UAC BERHAD REBRANDS
UAC Berhad unveils new logo as part of its rebranding exercise
Its Chief Executive Officer / Managing Director, Mr. BT Gan,
shares with B&I that the rebranding reflects UAC Berhad’s
shift from a product-centric company to one that will be
more customer, lifestyle and aspirational-focused in its
offerings to meet the changing needs of the market and
consumers.
B&I: What is the strategy and the expectations from UAC
Berhad from this rebranding with the new logo in terms of
short-term and long-term business goals?
Mr. BT Gan: In line with our parent company, Boustead Holdings
Berhad’s “Reinventing Boustead” strategy, UAC Berhad, the
leading pioneer and manufacturer of high-quality cellulose fibre
cement boards with almost 60 years of growth excellence has
taken on a new logo in addition to streamlining our product
range to mirror the growth, rejuvenation and long-term
development strategy of the company and the group.
With our presence in over 60 countries and our products
accredited with countless awards and certifications such as
Green Label, MyHijau, SIRIM and BBA UK, we would like to send
the message to the world that UAC Berhad will enhance our
previous commodity-based products such as roofing and ceiling,
to lifestyle-based products including innovative, decorative and
Industrialised Building System (IBS) wall systems to meet the
changing needs and trends of the market.
Through gearing on and moving even closer to being
lifestyle-centric by introducing construction techniques such
as the IBS, we would like to overcome the issue of shortage of
workers in the construction industry and also to enhance the
quality of finished products. In the long term, we aspire to make
UAC Berhad the trusted brand and the preferred choice for all
customers across the globe.
B&I: We understand that the business philosophy and your
core beliefs are not affected by this rebranding, so what can we
expect in terms of business direction, i.e., what will and/or will
not change?
Mr. BT Gan: Yes, our business philosophy and core business are
not affected by this rebranding exercise. There is no change in
our company’s management nor will it affect existing commercial
relations with customers, partners, suppliers, financial
management, manufacturing or contracts. The only change is
our new product range which is more towards lifestyle-based
products.
As mentioned, UAC Berhad is fast approaching six decades of
providing and manufacturing high-quality cellulose fibre cement
building materials to clients and customers from all over the
world. As a leading fibre cement brand in Malaysia, our goal is
to continue being globally-acclaimed and accredited industry
leaders in the manufacturing of building products. In fact,
UAC Berhad has always been known for our quality products,
stringent tests, extensive research, and timely deliveries.
This is why, for us to stay relevant in an ever-changing
industry that ceaselessly encourages innovation and creativity,
we have to keep ahead of the times and trends while still making
sure that we adhere strictly to our core values and beliefs. As
such, we have taken the initiative in the rebranding of our brand
corporate identity. The new brand identity is a significant change
for UAC Berhad, nonetheless the company assures that its
business philosophy as well as tested and proven core beliefs in
its commitment values towards partners and customers remain
the same.
B&I: What/which
product range are
affected by this
rebranding?
Mr. BT Gan: None, actually.
The streamlining of the product
range that takes place through this
rebranding exercise involves the expansion
of our product range towards more lifestyle-based products.
Did you know that the corrugated lines in the old logo used
to represent the earliest range of our flagship product, Ardex
Red? Ardex Red used to be an extremely popular product back
in the days, and that was why our logo is red. Red has since
become UAC’s trademark colour.
Of course, our flagship product has evolved since then.
That’s why it only makes sense that we get a new, trendy, and
streamlined logo that still represents who we were and who we
are, with our trademark red, but also allows for us to continue
growing and expanding our range of products further than what
we may think is possible now.
B&I: How will this rebranding exercise shape the perception of
the stakeholders and public at large?
Mr. BT Gan: For close to sixty years, UAC Berhad has remained
steadfast and unchanging in its core beliefs and principles.
We build on a legacy of carefully crafted trust and quality, to
expand our possibilities and build for a better tomorrow. We
also maintain solid reliable partnerships with our stakeholders
to build confidence, taking them to the next level. We strive to

improve ourselves for the better, encouraging creative inputs and
innovations to our technology to stay ahead of the competition
while still remaining relevant to our clients, partners, and
stakeholders.
We would like to further make UAC Berhad the trusted brand
of choice for all our clients and partners across the world, and
that is why we embarked on our rebranding journey. The process
for our company rebranding actually started in March 2021. We
engaged a branding consultant company to help us with market
research and to propose several options for our new brand
identity based on where we are currently standing, where we
want to be positioned in the market, and improvements to shift
our brand towards a lifestyle and aspirational focus.
UAC has been well-known with our commodity product
based (ceiling and roofing), and from this exercise we want to
position ourselves as manufacturers of innovative, decorative,
trendy products which makes us “Certainly Ahead”. A wise
man once said, “Evolution is necessary for one’s progress, but
progress is impossible without change.”
B&I: What does this new logo symbolise for the business? If
you could share with us what UAC has in the pipeline for the
remainder of 2022 and beyond?
Mr. BT Gan: When you see our new logo, the first thing you will
notice is that our old, trademark square no longer exists. This
means that we are no longer confined in our own space. We
can encourage more ideas, expand our product series, export
to more countries, invest in new technologies, and more. The
possibilities are vast and endless.
The next thing you will see is the appearance of three
abstract shapes right below our name. The flow of these shapes
From Left: Datuk Mat Nadzari, Chairman of UAC Berhad, and Mr. BT Gan,
CEO / MD of UAC Berhad.
represents the unity between UAC, its partners, and the end
customers. This is in line with our new direction of becoming a
company that puts our customers first, and we hope that this
new logo design will serve to be a constant reminder for us to
continue servicing our clients to the best of our ability. We would
like to focus on their lifestyle, their emotions, and their overall
experiences. We will prove to them that there is no better fibre
cement brand for them than UAC.
Next, you will realise that instead of the black, red, and white
colours on our old logo, our new logo now consists of red, green,
and grey. Red is the colour of passion, the colour of excitement,
and of course, the colour of UAC Berhad. That is why red is used
for the majority of our new logo.
On the other hand, you may think that the ‘U’ is black,
but it’s actually a green that is almost black. It is in line with
Boustead Holdings Berhad’s direction of driving the Group of
Companies towards ESG. Last but not least, the grey ‘A’ stands
for stability, reliability, and maturity. We are proud of our legacy,
and we would like to produce a brand of fibre cement products
preferred by every construction company. The new logo signals
the new business direction UAC Berhad is charting in terms of
commercial and product systems.
B&I: We understand that this rebranding is in line with
Boustead Group’s Reinvention Strategy. What is the inspiration
behind the look and feel of the new logo?
Mr. BT Gan: Yes, the abstract of shapes below “UAC” symbolises
innovative, decorative and trendy whereas the red colour
symbolises passion and excitement as well as the colour of UAC
Berhad. In line with the Boustead Group of Companies’ direction
towards Environmental, Social and Governance (ESG) goals, UAC
has incorporated the Boustead’s green as part of our new logo
to show that we are indeed a proud member of the Boustead
Group.
UAC’s clean, tasteful, updated logo in impactful colours
reflect a time of rebirth, renewal and rejuvenation that captures
our company’s big shift, moving from being a company that is
product-centric to one that will be more customer, lifestyle and
aspirational-focused.
UAC Berhad has gone through a lot of changes and achieved
many milestones since being incorporated in August 1963. We
were listed on the Kuala Lumpur and Singapore Stock Exchange
in 1966, produced our first Superflex product in 1984, moved
to our newly-constructed Menara UAC building in 2008, and
also eventually became a wholly-owned subsidiary of Boustead
Holdings in 2012.
In this regard, it goes without saying that we have ultimate
faith in our company because we have been standing strong for
almost sixty years. This proves just how much the Malaysian and
international markets trust and believe in our products, thus
allowing us to come this far, and we will continue to be here for
many, many years more.
I would like to take this opportunity to thank all of our
partners, clients, customers, vendors, and of course, our fellow
Bousteadors and UAC colleagues for your continued support.
Without all of you, UAC Berhad would not be where we are
today. Thank you for keeping us Certainly Ahead!

Planning bespoke offices in Kuala Lumpur
now a breeze
Maiden collaboration between Guocoland and EzyOffice offers unparalleled convenience to new tenants at Menara HLX
Business owners who are keen to set up operations in the city’s
Golden Triangle have yet another reason why they should consider
the Menara HLX on Jalan Kia Peng.
Located within the Kuala Lumpur city center, the tower,
formerly known as Menara HLA, now offers an exciting option for
prospective tenants as Guocoland’s Tower Real Estate Investment
Trust (Tower REIT), owner of the building, will be offering highly
customisable office layouts through its collaboration with
EzyOffice.
Called “Office Made Ezy”, this first-in-Malaysia pilot allows
future tenants to be served by a comprehensive one-stop,
build-to-fit workspace within Menara HLX, which offers several
templates and dozens of variations for workspace units that
ranges from 2,000 ft 2 to 13,000 ft 2 and more.
“The idea is that new tenants will be able to save time, reduce
complexity and quickly turn around the space so they can start
operating quicker, and place focus on their business and not
the tedious aspects of construction and interior design,” said
Noorbaizura Hermeyney, Chief Executive Officer of Tower REIT.
All a prospective tenant needs to do is select a template
on the EzyOffice platform for further customisation – and it
will provide a quick estimate on costs. Packages can be as
comprehensive as including office furniture, partitions, wall, floor
and ceiling coverings, as well as electrical and air conditioning
works.
“We are thrilled at this opportunity to work with Menara HLX
as it allows us to showcase our expertise in commercial interior
design and renovation service,” said Teo Khai Lee, Founder and
Managing Director for EzyOffice.
EzyOffice is no run-of-the-mill interior designer. In its drive
to raise standards in the interior design and fitout business
in Malaysia, it has come up with templates to accommodate
different working styles – hybrid (facilitate staff working from
both home and office), compact (ideally suited for call centres),
and essential (conventional office style – with director room,
meeting room – functional office). These working styles have been
identified as the most appealing by business owners, taking into
consideration the changes brought about by the pandemic.
“EzyOffice provides value by digitising office concepts and
ideas, and then presenting these in an easy to digest digital format
that lists all out expertly-crafted designs, all highly bespoke,” said
Teo, who emphasised that clients could save anywhere between
two to four weeks by using its process, other than maximising the
chances of creating the best environment for their workforce.
“We are not only a design and renovation company, as we are
also expanding our business in office furniture leasing and space
management technology,” he said.
EzyOffice has worked with brands including multinationals and
companies such as Dormakarba, Classic Chair, Kian furniture and
Dellform.
“Normally, other building owners may have a panel of interior
design firms which are shared with tenants, but this process can
be very time consuming. By viewing the template customised

offering highly customisable office layouts for prospective tenants.
Present at the collaboration ceremony are (from left) EzyOffice Operation
Director Dominic Khoo, EzyOffice Managing Director Kenny Teo Khai

Manager Zarina Adnan.
Khai Lee shared that the new platform demonstrates to future tenants

design, and innovative fit out solutions.
for specific layouts and floor space, business owners can make
decisions faster,” said Noorbaizura, who added that Tower REIT is
considering applying the same concept to Plaza Zurich in future.
For Teo, this collaboration with Tower REIT allows it freedom
to demonstrate in Menara HLX a form of future-proofed
workspace concept that incorporates cutting-edge technology,
ergonomic design, and innovative fit out solutions.
To make things even easier, Menara HLX will also host a
2 , 1 0 0ft 2 showroom to allow prospective tenants to not merely
see, but to experience four custom-designed templates, with
each template applicable across three different layouts over four
different floor plans.
“This means a total of 48 variations, excluding any additional
customisation. The showroom is fitted out using the Experimental
Oasis theme – a place to experiment with different work styles,
design, and technology. It is a safe space for stakeholders to try
various concepts, colours, and finishes until they are satisfied that
their choice is the optimal one – all with zero risk,” said Teo.

Lagenda Properties helps to restore mangrove
ecosystem in Changkat Riverbank Park
In partnership with Persatuan Aktivis Sahabat Alam (KUASA) and Changkat Keruing Community, Lagenda Properties steps
in to rehabilitate nature
In line with Lagenda’s township development principles that
places sustainability at its core, the affordable housing and
integrated township developer has recently partnered with an
environmental NGO, Persatuan Aktivis Sahabat Alam (KUASA) to
assist in restoring the Mangrove Forest along Changkat Keruing
Riverbank Park in Perak.
Working together with the local community, Lagenda
recently planted 1,000 mangrove trees to enhance aquaculture
fishing and reforestation in the area.
Mangrove forests are one of the most productive and biodiverse
wetland environments on earth producing 10 times the
oxygen compared to tropical forests. Sadly, these unique coastal
tropical forest environments are among the most threatened
habitats. Apart from providing critical habitation for diverse
marine and terrestrial flora and fauna, this ecosystem also
reduces vulnerability to natural disasters and extreme climatic
events and is a natural coastal defence system, especially for
communities living around the area.
To ensure a healthy and thriving and ecosystem, Lagenda
has invested in planting Rhizophora apiculata and Bruguiera
cylindrica in Sg. Keruing mangrove forest, two species that are
local to the area and known to be a good source of natural
antioxidants for medicinal uses.
“The value of the mangrove forests in providing economic,
social, and environmental benefits to the locals are extremely
important. As a company that greatly prioritises sustainability
and communities, we wanted to play our part in ensuring that
reforestation efforts were quickly underway. We believe that
volunteering on environmental conservation is a powerful
way to become part of the solution as protecting our natural
environment is key to the survival of fragile ecosystems, wildlife,
and humankind,” commented Mohamad Ali bin Ariffin, a Director
of Lagenda, who was also present at the mangrove replanting
exercise.
In-line with the country’s 100 Million Tree-Planting Campaign
2021-2025, Lagenda is doing its part to ensure the success of
the Greening Malaysia agenda. At its Bandar Baru Setia Awan
Perdana development in Sitiawan, Perak, Lagenda planted
over 18,000 plant life, some of which were Hopea odorata and
Agathis borneensis, being vulnerable and endangered species
respectively. The company's consistent aim is not limited to just
improving biodiversity but maintaining natural environments
that generate healthy and efficient ecosystems within its
townships.
“At Lagenda, sustainable development is a way of creating
homes and spaces that meet all the needs of our homeowners,
while not compromising on the environment and the needs
of future generations. Therefore, we carefully select land that
requires minimal intervention of its environmental profile.
This involves the assessment of long-term land productivity
where Lagenda only permits land conversion from the nonprimary
forest and unproductive land,” added Dato’ Jimmy Doh,
Managing Director of Lagenda Properties.
Lagenda believes that conserving and improving
environmental ecosystems will provide infinite value to society
and the country’s biodiversity and food resources.

8 Conlay charts steady progress with structural
completion of Y008 Tower B, secures RM30 million
penthouse buyer
KSK Land celebrates this double milestone and showcases the city’s iconic landmarks in photo series from Tower B of YOO8
branded residences serviced by Kempinsk
KSK Land has announced the structural
completion of Tower B of 8 Conlay’s twin
branded residence, YOO8 serviced by
Kempinski (YOO8). To commemorate
the milestone, a unique photo
series featuring panoramic views of
Kuala Lumpur iconic landmarks was
undertaken, set in two actual units from
one of Tower B’s top floors.
Titled Height of Anticipation, the
stylish photo series marks a moment of
celebration – both the steady progress
of 8 Conlay, as well as more symbolically,
the city of Kuala Lumpur as an emerging
metropolis.
Expressing her excitement at the
milestone, Joanne Kua, CEO of KSK Group
and Managing Director of KSK Land said:
“Following the structural completion
of YOO8 Tower A late last year, we’re
extremely happy that 8 Conlay continues
to progress steadily and we have
now topped out and completed the
structure of YOO8 Tower B. We wanted
to celebrate the structural completion
differently by stirring the imagination and
to present a glimpse of Kuala Lumpur as
you have not seen it – from over 800 feet
above the ground. Our owners appreciate
the finer things in life and we wanted
to iterate that by featuring the origami
bathtub – Kelly Hoppen’s signature piece
in collaboration with luxury Australian
bath ware brand, apaiser – amidst a
stunning million-dollar view.”
Set to be one of Kuala Lumpur’s most
desirable addresses, YOO8 serviced
by Kempinski is a branded residence
property associated with YOO, the
world’s largest non-hotel residential
brand with a demonstrable track-record
for setting the bar for design, marketing
and service quality.
Situated within 8 Conlay, a
commercial and freehold mixed
development with a gross development
value (GDV) of RM5.4 billion (~USD1.22b),
it brings together the best of urban living,
hospitality, retail and design to create an
exhilarating space for its residents and
urbanites alike.
YOO8’s twin branded residential
towers feature one-of-a-kind interiors
by architecture and design giants Steve
Leung & YOO and Kelly Hoppen for
YOO, setting a stylish benchmark in
the heart of the city. The development
also features Malaysia’s first and only
five-star Kempinski Hotel and a fourstorey
experiential retail quarters,
bringing together well-curated lifestyle
experiences combining exceptional
hospitality and experiential dining for
contemporary seekers of sophistication.
8 Conlay’s hyperlocal connectivity
to many major commercial and tourism
landmarks and surrounding infrastructure
development such as the Conlay MRT
station of the upcoming Putrajaya line
will continue to promote its value as a
viable prime real estate investment.
Towering over the cityscape with
56 luxurious residential floors, YOO8
Tower B features impeccable interiors
by one of the world's most sought-after
designers - Kelly Hoppen CBE. Known for
her trademark “East-meets-West” style
and modern minimalistic forms, Kelly
Hoppen’s bold modern aesthetics has
accentuated luxury resorts, restaurants,
aircraft, cruise ships, and even the homes
of high-profile celebrities.
In another significant milestone, KSK
Land also announced that it has secured
a buyer for 8 Conlay’s sole penthouse
unit at a price of RM30 million. Perched
on the 65th floor of the Kempinski hotel
tower, the excited buyer was said to have
decided on the 8,742 ft 2 residence as it
offers stellar 360-degree view of the city,
Kempinski hotel services and strategic
location in central Kuala Lumpur.
This is yet another strong indication
that luxury residential properties,
including branded residences, “became
the asset class of choice over the past
12 months” for a growing global cohort
of ultra-high-net-worth individuals,
according to a key insight from
The Wealth Report 2022.
“We are now seeing an uptick of
market interest in ultra-luxury Malaysian
properties such as YOO8, from buyers
at home and abroad. Locally, we’ve
recorded a 10% growth in local buyers
shifting the ratio from 30% to 40% in
the past few years. This has been driven
by disruption in international markets
resulting in high net-worth individuals
looking at Malaysia’s property market as
a safe haven,” continued Kua.
She added, “The demand for branded
residences in Asia has remained resilient
despite events in recent years. We
foresee that this will continue to gain
traction as the world reopens its doors to
international travel.
“YOO8 at 8 Conlay continues to
appeal to investors who are keen to
diversify their investment portfolio with
branded residences, for the project’s
high built quality, integrated luxury
lifestyle services and amenities and
premium property management honed
by Kempinski, which will ensure YOO8’s
steady capital appreciation. Adding to
that, its central location with hyperlocal
connectivity to the city’s commercial and
tourism landmarks.”
KSK Land is expecting the completion
of YOO8 Tower A by early 2023 and
subsequently, YOO8 Tower B by the
end of 2023. This will be followed by
the completion of the retail podium,
expected within the first half of 2023
while the 8 Conlay Kempinski Hotel is
expecting completion within the first
half of 2024. To date, the twin branded
residence towers have achieved a sold
GDV of over RM1.56 billion (~USD355m)
with YOO8 Tower A at an 80% take-up
rate while Tower B at 40%.
The show units for YOO8 Tower B
designed by Kelly Hoppen for YOO are
available for viewing at the 8 Conlay Sales
Gallery located in Bangunan KSK, Jalan
Yap Ah Shak, Kuala Lumpur.

Desa ParkCity adds to its awards and accolades
Desa ParkCity, Kuala Lumpur recognised as inaugural Malaysian winner at the prestigious ULI Asia Pacific Awards for Excellence
Masterplan township Desa ParkCity Kuala Lumpur, by Malaysiabased
property developer, Perdana ParkCity Sdn. Bhd (the
development arm of ParkCity Group), has been selected as one of
the 13 regional winners of the coveted 2022 Urban Land Institute
Asia Pacific Awards (ULI APAC Awards) for Excellence.
This milestone achievement marks Desa ParkCity as the first
Malaysian entry to be shortlisted and awarded from the ULI APAC
Awards for Excellence programme, widely recognised across
Asia Pacific as one of the region’s most prestigious awards in the
development community.
This year’s winners were selected from a competitive pool of
64 submissions by a professional jury of leading experts, where
they were evaluated based on their superior development efforts
in the private, public, and non-profit sectors. The winners from
this year’s programme were announced at the 2022 Asia Pacific
Awards for Excellence Virtual Ceremony organised on 21 June
2022.
Datuk Joseph Lau, Group CEO of ParkCity Group, celebrated
this significant milestone, saying: “It is an honour and privilege for
our entire organisation to have been the first Malaysian property
development selected to win this award. This is a recognition
of all the effort, aspiration and vision put in by everyone in our

alongside various holistic aspects of sustainability, safety, health
and wellbeing, and the environment.”
Known for its tranquil, green, and sustainable living
environment, Desa ParkCity is ParkCity’s flagship masterplan

already benefiting from this ESG approach as the township is fully
walkable, safe and sociable. It is now well-known as the most
liveable community in Kuala Lumpur.
ParkCity’s ethos is defined by its core pillars of Family,
Neighbourhood, Community, Connectivity & Convenience, and
the various developments are designed to create a sense of

been injected into its 190-acre master-planned ParkCity Hanoi in
Vietnam and the 551-acre Marina ParkCity in Miri, Sarawak.
Over the past 20 years, ParkCity’s innovative ideas,
extraordinary vision and impeccable quality have been recognised
through a number of award wins and accolades, including the

our employees’ and our community’s morale. However, we will
not rest on our laurels, but continue to innovate, pushing the
boundaries through improved infrastructural approaches and
operations, in order to better serve the community and deliver
quality projects that we are renowned for,” Datuk Lau added.
Desa ParkCity is currently adding another development to its
multi award-winning township with its upcoming project, Noora

Making Kuala Lumpur a resilient, sustainable and
liveable city
The City of Kuala Lumpur will host the ‘13 th International
Conference on World Class Sustainable Cities 2022 (WCSC 2022)’
on 13 September 2022 at the Royale Chulan Kuala Lumpur Hotel,
Malaysia.
This year’s 13 th WCSC conference series is themed ‘KL2040:
Towards A Liveable Urban Future’ which will focus and explore on
how and what proactive steps need to be taken for cities to be a
‘Resilient, Sustainable & Liveable City’ in achieving a better quality
of life in the areas of social inclusiveness, affordability, housing,
accessibility, mobility, health, education, safety and security,
vibrant public spaces and reducing carbon emissions to meet the
impacts of global climate change.
“UN Habitat’s programme for Urban Resilience is the ability
of any urban system to withstand and recover quickly from
the impact of all plausible hazards, and maintain continuity
of functions. Its objectives are to provide national and local
governments with reliable tools for assessing and improving the
resilience of cities to multi-hazard impacts, including those related
to climate change, and improving the basis upon which decision
making in urban planning, development and governance are
made.
“Thus, a resilient urban system needs to be inclusive,
adaptable and persistent in order to make cities more inclusive,
safe, resilient and sustainable, while recognising that it will
take time to ensure a better and safer future for all citizens,”
highlighted Mr. Chan Jin-Wy, WCSC 2022 Organising Chairman.
“Further to that, Kuala Lumpur is also set to embark on an
important planning policy direction through its new ‘Kuala Lumpur
City Plan 2040’. Moving forward, Kuala Lumpur and other major
cities will need to plan and prepare a comprehensive blueprint to
face challenges resulting from the new normal in terms of climate
change, technology disruptions, demographic changes, to name
a few in order to continue building a resilient urban future with a
good quality of life for its people,” commented Mr. Chan.
Remarked Assoc. Prof. (Ind.) Ar Sarly Adre Sarkum, Malaysian
Institute of Architects (PAM) President: “Liveability is the most
important urban planning movement this century, and is about
creating a better future for us all. It is an international movement
to reform the design of the built environment and is about raising
our quality of life and standard of living by creating better places
to live. The idea of liveable cities is integral to the formation of
better future cities. Kuala Lumpur as a city is making marked
changes with utilising the strategies for improvement including:
1. Walkability – Kuala Lumpur has improved walkability
tremendously in recent years with the building of pedestrian
networks and overheard connection with multi-level
connection for hubs;
2. Connectivity & Smart Transportation – Recent improvements

in transportation networks and also improvements in
multimodal modes of transport such as bicycle, Park & Ride,
etc;
3. Robustness of Inner City – Of late, the urban mix of
Kuala Lumpur has changed to incorporate more housing
intertwined with the traditional business district; and
4. Sustainability – Advocating for more sustainable, low carbon
and green buildings towards becoming a carbon-neutral
nation by the year 2050.
According to Datin TPr Hjh Noraida Saludin, Malaysian
Institute of Planners (MIP) President: “Over the past 12 years,
WCSC Partner Organizations are proud to have continued with
efforts to educate and change public mindsets and perceptions
on the benefits and challenges faced in becoming a World Class
Sustainable and Liveable City. The achievement of such positive
initiatives and progressive results implemented in Malaysia learnt
from past WCSC conference series include the transformation of
Cheongyecheon River restoration in Seoul, Korea that was a great
prelude to Kuala Lumpur’s River of Life project; Brazil’s Curitiba
experience for its exemplary city transportation solutions; Hong
Kong and Singapore’s pedestrianisation projects that include
covered walkway systems to make cities for the people; the
metamorphosis of Kaohsiung, Taiwan from an industrial polluter
to an ecological tourist hub demonstrating that liveable cities are
creative and competitive; to name a few.”
“This year’s one-day symposium will feature an exciting lineup
of distinguished World-Class international and local speakers
including panelists from Australia, China and Malaysia. They
are globally renowned for their innovative ideas and solutions
towards present and future urban planning issues and challenges
in achieving the global goal of sustainable development, low
carbon, resilient and liveable cities,” added Datin TPr Hjh Noraida
Saludin.
Invited international and local speakers include Datuk Seri TPr
Hj Mahadi Che Ngah, Mayor of Kuala Lumpur, Malaysia;
Ms. Sally Capp, Lord Mayor of Melbourne, Australia; Mr. Kongjian
Yu, Founder & Principal Designer of Turenscape, China; Ms. Dyan
Currie, Chief Planner, Brisbane City Council, Australia; and
Datuk TPr Sulaiman Mohamed, Executive Director (Planning),
Kuala Lumpur City Hall (DBKL).
As part of the WCSC 2022 programme, concurrent events
and activities being organised include ‘WCSC 2022 MasterClass’
workshops facilitated by conference speakers, ‘WCSC 2022
Photography Competition’ with attractive cash prizes, ‘WCSC
2022 Welcome Dinner’, and the ‘Young People’s Lab (YPLab)
2022’ workshop targeted for youths / younger generation.
The WCSC 2022 Organizing Committee is most grateful for
the official support and endorsement of the Honourable Mayor
of Kuala Lumpur and DBKL accorded to the WCSC series over the
past 12 years. This has enabled the three Partner Organizations
namely, the Real Estate and Housing Developers' Association
Malaysia Wilayah Persekutuan Kuala Lumpur (REHDA KL), MIP and
PAM, together with DBKL to further strengthen their strategic
partnership, whilst continuing with collaborative efforts to
innovate and promote the future urban resiliency, sustainability
and liveability of Kuala Lumpur and other cities in Malaysia.
Corporate sponsors are invited to come forward to show their
valuable support and join in this year’s conference. The WCSC
Organizing Committee also welcome people from the public and
private sectors as well as city stakeholders to join and share,
learn, engage, create greater awareness and better understand
best practices towards achieving a Resilient, Sustainable &
Liveable City.

IGEM 2022 targets RM3 billion in investment prospects
About RM3 billion in green technology
and sustainability-led investment
prospects is the target that the
government seeks to secure at the
upcoming International Greentech and
Eco Products Exhibition and Conference
Malaysia (IGEM) 2022 that is scheduled to
be held from 12-14 October 2022 at the
Kuala Lumpur Convention Centre.
Stressing that the target is RM1
billion up from RM2 billion targeted
for last year’s IGEM 2021, Environment
and Water Minister YB Datuk Seri Tuan
Ibrahim Tuan Man said the Malaysia
Green Technology and Climate Change
Corporation (MGTC), which co-organises
the conference with the Ministry of
Environment and Water (KASA), tends to
achieve much higher investment potential
than the targets they set each year.
“Since this is the first time we are
holding the event physically following the
COVID-19 pandemic, we have set a target
of RM3 billon and I am fully confident that
this can be generated from IGEM 2022,”
he said in his speech during the prelaunch
of IGEM 2022 on 22 July 2022.
From the RM2 billion targeted at
IGEM 2021, about RM4.6 billion worth
of business prospects were generated,
more than the RM3.4 billion achieved at
IGEM 2020, which was the first time the
conference was held virtually.
The gathering this year, which is
expected to attract about 30,000 visitors,
will feature 300 exhibition participants
and bring together representatives from
30 countries, including Canada, Belgium
and Taiwan.
This is the 13 th edition of the IGEM,
which has been held annually since 2010
and has to date recorded investment
prospects amounting to RM30 billion,
and catered to over 500,000 registered
visitors from 70 countries.
The theme for the event this year
is “Race Towards Net Zero: Fulfilling
Sustainable Development Goals (SDG)
& Environmental, Social, and Corporate
Governance (ESG) Commitments”,
which coincides with the government’s
aspiration to achieve net zero carbon by
as early as 2050.
“I would say by 2050 at the earliest
because the government needs to
Datuk Seri Tuan Ibrahim (3 rd from left) with Shamsul Bahar (left), KASA Secretary-General Datuk
Seri Ir Dr Zaini Ujang (2 nd left) and KASA Deputy Secretary-General (Environment) Noor Afifah Abdul
Razak at the pre-launch of IGEM 2022.
evaluate the country’s capability and
preparedness to achieve that aspiration,”
said the Minister who added that KASA
has appointed a consultant to help
identify the strategies and resources
needed to achieve the 2050 goal.
Speaking at a press conference
after the pre-launch of IGEM 2022, the
Minister said this year’s theme also
emphasised the aspect of fulfilling the
ESG commitment by the private sector to
jointly curb global warming and climate
change. The conventional business
concept needed some innovations so as
to be more environmentally friendly and
support the national and global climate
change agendas.
He said IGEM 2022 would see
presenters such as Noble Peace Prize
winners, economists and industry players
share their thoughts on sustainable
development initiatives based on the
SDGs and ESG. The event will focus on
four main topics, namely empowering
cities; electrifying mobility; decarbonising
energy and accelerating circularity.
Datuk Seri Tuan Ibrahim said KASA
also welcomed participation and
cooperation from all quarters who
were keen to learn about the latest
developments in green technology. The
Malaysian Investment Development
Authority (MIDA) will provide
consultation to companies keen to
invest in Malaysia, while the Malaysia
External Trade Development Corporation
(MATRADE) will facilitate local companies
interested in exporting their products
abroad.
Besides exhibitions and conferences
that focus on local innovation and
initiatives, the three-day event will also
feature experts from various industries,
including government representatives,
technology leaders, pioneers, academics
and entrepreneurs who will contribute
and share their respective experiences.
MGTC Chief Executive Officer Shamsul
Bahar Mohd Nor in his opening remarks
said a total of 109 companies have shown
interest in participating in IGEM 2022 so
far, besides having received sponsorship
confirmation from three well-known
companies.
He is confident that the pre-launch
will attract more exhibitors and sponsors
for the upcoming IGEM 2022, which has
established itself as Southeast Asia’s
largest trade event for green technologies
and eco solutions. YAB Prime Minister
Datuk Seri Ismail Sabri Yaakob is expected
to officiate the event.

11 more building materials added into VOP clause to
help contractors face price hikes
The Malaysian government has added
11 more building materials in the
implementation of the Variation of Prices
(VOP) clause for government contract
projects to help contractors face the
rising prices of building materials, says
YAB Prime Minister Datuk Seri Ismail Sabri
Yaakob. The Prime Minister said this will
also ensure projects are completed on
time, adding that there were now 15 items
in the VOP, including cement, bricks, glass,
ceiling and roof materials.
"The government is aware of the
unavoidable hike in building material
prices following the global economic
uncertainties and the Russia-Ukraine
geopolitical conflict. I was made to
understand that building materials,
including steel, which is among the main
items in the implementation of projects,
have gone up by 180%.
"However, the government always
listens and understands these issues and
has reinstated the VOP to ensure projects
are completed on time,” he said when
opening the Pahang Malay Contractors
Association’s 38th Annual General
Meeting in Bera, Pahang on 14 July
2022. Also present were Pahang Public
Works, Transport and Health Committee
Chairman Datuk Seri Norolazali Sulaiman,
Malaysian Malay Contractors Association
(PKMM) President Datuk Seri Mohamed
Fadzill Hassan and Pahang PKMM
President Abd Gapar Lambak.
In addition, Datuk Seri Ismail Sabri said
the government had agreed in principle
to review the prices of Hardcore Poor
Housing Programme (PPRT) homes to help
small-scale contractors earn profits. He
said this was due to complaints received
from contractors that it was difficult for
them to continue projects after the price
hike in building materials has not given
them any profits, some to the extent of
wanting to hand over back the projects.
In his speech, the Prime Minister
said the government was always
committed to reviving affected economic
sectors through the implementation of
development projects and micro-credit
financing facilities in the construction
sector. The government, through Budget
Prime Minister Datuk Seri Ismail Sabri Yaakob.

2022, had announced many benefits
for the construction industry such as
continuing the construction of low-income
group housing projects worth RM1.5
billion and the construction of 519km of
rural roads with an allocation of RM1.5
billion, he added.
Datuk Seri Ismail Sabri said the
government also continued the
implementation of national infrastructure
development projects worth RM3.5
billion such as the construction of the Pan
Borneo Highway and Central Spine Road
as well as an allocation of RM2.9 billion to
continue small and medium-sized projects
for Grade G1 to G4 contractors.
At the event, the Prime Minister
approved an allocation of RM100,000
to Pahang PKMM for administrative
expenses, taking into account the
association's success in looking after the
welfare of its 1,800 members as well as
actively helping flood victims in the state.
Malay contractors laud move to include
more materials in VOP clause
PKMM has lauded the move to include 11
additional building materials in the VOP
clause. Its Vice-President I, Mohamad
Fauzee Mohamad, said the announcement
by Prime Minister Datuk Seri Ismail Sabri
Yaakob had brought relief to 16,000
PKMM members nationwide.
"The move to include more building
materials in the VOP will help to ease our
burden following the steep hike of almost
every building material cost over the past
several years. All contractors have been
affected by the price hike, forcing many of
them to wind up business as they could no
longer bear with the losses," he said.
Fauzee however, urged the
government to engage with the
association in finalising the 11 building
materials to be included in the VOP list. He
said this was crucial to ensure that all the
major items used in construction structure
works were not left out.
"This includes culverts and piling
because these materials are made of sand,
stones and cement, which have recorded
a sharp price hike in recent times. So, we
need to make sure that the additional 11
materials to be added in the VOP are the
key materials that have significant impact
to construction costs," said Fauzee, who is
also Kedah PKMM Chairman.

Apart from the Independent Living
Studios and Assisted Living Studios which
are dedicated to seniors, other rooms
in the development will be available
to rent for both short and long-term
stays. The development’s location
alongside a beautiful park, and also close
to the city centre, popular shopping
destinations, several hospitals as well as
a key transport hub, make it attractive to
anyone considering a co-living lifestyle –
particularly anyone focused on their own
health and wellness.
“The convenient location makes
Komune Living & Wellness ideal, not just
for seniors and their visitors, who will also
enjoy the hotel style facilities and park,
but also for anyone who wants to enjoy
the benefits of co-living – specifically
the ability to ‘live-light’ with flexible
obligations, greater affordability and
communal facilities that help foster
connections and friendships. Residents
will be able to enjoy hotel quality services,
facilities and conveniences in a communal
atmosphere that makes them feel at

MTC's trade show MWE 2022 returns bigger, better
After a two-year hiatus, the Malaysian
Timber Council (MTC) announced
the comeback of its all-successful
international wood and woodworking
trade show, the Malaysian Wood Expo
(MWE) 2022 at a press meet on 20 June
2022.
MWE 2022 is set to be a bigger and
better fair than its inaugural show in
2019. Aiming to uplift the industry amidst
the endemic, the trade fair is set to
inspire with new solutions and greater
opportunities to source for the latest in
the timberbased industry.
MTC Chairman Madam Hajah
Norrida Yusoff said the Council is
anticipating a high number of serious
international buyers who will boost
business opportunities for fair exhibitors.
“Everything has been doubled, from the
exhibition floor space to the initiatives
put in place to make this show a
resounding success and a profitable one
for our trade fair participants,” said Hajah
Norrida.
MWE 2022, which will be held from
20-22 November 2022 at the Malaysia
International Trade and Exhibition Centre
(MITEC), is jointly organised by MTC
and the Panels & Furniture Group and
supported by the Ministry of Plantation
Industries and Commodities.
The expo that was held in 2019
garnered much success with over 60%
of its exhibitors from overseas, some of
whom who had sold out their machinery
on the first day of the fair.
Endorsing MWE 2022 are:
• Malaysian Wood Industries
Association (MWIA)
• The Timber Exporters’ Association of
Malaysia (TEAM)
• The Malaysian Panel-Products
Manufacturers’ Association (MPMA)
• Malaysian Wood Moulding & Joinery
Council (MWMJC)
• Malaysian Furniture Council (MFC)
• Association of Malaysian Bumiputra
Timber & Furniture Entrepreneurs
(PEKA)
• Malaysian Timber Industry Board
(MTIB)
• Malaysian Timber Certification
Council (MTCC)
MTC Chairman Madam Hajah Norrida Yusoff (8th from left) officiating the event.
• Malaysia External Trade Development
Corporation (MATRADE)
• Malaysian Woodworking Machinery
Association (MWMA).
The fair is also recognised and
endorsed by top timber-related
associations from countries such as
China, France, Hong Kong, Thailand
and the United States. The trade show
will showcase raw materials and wood
products such as wooden flooring,
mouldings, doors, window and door
frames, panel-products, wooden pallet
as well as woodworking machinery
and cutting tools, abrasives, adhesives,
coatings, timber-related equipment,
materials, and furniture production
software, among others.
“Despite our RM25 million target in
MWE 2019, we raked in RM140 million in
sales. We are hoping to do much better
this year as many investors and business
owners are putting the pandemic behind
them and gearing up for more face-toface
business dealings at trade fairs,” said
MTC CEO Mr. Muhtar Suhaili.
He added that MTC is anticipating
more importers to join the business
matching programmes, specifically
its Incoming Buying Mission. In 2019,
the Incoming Buying Mission, which
was conducted in collaboration with
MATRADE, generated sales of RM118.93
million.
To encourage participation in MWE
2022, MTC will be providing incentives to
local buyers who purchase machinery, Air
Pollution Control (APC) equipment and
raw materials. Likewise, MATRADE will
offer its Market Development Grant to
local exhibitors.

Masteron opens doors to fresh start
with Launch of KR7 Residences
Latest project in developer’s “Koi” series offers forward thinking design for
future-proof living
Masteron, a name synonymous with the
development of Puchong with highquality
yet affordable residential units
within the booming township, on 22
June 2022 launched KR7 Residences,
its latest serviced apartment project in
Taman Mas Puchong. The development
marks the seventh in Masteron’s iconic “Koi” series, following
the immense success of past iterations in the series, namely, Koi
Kinrara, Koi Tropika, Koi Boulevard, Koi Legian, Koi Prima and Koi
Residences.
With a Gross Development Value of RM208 million, KR7 is
poised to be a fully self-contained, low-density development with
a total of 484 units spread across four blocks, with just eight to 10
units on each floor featuring two and three-bedroom layouts. The
first phase (Tower A), is slated for completion in 2025.
KR7 was launched at Masteron’s Sales Gallery in Koi Prima,
Puchong, attended by Dato’ Choy Wai Hin, Executive Director
of Masteron Group of Companies, and Choy Kin Mann, Director
of Masteron Group of Companies. Also in attendance were the
Group’s corporate guests, agent and partner representatives and
members of the media, who were treated to an experiential tour
of what future residents of KR7 can look forward to.
A FRESH START, REDEFINING FUTURE-PROOF LIVING
Upon completion, KR7 will address the growing demand for
future-proof homes, alluding to the evolving role of living
spaces to also serve as a home office, a full-time kitchen and a

wellspring of peace, security and comfort. Answering this call,
KR7 Residences will have all the makings to meet these needs
and more, by providing residents a fresh start to modern urban
living. Offering a variety of holistic living experiences with
complementary and integrated spaces, KR7 will incorporate
forward-thinking design and concepts at its core, exemplifying
Masteron’s commitment to innovation and excellence to improve
the living standards of its residents.
“KR7 is poised to be a development with a difference, meeting
the evolved needs of today’s modern urban dweller, especially
among the younger generation. It comes as part of our forwardthinking
approach to design and functionality, while adapting to
the very definition of the word ‘home’ as we know it, which has
seen a drastic shift over the last two years, owing to the pandemic
and the lockdowns and living conditions that it has brought
about,” said Kin Mann.
INSPIRED DESIGN WITHIN A PRIME SETTING
The masterplan for KR7 will inspire a balance of work and play
with everything from artistic façades and integrated lifestyle
facilities to multi-tier security system and pandemic-proof
features. Each element of KR7 is tastefully and painstakingly
designed to culminate in a dream residential address with all the
essentials to create an ideal lifestyle. Among these are luxurious

co-working, fitness and social hubs which will include, among
others, a gym, an outdoor cinema, a children’s playground, yoga
room, swimming pools, steam and sauna room, living pods and
private dining facilities.
To ensure top-of-class quality of the design of KR7’s interiors
and communal spaces, Masteron has collaborated with the highly
regarded interior fitout firm, Federal International Holdings
Berhad (FIHB), who have demonstrated an excellent track-record,
even designing for high-end hospitality names including the Ritz
Carlton and St. Regis.
Belying the affordable price point of its units, KR7 will
incorporate some other truly nifty features, typically only found
in higher-end developments. Among these include a smart home
system, with wireless control features, allowing residents to
remotely activate ceiling lighting, TV, fans and air-conditioners, all
with their smartphones.
To ensure utmost peace of mind of KR7 residents, Masteron
has also invested in a state-of-the-art security system, doing
away with the traditional lock and key, but incorporating a smart
lock system with enhanced security features including fingerprint
access. KR7 will also be equipped with a contactless food delivery
system, as well as a Shield System, which can facilitate the
conversion of the development’s multi-function hall into isolation
rooms, if and when necessary.
“All these and other unique aspects of KR7 work together to
make up Masteron’s Masterplan for KR7, which exemplifies our
commitment to innovation and excellence to improve the living
standards of KR7’s residents. We have painstakingly looked into
just about every detail of modern living, while also employing
considerable foresight into evolving needs and security for the
future,” said Kin Mann.
In terms of location, KR7 is strategically situated at the
crossroads of Petaling Jaya, Sepang and Kuala Langat, affording
residents seamless connectivity to the greater Klang Valley area,
while presenting itself as an oasis of respite amidst lush foliage
that literally breathes life and fresh air into its surroundings.
Within the immediate vicinity of KR7, residents will also find
self-contained facilities, amenities and conveniences, including
high-end malls, grocers, hospitals and schools. Meanwhile, access
to public transportation abounds around KR7, including the
Puchong Prima LRT station which is located just minutes away
from the development.
IN SERVICE TO FIRST-TIME HOMEOWNERS AND FUTURE
GENERATIONS
Prices of units at KR7 start at RM373,500, while Masteron has
announced that it will absorb all SPA Legal Fees. Meanwhile, units
at KR7 will be delivered to homeowners partially furnished with
quality fitouts including wardrobes, kitchen cabinets with hob and
hood, air conditioners and water heaters worth up to RM25,000.
According to Dato’ Choy, this is part of Masteron’s long
standing commitment to first-time homebuyers and young
families, looking for high quality residences.
“I am a firm believer in constant innovation and creativity in
order to remain relevant and evolve with the times. In this regard,
one segment of the market we will continue to serve are first time
homeowners and young families, which is all the more important
for us to develop future-proof homes that meet the growing

needs and desires of the next generation of homeowners and
urban dwellers. It has been a long journey to get to where we are
today, but rest assured, we will not stop, as we continue to be a
developer of choice for years – even generations – to come,” he
said.

OUTLOOK

Construction in Eastern Europe and
Central Asia will continue to face
significant headwinds in H2 2022
following Russia-Ukraine war,
says GlobalData
Construction output in Eastern Europe and Central
Asia is forecast to contract by 3.4% in 2022,
found GlobalData. According to the UK-based
data and analytics company, this is due to
heavy contractions in the Russian and Ukrainian
construction sectors, which are expected to
contract by 8.5% and 69.1%, respectively.
Excluding Ukraine, construction in the region will decline by 1.6%
and without Ukraine and Russia, the industry will record a growth
of 1.5%.
Joel Hanna, Economist at GlobalData, comments:
“Construction in Russia, the largest market in the region, will
continue to suffer from punitive sanctions placed on the country
following its invasion of Ukraine. Despite sanctions so far failing
to deter Russia from prolonging its invasion, the underlying
economic and investment conditions are gradually weakening.
“In addition, declining oil and gas export volumes owing to
Western trade embargoes could depress government revenues
over the coming quarters, despite revenues currently being
buoyed by high oil and gas prices. Fears of a global recession
could put downward pressure on energy prices which may,
in turn, prompt Russia to cut its supply further to maintain
high prices, increasing the country’s exposure to energy price
fluctuations. These conditions are likely to weigh heavily on
investment in Russia and in the construction sector.”
Russia’s original forecast of -9.2% was upgraded slightly in

Q2 to -8.5% reflecting a stronger than expected Q1. Moreover,
construction in the wider region will also be impacted by the
war in Ukraine as commodity prices rise. Rapidly increasing
construction material costs are the main contributor to the slow
growth expected this year.
According to GlobalData’s report, ‘Global Construction
Outlook to 2026 (Q2 2022)’, the impact of these headwinds will
hit Eastern Europe harder than Central Asia, which has been
less disrupted by the impact of Western sanctions. Eastern
European countries are collectively expected to register growth
of 1%, while Central Asian countries (consisting of Kazakhstan,
Uzbekistan and Azerbaijan) are predicted to record a growth of
5.8%.
Hanna adds: “In addition to global commodity market
volatility, construction in the region still faces downside risks
stemming from currency depreciations fuelling higher import
costs and capital flight owing to weak investor confidence.
Interest rate hikes are also expected to dampen output due to the
impact of higher borrowing costs on both the supply and demand
sides.
“On the upside, residential construction could be spurred by
rising demand for safe assets if high inflation becomes expected
over the long term. Moreover, the drop in private investment
will be partially offset by increased government spending on
transport and energy infrastructure over the next four years
funded through the EU’s Recovery and Resilience Facility.”
GlobalData expects construction in Eastern Europe to
rebound partially in 2023, growing by 2.1%, before averaging
growth of 3.2% between 2023 and 2026. The industry is expected
to remain below pre-pandemic levels until 2024.

Next level of air ducting solutions for the post-pandemic new norm
As we enter the post-pandemic period, where
contagious airborne diseases are becoming
increasingly vigilant and affecting the health of
loved ones, awareness of respiratory illnesses
through airborne contamination has become a
primary concern.
We may have started to pay more attention
to the surfaces we touch and the air we breathe, but there are
several ways that diseases can spread, and airborne transmission
is the most unpredictable. As such, it is essential to curb
contamination through our air systems to prevent the spread of
airborne diseases that could lead to life-threatening illnesses.
One way is to start with the prevention of airborne diseases
from the indoor air source, where vital air circulation is recycled
to provide long-term health security. Rule out the bacteria and
fungi that could make your air vent the host for their growth and
multiplication by applying antimicrobial air vent material to inhibit
the growth.
In this regard, CSC Steel Sdn Bhd has introduced the realzinc
HIGIENE’s perks and role in upgrading your air ventilation system
and circulation during the post-pandemic reopening as norms over
the entire world have changed.

DONG’AN LAKE SPORTS
CENTER @ CHENGDU, CHINA
By gmp Architects
After winning the competition in 2018, the
architects von Gerkan, Marg and Partners
(gmp) have completed the Chengdu Sports
Center (also known as Dong’an Lake Sports
Park), an ensemble consisting of three new
sports and leisure buildings in the Chinese
metropolis Chengdu. It will be the venue for the
coming FISU World University Games. The new sports center will
become the focal point of Dong’an New Town – an area situated
by the water to the west of the city center, in the heart of the
Longquan district. The ensemble comprises a group of buildings
around a central plaza, consisting of a sports hall with 18,000
seats, a multifunctional hall for culture, leisure, and popular sports,
as well as an indoor pool complex with two 50-meter swimming
pools.
The three buildings each feature a square footprint and are
linked via a shared plinth which, towards the open courtyard area,
accommodates indoor training facilities for basketball, table tennis,
and badminton, as well as restaurants, shops, and parking. The
ensemble can be seen from afar owing to the louver-style facades
with folded, shiny silver aluminum elements turning towards the
center of the facade, thereby revealing the form and colour of
the externally placed escape stairwells. Each building has its own
colour code that facilitates visitors’ orientation on the site and
inside the halls. The louver structure of the facade continues on the
roof as a fifth facade, which means that the technical structures
on the roof are enclosed and the emblematic appearance of the
40 July-August 2022 | www.b-i.biz
ensemble remains visible also from above.
The entrance zones of each building are
marked by narrow recesses.
Two large urban traffic axes border
the site to the north and west. In terms
of urban design, the Dong’an Lake Sports
Park accommodates this situation by
guiding its visitors from there directly to
the site. At the same time, the ensemble
creates interesting interior and exterior
spaces through the offset arrangement
of the three buildings in conjunction
with the neighboring stadium. The calm
interior provides spaces for meeting and
for movement. This creates a diverse
functional mix, with training facilities for
performance and popular sports as well
as a new social meeting place for the
Longquan district.
