baht, the U.S. Dollar rose

quite strongly from a recent flat

line of 30.00, (which had been

a closely contested level for

several months) up to 30.65, a

two per cent increase.

The British Pound

After hitting a recent high at

1.4170, The British Pound fell

back to 1.3833 before steadying

at 1.3870. This could mark

the end of long bull run, or it

may simply be a temporary

retracement ahead of further

rises. With uncertainties about

Brexit largely now out of the

picture, the latter scenario

could take precedent. Yet a

stronger U.S Dollar has arguably

been behind the Pound’s

losses. Against the Thai Baht,

the Pound gained ground

slightly due to the stronger Dollar

outweighing the small pullback

of late. The Pound stood

at 42.75 rising from 42.06. If

the pound regains strength

against the U.S. dollar then the

rise against the Thai Baht could

continue in earnest.

The Japanese Yen

The Japanese Yen weakened

against the U.S. Dollar

from 105.71 to 108.90. When

the USDJPY rate rises, this indicates

a fall in the value of the

Yen since a dollar buys more

Yen than it did previously. Once

again, U.S. Dollar strength is

likely to be behind the move,

although the Yen may have

lost ground as it gave up some

of its safe haven status in reaction

to rising stock markets

and other risk assets. Against

the Thai Baht, the Yen fell very

slightly from 0.2814 to 0.2806

The Russian Ruble

The Russian Ruble has continued

to trade in a very tight

range against the U.S. Dollar

moving from 74.33 to 74.06.

The millpond action suggests

volatility may be ahead since it

represents maximum disagreement

between buyers and sellers.

Against the Thai Baht the

Ruble moved from 0.4010 to

0.4154, following the weakening

of the Thai Baht against the

US Dollar.

The Euro

The Euro butted heads with

the 1.2200 mark against the

US Dollar but could not hold

that level, giving back recent

gains to trade down to 1.1908.

U.S. Dollar strength only gave

more impetus to potentially end

what may have already been a

fading rally. ECB and Federal

Reserve decisions were both

mildly dovish and so it will be

for the markets to decide the

next move. Against the Thai

Baht, the Euro fell slightly from

36.85 to 36.62.

The transition to GA4 is

most likely the biggest transformation

that the tool has

ever gone through and it is

set to rock the digital marketing

world and the way that we

track web data!

Most businesses know this

platform as the tool that helps

them track the amount of web

traffic they get, monitor important

marketing channels, and to

measure their main KPIs. And

now with Google Analytics 4,

Google is offering a new version

that uses Artificial Intelligence,

making it very different

from the traditional “universal”

Analytics.

GA 4 comes with many new

features that will make it very

different from the old version.

One of the biggest differences

is the new data modeling

feature that uses AI to fill in

gaps in data where traditional

Analytics may be blocked by

cookie-consent rules, blocked

JavaScript and a focus on privacy.

Years ago, we had a lot

more data available to us in

GA but as privacy laws have

become stricter in many countries

it has become more difficult

to collect a lot of the data.

Additionally the user-interface

for the new default Google

Analytics is very different.

So here’s a walkthrough for

some of the most important differences.

What is Google Analytics 4?

Google self-describes the

purpose of the new Google

Analytics as a next generation

approach to “privacy-first”

tracking, x-channel measurement,

and AI based predictive

data all at once. By applying

Google’s advanced machine

learning models, the new Analytics

can fill out data for website

traffic and user behavior

without relying on having “hits”

come from every page. I have

said for years that ‘hits are

how idiots measure success’

and this new change pretty

much backs up that theory. We

can no longer rely on just hits

to give us the data we need as

more and more of our ‘hits’ are

being blocked by privacy settings.

All this means that its main

goal is to shift the way data

is shown to focus on users –

mainly the user journey from

first visit to final conversion.

Plus GA4 is all about

“events.” These events are the

main way that data is presented

in the new Google Analytics,

it will also be a great time

to revisit your Google Analytics

roadmap and reassess what

kind of events it’s important for

your website to measure.

Finally, the machine-learning

processing in this new Analytics

means that it can fill in

gaps where businesses aren’t

able to understand their complete

customer base because

of users that opt out of cookie

usage and data collection. Internet

users and even browser

companies are becoming increasingly

stingy about allowing

Analytics to track sessions

or return users by using cookies

– for example, a lot of websites

are starting to use visitor

consent to define their Analytics

tracking.

The need for something

like Google Analytics 4 largely

comes from new privacy protection

laws (like the GDPR

and CCPA) and the diminished

stability of traditional analytics.

A lot of businesses using the

traditional Universal Google

Analytics could often run into

issues with inaccurate or missing

data due to cookie consent

options required by these laws.

BURGER KING TO

OFFER FRIED CHICKEN

Burger Thailand, the company

that operates the Burger King

brand in Thailand, is embarking

on a plan to offer fried chicken

items on its menu. The new

menu items come under a brand

dubbed Chicken King at Burger

King stores throughout the Kingdom

The company is aiming to

tap into people’s healthier eating

habits as well as to tap into the

demand for fried chicken evident

amongst Thai customers.

Another objective is to entice

people into Burger King outlets

who might otherwise not have

ventured into its stores. They can

then order fried chicken and also

enjoy the other traditional offerings

of burgers and fries.

Two fried chicken menu items

will be launched initially, original

and spicy, with more added at a

later date.

General manager, Tanawat

Damnernthong, was quoted as

saying, “At present, this menu

is not available at Burger King

worldwide. Thailand is the first

country to launch as this is an

initiative the local team sought to

fulfill customers here, as this is

known as chicken consumption

country.”

The goal is to push overall

sales up to pre pandemic levels.

It is no mean feat since there is a

lot of competition from the likes

of KFC, McDonalds, and Texas

Chicken to name but a few, however

Burger Thailand sees the

fried chicken market in Thailand

notching up 7 per cent to 9 per

cent increases each year. Thus

there is plenty of room for a new

entrant.

Mr. Tanawat was also quoted

as saying, "Even though we are

latecomers to the fried chicken

market, we are confident Chicken

King will play a significant role

and boost our sales this year to

2 billion baht, as we achieved in

2019,'

THAI AIRWAYS

CHALLENGES NEARLY

200 BILLION BAHT OF

CLAIMS FROM

CREDITORS

Thai Airways International

Plc., disputes around 192 billion

baht owed to 48 aircraft leasing

companies as well as engine

service provider Rolls Royce, citing

that it had gained bankruptcy

protection and also that some of

the claims are for future dated

contracts.

Yet Thai Airways will need

to work with most of these companies

in the future and so it is

important that an amicable settlement

to the dispute is forthcoming.

The company has liabilities

of 410 billion baht, and so the

amount in dispute concerns

nearly half of its obligations. The

dispute comes at a time when

Thai Airways is seeking new finance

to the tune of 50 billion

baht by way of an equity offering

and/or by way of new loans.

Thai airways shares were

suspended last month having

fallen more than 50% in 2020.

TRUE TO INVEST 60

BILLION BAHT IN 5G

ROLLOUT

True Corporation is expected

to invest heavily in 5G capabilities

over the next three to five

years, in an effort to transform

from a telecoms operator into a

tech and data entity.

It has earmarked up to 60

billion baht of spending over the

period, and aims to have 1 million

5G subscribers by the end of

this year alone, up from 250,000

last year.

Co-president of True Corporation,

Natwut Amornvivat,

was quoted as saying, "This

year True will focus on building

5G-based applications and use

cases for new experiences for

consumer, corporate and vertical

industry sectors," adding,

"The 5G network is one of the

core pillars in our network business."

Thailand is powering ahead

with its 5G rollout and is ahead of

many countries in the region and

even farther afield. The coverage

in Thailand already extends to 77

provinces.

The head of True's 5G working

group, Piroon Paireepairit,

was quoted as saying, "Once we

succeed in building innovative

5G applications, Thailand will become

the stage where use cases

are shown to the world," adding,

"The country's 5G network rollout

is on par with Japan."

STOCK MARKETS

TIME HIGHS

It likely cannot escape your

notice that stock markets across

the globe have been rising consistently,

with many hitting new

all-time record highs week after

week.

However, it is worth exploring

why this is happening

and how you can

get in on the action.

WHAT ARE

STOCKS OR

SHARES?

Stocks, or

shares as

they are

k n o w n

in many

countries,

are essentially

tiny

pieces of

companies that are bought and

sold on a publicly traded exchange.

Typically a company will cut

itself into millions or even billions

of pieces. Each piece is

called a share.

The total value of all the

shares of a company in circulation

is called the company’s

market capitalization, or market

cap for short. This is the metric

on which to value the entire

company.

Stock markets indexes are

a compilation of selected high

value, commonly sought after

and/or top performing companies.

Amongst these worldwide

are the US Dow Jones Industrial

average, which contains

the top 30 American industrial

companies, the FTSE 100 UK

index, which contains 100 companies

with the largest market

cap, and the Thai SET and

SET50 indexes, which comprise

the biggest popular Thai

companies.

VALUING STOCKS

AND SHARES

There is an art to valuing stocks

and shares. What will make a given

share price materially different tomorrow

or next month compared to its

price today.

Individual companies will often pay

dividends and in any case will report to

the market their income and profit. Ultimately

this decides the price. But there

is more to it than simply a company’s

earnings.

Sentiment plays a big part. If share

prices are rising across the globe then

this is considered a bullish stance,

which will support rising prices. A bearish

stance is when prices are falling. A

company’s growth potential will also be

one of the elements in determining its

value. Also the level of interest rates,

currently very low, will dictate borrowing

costs and overall consumer activity.

So far markets across the world have

gone up in virtually a straight line in one

of the longest bull markets in history as

central banks have managed to keep

rates low for many years.


THE STOCK MARKETS

HOW DO I GET

INVOLVED?

It’s very easy to get started

if you haven’t dabbled in the

stock market before.

In Thailand, you can buy into

unit trusts that mirror the price

actions of the SET or SET50

stock market indices. This can

be achieved by going to a Thai

Bank and asking to open up an

asset management account.

The units are not unlike shares

but in this case they are units

in a fund that tracks the index

instead of an individual company.

The unit prices are typically

displayed at branches or on the

banks website. The idea here is

that you buy and hold the units

and sell them once they have

risen.

An alternative route is to

open up a broker account and

then you can buy and sell individual

shares in individual

companies. This is a more risky

proposition since some individual

companies can see sharp

falls in their share price as well

as sharp gains. Research in

each company would be essential

before venturing out. Many

brokers can allow you to buy

not only Thai stocks but those

on the worldwide market, as

well as take a position in the

foreign exchange and commodity

markets, all under one roof.

Most broker accounts can be

opened on line.

TRADING OR

INVESTING

Investing in the stock

market usually defines the

stance of buying and holding

stocks without much active

buying and selling. It usually

suits buying or selling a stock

index, although those with

confidence to hold stocks in

a single company for the longer

term can also be considered

to be investors.

Stock traders on the other

hand are often looking

to take advantage of price

movement in single stocks or

indices on a short term basis,

constantly buying and selling

and being quite active in locating

deals that look good

for just a few weeks or even

days before liquidating.

Most brokers have live

apps where you can track

the up-to-the-second share

price, index level and your

profit and loss on any given

stock market instrument.

Trying to time the market is

very difficult but there are

plenty of more complex trading

opportunities that we will

cover in future issues.

Dumbbells are the most commonly

found items in any commercial

or home gym. In the coming

months we will be detailing

some useful dumbbell exercises

that can help you build strength,

core stability and also burn fat.

Dumbbell Squat Instructions

1.Stand up straight while

holding a dumbbell on each hand

(palms facing the side of your

legs).

2.Position your legs using a

shoulder width medium stance

with the toes slightly pointed out.

Keep your head up at all times as

looking down will get you off balance

and also maintain a straight

back. This will be your starting

position. Note: For the purposes

of this discussion we will use the

medium stance described above

which targets overall development;

however you can choose

any of the three stances discussed

in the foot stances section.

3.Begin to slowly lower your

torso by bending the knees as

you maintain a straight posture

with the head up. Continue down

until your thighs are parallel to

the floor. Tip: If you performed

the exercise correctly, the front

of the knees should make an

imaginary straight line with the

toes that is perpendicular to the

front. If your knees are past that

imaginary line (if they are past

your toes) then you are placing

undue stress on the knee and the

exercise has been performed incorrectly.

4.Begin to raise your torso as

you exhale by pushing the floor

with the heel of your foot mainly

as you straighten the legs again

and go back to the starting position.

5.Repeat for the recommended

amount of repetitions.

Caution: Be cautious with the

weight used; in case of doubt,

use less weight rather than more.

The squat is a very safe exercise

but only if performed properly.

You may use wrist wraps for this

exercise.

Variations: As previously

mentioned, there are various

stances that can be used depending

on what you want to emphasise.

You can also use a barbell for

this exercise.

Hammer Curls Instructions

1.Stand up with your torso

upright and a dumbbell on each

hand being held at arms length.

The elbows should be close to

the torso.

2.The palms of the hands

should be facing your torso. This

will be your starting position.

3.Now, while holding your upper

arm stationary, exhale and

curl the weight forward while

contracting the biceps. Continue

to raise the weight until the

biceps are fully contracted and

the dumbbell is at shoulder level.

Hold the contracted position for

a brief moment as you squeeze

the biceps. Tip: Focus on keeping

the elbow stationary and only

moving your forearm.

4.After the brief pause, inhale

and slowly begin the lower

the dumbbells back down to the

starting position.

5.Repeat for the recommended

amount of repetitions.

Variations: There are many

possible variations for this movement.

For instance, you can perform

the exercise sitting down on

a bench with or without back support

and you can also perform it

by alternating arms; first lift the

right arm for one repetition, then

the left, then the right, etc.

In 1990 the ratio of those aged over

65 compared to the total population

2011 saw a rate of change from

the year before of an extra 3.29

percent bring the ratio to 9.2 per

DUSIT THANI PUBLIC COMPANY LIMITED PLANS TO INVEST AN ADDITIONAL THB 4.3 BILLION IN

‘DUSIT CENTRAL PARK’, RAISING THE TOTAL VALUE OF THE PROJECT TO APPROXIMATELY THB 46 BILLION

Dusit Thani Public Company

Limited (DTC), one of Thailand’s

leading hotel and property development

companies, and Central

Pattana Public Company Limited

(CPN), Thailand’s largest and most

diversified property developer,

have announced their plans to increase

investment in the upcoming

‘Dusit Central Park’ (DCP) mixeduse

project from 36.7 billion to

THB 46 billion (+ THB 9.3 billion)

to address sharp shifts in consumer

behaviour, position the property

to create value for the longer term,

and cement DCP’s position as one

of Bangkok’s top attractions.

To achieve this, DTC and CPN

plan to inject additional funds to

enhance the project’s layout and

design, with enlarged interior and

exterior spaces and other features

designed to strengthen the project’s

positioning and competitiveness,

bring value to the broader community

through its large green space,

and drive return on investment in

the post COVID-19 world. Functional

space would increase by around

31% (71,907 sq m), creating more

opportunities to generate revenue

for both parties.

DTC’s proposed incremental investment,

subject to approval at the

Company’s annual general meeting

of shareholders, is THB 4.335 billion.

This would raise the company’s total

investment in the project from THB

12.915 billion to THB 17.25 billion.

The source of funds for this additional

investment would include bank

loans and support from the project’s

shareholders.

To maximise RevPar (Revenue

Per Available Room) and strengthen

the competitive positioning of

the new flagship Dusit Thani Bangkok

hotel, DTC plans to utilise the

funds to enlarge the size of the hotel’s

rooms, refine the layout to add

more privacy, and fully leverage the

property’s position opposite the city’s

renowned Lumpini Park by ensuring

all rooms have unobstructed views of

its vast green space.

Reimagined signature elements

of the original Dusit Thani Bangkok

included in the design would also be

enhanced, including an oasis-like

lobby with cascading waterfall, an

expansive ballroom with large adjoining

function rooms connected to

the waterfall area, and an exciting

new take on the hotel’s original rooftop

supper club, Tiara, whose contemporary

setting will incorporate the

iconic golden spire from the original

hotel.

The residential element of the

project - including the luxury Dusit

Residences aimed at city executives,

and the high-end Dusit Parkside

aimed at families - would also be

enhanced to maximise their appeal

among their respective target markets.

This includes an increased

emphasis on functionality, facilities,

amenities, and privacy to offer the

utmost in comfort and convenience.

Partitioned common areas and private

elevator lobbies for each unit at

Dusit Residences, and single loaded

corridors at Dusit Parkside to further

enhance the sense of privacy, are

just a few of the highlights of the considerate

design. Residents will also

benefit from Dusit’s unique brand of

Thai-inspired gracious hospitality.

In line with DTC’s commitment

to always have a positive impact

wherever it sets foot, the increase in

functional space across Dusit Central

Park will include the large green

space planned for the heart of the

project. Designed to be a leafy retreat

for the whole of Bangkok to enjoy,

the project’s multi-level, rooftop

public park will occupy 7-Rai (11,200

sq m) and feature elevated walkways,

jogging paths, and places for

rest and recreation with panoramic

views of Lumpini Park.

one study used anonymous video analytics to log the number of people

who noticed both static and digital signs at a number of locations.

The number of “impressions” (that is, people paying attention) logged by

the static sign peaked on its first day in place. After that, they dropped

off and remained low for the remaining weeks of the study. But the

digital signs received consistently high numbers of impressions

throughout the study—receiving almost as many every day as the static

sign received the first day.
