Cleantech Solar powers up three new solar

projects at AkzoNobel’s Malaysia and Thailand

manufacturing facilities

480 kW site in Nilai, Malaysia.

Three rooftop solar PV systems at AkzoNobel sites in Malaysia

and Thailand have been commissioned by Cleantech Solar under

long-term agreements where Cleantech Solar has funded, built,

and will operate and maintain the systems throughout the term of

the agreement.

Two of the sites are located in Chon Buri and Samut Sakhon,

Thailand and the third site is located in Nilai, Malaysia. The

combined 1.6 MW solar power plants saw 7,818 panels installed

across the industrial coatings sites and are targeted to avoid about

28,000 tonnes of CO 2

emissions across the term of the agreement.

The solar power plants will help AkzoNobel progress towards

its target in sourcing 100% renewable electricity by 2030 as part

of its RE100 commitment.

Wijnand Bruinsma, Program Manager Sustainability at

AkzoNobel, said: “At AkzoNobel, sustainability is one of our core

principles. We strive to lead our industry by empowering people,

reducing our impact on the planet and consistently innovating to

deliver the most sustainable solutions for our customers. That is

why we call our approach to sustainable business ‘People. Planet.

Grundfos launches investment-free guaranteed

energy savings programme for Thai businesses

Grundfos, a leading pump and water solutions manufacturer,

has launched a new service model in Thailand that can help local

businesses cut energy consumption by more than one-third,

achieving greater sustainability at a lower cost while supporting

the country’s goal of reducing greenhouse gas emissions by at

least 20% by 2030 1 .

Grundfos Energy Earnings (GEE) is a new shared energy

saving programme where Grundfos absorbs the investment

cost of replacing customers’ current equipment with new

environmentally friendly solutions, as well as installation and

ongoing maintenance. Under this new self-funding service

model, Grundfos and customers will share the realised savings

from GEE for five years. Products offered through GEE include LS

pumps, controllers and energy-efficient motors.

Pumps account for 10% of global energy consumption and

therefore, switching to newer technology can have a significant

positive impact. Advanced pump solutions, which can be used

for various applications across diverse segments, are especially

suitable for the hospitality industry where hotels, entertainment

arenas and other facilities play a critical role in supporting the

Thai economy. GEE can also help municipal electricity authorities

reduce their energy consumption.

Mr Lewis Brown, Grundfos Regional Service Business

Developer, Asia Pacific Region, said, “Sustainability is a very

important part of Grundfos’ DNA. The pandemic this year has

reaffirmed the importance of achieving our climate ambitions,

as we are reminded of the impact human activities have on the

environment. We are committed to helping our customers to

reduce their water and energy consumption to limit their carbon

footprint.

1

In the lead-up to the 2015 Paris Agreement, Thailand proposed its nationally

determined contribution to reduce greenhouse gases by around 20 to 25% by 2030.

Mr Lewis Brown, Grundfos Regional Service Business

Developer, Asia Pacific Region.

“At the same time, we aim to demonstrate that financial

and environmental goals are not mutually exclusive. Our GEE

model showcases the benefits of replacing energy-intensive

equipment with our pioneering technology that can reduce both

environmental and financial costs.”

Grundfos this year launched GEE with Ramayana Water Park

in Pattaya, replacing the existing pumps at Thailand’s largest

water park and enabling it to reduce its energy consumption

by 31%. The project will exceed 1,000,000 kWh in savings and

450 tonnes of CO 2

emissions – about the same as permanently

removing 170 cars off the road.

Financial savings for a customer can reach up to 1.5 million

baht per year of cost saving.

“These savings will have a significant impact on our

customers’ bottom line, as well as our commitment towards

sustainability and the environment. We forecast to reach 30 Asia

Pacific customers within the next five years,” said Mr Brown.

Inaugural Real Estate Asia Awards to recognise the best

property developers in the region

Realestateasia.com, the B2B website for

the real estate industry, has launched

the inaugural Real Estate Asia Awards

to recognise best-in-class property

developers for their projects and

initiatives in the region, and to help give

the pandemic-impacted industry a much

needed boost.

“The unforeseen circumstances

brought upon by the pandemic have

greatly impacted the real estate

sector, from project developments and

construction right to sales operations.

Travel bans and lockdown measures have

also affected the industry players as

transactions were put on ice due to the

crisis. Now more than ever, developers

and investors alike must remain resilient in

order to thrive amidst these testing times,”

said Tim Charlton, CEO of Realestateasia.

com.

2020 was understandably a slow

year for the real estate industry with

transactions down 31% to US$134.6 billion,

the lowest since 2012. However, according

to Charlton, the shift to e-commerce saw

a boom in logistics property and as the

recovery gets underway all real estate

sectors in Asia will pick up.

Entries for the Real Estate Awards will

be evaluated by an expert panel of judges

based on uniqueness and innovation,

effectiveness and impact, and dynamism.

The awards nominations can be made

via realestate.com official website and

will close 19 March 2021. Winners will be

announced 15 April 2021.

In addition to awards for excellence

in development, other categories such

as Sustainability, Corporate and Social

Responsibility, and Marketing will be

recognised. There will also be an award for

CEO of the year.

“The way people live, shop, and work

have all altered, and the way people will

want to do all of these will fundamentally

change out of COVID-19. The Real Estate

Asia Awards will recognise the best

developers adapting to these changing

times,” added Charlton.

UOB’s U-Solar programme contributes to greenhouse

gas savings across ASEAN

In just over a year since its launch in

October 2019, UOB’s U-Solar programme

has facilitated the generation of nearly

160 gigawatt hours of solar power across

ASEAN, reducing more than 77,200 tonnes

CO2-equivalent (tCO 2

(GHG) emissions, equivalent having to

about 1.3 million new tree seedlings grow

over 10 years or taking almost 17,000 cars

U-Solar is Asia’s first solar industry

ecosystem to power the development

and adoption of renewable energy

across Southeast Asia, and is part of

the UOB Smart City Sustainable Finance

Framework. Through U-Solar, the Bank

offers a suite of financial solutions to

support the solar power value chain, from

solar project developers, engineering,

procurement and construction (EPC)

contractors, as well as the end-users of

solar power, including consumers and

companies.

UOB also offers 0% interest on

Mitsubishi Electric renews SCADA lineup

Mitsubishi Electric has launched two types of SCADA

software for system monitoring and process control

under the series name GENESIS64.

Supporting the increasing focus on digital manufacturing and IoT,

Mitsubishi Electric has renewed its SCADA lineup, now offering

two types of software for system monitoring and process control

under the series name “GENESIS64”, replacing the existing “MC

Works64” SCADA software.

The new lineup will meet the diversifying IoT needs, covering

a wide variety of purposes from small production line monitoring

and control to multi-site monitoring and business intelligence (BI)

of plant-wide systems, process automation as well as utility and

building automation. The “GENESIS64 Basic SCADA” is an entrylevel

software with essential functions for small production lines,

and the “GENESIS64 Advanced Application Server” is a full SCADA

suite for large-scale monitoring of factories, buildings and utilities.

The “GENESIS64 Basic SCADA” facilitates the visualization of

data in small applications but can also be scaled up to medium

applications with optional add-ons depending on requirements of

the customer.

For customers with bigger system needs, “GENESIS64

Advanced Application Server” helps create a serverless system

using cloud computing, which will facilitate the construction

of redundant, multilocation or other highly secure, large-scale

systems. This “top end” software can also connect to wearable

devices such as smart glasses and smart watches, supporting

customers interested in introducing remote monitoring or giving

work instructions remotely. Furthermore, the software can be

operated by voice commands with the use of AI smart assistant

speakers so operators can avoid touching the monitoring

screen - another function that supports the ‘new normal’ in the

manufacturing world.

With the renewal of the SCADA lineup, Mitsubishi Electric

customers will have a unified one-stop access to SCADA solutions

provided by the U.S.-based ICONICS, Inc., a SCADA and IoT

analysis software company acquired by Mitsubishi Electric in

2019. Customers will be able to benefit from the combination

of ICONICS’ software technology and Mitsubishi Electric’s FA

technology spanning expanded software products and services

from the edge to the cloud, all targeted at helping customers solve

their automation and process control issues.

This integration is initially demonstrated in the direct

connection of Mitsubishi Electric PLCs to the GENESIS64 SCADA

software, achieving automatic detection and smooth startup while

eliminating the need for an OPC server.

Sky’s the limit for Setia Awan

For over three decades, Setia Awan Group’s property

management arm has played its role in contributing to the nation’s

growth and advancement to make great strides in the Malaysian

real estate development arena. Setia Awan has a well-established

presence as one of the leading property developers in Perak with

projects across the northwest state as well as Melaka, Negeri

Sembilan and Kuala Lumpur, which have an estimated cumulative

gross development value (GDV) of RM3 billion.

Setia Awan has been one of the crucial players that have

directly contributed to the growth of two major hotspots in Perak,

starting with pocket projects around Sitiawan and Seri Manjung,

which became a crucial foundation for the developed districts

they have become today. The company has continued developing

these areas to this day by building multiple townships with

thousands of residential units, commercial and retail buildings

that have enabled both districts to bustle with economic activities

and job opportunities.

“While we are considered young in the property development

sector, Setia Awan has found continued success through the

company’s core values of innovation, sustainability and quality.

Many of our homebuyers and customers trust in our capabilities

to ensure that our properties are designed to create quality

lifestyles, while also offering sustainable commercial value for our

In recent years, Setia Awan has expanded its expertise in

property development to Melaka (Sri Melaka Residensi) and

Negeri Sembilan (Kemayan Heights S2). The company has also

launched Brezza Hill Residensi, its first project in Kuala Lumpur,

which is surrounded by gazetted forest reserve with a skyline view

of the city centre.

Moving forward, Setia Awan is set to launch its second project

venture in the Klang Valley – Astrum Ampang. The 6.75-acre

mixed use transit-oriented development (TOD) will consist of

mostly residential components, and is connected to the Jelatek

LRT station.

The SOHO transit concept has a built up area of 280 sq ft

and is affordably priced at only RM230,000 per unit. Slated to be

ONE ON ONE

A TALK WITH ASSA ABLOY

on unlocking new experience to a more open world

through innovative access solutions

Since its formation in 1994, ASSA ABLOY has grown

from a regional supplier of mechanical locks to

becoming an international group with 48,000

employees and operations in over 70 countries.

Being a global leader in access solutions, ASSA ABLOY

stands committed to delivering an extensive range

of access solution products to satisfy the need for

security, safety, and convenience.

B&I recently met with Mr Rex Pennefather, the General

Manager of ASSA ABLOY Opening Solutions Malaysia Sdn Bhd, who

shared his thoughts on Malaysia’s market trend and consumer

behaviour for smart door opening solutions.

B&I: Can you give us a brief overview of your capacity as the

General Manager of ASSA ABLOY Opening Solutions Malaysia Sdn

Bhd?

MR REX: ASSA ABLOY Opening Solutions Malaysia is part of

the greater China and Southeast Asian business unit of the ASSA

ABLOY Group. There are a total of eight countries in this business

unit, with a general manager or country director domiciled in each

country. For general managers like me, our core responsibility

involves overseeing all business elements namely full strategic

planning, P&L responsibility, channel strategy, stock and

distribution management, procurement, as well as supply chain

and sales partnerships.

The inner workings of our regional office are rather complex,

but I am well supported by a strong team of managers who are

responsible for the many different facets of the business including

projects and specifications, disruptive and innovative retail

channels, traditional, modern, and big box retail, distribution

partners, finance, supply chain and logistics. Currently, we have

about 2,000 customers that we support and service in Malaysia.

B&I: What are your views on Malaysia’s consumer behaviour for

smart home solutions?

MR REX: I think Malaysia is poised for a great uptake in

smart home solutions. As you may know, smart home solutions

cover a wide range of products like digital door locks, smart

wireless receivers, safes, CCTV and many others etc. One of the

fundamental requirements to create a smart home environment

is a solid network infrastructural backbone, good connectivity and

ubiquitous phone coverage – Malaysia is well on its way to achieve

this by strengthening its digital footprint. The country now has

seven internet service providers, a growing 5G network and the

government has recently launched national digital infrastructure

plan, Jalinan Digital Negara (JENDELA), designed to steer the

country towards greater digital connectivity by boosting the

efficiency of the national infrastructure and optimising spectrum

usage. In terms of demographics, Malaysia has around 77.2%

urban population and 84% are under the age of 54. This is an

exciting statistic for ASSA ABLOY, as these are considered the new

generation of consumers with a growing appetite and willingness

to adopt to smart solutions.

With these favourable facts in hand, we had expected greater

and earlier uptake of smart home solutions. Although we are

seeing uptakes in larger, upscale residential and commercial

projects, there has been a lesser response from the typical private

homeowners. I think one of the stumbling blocks in Malaysia is

on the income bracket. For example, in 2019, it was reported

that Malaysia’s average salary was RM3,224 and the median was

RM2,442 – this is comparatively lower than the neighbouring

countries in the region like Singapore and Hong Kong. As a result,

smart home solutions are an expensive investment since they are

usually priced upwards of RM1,000 per product.

Even though the country is still in the early adopter phase we

believe with a proper financial model and easy pay type schemes

we could drive volumetric uptake of these offerings. I believe

people are willing to switch to smart home solutions and therefore,

these products should be more widely available to everyone.

ASSA ABLOY is currently in the midst of offering more lower-range

products into the market ensuring greater accessibility of these

solutions to the general population helping to improve their

security, safety, and convenience.

B&I: What are your projections on Malaysia’s door opening

solutions market, in view of COVID-19 pandemic and the current

economic situation?

MR REX: Like most other industries globally, the Malaysian

construction sector took a large knock because of the COVID-19

pandemic. While there were hopes and expectations that we’ll be

recovering in Q1 2021, the sudden spike of infections in January

ONE ON ONE

has resulted in the country’s reinstating its Conditional Movement

Control Order (CMCO) throughout the first quarter of the year. Be

that as it may, the government has rolled out several initiatives

(albeit with stricter SOPs) for most businesses to continue their

respective operations and development. If you look at the

financials of the larger construction companies, most of them are

profitable and delivering good results despite these challenging

times I expect this will continue as we see more development

projects scheduled for launch in the coming months. The interest

rate is at the lowest it has ever been in a long time, so it is a good

time for young, first-time homebuyers to start scouting the market

for a new property.

Despite lack of international travel, we believe that Malaysia

remains an attractive and stable property investment opportunity.

Something that needs consideration is the growing property

overhang particularly the high-end residential and serviced

apartments as construction development is outpacing occupancy

rate in this sector, so this is something we are following closely.

B&I: Moving forward, what are your objectives, plans and vision

for ASSA ABLOY?

MR REX: From ASSA ABLOY’s perspective, the Group’s strategic

direction is to lead the trend towards the world's most innovative

and well-designed access solutions. Our purpose is to help people

feel safe, secure and experience a more open world.

Locally, our short- and long- term objective is to become

the leading commercial door opening solutions provider in the

region, coupled with a robust and entrenched retail segment

offering a wide range of solutions that compliment this commercial

uptake. This ensures a dual market penetration and access to

the various door opening lifecycles. We have also done several

acquisitions recently in the market, so we will continue expanding

our competitive standing through complimentary offerings in the

Malaysian market.

B&I: ASSA ABLOY now has an extensive catalogue of door

opening solutions including products from Yale, Hygieneplus+,

and Openings Studio. Do you have any specific marketing strategy

to further strengthen ASSA ABLOY’s position in the market?

MR REX: A constant flow of new, innovative and sustainable

products is the most important driver for ASSA ABLOY’s growth

targets. We will continue to invest heavily in our innovation and

product development. Our ambition is to become an integral

partner in a development project and therefore, we want to start

adding and creating value from the very early stage of the process;

from specifications to project delivery.

ASSA ABLOY’s latest and most relevant offering because of

the COVID-19 pandemic is the Hygieneplus+ product offerings. As

with most industries, the COVID-19 pandemic has driven many

companies to reassess the way they do business and their market

positioning. Most of them are now working on expanding their

digital footprint while paying close attention to new products

available in the market. ASSA ABLOY Hygieneplus+ is our latest

innovation with a special coating that minimises transmission and

spread of bacteria and infections from high touch surfaces. Moving

forward, a lot of our new range of doors including digital locks

will incorporate Hygieneplus+ coating as standard. Another trend

we are focusing on will be to address the growing demand for

automatic doors and touchless switches.

ASSA ABLOY has also launched our Openings Studio TM software,

which is a full-featured, web-based suite of BIM software tools for

creating and visualizing 3D doors, frames, and hardware objects

and modifying their associated parameters for use in design,

construction, and facility management. ASSA ABLOY’s Openings

Studio TM offering allows architectural firms and designers access to

a full populated database and centralised specification and door

schedule solutions greatly enhancing their effectiveness and ability

to react to, to view, adapt, and position themselves in their space.

B&I: Any other matters you may wish to highlight with respect

to your corporate operations.

MR REX: ASSA ABLOY will continue innovating and redefining

itself through new products, process, channels, and offerings. As

with the ever-growing pressure on project development costs and

demand for smart solutions; ASSA ABLOY has launched the Yale

Smart Franchise in Malaysia early this year. This is our experience

store franchise partner programme aimed at attracting young and

dynamic entrepreneurs as well as gig economy partners looking

for a slightly more stable and long-term opportunity. Essentially, it

is a smart e-commerce platform with a supported experience and

partner network of stores that allow for both an offline and online

experience for potential smart home buyers.

We already have over 10 stores across Asia with an ambition

to have at least 15 franchises operational in Malaysia by 2022.

Our ultimate goal for this is to make smart home solutions more

accessible through our dynamic online purchasing and installation

portal with a footprint of trained and experiential franchise

partners around the country.

hills and follows the site’s topography and spatial structure.

The International Education Park, to span over 460,000 sqm,

will include education programmes for multiple universities,

dormitories, public programme, national laboratories and

innovation offices.

Talking about the different sections of the masterplan, OMA

explains: “Inspired by the Lin Pan villages in Chengdu – traditional

rural settlements that practice small scale farming and deploy

ancient irrigation systems – the masterplan will be divided into six

clusters, each highlighting a specific architectural typology defined

by its programme, as well as its relationship with the topography

and local water systems”.

The Living cluster, with commercial programme on the ground

level and residential developments above, will feature a reservoir

at its centre to evoke the water elements on site.

The University cluster will feature buildings with landscaped

terraces that resemble hills. These terraces will offer outdoor,

dynamic spaces for academic activities. This cluster will also

include a biofiltration system, where the large roof areas of the

buildings will become rain gardens, filtrating water and collecting

it in underground storage tanks and detention ponds. This cluster

will be connected through a network of walkways and cycle paths

to the Laboratory cluster. Located in a wetland area, it will provide

research gardens taking advantage of the site’s conditions.

Farming systems will be installed on roofs of the buildings, which

will house facilities for innovative experiments. Also situated in a

wetland area, the Market cluster will be an elevated grid structure

with commercial and public facilities at the ground level, and

residential developments and offices above. This cluster will be

characterised by its use of hydropower.

The Public cluster will be a Transport Oriented Development

(TOD) with public spaces and support research, exhibition

and production program. It will reinforce the identity of the

masterplan by integrating nature and architecture: an existing

water basin will be built into a science and technology park. The

central area of this cluster will be an elevated, circular volume

where all trains and transportation facilities will connect. Below

will be a space for landscape and greenery.

The Government cluster will sit on top of a hill along a river.

Five office buildings will surround a central block, all of which will

be connected by walkways extending into the landscape. The

central volume will feature a public plaza, and the surrounding

ones will include plant incubators alongside wetland incubators.

All the clusters will be car free, with a scale to ensure that

all places within can be reached within ten minutes. They will

be connected with the train station and surrounding urban

developments through a smart mobility network for automated

vehicles. Defined by clusters integrating architecture and

landscape, the masterplan will result in a dynamic environment

that will inspire innovative ideas.

OUTLOOK

Muhtar Suhaili shares his take on the Malaysian timber

industry and aspirations for the Malaysian Timber

Council in a frank and candid interview.

YOUNG CEO LEADS FROM

THE HEART

Muhtar Suhaili is the youngest Chief

Executive Officer the Malaysian Timber

Council (MTC) has ever had. Standing

at 181cm, this 39-year-old is a friendly,

people-centric gentleman who puts

everyone in his company at ease.

Muhtar is also one of those who

understand that effective leadership stems from well-adjusted

leaders who know how to harness their emotional intelligence to

bring out the best in others.

“There is no magic formula. I just place the well-being of my

staff and those I am in contact with at the heart of everything I do,”

he said matter-of-factly. But behind the gentleness of this warmhearted,

coolheaded CEO lies a steely character who is determined

to persevere and lead his organisation out of the colossal clutches of

the COVID-19 pandemic.

The Malaysian timber industry, which is the third highest

revenue contributor in the commodities sector after palm oil

and rubber, has many untold stories and some of which have

gone completely unnoticed and occasionally having the industry

portrayed in bad light.

“People are still under the impression that it is bad to cut down

trees and we harvest our logs indiscriminately, which is not true,”

said Muhtar.

“We need to keep our business going and how are we to do

this if the industry is not sustainable. Imagine, if we were to cut

everything down, where are we to go for raw materials? And

Malaysian timber trees take anything between 40 and 60 years to

mature… that is a lifetime.

“We have been prudently managing our forest since 1901

using a system called Sustainable Forest Management (SFM) that

stipulates only certain trees can be harvested, leaving behind the

mother trees, and giving room for the younger trees to mature,” he

elaborated.

According to Muhtar, Malaysian timber products are held

in high regard in countries like the United States, Japan, Europe

and Australia that are known for their stringent production

requirements and strict certification standards.

“The Malaysian Timber Certification Council certifies timbers

through its Malaysian Timber Certification Scheme (MTCS). MTCS

is the first tropical timber certification scheme which is endorsed

by the Programme for the Endorsement of Forest Certification. The

30 Mar-Apr 2021 | www.b-i.biz

Chain of Custody (CoC) also tracks the entire journey of a product

which begins at the log harvesting stage,” he said.

As of December 2020, 5.27 million hectares of forests have

been certified under MTCS, 22 FMUs and eight forest plantation

management units, while there are 381 CoC holders nationwide.

“How can Malaysia continue to be a leading supplier of timberbased

products worldwide if it is not up to mark? Sustainability has

always been a key factor in our industry,” said Muhtar, who has a

Master’s degree in Petroleum Technology from Curtin University of

Technology, Australia.

“Since the ‘gestation period’ of Malaysian timbers are long, and

in keeping with our pledge under the Rio Earth Summit in 1992 of

having at least 50% of our land under forest cover, Malaysia has

steadily reduced its annual coupe that makes the augmentation of

raw material a necessity.

“MTC’s Import Assistance Programme enables local

manufacturers to acquire alternative raw materials. The industry is

also producing more higher-value-added products and promoting

the use of timbers such as Merpauh and Sepetir for this purpose,”

he said.

Prior to his appointment as MTC CEO in November last year,

Muhtar was the chairman of the Malaysian Palm Oil Certification

Council. He was also the Lead Project Engineer in Shell Malaysia

for 15 years. Muhtar is currently pursuing his doctoral degree

in Business Administration. He also has a Bachelor’s degree in

Mechatronics Engineering.

The newly minted CEO, who has extensive knowledge in

managing mega projects, said the Council is also looking into other

issues that is affecting the timber sector as such automation,

product innovation and labour.

In keeping with its vision of becoming the lead organisation that

develops the Malaysian timber industry, Muhtar said, the Council’s

Five-Year Plan from 2019 to 2023 will strategically enable the

industry to maintain its competitive edge.

“We have in place the seven Must-Wins to ensure the growth

and sustainability of the industry,” said Muhtar.

He said cultivating market access, enhancing the process of

automation, uplifting the sources for raw materials, supporting

business succession programmes, championing design and

branding, spurring green initiatives and strengthening relationships

with stakeholders are the seven Must-Wins.

In encouraging the industry to wholly embrace automation,

the Council has been providing incentives for the purchase

of machinery through its Automation and Digital Technology

KEPPEL MARINA EAST

DESALINATION PLANT

The large-scale, dual-mode desalination plant is the first of its

kind in Singapore, with an innovative design situating treatment

equipment completely underground and featuring a lush green

Groundbreaking ceremony.

(Source: beritaharian.sg)

The Keppel Marina East Desalination Plant is

Singapore’s fourth desalination plant, operated

by Marina East Water Pte Ltd, a wholly-owned

subsidiary of Keppel Infrastructure Holdings

Pte Ltd. The desalination plant has commenced

commercial operations with effect from 29 June

2020.

Under the Design, Build, Own and Operate (DBOO)

arrangement with National Water Agency PUB, Marina East Water

Pte Ltd will undertake plant operations for a 25-year concession

period from 2020 to 2045. The Keppel Marina East Desalination

Plant is Singapore’s first large-scale, dual-mode desalination plant

capable of producing 137,000 cubic metres (about 30 million

gallons) of fresh drinking water per day. It is the second water

plant developed and operated by Keppel Infrastructure Holdings

Pte Ltd. under the DBOO arrangement, the first being the Keppel

Seghers Ulu Pandan NEWater Plant.

The Keppel Marina East Desalination Plant’s location in Marina

East gives it the ability to treat either seawater or freshwater

drawn from the Marina Reservoir, depending on the prevailing

weather conditions. This will strengthen Singapore’s water supply

resilience in the face of increasingly dry weather conditions

caused by climate change. In dry weather, the desalination plant

will draw water from the sea to produce desalinated water.

When it rains, it will utilise rainwater collected in the reservoir to

produce potable water that requires less energy and fewer steps

in the treatment process compared to desalination.

In a press statement, Chief Executive of PUB Mr Ng Joo Hee

said: “Seawater desalination is one of Singapore’s ‘four national

taps’. Unlike the other three taps – imports, rainfall and recycled

water – it is a practically limitless source. The ocean is almost

infinite. It is also weather-resistant and always available, rain

or shine, as a source of life-giving water. The availability of

desalination makes Singapore’s water supply immensely resilient.

The desalination plant coming online will further strengthen

Singapore’s water security.”

“The Keppel Marina East Desalination Plant’s completion is

also eagerly awaited because it is such a special facility: a dualpurpose

desalination plant in the middle of our city, integrated

with parkland, accessible to the public, and a beautiful piece of

architecture. I am certain it will become as iconic and as loved as

the nearby Marina Barrage.”

The desalination plant is set against the stunning backdrop

of Singapore’s Central Business District skyline, along the cyclistfriendly

Eastern Coastal Park Connector Network that bridges

the recreational spaces of East Coast Park and Gardens by the

Bay East. It also incorporates environmentally friendly elements

within its landscaping such as rainwater harvesting ponds and

stormwater management systems, to retain rainwater for reuse in

irrigation and the facility’s water features.

In October 2019, KMEDP became the first industrial plant

in Singapore to be awarded the ABC Waters Certification (Gold)

by PUB in recognition of its outstanding design features and

exceptional Active, Beautiful, Clean (ABC) standards. PUB’s

ABC Waters Certification Scheme, launched in 2010, recognises

developers who incorporate ABC Waters design features in

their developments. The Gold category is the highest obtainable

accolade, awarded to projects with outstanding designs and

elements such as community space, water features, greenery, and

sustainable water management systems integrated within them.

The plant is recognised for its sleek, modern design that

breaks away from those of conventional water treatment

plants and is the first industrial plant to achieve such seamless

integration with the surrounding greenery. It innovatively achieves

multiple land uses by situating treatment facilities underground,

viewable via a private viewing gallery, which frees up nearly

20,000 square metres of open green rooftop space for community

activity and recreation. This green roof also reduces the urban

heat island effect.

The innovative design of the Keppel Marina East Desalination

Plant integrates the plant with surrounding greenery by situating

the treatment facility underground, making it an iconic and

beautiful piece of architecture that the public can enjoy.

B&I SECURITY FENCING

B&I Security Fencing is an aesthetically-pleasing fencing system that is

durable, maintenance-free and corrosion-resistant manufactured from highstrength,

cold-rolled wires using German technology.

B&I Security Fencing is your answer for added protection to your residential or

commercial property. The high strength, good through visibility fencing

system can be creatively used to secure:

• Homes, gated communities, playgrounds, stadiums, golf courses;

• Public institutions like schools, universities and hospitals;

• Security areas like police quarters, army camps and military sites;

• Private facilities like factories, warehouses and construction sites and so

on.

REASONS TO CHOOSE B&I SECURITY FENCING

Anti Climb:

B&I SECURITY FENCING is designed with small grid size making the fence

extremely difficult to scale.

Strong:

The fencing system is manufactured from high-tensile strength cold-rolled

wires that are welded together through electrical resistance-welding using

German technology.

SFAV Series.

Rigid

The FA and FB Series are installed without a steel frame. As such, to increase their rigidity

and strength, these fencing panels are bent at both the top and the bottom.

Durable

B&I SECURITY FENCING has high durability as every part is hot-dipped galvanised to

prevent corrosion upon exposure to natural elements. The hot-dipped galvanising process

is performed through immersion, thus providing absolute coating even to areas hard to

reach, a problem usually faced by the brushing technique.

Versatile

Because it is versatile, the fencing system can be installed in combination with a brick wall

base and concrete columns. It is able to provide highly secure protection for a variety of

applications: as boundary demarcation to deter, delay and detect external encroachments

as well as provide discretion for both private homes and public facilities.

Aesthetic

The fencing panels come in a wide range of coloured coatings to coordinate with any

environment according to your requirements. The SFA, SFB and Anti-Climb Series also

come complete with basic accessories such as hot-dipped galvanised steel posts, stainless

steel clips, bolts and nuts.

THE ULTIMATE FLOORING SOLUTIONS

FOR FOOD PROCESSING AND

PHARMACEUTICAL INDUSTRIES

Similar to other industries, businesses involved

in food processing and manufacturing of

pharmaceutical products are susceptible to the

growth and transmission of viruses and bacteria.

When there’s a possibility of a contamination,

the facility is immediately required to shut down

temporarily for complete sanitization. In some

cases, it also resulted in product recalls, which can be very costly

for the company, both financially and in terms of reputation.

In the food processing industry, the spread of infection

often occurs among the employees. Case in point, at the height

of COVID-19 pandemic last year, about 25% of meat packing

plants across USA have to be shuttered in April 2020 due high

number of positive cases among the workers in these plants . As

COVID-19 is a respiratory virus that spreads primarily through

droplets generated when an infected person coughs or sneezes,

or through saliva or discharge from the nose, the fast spread of

infection in these plants is said to have been due to close contact

with an infected person and/or by touching infected surfaces.

These facilities generally operate in a refrigerated environment,

thus further attributes to spike of infection rate, in addition to

harbouring other cold-tolerant bacteria.

In the manufacturing of pharmaceutical products,

contamination prevention is a critical component for state

and federal regulations as well as protecting the safety of the

public. These products are commonly manufactured in a sterile

environment, yet some manufacturers still struggle with keeping

microorganisms away from their facilities. Source of microbial

contamination in pharmaceutical products include during

manufacture, raw materials used, environmental sources, cleaning

equipment, packaging, containers that are frequently re-used,

repackaging of products, processing, storage and transportation.

Food processing and pharmaceutical product manufacturers in

Malaysia must comply with strict regulatory compliance guidelines

set by regulators such as the National Pharmaceutical Regulatory

Division (NPRA) or by the Food Safety and Quality Division (FSQD)

of the Ministry of Health Malaysia, World Health Organization,

and others. These guidelines include Hazard Analysis Critical

Control Points (HACCP), an internationally recognized systematic

preventive approach in which food safety is addressed through

the analysis and control of biological, chemical, and physical

hazards from raw material production, procurement and handling,

to manufacturing, distribution and consumption of the finished

product.

TORMAX

Swiss-engineered, globally-renowned automatic door systems

It is all too common these days, anywhere and everywhere, to access hotels,

restaurants, shopping malls, office and institutional buildings, airports,

hospitals, etc via automatic doors. Be it a folding, revolving, sliding or swinging

door, chances are, it’s a Swiss-made TORMAX.

TORMAX is a division of the Landert Group, a privately owned Group

of companies, which installed Europe’s first automatic door in 1951. The

company has fanned out worldwide with 20 Group companies including more

than 500 distributors and is, today, a leading manufacturer of automatic door

systems.

REVOLVING DOORS

Apart from lending elegance and style to buildings, revolving doors allow a

constant and unhindered two-way flow of people entering and leaving. The

sluice principle of revolving doors keeps noise, dust and outside odours away

from building interior. It effectively shields the indoor climate from the outside

cold or heat which translates to savings in energy consumption. Further, there

is the safety aspect of revolving doors insofar as reliable sensors integrated

into the system guarantee maximum safety for users, protects against strong

gusts of wind and expedites exits/rescue and escape during emergencies.

TORMAX systems come in four variants: Classic (small or large), Light

Frame or Full Glass and depending on application range, 3 or 4-winged or

leafed revolving doors are available. What sets TORMAX apart from the others

is its unique range of profile designs, sizes, materials and colours to match

the overall architectural concept. In addition, Access Control with TORMAX

automatic revolving door systems provide optimal control of access when used

with other systems such as card-readers, biometric recognition

or other security measures.

SWING DOORS

Where manual activation of doors is “cumbersome or difficult” –

particularly for the elderly, the frail or persons bearing packages

– TORMAX automatic swing doors are ideal solutions to providing

easy and comfortable access and/or mobility. In single- or doubleleaf

variants, TORMAX systems are easy to mount, suitable both

for new buildings and retrofits.

Be it for the home or elsewhere, TORMAX offers variable

design options which, combined with the almost unlimited

technical possibilities, make it possible to automate every swing

door optimally. What’s more, the choice of door filling is not

limited namely wood, glass, plastic, steel, etc.

SLIDING DOORS

TORMAX automatic sliding door systems provide both convenience

and flexibility for effortless access without contact with the door.

There are four types of sliding doors available: Linear, Telescope,

Curved, Angular and Multi-functional so you can find the right

door solution for every building, whether for installation during

its construction or for retro-fitting.

TORMAX sliding doors can be controlled by by a key, badge,

video monitoring and biometric data; with a hold-up closure at a

press of a button and can be incorporated into existing systems.

FOLDING DOORS

An automatic folding door provides an ideal solution when spacechallenged.

Its particularly compact construction makes this type

of door the complete space-saver, perfect for retro-fitting during

conversions or renovations. TORMAX folding door system is

supplied completely prefabricated from attractively shaped special

profiles, with aluminium profiles that can neither trap nor crush

limbs or people and with integrated lip seals ensure a high level

of safety and guard against drafts.

Additional functions include air-lock and porch coordinated

door systems control access or prevents the movement of air

between the interior and the exterior, and can integrate easily

into existing building management systems.

THE DRIVE

The prime move or “heart” of automatic doors is the drive and,

for TORMAX, it is their very own iMotion, a new generation of

intelligent, reliable and economical automatic drive systems.

Designed, developed and manufactured by TORMAX, Aside

from quiet operation, iMotion drives allow each door to be

configured for safety and operational needs and the nimble drive

is distinguished by smooth movements with swift start and rapid

braking performance.

Other advantages include durability and very long service life,

problem-free integration into building systems and manufactured

exclusively from materials according to RoHS standard. An extra

bonus is that the motor is maintenance-free!

POPULUS @

Studio Gang unveils design for mixed development

Studio Gang has partnered with Denver-based real

estate firm Urban Villages in the design of ‘Populus’,

a new and iconic landmark that will be located next

to Civic Centre Park in Denver, Colorado.

The mixed-use project will introduce a vibrant new

social centre in downtown Denver, opening itself

up to both the city and to the Rocky Mountains

beyond. Its location along a prominent corner site informs the

triangular, wedge-like volume that greets the neighbourhood

equally on all three sides, welcoming visitors and residents as well

as connecting Denver’s civic, arts, and commercial districts.

The 159-foot building, which spans 145,000 sq ft over 13

floors, will host a 250-key hotel, 40 micro-apartments, a public

rooftop bar and viewing deck, event spaces, and an activated

ground-level lobby framed by windows which rise up to a height

of 30 feet. The textural and rhythmic façade is informed by the

building’s function. Each vertical scallop spans the width of a hotel

room, while its windows change in size in response to public and

private spaces.

Studio Gang designs ‘Populus’ with a distinctive facade that

expresses the patterning found on Colorado’s aspen trees. As

the trees grow, they shed their lower branches, leaving behind

dark, eye-shaped marks on the papery bark of their trunks. The

windows are further detailed to perform efficiently in the Denver

climate. On the exterior, the ‘lids’ of each window stretch outward

according to solar orientation to shade the interior, improving the

building’s energy performance. They also neatly channel rainwater

to keep the façade looking fresh over time.

Additionally, the building will have a green roof terrace

planted with regional vegetation offers extensive views at the

building’s top, providing a lush place to socialize and attractive

habitat for local wildlife and insects.

The project is currently in the building permit process, with

construction expected to begin later in 2021 with the goal of

delivery in 2023.

TECLA @

Bologna, Italy

A 3D-printed global habitat for sustainable living

Designed by Mario Cucinella Architects (MCA),

engineered and built by WASP, TECLA is a

prototype of an on-site 3D-printed habitat

launched near Bologna, Italy. The innovative

model is set to create future housing solutions

and re-questions the idea of living in the city.

The prototype is introduced with aims to

provide a shelter for everyone through a sustainable, low-cost and

efficient method.

TECLA is a new circular housing model, created using entirely

reusable, recyclable materials taken from the local terrain. It has

a particular construction process, based on the circular economy

logic. Built using Crane WASP, the latest innovation in on-site

3D construction, the project can be carried in a short period of

time and in the most sustainable way. In a step towards ecohousing,

TECLA will be the first house fabricated using multiple

collaborative 3D printers. The prototype offers new perspectives

and new fundaments for a future autonomous eco-city.

Named after one of the cities in Italo Calvino’s Invisible

Cities, TECLA is a combination of technological innovation with

sustainable awareness. Imagined by MCA, an architectural firm

whose work combines environmental and energy efficiency

strategies, with the know-how of WASP renowned as Italy’s

pioneering specialists in 3D printing, TECLA is a game-changer.

3D-printed entirely using locally sourced clay, a biodegradable

and recyclable material, the shelter generated can adapt

to different contexts and environments. Suitable for selfproduction,

with the WASP’s innovative Maker Economy Starter

Kit, the model can “boost the national and local economy,

improving the wellbeing of communities, [and] accelerate the

construction process as the 3D printer will produce the entire

structure at once”.

“WASP takes inspiration from the potter wasp. We build

3D-printed houses using earth found on the spot, under a

sustainable perspective. The oldest material and a state of the

art technology merge to give new hope to the world. Gaia, our

first 3D-printed house made with raw earth, was born a year

ago. Today, with our partners, we are printing TECLA an entire

eco-sustainable habitat,” said Massimo Moretti, founder of

WASP.

On another hand, TECLA was developed using research

conducted with the support of Mario Cucinella students from

the Sustainable Environmental Design programme at the

Architectural Association School of Architecture in London. The

investigation searched for a solution that can make the model

capable of withstanding different climates, resulting in a highly

flexible envelope, resilient and energy-efficient. TECLA started

printing in September 2019 and is due to complete by the

beginning of 2020, at WASP headquarters in Massa Lombarda.

Mr Mario Cucinella, founder of Mario Cucinella Architect,

commented: “Together with WASP, we aim at developing an

innovative 3D-printed prototype for a habitat that responds

to the increasingly urgent climate revolution and the needs of

changes dictated by community needs. We need a paradigm

shift in the field of architecture that gets closer to the needs of

people, thus finding an answer for the “Earth” within the “earth”

– a collaboration that becomes the union between empathic

architecture and the application of new technologies.”

18 ROBINSON

An award-winning commercial building that synthesizes the unique

conditions, which define the urban, environmental and cultural context of

contemporary Singapore.

52 Mar-Apr 2021 | www.b-i.biz

(Source: Tim Griffith)

The brilliant creation of New York-based architect,

Kohn Pedersen Fox Associates, and architects61,

18 Robinson is a sleek, statement building

reminiscent of New York’s Times Square and

Manhattan’s Flatiron Building. Designed to

address the principles of sustainable urbanism,

18 Robinson is a highly visible Grade A office and

retail development that maximizes the potential of its small site in

downtown Singapore.

Completed in 2018, the 180-metre commercial tower spans

259,400 sq ft across 28 floors. Located at the terminus of the

V-shaped intersection of Market Street and Robinson Road, 18

Robinson avails the odd site shape through the balanced elements

of the faceted tower. Two primary volumes, a hovering crystalline

office tower and a retail podium, make up the principle building

elements.

Keeping with Singapore’s Landscape Replacement Area policy,

18 Robinson offers publicly accessible space that is equivalent

to the site area. Its landscaped spaces include a glass-enclosed

sky garden, a terraced roof-scape on the podium and outdoor

terraces, which feature planted trees, natural ventilation, and

views across the city.

The landscaped spaces at 18 Robinson include a glass-enclosed sky garden

offering views of the city, a terraced roof-scape on the podium, outdoor

terraces integrated into key office floors, and a pocket retail park.

18 Robinson has achieved a Greenmark

Platinum rating, Singapore’s equivalent to

LEED, thanks to the design of its planning,

envelope, and mechanical systems.

54 Mar-Apr 2021 | www.b-i.biz

Passed in 2014, Singapore’s Landscape Replacement Policy requires

that any greenery lost due to development must be replaced with

publicly accessible greenery in equal area within the new building. This

obligation, coupled with the constrained, V-shaped site, influenced the

architect’s design solution for 18 Robinson.

(Source: Tim Griffith)

Designed to address the principles of sustainable urbanism, 18 Robinson

maximizes the potential of its small site in downtown Singapore.

(Source: Tim Griffith)

The podium is elevated above the street, enhancing

the spaciousness and continuity from the ground level

entrance into the atrium garden. The atrium forms the

nucleus around which the office lobby, retail, and F&B

are organized. Urban windows facing Robinson Road

expose retailers and internal activity while the podium’s

materiality and faceted design form a contextual

relationship with the angular roof form and terracotta of

Lau Pa Sat.

The office floors extend elegantly above the podium,

maximizing the building height and marina views. The

angled composition of the tower serves to increase

access to natural light, mitigate direct views into adjacent

towers, and reflect light to create a gem-like beacon for

Singapore.

18 Robinson offers a carefully curated mix of urban

dining options, modern health and fitness centres, and

wellness boutiques. The commercial tower is equipped

with energy-and-water saving features aimed at achieving

BCA’s Green Mark Gold PLUS standards. It also takes pride

in providing an automated car parking system which is

the first of its kind in Singapore and South-East Asia. The

system uses battery-powered automated guided vehicles

driven by a laser-guided positioning system to transport

and park cars across 6 levels of basement carparks.
