Your guide to Show Homes & New Sections
in the Selwyn District
Market favours
first home buyers
Selwyn has become popular with first
and second home buyers with Rolleston
ranking high as a favoured place to live.
“There’s no stopping Rolleston’s progress
especially now large businesses are
investing in the area and there are more
services and better roads into the city,”
suggests Chris Flanagan from Matson &
Allan Real Estate Ltd.
“We’re finding second time home
owners are also coming to Selwyn. They
can sell an older home in the city which is
in need of maintenance and buy twice as
much land with a brand new home for the
same money.”
Affordable land and smaller sections
have contributed to Rolleston’s appeal,
especially for those starting on the
property ladder. With land continually
being developed and a good range of
affordable housing product under the
$550,000 new house HomeStart grant
price cap, Rolleston ticks all the boxes for
first home buyers and they have become
one of the most active parts of the market.
Evan Beker, co-owner and operator of
Generation Homes Christchurch believes
the current market conditions favour
first home buyers. Many qualify for a
HomeStart grant and are able to draw
down their KiwiSaver funds.
In the last five years, Generation Homes
has built over 200 homes. Of these, over
half have been for first home buyers. The
company created an open plan community
setting around 300-350sqm sections at
Rolleston’s Devon Green. They are now
working on a similar model in Branthwaite
Estate, with more generous sized sections
of 30 medium density lots around 430sqm
and 20 larger sections of 550-650sqms
allowing greater design options.
According to Evan, even on a limited
budget, first home buyers are discerning.
They want on-trend and quality fittings
along with some higher specified features
like a glass splashback, a stylish kitchen
sink tap, engineered stone bench top,
freestanding bath or a tiled walk-in
shower.
“First home buyers are not looking
for a box. They want a home they can
personalise to meet their current and
future needs. While generally busy people,
they still want input and a structured,
organised building experience with a
company that will deliver on time,” says
Evan.
He says first home
buyers need accurate
information and often
require a tailored
build package so
the Generation
Homes’ team work
with individual clients, guiding them
through the process, even providing a
list of brokers, banks and solicitors who
understand the system surrounding the
HomeStart Grant and KiwiSaver drawdown
process.
“Banks want assurance about money
loaned, often preferring new home buyers
to work with a housing company on a
turnkey option, something which is also
popular with many buyers as it provides
certainty,” says Evan.
First home
buyers want
some higherspec
features.
Small to medium sections are
available at Branthwaite Estate.
Generation Homes created an open plan
community setting at Devon Green.
