AN OASIS IN THE CITY AWAITS
YOU AT THE THAI GARDEN RESORT
Tropical gardens, a huge 63
meter lagoon swimming pool, and
gracious friendly staff are just a few
of the delights that you will find at
the Thai Garden Resort.
Located in a prime position
along Pattaya North Road, it is
easy to find as it is almost directly
opposite the new Terminal 21
shopping mall. It is also very easy
to reach from the Bangkok-Pattaya
motorway, allowing you to avoid
Pattaya’s traffic and reach the hotel
quickly and effortlessly.
The immediate vicinity has
many other attractions including
the Central Marina shopping complex,
Art in Paradise, Tiffany show
and an array of local shops and
restaurants, all within walking distance.
Once in the resort, guests are
greeted by friendly staff in a traditional
Thai-style, spacious, openair
lobby adorned with orchid arrangements
and original applique
murals created by artisans from
Chiang Mai.
Classical Thai statues are
tastefully displayed throughout the
entire resort, as are exotic flora, including
carefully tended Koi trees
and foxtail palms.
The Thai Garden Resort spans
some 25,000 square meters and
comprises 227 rooms and apartments,
all of which are in low-rise
buildings to make the most of the
tropical surrounds.
The hotel offers various comfortable
room types, including spacious
35 square meter standard,
superior and deluxe pool view
rooms, as well as deluxe garden
view rooms. Try out the 49 square
metre deluxe apartments that have
a suite layout and feature a separate
livingroom and bedroom.
The hotel is very conscious of
catering to disabled guests and so
all areas of the hotel are wheelchair
friendly. An additional room
type for disabled patrons is also
offered, which includes a drive in
shower and a separate living room
and bedroom.
All rooms offer free high-speed
Wi-Fi, 70 television channels on a
flat screen TV, a safety box

that is large enough to fit your
laptop into and a refrigerator with
complimentary water. Both rain
style and hand held showerheads
feature in the bathrooms as well as
a hair dryer.
The hotel is environmentally
friendly, reducing its packaging
footprint and using solar panels to
heat the water.
Thailand
The 63 meters long swimming
pool is the heart of the hotel and
it features a Jacuzzi area, stimulating
water features, aqua beds and
even foot massage and a separate
children’s pool as well.
Plenty of sunbeds surround the
pool area each with a service button
connected directly to the poolside
bar to call the service staff
instantly.
The Thai Garden Resort has an
elegant restaurant overlooking the
tropical gardens and the lagoon
swimming pool with in- and outdoor
seating. Here, you can enjoy their
rich buffet breakfast each morning
from 06:00 AM till 11:00 AM specially
for those who like to wake up
late.
Nightly from 6.00 p.m. to 9.00
pm every evening, an all-you-caneat
buffet is offered with varying
themes and cuisines such as Italian,
International, BBQ, Steaks &
Skewers and A German buffet with
Roasted Pig. The buffet is open to
all and is very reasonably priced at
just 499 baht all-inclusive net price.
For families, children under 12
years old eat for only 299 baht net.
The Thai Garden Resort is very
proud of the personal touch that
it offers, and guests have come
to appreciate it over the years. All
the staff enjoy working at the resort
and many of them have been there
for a long time, greeting returning
guests time and time again. The
exceptionally high level of customer
satisfaction is reflected on websites
such as Trip Advisor.

THE ‘ONE & ONLY’ SOURDOUGH, STONE-OVEN-FIRED PIZZA IN PATTAYA
Discover a contemporary Italian
restaurant positioned at the prime
frontage of the Avenue Pattaya
and you would be at Sergio’s Pizza
Factory. You would also discover
authentic Italian cuisine and so
much more with Sergio’s modern
Milanese décor and generations old
‘Nonna’ Italian recipes.
At Sergio’s they begin with authentic
Italian recipes, traditional in
nature but with a modern twist, recipes
passed down from mother to
mother for generations. As then and
as it is now, it is all about flavour and
goodness, exciting our tastes with
refined recipes ‘just like Mama use
to make’ and using the healthiest
and freshest produce available.
Sergio’s is also home to the
‘one and only’, stone-oven-fired and
sourdough pizzas in Pattaya, offering
more than 20 authentic Roman
style pizzas in three different sizes.
Sergio’s first unique feature is in its
healthy and natural sourdough yeast
that they affectionately call Maria.
The yeast is many years old and
forms the basis of the sourdough
made fresh daily and cold cured for
a number of days. Sergio’s sourdough
is then hand-stretched with
artisanal flair to preserve the aeration
and texture of the sourdough,
before being topped with imported
Italian produce and stone-ovenfired
to perfection in the traditional
Italian manner.
The second unique feature to
discover is that Sergio’s only uses
the finest imported Italian produce
including; mozzarella, Parmesan,
tomato, prosciutto, pepperoni, pancetta
and other fine produce in the
creation of their ‘thin & crispy” authentic
Roman style pizzas. You
can choose from Italian Classic
favourites like; Margherita, Napoletana,
Pepperoni, Diavola and Vegetariana,
or Gourmet style such as;
Siciliana, Fruitti di Mare, Proscuitto
Crudo – a Parma classic, Capricciosa,
Canivora and Quattro Stagioni
…to mention a few.
At Sergio’s they don’t just rest
on their laurels of pizza alone, offering
an excellent menu of Antipasto,
Pasta, Soup, Salads, and
Desserts. Choose from classics
like Bruschetta, Calamari Fritti,
Proscuitto Mascarpone, Minestrone,
Gnocchi, Lasagne, Ravioli,
Spaghetti al Pomodoro, Penne

STEVE DICKENS
WE ALL LIKE A GOOD
CHRISTMAS HORROR STORY
We all like a good Christmas horror
story, so here are some real life
examples I have gleaned from the
internet with names withheld to protect
the innocent!
The world falls silent. All you
can hear is the echo of your heart
pounding, palpitating as beads of
cold sweat trickle down the side of
your face. You feel nothing, except
for the lump in your throat and nausea
quickly creeping in as you realize
that something has gone wrong.
Very wrong. We've all been there —
that dreadful moment when a technology
mishap became our worst
nightmare.
From human error and system
failures to bloodsucking hackers
and thieves, here are some of the
scariest experiences that have sent
business people running, crying,
and even transmogrifying into expletive-throwing
beasts as technology
took a turn for the digitally macabre.
THE DEMON IN
THE DATABASES
My company develops some of
the top mobile apps for planning
and starting a business. We have
250,000 downloads across iOS, Android
and Kindle.
Recently, I had a huge disaster. I
was cleaning up some old tables in
a database and noticed a table with
a weird table name. I thought that it
was something experimental from a
long time ago and deleted it.
Then, literally five minutes later,
I started getting emails from my
app users that their business plans
were deleted. And there are something
like 26,000 business plans on
my apps.
I was like, "Oh my god, I just deleted
the business plans."
Mind you, these are business
planning apps — this is why people
use them. So the No. 1 function of
the app got totally wiped out.
After a day with my hosting provider,
for a fee, they restored my database
from the day before. So I am
99 percent OK. But OMG, that was
a scare!
THE MYSTERY IN
THE SERVER
One business owner we spoke
to a few years ago swore that his
company didn't have any IT problems
to speak of. Respecting their
verdict, we simply asked if they had
any IT questions as a courtesy for
their time. The business owner himself
stated that he had one question.
His server was almost to capacity,
though he was fairly certain he didn't
have that much data.
He allowed us to do a quick diagnostic.
Sure enough, someone
had hacked into his system and was
using it to spam pornography. We
helped move him to a more stable
platform
THE
WITCH CRAFT IN
THE
OPERATING
SYSTEM
It happened out of the clear blue
sky. Once my husband made the mistake
of clicking on a fake Microsoft "security
alert," Russian thieves took over
our entire operating system. Despite
all sorts of "foolproof" anti-whatevers,
my computer was being held hostage.
Luckily, we have a friend who has
his own computer security company
and he drove down both times from
near Dallas to Austin. And luckily, we
had backed up most of our information.
But until he could get things straightened
out, we could not use our computer,
not even to access our files or
anything. The first time, he replaced
our entire operating system and updated
the security.
Then it happened again. The second
time was such a mess that we had
to locate the virus first before we could
even dump the old program. That was
nerve-racking even for our friend. Apparently,
the thieves get more sophisticated
in their attacks with "root viruses"
and other such nightmares. Our friend
tells us that these thieves that take
over your system and then want you to
pay for them to "fix" it are catching up
with the drug dealers in making illegal
money.
Now I just say screw it and have
cheap junk backup computers ready to
go. It is cheaper to just fire up a new
system than to pay the crooks or to get
a technician.
Hope you enjoyed those tales,
and Merry Christmas everyone!

STIMULUS TO
HELP THE
BANGKOK CONDO
MARKET
Recently, the cabinet commenced
a quite attractive property
stimulus package aimed at enticing
buyers. It included a cut of
transfer fees to just 0.01 per cent
from 2 per cent for all properties
priced at 3 million baht or below.
The package will continue for
another full year until 24 th December
2020. This represents
quite a saving for a condo transfer.
Whereas previously it would have
cost between 30,000 and 40,000
baht for fees for transfer of a 1.5
million baht condo, the cost has
been reduced to less than 10,000
baht and in some cases the fees
will accrue to be just a couple of
thousand baht.
However condo developers
are calling for more stimuli in the
market, citing the cut in transfer
rates as not enough. Of particular
importance is to change mortgage
acceptance criteria including the
Bank of Thailand's more stringent
loan-to-value requirements in order
to reduce the mortgage rejection
rate.
BUSINESS SUPPLEMENT
THAILAND BUSINESS NEWS
It was noted that between 30
per cent and 50 percent of all
mortgages were rejected. At the
same time cash buyers from overseas
were responsible for only a
very small number of property purchases
due to the strong baht and
weak overseas currencies. Thus
the market was looking to domestic
buyers who usually buy using a
mortgage.
THAICOM TO GIVE
UP ITS SPECTRUM
RANGE FOR 5G
Thaicom Plc., a leading satellite
provider, has announced
that it will exit the 3400-3700MHz
spectrum range in order for 5G
networks to utilize it. The National
Broadcasting and Telecommunications
Commission (NBTC) has
arranged the exit so that it can
auction off the spectrum to new
5G operators.
The NBTC will consider the
compensation amount for the
spectrum being vacated. The Digital
Economy and Society (DES)
Ministry is the owner of Thaicom's
concessions which will end anyway
in September 2021. These
concessions cover satellites 4, 5,
and 6.
Thaicom chief executive,
Anant Kaewruamgvongs, was
quoted as saying, "Thaicom management
acknowledges that the
NBTC and Digital Economy and
Society (DES) Ministry are in talks
about spectrum recall,” adding,
“Thaicom has to wait for an official
letter from the DES Ministry and
the NBTC, as well as the discussion
framework and study from the
NBTC's advisory team, which will
be appointed in the near future.”
KASIKORN BANK
AND BANGKOK
BANK CUT
INTEREST RATES
Kasikorn Bank and Bangkok
Bank announced rate cuts of 0.25
per cent based on the recent similar
move by the Bank of Thailand.
www.thaicom.net
Minimum lending rates at both
banks will drop to 6 per cent.
The aim is to spur economic
growth and also to help the housing
sector.
Other banks such as the Government
Savings Bank and Siam
Commercial also cut their rates in a
prior move.
The Bank of Thailand reduced
interest rates to 1.25 per cent, the
lowest since the global financial crisis.
It comes at a
time when other banks across
the globe are also reducing interest
rates from already low levels to near
zero to prop up sluggish economic
growth.

FOREIGN CURRENCY UPDATE
The U.S. Dollar fell in value
after the Federal Reserve announced
another interest rate
cut, however the weakness was
fleeting and the greenback rose
back to its highs of the month. The
DXYDollar index, an index that
measures the U.S. Dollar’s value
against a basket of major currencies,
fell from 98.45 to 97.24 before
returning to 98.40. Against
the Thai baht, the rate moved from
30.26 to 30.39, showing that the
Thai currency weakened, but only
very slightly.
The Pound has managed to
keep most of its gains from the
previous month’s move against
the U.S. Dollar, remaining broadly
in the range of 1.2750 to 1.2950.
This is likely to be due to the reduced
chance of a no-deal Brexit.
With the Brexit deadline extended,
the focus is now on the snap
general election and also economic
factors including a slightly
more dovish stance by the Bank of
England at its latest interest rate
meeting. Economic matters such
as downgrades by major credit
rating agencies had taken a back
seat but appear to now be coming
to the fore. Of course Brexit will
rear its head again soon enough
too. Against the Thai Baht, the
Pound was range bound between
38.70 and 39.20.
The U.S. Dollar vs. Japanese
Yen cross rate was choppy but
generally on a weakening trend.
The yen moved from 108.10 to
109.23, a moderate move for the
pair. When the cross rate rises, it
indicates that the Dollar buys more
Yen and so the Yen is reduced in
value. Given that the dollar hasn’t
moved much, the weakness is
mainly Yen based, but is not large
enough to be considered significant.
Against the Thai Baht, the
Yen fell from 0.2797 to 0.2757.
The Russian Ruble has been
almost entirely flat against the U.S.
dollar moving in just a 0.5 Ruble
range from 64.2 to 63.7. This very
quiet month may precede a more
volatile outbreak later on. Against
the Thai Baht the Ruble was also
flat at 0.4750
The Euro / U.S. Dollar exchange
rate rose from 1.1019 to
1.1180 as the greenback weakened
but reversed course and
ended up almost back at the start
position at 1.1024. Even though
the ECB has decided to push interest
rates deep into negative territory
there has been no noticeable
effect on the currency and this
is borne out by the fact that the
moves in the last month were dollar
driven rather than Euro driven.
Against the Thai Baht, The Euro
moved from 33.45 to 33.70 only to
return back to 33.45.

WEWORK AND
UBER WRITE-
DOWNS PUSH UP
SOFTBANK
LOSSES
Japanese Investment company
SoftBank Group lost a huge 704.4
billion Yen (US$6.4 billion) in the
quarter ending September 30th
2019. Most of these losses came
from their Vision Fund and Delta
Fund that accrued 572.6 billion Yen
in losses as WeWork and Uber investments
were written down in value
by large amounts.
WeWork in particular came into
focus after its failed IPO bid as well
as headlines surrounding the recently
departed co-founder Adam Neumann
who left with a pay-off of US$
1.5 billion, accounting for nearly a
quarter of the losses reported.
Fast growing WeWork was valued
at as much as US$47 billion at
the start of 2020, but since the failed
IPO bid in the second half of the year
the company’s value has dropped
around 80 per cent. At the same time
WeWork has since reported mounting
losses and an operating funds
squeeze requiring a large cash injection
from SoftBank to stay afloat.
CHINA’S
GOVERNMENT
ANNOUNCES
ONLINE GAMES
CURFEW
China’s government has set up
a curfew to reduce the time spent by
young people playing games online. It
is the latest clampdown by state controllers.
The new rules target anyone
under 18 and will prohibit game playing
between 10pm and 8am. Also daytime
play will be limited to only 90 minutes.
The government has a number of
weapons at its disposal including the
absolute co-operation of China based
Tvncent, the world’s largest game provider.
It also has good control over the
ubiquitous WeChat service in the
country. WeChat started off as a useful
communications platform but has
now expanded to payments and other
services and is essential for almost all
aspects of daily life. Everyone is fearful
of losing his or her WeChat account
or being blocked by WeChat. So much
so that the Chinese government has
almost total control and has a heavy
influence on consumer actions simply
by threatening to revoke their WeChat
accounts.
The new regulations will require
all gamers to register with their real
names. To thwart fake accounts being
registered, it is possible that biometric
data such as fingerprints
and face scans may follow.
These are already requirements for
other applications including WeChat
verification.
SINGAPORE’S
E-SCOOTER
SECTOR RIDES
TOWARDS A HALT
Electric scooters have enjoyed a
boom recently in Singapore but regulators
are rushing to step in after
numerous accidents have been reported,
one fatal.
There are around 100,00 electric
scooters on the sidewalks of Singapore
- that’s about a two per cent
take up rate in a city-state of just 5.7
million people.
As complaints flood in from pedestrians
the booming sector could
be braced for a slowdown.
Indeed after the death of an elderly
cyclist following a collision with
an e-scooter, Singapore regulators
have moved to ban all e-scooters
from footpaths in the city. They will
be allowed in cycle lanes but this will
limit their appeal.
To start with, those flouting the
law will be given a warning but after
January 2020 offenders will face
up to 3 months in jail. The new rules
have annoyed some owners who
consider themselves responsible users,
suggesting that only a minority
is causing the problems.
Technician, Venkata Goruganthu,
an e-scooter owner who rode
his e-scooter to work every day was
quoted as saying, “"It is definitely
over-regulation," adding, "There are
car accidents and people are dying,
are we going to ban cars on the
streets now?"
Yet opinions do differ. Bank worker,
Vasukie Mayandi, was quoted as
saying, "People are not responsible
- they are reckless," adding, "They
feel they want to move somewhere
fast, but they're not considering others
who are using the same pathway."

FITNESS & YOU
- THE KEY TO A BETTER LIFE -
THE MYTH
OF METABOLISM
Considering most people
reading this have reached an age
where fat either is, or may potentially
be, a problem, it’s worth stating
that there’s actually no biologic
reason to get fatter as you grow
older.
Most people accept the prevailing
wisdom that metabolism
slows down, and this leads to an
accumulation of fat. Some studies
suggest that in the Western world
at least, men and women do gain
weight from the age of 35 onwards,
averaging around half a kilo per
year for men and a little more for
women.
The reason is not an aging metabolism.
While older men tend to
average 25 percent body fat and
women, by age 50, can be up
around 35 percent body fat, there
is no biologic reason for men and
women to get fat.
According to the book Exercise
Physiology, by Drs. William D.
McArdle, Frank I. Katch and Victor
L. Katch, increases in body fat are
more a function of activity than
age. Being inactive leads to loss of
muscle, and loss of muscle is the
primary cause of creeping obesity.
The remaining muscle is as metabolically
active as ever.
In a book called The Weighting
Game by Lawrence Lamb the author
quoted research which found
the energy requirement of fat-free
body weight (weight of the body
minus the body fat) were remarkably
constant for both men and
women between the ages of 20
and 60.
So, what is metabolism?
Basically, metabolism is the
chemical and physical processes
in the body that build and destroy
tissue and release energy, thereby
generating heat. Our metabolism
speeds up when we exert ourselves,
and we burn more calories.
Our metabolism slows down when
we are at rest, and we burn fewer
calories. But even at rest we continue
to expend calories.
What really happens in terms
of a ‘slowing’ of the metabolism is
that older people burn fewer calories
on average per kilo of bodyweight
than do younger people.
But that's because their lean body
mass is less.
In a book called Biomarkers,
authors William Evans, Ph.D. and
Irwin H. Rosenberg, M.D. stated
that if you have a reduced amount
of muscle, as most middle-aged
people do, your metabolic demand
for oxygen and your caloric needs
decline. That's because muscle tissue
is active tissue requiring nourishment.
Fat is passive, it just sits
there as a storage form of body energy.
"We feel that older people's
reduced muscle mass is almost
wholly responsible for the gradual
reduction in their basal metabolic
rate," wrote the authors.

Tel: 038-303 467
There is nothing new about the
British Government keeping us
Brits on our toes, and so it should
not have come as a surprise when
they first required us to renew our
passports from Hong Kong and
now through Bangkok. As of the
26th of March, 2014, all UK passport
renewals or Thai babies’ first
UK passport applications have to
be through their Global partners,
VFS Global, located in Bangkok.
This can be a real bind for most
because decisive details on how
this should be done can be vague
and for the older generation making
appointments via the Internet is
not always an option. But the good
news is Key Visa Thailand can take
the hassle away for you and the
details can be found by contacting
our office or on our informative
website. Our service includes
document checking, color photocopies,
making the appointment
to submit the passport application,
taking the application to Bangkok
and collecting the new British
passport when it is ready.
Step 1
1. Never leave your passport
until the last minute! Make sure
you have a minimum of 9 months
to one year validity left when you
apply for a new passport.
2. Never wait until you have
nearly run out of pages in your old
passport! When you are over half
way through the passport order a
new UK passport. Why put yourself
under pressure?
Step 2
3. You should start the process
by downloading the application
(OS) form, for overseas applications,
and complete it, making sure
you do not forget two major things,
1.The British Passport application
should be completed in black ink
only not blue 2. If you are applying
for a first babies passport make
sure you complete the back page
of the form and have a counter signature
on the form preferably by a
British citizen who knows you and
has done for approximately 2 years
and also make sure they countersign
one of the passport photographs.
If you are over 16 years of
age and you look similar to the old
passport photograph then a counter
signature is not required. The
box guidelines on each page of
the OS application form will explain
how to fill in the form.
4. You then download the credit
card form from either our website
or the British Embassy website and
fill it in with the correct details. Payment
will be deducted from your
account by the passport office in
the UK at the HMPO and do not
worry it is very secure. If you live in
Thailand and do not have a credit
or UK debit card then maybe you
have a friend or family who can
assist with their card it does not
have to be your name. If you have
a Thailand credit
card not a
standard
debit
card
this
can
also be used.
5. As part of our
service Key Visa will then make
an appointment via e-mail with the
HMPO office in Bangkok and we
then will receive your application
appointment within three days.
6. Key Visa staff will then take
your application to Bangkok and
submit the paperwork and bring
back your old passport and the
receipt back to our office in Pattaya
so the old passport is available
when ever required only a copy is
taken by the HMPO and your original
passport stays in Thailand.
When the new passport is ready it
is collected from Bangkok and the
old passport and the new UK passport
are issued to you.

and documents required on our

THAILAND MOVES
UP 6 POSITIONS IN
‘EASE OF DOING
BUSINESS’ RANKINGS
BUSINESS SUPPLEMENT
Thailand moved up 6 places
from from 27th position to take the
21st spot in the 2020 Ease of Doing
Business (EODB) rankings as reported
by the World Bank.
The overall rankings are based
on a score of between 0 and 100 for
each country where 0 represents
the least success and 100 represents
the best possible achievement.
Overall Thailand scored 80.1,
up from 79.5 last year. This was
enough to secure the advance of
6 places. Indeed it was a tight race
with Malaysia scoring just a little
higher at 81.50, but at the same
time securing 12th position in the
rankings.
New Zealand took the top spot
globally gaining a score of 86.8,
with Singapore a close second at
86.2. Hong Kong and Denmark
came in at 3rd and fourth position
both with a score of 85.2 followed
by South Korea and the US
in 5th and 6th places with a score
of 84.0 each. The holders of the
top 5 positions in 2020 remain the
same as those in the previous year.
The other four spots in the top ten
were taken by Georgia in 7th place
with a score of 83.7, the UK in 8th
Place with a score of 83.5, Norway
in 9th position with a score of 82.6
and Sweden in the 10th spot with a
score of 82.0.
In the main, The EODB rankings
are based on 10 separate “ease of”
sub-sectors that are also rated from
0 to 100 on the same basis as the
main index.
These subsectors are: starting a
business, dealing with construction
permits, getting credit, getting electricity,
registering property, paying
taxes, trading across borders, ability
to enforce contracts, resolving insolvency,
and protection of minority
interests.
Thailand scored 92.4 for the
subsector of starting a business
and 98.7 for getting electricity. It
also scored well for trading across
borders at 84.6 and protecting minority
interests at 86, and indeed
ranked 3rd in the world for this.
Areas where improvement could
be made was enforcing contracts,
which garnered a score of 67.9, and
registering property, which received
a score of 69.5. Also, ease of getting
credit came in with a score of
only 70.
According to Finance Minister,
Uttama Savanayana, Thailand’s
success could be attributed to the
government’s drive to promote the
digital economy as well as incentives
and infrastructure that are being
laid out for the Eastern Economic
Corridor EEC project.
Despite this year’s ranking increase,
more will be done to make
further improvements in coming
years, to ensure Thailand takes a
more commanding position of the
index.
It is clear to see that just a small
increase in score can allow for a
large jump in the rankings. However
the scores are quite competitive
and it is the scoring activity in the
sub-sectors that really count.

MORTGAGE LENDING INCREASES AT
MOST LARGE BANKS
Whilst property developers are complaining
about high levels of mortgage rejections, (primarily
due to the stricter loan-to-value requirements
as laid out by the Bank of Thailand), most
large banks are showing signs of increased
mortgage activity overall.
The main difference is that property developers
often have properties in Bangkok, which
are facing difficulties with the new rules, whilst
banks have diversified to provincial areas and
also to refinancing existing loans.
As such, a dichotomy appears to be presenting
itself. It could be simply that prices of condos
in Bangkok are falling foul of the new Bank of
Thailand rules as compared to properties outside
of the capital. Also the rental market is not
a guaranteed source of income since it can take
time to find a tenant for a high-end property in
Bangkok.
Yet for other markets things are on a positive
footing. Kasikorn Bank reported that mortgages
increased by almost10.7 per cent from the end
of last year to this September. The make up of
the mortgage business was varied with properties
usually valued anywhere within a 1-10 million
baht price range.
The bank doesn’t expect to run any promotions
for the rest of the year since it has already
surpassed 9-month targets. Kasikorn Bank’s executive
vice-president, Surat Leelataviwat, was
quoted as saying, "However, the bank plans to
expand its salaried-employee customer base to
60% of our new home loan applicants from 50%
now, in line with risk management strategy.”
Kasikorn bank expects the government stimulus
package, which includes heavily discounted
transfer and mortgage fees to help the market,
especially for properties valued at 3 million baht
or less.
The stimulus package has reduced transfer
fees from 2 per cent to 0.01 per cent and also
reduced mortgage fees down from 1 per cent to
0.01 per cent on all properties below the aforementioned
threshold. That is a saving of almost
3 per cent of the purchase price of a property.
On a 3 million baht property being purchased
with a mortgage that would equate to a heft saving
of nearly 90,000 baht in fees alone.
Other banks have in the main also seen an
increase in mortgage lending activity.
Bangkok Bank saw an increase of 2.89 per
cent in its mortgage lending business over the
same period, whilst T-bank saw an increase
of 4.87 per cent. Siam Commercial bank just
scraped through with a gain, standing at 1.09
per cent.
Bank of Ayudhya saw an increase of 5.43
per cent from the end of last year to the end of
September 2019. This was slower growth as
compared to last year as more stringent loan to
value ratios began to take effect in April 2019,
mimicking the same slowdown seen by Bangkok
based developers. The bank has less focus
on the sub 3 million baht property market, with
most of the propertie sit deals with priced above
this level. Thus it is expects that the government
stimulus measures wont be significant in bringing
a major uptick to its mortgage lending growth
rate.
Kiatnakin Bank saw a whopping 13.2%
growth in its mortgage business over the period
with a total of 21.1 billion baht lent as of the end
of September 2019.
Only LH Bank and Tisco Bank saw declines,
which were –7.78 per cent and -11.6 percent respectively.

I f
you haven’t
yet enjoyed
the experience you are in for
a real treat, because the dessert
menu in Toscana is quite extensive
and runs the gamut of dishes
you would expect to find in any top
quality Italian restaurant. There are
nine or ten flavours of ice cream,
all made from both cow and goat’s
milk, alongside sorbets, profiteroles,
tiramisu, mousses, puddings,
sponges, and the like, making up a
long list of dishes.
It will be no surprise that all the
desserts are made inhouse
from
products
sourced
p r i -
mari
l y
f r o m
the Toscana-Moom
Talay natural
animal farm
which they run
out at Huay Yai.
Although the
dessert menu runs
deep, desserts are not
considered as a key feature
in the Toscana
culinary landscape.
As owner Luca says,
“I don’t mind if people
want to
WHEN IT COMES TO
DESSERTS, TOSCANA
LEADS THE WAY
just come to Toscana and have a
cake and a coffee inside, or maybe
watch the sunset in our large
open area outside, that’s fine.”
Luca hangs his hat on the breadth
and quality of his starters and
main menu dishes, but also understands
that there will be some
customers who just like the idea
of having something light, say between
lunch and dinner, and can
relax and enjoy the passing parade
on Beach Road.
The restaurant has its own pasteurizing
machine and there is no
pre-mixed powder or preservatives
used in their desserts. This is in
keeping with the general theme of
Toscana and Moom Talay of producing
food across the menu spectrum
which is as natural and fresh
as possible.
After 30 years of “making ice
creams and desserts I can tell you
the most popular are tiramisu and
profiteroles,” says Luca. He understands
that part of the reason for
the popularity of both these dishes
is that they are usually familiar
to diners, while
desserts with
more exotic-sounding names such
as Panna Cotta, Cream Catalana,
Fragola and Amarena are not so
well known.
The latter pair (Fragola and
Amarena) are part of a selection
of desserts classified as Semifreddi.
These dishes are a meringue-based
cold dish which
consist simply of sugar, milk and
cream, with the flavor (chocolate,
strawberry, etc.) blended into the
cream. Simple yet tasty and filling.
As an accompaniment to a dessert
dish, Toscana also has around
35 different varieties of grappa with
an alcohol content of anywhere
from 38 to 43 percent. They are
blended as smooth as possible
so the alcohol doesn’t burn your
throat.
The restaurant serves liqueurs,
including Irish Coffee (made of
course with Jameson Irish Whiskey).
In keeping with the aim of running
a restaurant which
is as friendly
and relaxed
a s
possible, Luca says, “some customers,
when they’ve finished their
main meal, might like to go outside
and have a cigarette or a cigar. We
have no problem with that and they
are welcome to have their coffee or
dessert served outside where they
can sit down and enjoy the evening.”

AN INSIDE LOOK AT
GOOGLE'S FUTURE PLANS
BUSINESS SUPPLEMENT
Digital Marketing guru, Neil
Patel recently wrote an indepth
guide on Google’s future plans,
here we condense that into a 5
minute read where you can get a
taste of the full article.
Using Google 24/7
One of the biggest changes
coming is that Google want users to
be unconciously using Google 24/7,
whether that’s through computers,
smartphones, smartwatches
or home devices. Just this year I
purchased a Google Home Device,
and almost everyday before I leave
home I ask it:
“Hey Google, is it going to
rain today in
XXX?” “Hey
Google, how
is the traffic on
XXX Road?”
Google is
becoming a
more integrated
part of our
life without us
even realising
it.
Future generations
are
more likely
to be hooked
on Google
Devices
With kids as young as 5 now
owning smartphones and tablets
and even Chromebooks becoming
a mandatory part of school
equipment, the chances of our kids
becoming hooked on technology
are greater than ever. The last generation
to grow up without standard
home broadband are now in their
30’s meaning that kids today are introduced
to the internet pretty much
as soon as they are born.
How can you combat tech addiction
with your kids?
- Limit the amount of time they are
allowed to spend on devices
- Have no tech hours or even days
if possible for the whole family
- Ban the use of technology during
family mealtimes
People like Steve Jobs and Bill
Gates have openly said that they
don’t allow their kids to have smart
devices so we can also follow their
example.
Expect Google to buy someone
big in the ecommerce space
Ecommerce or online shopping
is becoming more and more
common each year and when we
think of ecommerce, companies
like Amazon immediately come to
mind. Google already has a build
your own website product which
they could easily turn into a build
your own ecommerce site product
to encourage people to build their
own sites instead of advertising on
Amazon. Or they could look to go
head to head with a platform such
as Shopify.
Expect huge
growth in the
Google Ads
platform
Over 90%
of Google’s
revenue comes
from Google
Ads and for the
first time, the
2010 digital ad
spend in the
US overtook
traditional ad
spend. What
does this mean
for Google?
Well, wherever
money is they
want to be! So, it’s highly likely that
Google Ads will also so tart to provide
offline advertising in the near
future and combining offline and
online advertising correctly will enable
early adopters to explode their
global reach and growth beyond
their wildest imaginations.

While bar charts, line graphs and

providing the defining answer to many
economic, social and political questions,
they are certainly a good way
of obtaining a general overview of any
particular subject.
Each month the Business Supplement

of these figures.
BUSINESS SUPPLEMENT
JUST THE STATISTICS
ENGLISH
SPEAKING SKILLS
ACROSS ASIA
English training experts Education
First (EF), who are well known for their
English proficiency courses and examinations,
have prepared the eighth edition
of the English Proficiency Index.
The study ranked countries across
the globe by way of index points, which
were based on the results of English tests
taken by some 1.3 million people across
88 countries in Europe, Asia, Latin America
and Africa. Globally, English speaking
proficiency has risen but in Asia wide disparities
remain.
Top of the rankings in Asia, (and
third worldwide), was Singapore, where
English is widely spoken. Although Singaporeans
may struggle to be understood
due to their “Singlish” accent and
the speed at which they speak, you will
be hard pressed to find someone in Singapore
who doesn’t speak English. Singapore
scored 68.63 index points in the
rankings.
Second in Asia was, (yes you my
have guessed it), the Philippines, where
English is widely spoken, alongside the
traditional language of Tagalog. On the
global scale the Philippines was ranked
in14th position with an index score of
61.84.
In third, fourth and fifth positions in
Asia were Malaysia, India, and Hong
Kong respectively. China ranked 9th in
Asia and 47th place globally followed
by Taiwan and Japan.
Thailand scored 48.54 and secured
a global ranking of 64th position. In
Asia, Thailand came in 16th position
out of 21 countries, beating its neighbours
Myanmar and Cambodia, but only
just.
This may come as a surprise, since
countries where you may find even
more difficulty being understood in English
such as China and Japan rated
significantly higher.
Still the rankings for Thailand did
not take into account tourist areas
such as Bangkok, Pattaya and Phuket,
(where you may find English more easily
understood), but the entire country at
large.
On the flip side, it is interesting to
see Thailand keeping its heritage including
its language and it is just another
reason to learn Thai if you are a
frequent visitor!
GLOBAL
COMPETITIVE
INDEX SHOWS
LITTLE CHANGE
FOR MUCH OF
ASIA
Most Asian nations only lost or
gained a little ground in the 2019 Global
Competitive Index (GCI), vs. the 2018
rankings.
Singapore was top in the world, up
from second place last year with a score
of 84.8, an increase of 1.3 points. Hong
Kong dropped from second position
globally to third position with a score of
83.1 down 2 points. It secured the 2nd
place in the Asia Pacific rankings.
Japan, Taiwan, and South Korea
rounded of the rest of the top 5 positions
in Asia, with global positions of 6th, 12th
and 13th.
Thailand secured 10th position in
Asia, dropping 2 places globally to sit in
40th place with a score of 68.1.
The index measures several indicators
including the development of infrastructure,
labour market conditions, market size, stability
of the financial system, innovation capacity
and markets for products.
