<strong>Selwyn</strong> has become popular with first<br />

and second home buyers with Rolleston<br />

ranking high as a favoured place to live.<br />

“There’s no stopping Rolleston’s progress<br />

especially now large businesses are<br />

investing in the area and there are more<br />

services and better roads into the city,”<br />

suggests Chris Flanagan from Matson &<br />

Allan Real Estate Ltd.<br />

“We’re finding second time home<br />

owners are also coming to <strong>Selwyn</strong>. They<br />

can sell an older home in the city which is<br />

in need of maintenance and buy twice as<br />

much land with a brand new home for the<br />

same money.”<br />

Affordable land and smaller sections<br />

have contributed to Rolleston’s appeal,<br />

especially for those starting on the<br />

property ladder. With land continually<br />

being developed and a good range of<br />

affordable housing product under the<br />

$550,000 new house HomeStart grant<br />

price cap, Rolleston ticks all the boxes for<br />

first home buyers and they have become<br />

one of the most active parts of the market.<br />

Evan Beker, co-owner and operator of<br />

Generation Homes Christchurch believes<br />

the current market conditions favour<br />

first home buyers. Many qualify for a<br />

HomeStart grant and are able to draw<br />

down their KiwiSaver funds.<br />

In the last five years, Generation Homes<br />

has built over 200 homes. Of these, over<br />

half have been for first home buyers. The<br />

company created an open plan community<br />

setting around 300-350sqm sections at<br />

Rolleston’s Devon Green. They are now<br />

working on a similar model in Branthwaite<br />

Estate, with more generous sized sections<br />

of 30 medium density lots around 430sqm<br />

and 20 larger sections of 550-650sqms<br />

allowing greater design options.<br />

According to Evan, even on a limited<br />

budget, first home buyers are discerning.<br />

They want on-trend and quality fittings<br />

along with some higher specified features<br />

like a glass splashback, a stylish kitchen<br />

sink tap, engineered stone bench top,<br />

freestanding bath or a tiled walk-in<br />

shower.<br />

“First home buyers are not looking<br />

for a box. They want a home they can<br />

personalise to meet their current and<br />

future needs. While generally busy people,<br />

they still want input and a structured,<br />

organised building experience with a<br />

company that will deliver on time,” says<br />

Evan.<br />

list of brokers, banks and solicitors who<br />

“Banks want assurance about money<br />

loaned, often preferring new home buyers<br />

to work with a housing company on a<br />

turnkey option, something which is also<br />

popular with many buyers as it provides<br />

certainty,” says Evan.<br />
