IGEM 2021 event generated RM4.6 billion
in business leads
A total of RM4.6 billion in business leads was generated at IGEM 2021. Datuk Mansor Othman, Deputy Minister of Environment and Water, addressing the

Several trade and government agencies, including the Ministry of
Environment and Water (KASA), the Malaysian Green Technology
and Climate Change Corporation (MGTC), Malaysian Investment
Development Authority (MIDA), and the Malaysia External Trade
Development Corporation (MATRADE), recorded cumulative
business leads worth RM4.6 billion through Memorandum of
Understandings and Memorandum of Cooperation agreements
at the 12th International Greentech & Eco Products Exhibition &
Conference Malaysia (IGEM 2021), held virtually over six months
from July to end December last year.
Themed “Redefining Sustainability”, IGEM 2021 focused on
delivering sustainable economic and social well-being in a planetfriendly
manner. The trade event achieved commendable results,
recording over 15,000 policy makers, entrepreneurs, industry
experts and other delegates, from over 50 countries, who explored
the 195 booths and participated in the 144 conference sessions.
IGEM 2021’s virtual booths yielded a total of 71 project leads with
potential investment value of RM2.5 billion in various activities.
Speaking at a briefing held on 22 February 2022, KASA
Minister Dato’ Sri Tuan Ibrahim Tuan Man said, “KASA is very much
committed to enhancing the action of addressing climate change.
This effort was disclosed in the country’s statement in conjunction
with the COP26 conference held in Glasgow, United Kingdom in
November 2021.”
“In addition to delivering commendable results, the ventures
signed at IGEM 2021 cover future-ready sectors such as hydrogen,
electric vehicles and low carbon cities. These sectors strongly
support the government’s sustainable economy agenda while also
ensuring the creation of long-term employment opportunities for
Malaysians,” he added.
In line with efforts to transition to an endemic phase in the
national Covid-19 mitigation strategy, the minister also announced
that the upcoming IGEM 2022 would take on a hybrid format
with the virtual event held in September followed by the physical
exhibition to be held from October 12 to 14.
IGEM 2022 has set targets of RM3 billion in business leads and
30,000 visitors. It will feature 300 exhibitor booths, both online
and across three exhibition halls at the Kuala Lumpur Convention
Centre. IGEM 2022 will be a key focus among stakeholders in the
implementation and coordination of more effective strategies on
climate change in the country.
MGTC’s CEO, Shamsul Bahar Mohd Nor said, “With the success
of IGEM 2021, I am confident that the upcoming IGEM will once
again surface new opportunities for greater deployment of green
and sustainable technologies in the regional post-Covid economic
recovery, enhancing climate change mitigation and fast-tracking
the roll-out of climate change adaptation technologies and
strategies.”

partnership with ESCAPE brand creators,
Sim Leisure Group Ltd, an internationally
renowned theme park designer and
operator, and the owner of ESCAPE
Penang – famed for having the longest
water slide in the world.
The partnership in principle revolves
around the design, construction and
operation of recreational parks by Sim
Leisure Group within the existing and
future affordable township developments
of Lagenda with the aim of elevating

Through this collaborative effort,

Tago launches community-focused ALAIA Titiwangsa

Bhd has launched its latest development,
ALAIA Titiwangsa, in conjunction with
the signing of the sale and purchase
agreement (SPA) by its customers on 11
and 12 December 2021. Located at Taman
Tiara Titiwangsa, Kuala Lumpur, the 1.6-
acre leasehold serviced apartment project
has a gross development value (GDV) of
RM273 million.
There are three available layouts
- a three-bedroom at 1,012 sq ft; twobedroom
at 807 sq ft; and one-bedroom
at 635 sq ft. The units feature spacious
bedrooms and a function room. The
bathrooms are thoughtfully designed with
nooks for towels and toiletries, bidets
and built-in hot water system. Shared
bathrooms are accessible from inside the
bedrooms or living room, with master
baths being fitted with a rain shower and a

Malaysia Pavilion will join Expo 2020 Dubai’s
five-year legacy programme, says minister
DUBAI, 29 March 2022 – The Malaysia Pavilion will be joining
Expo 2020 Dubai’s five-year legacy programme and will be
maintained and repurposed, Dato’ Sri Dr Adham Baba, Malaysia’s
Minister of Science, Technology and Innovation (MOSTI)
announced on Tuesday (29 March).
The pavilion – located in Jubilee – is set to become the
Malaysian Technology and Innovation Hub in the UAE and will
be government-owned and operated by a private Malaysian
company under Expo 2020 Dubai’s legacy programme, according
to the minister.
Speaking at a press conference at the pavilion, HE Dato’ Sri
Dr Adham Baba said: “The Malaysia Pavilion’s transformation
into the Technology and Innovation Hub reflects our country’s
ambition of becoming a globally competitive digital nation. This
also reinforces our government’s commitment to contribute to
the global technology development and to strengthen bilateral
ties and cooperation with the UAE.”
The pavilion will operate on a public-private partnership
model where both the Malaysian government and a private entity
will be able to utilise the facility to host officials and dignitaries,
as well as serve as a platform to promote technology-based
products and services.
Malaysia’s homegrown drone service provider Aerodyne
Group was selected to take over the operations at the pavilion,
and will also be using it as their second global headquarters.
A committee, chaired by Datuk Zainal Abidin Abu Hassan,
MOSTI’s Secretary General, oversaw the selection of the company
to ensure that the candidates met the programme’s criteria of
being a key player in the sectors of smart city, smart logistics,
smart mobility or Industry 4.0.
The Expo 2020 Dubai five-year legacy programme is part of
the UAE government’s long-term initiative of repurposing the
event site as an integrated mixed-use community, known as
District 2020. District 2020 will evolve from Expo 2020 Dubai as
a smart and sustainable city centred on the needs of its urban
community. It will provide a curated innovation-driven business
ecosystem that brings together global minds and embraces
technology and digital innovation to support industry growth.
Under the theme ‘Energising Sustainability’, the current
pavilion represents Malaysia’s commitment and approach to
sustainable development and features a rainforest canopy
inspired by the country’s majestic tropical rainforests, blending
cultural elements with nature and functionality to create a
futuristic building.

Malaysian developer Tropicana offers incentives for
property buyers
Investors may find it easier now to buy homes with assistance from
the developer’s “Tropicana Power Up” scheme.
Tropicana Corporation Berhad (“Tropicana”) announced in April
a slew of incentives for home seekers with their “Tropicana Power
Up” plan which may make it easier for Malaysians to own homes
within the property developer’s portfolio of 17 projects in nine
townships across the country.
The plan, which will last until 30 June 2022, offers incentives
such as down payment assistance, free stamp duties for loan and
memorandum of transfer (“MOT”) instruments, double referral
rewards, and attractive bonuses on sale and purchase agreement
signings.
Potential buyers will be able to use this plan to purchase both
upcoming and completed residential and commercial projects in
the Klang Valley, Langkawi and Johor.
“The plan is timely in view of pent-up market demand and
positive macroeconomic indicators as Malaysia moves into the
endemic transition phase,” says Joanne Lee, Tropicana’s managing
director of marketing and sales.
“This campaign is our way of reaching out, rewarding, and
growing the community. With over 5,800 satisfied customers in
FY2021, we anticipate even healthier prospects in the coming
year. This is based on an increased appetite among Malaysians to

Freesia and Gemala Residences at Tropicana Aman
record 100 per cent take-up rate

Tropicana Corporation Berhad (“Tropicana”) announced in
March that its latest two phases, Freesia Residences and Gemala
Residences located at its 863-acre Tropicana Aman township
recorded a 100 per cent take up rate.
“With positive response to Tropicana Aman’s initial five
phases, our marketing and project teams worked closely to deliver
market-driven products centred around our development DNA.
Our team also adopted digital and online initiatives to enhance
customer engagement,” said Jared Ethan Ang, Tropicana’s group
executive director.

29 March 2022 the re-opening of the De
Palma Hotel Eco Resort at Kuala Selangor
in Malaysia. The resort which has been
closed on and off during the Covid-19
pandemic, recently refurbished its
guest rooms, ballroom, meeting rooms,
coffee house, pool area and improved
the landscaping around its spacious 14
hectare grounds.
Speaking at the launch ceremony,
PKNS’ CEO, Dato’ Mahmud Abbas, said,

Property survey reveals cost of doing
business has gone up
But outlook for the second half of 2022 will more encouraging as
developers put behind the pandemic to focus on nation building
and provide housing for the people.
On March 15, 2022, REHDA Malaysia gave a virtual media
briefing based on the results of the “Property Industry Survey 2H
2021 and Market Outlook 2022.” The briefing was presented by
Datuk N.K. Tong, REHDA's acting president.
A total of 124 respondents consisting of REHDA members from
all across Malaysia took part in the latest edition of the REHDA
Property Industry Survey. Among others, the survey found an
increase in sales performance in 2H 2021 compared to 1H 2021;
however, a decline was reported in launched units. Respondents
anticipated the first half of 2022 to be subdued, with higher
optimism for 2H 2022.
New Launches
Within the period under review, a total of 10,665 units were
launched, which was 8 per cent lower than 1H 2021 (11,601 units).
Majority of these units were residential, totalling at 10,631 units,
priced between RM250,001 to RM700,000. In terms of house
types, two- to three-storey terrace units proved to be the most
popular at 3,165 units mostly located in Seremban, followed by
apartment/condominium and serviced apartment at 2,909 units
and 2,363 units respectively.
Sales Performance
Despite the lower number of launched units, sales performance
reported an 11 percentage point increase from 39 to 50 per cent
(2H 2021: 5,303 units; 1H 2021: 4,540 units), with only 22 of them
comprising commercial units (1H 2021: 121 commercial units).
The top performers type-wise were similar to the launched units,
namely two- to three-storey terrace (2,213 units) also mostly
located in Seremban, apartment/condominium (961 units) and
serviced apartment (804 units). First-time buyers maintained
its position as the highest number of purchasers and most were
buying for self-dwelling.
Unsold Units
67 respondents (54 per cent) having unsold units reported to have
30 per cent and below of unsold residential units, mostly affecting
units priced between RM250, 001 to RM500,000 and RM500,001
to RM700, 000 (39 and 18 per cent respectively). 64 per cent of
respondents with unsold units cited that their unsold completed
units are more than two years of age identifying loan rejection,
low demand/interest and unreleased Bumiputera units as the top
three reasons for unsold units.
Business Operations
79 per cent of respondents remarked that within the period under
review, overall costs of doing business have increased up to 18 per
cent, the highest over the past 5 years. Meanwhile, 96 per cent
of respondents reported to be affected by the current economic
scenario. The top three components affecting cash flow were
material and labour costs, compliance cost as well as financing
and land costs which shared the number three spot.
Future Launches and Outlook for 2H 2021 and 1H 2022
51 per cent of respondents planned to launch projects in 1H 2022,
totalling at 24,557 units (17,969 strata residential units; 5,997
landed residential units and 591 units commercial units). Of those
with planned launched, 77 per cent of them were anticipating
their sales performance to be 50 per cent and below for the first
half of 2022. Most states aimed to launch residential units within
the RM250,001 to RM500,000 price range.
Johor, Selangor and Penang, on the other hand, will have units
mostly priced between RM500,001 to RM700,000 in their 2022
offerings. The outlook for 2022 is largely neutral, but respondents
are more optimistic for 2H 2022.
“While this is a voluntary survey that attracted 124
respondents from our membership base of over 1,500 and
therefore will not capture the full statistics, it nonetheless serves
as a useful guide and a good reflection of the sentiment in the
property industry,” added Datuk N.K. Tong, Acting President of
REHDA Malaysia. “While the results do reflect the challenges
faced by the industry, I am encouraged by the improving
sentiment and outlook in the second half of 2022, as developers
put behind the pandemic of the past two years to focus on nation
building and housing the population.”

National Energy Awards (NEA) 2021 recognises
outstanding achievements in sustainable energy
An appreciation dinner was held at
the Grand Hyatt Kuala Lumpur on 25
March 2022 to celebrate the exceptional
achievements in the field of renewable
energy (RE) and energy efficiency (EE)
by 34 local industry players who were
awarded the National Energy Awards
(NEA) 2021.
Among the winners, 25 of them
represented Malaysia at the ASEAN Energy
Awards (AEA) 2021 while 12 nominations
won at the ASEAN level.
“Local industry players in the
sustainable energy sector should continue
their efforts to support the country’s
energy transition agenda as well as the
government's aspirations towards a
carbon neutral nation,” said Energy and
Natural Resources Minister Datuk Seri
Takiyuddin Hassan during the event.
Takiyuddin also highlighted the
important role that sustainable energy
development, especially RE resources,
plays in the energy transition agenda
and its contribution towards supporting
the country’s aspirations to remedy the
climate change issue. He also stressed that
the energy transition agenda is one of the
topics that will dominate the narrative
of world geopolitical relations as well as
business and trade activities between
countries.
“The Ministry of Energy and Natural
Resources is committed to reduce the
carbon footprint by the electricity supply
sector and to achieve the target of
net-zero carbon emissions by 2050 by
implementing progressive policies,” he
said.
Some of the government initiatives
include: the increasing adoption of
RE in the country’s electricity supply
mix to 31 per cent by 2025 and 40 per
cent by 2035; reducing dependency
on coal; strengthening grid flexibility
to accommodate solar energy; and
adopting energy-efficient practices by
implementing the Energy Efficiency and
Conservation Bill.
To realise these aspirations, the
government has implemented various RE
and energy efficiency programmes like
the launch of the Malaysia Renewable
National Energy Awards 2021 Majlis Apresiasi was graced by YB Datuk Seri Takiyuddin Hassan,
Ministry of Energy and Natural Resources at Grand Hyatt Kuala Lumpur.
Energy Roadmap (MyRER) which sets
the direction and guidelines for the
development of the country’s RE industry
until 2035; and the Green Electricity Tariff
(GET) scheme to enable private companies
to subscribe to green electricity supply
from solar and hydro sources to meet ESG
commitments.
The GET scheme has received
encouraging response from the private
sector with all 4,500 Gigawatt hours
of green electricity on offer being fully
subscribed by mid-March this year.
The government is offering an
additional quota of 300 MW under the
NEM NOVA programme to encourage the
usage of solar energy panels on building
rooftops nationwide.
Another initiative is the SAVE 3.0
scheme which provides rebates of up
to RM400 to domestic electricity users
who purchase energy efficient electrical
appliances with a 4-star or 5-star rating by
the Energy Commission.
The government also offers a
conditional energy audit and energy
management grant for the industrial
and commercial sector amounting to
RM24 million to assist business entities
in conducting internal energy audits to
determine the potential energy saving in
their respective premises and installations.
Through the commitment and energy
transition initiatives implemented, the mix
of RE capacity in the country’s electricity
supply has reached 23 per cent in 2021
and it is evident that Malaysia is on the
right track in implementing the energy
transition agenda.
The ministry is confident that
greenhouse gas (GHG) emissions in the
electricity supply sector will be reduced
by 45 per cent in 2025 and 60 per cent in
2035 compared with 2005. This progress
is in line with the country’s commitment
under the Paris Agreement to reduce the
intensity of GHG emissions by 45 per cent
by 2030.
NEA has provided the best platform
for the sharing of best practices and
implementations in the field of RE and
energy efficiency in line with the country’s
sustainable development aspirations and
commitments.
The success of the country’s
representatives at the ASEAN level is
also a testament to the ability of local
industries to come up with innovative
ideas and solutions in optimising the
supply and use of sustainable energy.

REHDA Institute hosts annual housing conference
and launches new report on Malaysia’s property
outlook
The REHDA Institute’s Regional Housing
Conference 2022 was recently held on
March 24, 2022, at Sunway Resort Hotel
& Spa, Malaysia. During the conference,
there were panel discussions and talks
by reputable industry players. REHDA
Institute’s fifth research report called
“Housing Forward—Understanding
Costs and Sustainable Prices,” was also
launched during the event. The report
highlights some of the causes for rising
property prices and high development
costs and explains how these issues can be
addressed.
The Malaysian government has in
recent months reiterated its commitment
towards the provision of affordable
housing and the National Affordable
Housing Council have been meeting to
discuss implementing strategies towards
the “One Family, One Home” motto, in
achieving the target to build 500,000
affordable housing units throughout
the duration of the 12 th Malaysian Plan
(12MP), involving Federal and State
Governments as well as private sector
developers.
“We welcome the renewed pledge
but at the same time would like to caution
that, in its enthusiasm to roll out some
500,000 affordable units by 2025, the
government must not turn a blind eye to
core fundamental issues hindering housing
affordability that need to be considered
and addressed urgently,” said Dato Jeffrey
Ng Tiong Lip, REHDA Institute’s chairman
in his keynote address.
“Based on data from the National
Property Information Centre, as at Q3
2021, there were 7,743 units of property
overhang priced RM300,000 and below,
contributing to 25.5 per cent of total
residential property overhang.”
“There could be various reasons for
these unsold completed units but it is
important that affordable units to be
built in the future do not fall under the
overhang category due to poor demand,
lack of ecosystem, unsuitable location and
so on.”
“On the supply front, high costs have
always been the stumbling block and
cross subsidies are not sustainable for
the industry. Increased costs of land,
compliance, building materials, labour and
other costs, as well as a lacklustre market
have all made cross subsidies punitive to
private sector housing development. It
is timely that the Government takes over
the role of providing social housing to the
nation, particularly to the B40 and M40
groups that require housing assistance
through its various agencies. The private
sector should be allowed to focus on
market led affordable housing projects
and also other open market products,” Ng
said.
After the presentation, Dato Ng
and Datuk N.K. Tong, REHDA Malaysia’s
acting president, fielded questions from
members of the media.

THE MIDEA STORY
From bottle cap maker to one of the world’s largest
manufacturers of electrical home appliances
At the recent MARVEX exhibition in Kuala Lumpur,
B&I had a one-on-one session with Midea Scott &
English Electronics Sdn Bhd’s President Mr Ng Kong
Chin, to learn more about Midea, one of the world’s
largest manufacturers of electrical home appliances.
B&I: Can you give us a brief overview of Midea and its origins?
Ng Kong Chin: Midea (pronounced mai-dea) was founded by
Mr He Xiangjian in 1968. Mr He convinced 23 local residents
in his hometown of Shunde (Foshan, Guangdong province,
China) to pool together a total of 5,000 yuan (RM3,332) to start
a workshop that made plastic bottle caps. Over the years, the
company expanded to manufacturing electric fans which were
popular in the 1970s, refrigerators, washing machines and
microwave ovens, among other products.
In 1988, Midea started exporting its air conditioners outside
China and it has been gaining recognition worldwide ever since
as an established brand in home appliances. Midea acquired
more than 80 per cent of Japanese conglomerate Toshiba’s
home appliances business in 2016 and continued to expand by
buying up KUKA, a German manufacturer of industrial robots and
systems for factory automation.
In just over 50 years, the Midea Group has made its way into
the Fortune Global 500 List with a turnover of RM175.8 billion in
2020 and employs 150,000 people in more than 200 countries.
Today, Midea’s range of products range from small home
appliances like fans, rice cookers, induction cookers and blenders
to bigger appliances like washing machines and air conditioners.
Midea is, among many others, the world’s number one in
air treatment brand, small cooking appliances brand, air coolers
brand, cooling fans brand, and rice cookers brand.
The company, through its Midea Building Technologies
(MBT) division, is now diversifying into heating, ventilation and
air conditioning (HVAC) for buildings, manufacturing plants and
large commercial projects.
B&I: What is Midea’s current position in the highly competitive
home appliances market in Malaysia?
Ng Kong Chin: Our company, Scott & English, was the distributor
for LG Electronics, a Korean brand, but we switched to Midea
products in 2004. Sales turnover in Malaysia then was around
RM12 million. By 2021, sales for Midea products grew to RM705
million. Air conditioners brought in around RM280 million,
washing machines and refrigerators account for RM145 million
each, and the rest of the sales were contributed by small
appliances.
When we started in 2004, the market perception for Chinamade
products was not positive and consumers at that time
tend to think of them as being of inferior quality. It was quite
challenging for us to convince our dealers to sell Midea products
and many asked for huge discounts.
For the next 10 years, we adopted a strategy of convincing the
smaller retailers to market our products. As confidence in the
Midea brand grew, we then approached the larger retailers.
We were encouraged to become the distributor for Midea
because China and ASEAN countries have a free trade agreement
which would gradually reduce from 20 per cent in 2002 to zero
per cent in 2010. It was only by 2010 after import duty was
abolished that we started to see profits from sales.
Today, Midea is sold in almost all shops selling electrical
home appliances and our air conditioners have become one of
the top choices for commercial and industrial buildings.
B&I: What are your views on Malaysia’s consumer trend for
electrical home appliances? Do you see a change in consumer
pattern before, during and post-pandemic?
MR NG KONG CHIN

Ng Kong Chin: When the Covid-19 pandemic started in 2020, we
knew we had to do things differently. Fortunately, our Malaysian

government allowed e-commerce business to continue so we
mobilised all our 50 sales staffs to talk to over a thousand dealers
to encourage them to sell our products online to end users. A
few months into the pandemic, our sales for home appliances
shot up by 30 per cent. With restricted movement during the
pandemic, online shopping became the trend.
In a GfK Consumer Survey in June 2021, Midea was recorded
as having an 18.2 per cent market share in terms of unit sales
in the air conditioner segment, well ahead of all other brands
in Malaysia. At the same time, our washing machines climbed
to the market’s number one position with a 22 per cent share
of the market. This is the first time in Malaysia for a Chinese
brand to be the market leader. Our next challenge is to become a
revenue leader.
There is a reason for consumer acceptance of Midea
products today. The company allocates 3.5 per cent of its
revenue, or about US$1.4 billion, on research and development
(R&D) which has resulted in Midea products becoming better in
terms of quality, technology and innovation while still remaining
competitive in pricing. China is moving from a manufacturing
phase to becoming a technology leader and at Midea, we
are sparing no expenses in R&D as we build our centres in
China, Japan, Germany, Italy and Singapore. Midea’s strong
commitment to R&D in its 28 worldwide innovation centres have
resulted in more than 62,000 authorised patents to-date.
Our target is to employ as many as 10,000 engineers and
technology experts to roll out more “smart” products to tap into
the Internet of Things (IoT) ecosystem.
B&I: Midea has expanded its product offerings through its
Midea Building Technologies (MBT) division. Can you briefly
explain what is MBT and how has it helped improve Midea’s
presence in the market?
Ng Kong Chin: After building a solid foundation in electrical
home appliances, we wanted to expand into a new market
segment. We have been manufacturing air conditioners for
residential houses since 1985 and by 1989, we started to make
commercial air conditioners for building projects.
With decades of experience in commercial Heating,
Ventilation and Air Conditioning (HVAC) systems, we established
our Midea Building Technologies (MBT) business division in 1999
so that we can manage major commercial and industrial projects
with ease. We have a complete infrastructure encompassing an
R&D centre, various production facilities, sales companies, and
after-sale services to support our business. We supply screw,
centrifugal, magnetic chillers and airside HVAC systems, which
are suitable for large commercial and industrial facilities such as
sports stadiums, shopping malls, hotels, and factories.
As technology improved, we began to introduce energysaving
features like variable refrigerant flow (VRF), also known as
variable refrigerant volume (VRV) in our HVAC systems.
We are now the top air treatment brand in terms of
production volume and our HVAC systems are marketed on a
global scale across 200 countries.
Some of the well-known projects using Midea HVAC systems
are: the 2014 FIFA World Cup Brazil Beira Rio Stadium, the

2016 Rio Olympic Games stadiums, the 2018 Russia World Cup
stadiums, and the five-star Marriott hotel group.
In Malaysia, Midea chillers are popular for companies in the
rubber glove industry. More recently, we installed our Midea
HVAC system for a megamall project by Shin Yang Group in
Sarawak and for Sunshine Group in Penang. It is common for
such HVAC systems to cost more than RM10 million per project.
MBT provides an opportunity for growth in a relatively new
market segment, while offering our hardworking staffs a new
challenge in career growth. We expect strong market demand in
this segment over the next five years especially with the market
returning to normal after the Covid-19 pandemic.
As Midea in Malaysia goes into a different phase of
transformation, we will build up our MBT business so that we can
become a major player in the HVAC system. At the same time, we
will continue to build upon our strengths in the home appliances
market and continue to reinforce the Midea branding.
B&I: What are your views of the future of Malaysia’s home
appliance market?
Ng Kong Chin: Before the Covid-19 pandemic, our annual sales
growth for home appliances was around 5 to 6 per cent. During
the pandemic, sales shot up to 30 per cent. After the pandemic,
when the market is back to normal, we are expecting sales to
go back to about 4 to 5 per cent. There will be room for growth
as we introduce more products into the market. As the world is
becoming more environment-friendly, we will be incorporating
more energy-saving features in our products to satisfy market
demands.
Midea products will remain competitively priced due to
lower manufacturing costs in China. Our sister brand, Toshiba,
caters to a different market segment with strict quality control
by the Japanese quality department. Toshiba’s sales turnover
in Malaysia is currently around RM450 million while Midea’s is
RM705 million. In the next few years, consumers in Malaysia can
expect to see more Toshiba products coming onto the market.
With luck, and hard work, we could see both brands hitting the
RM1 billion mark.

XIAOMI International Headquarters
The internationally renowned New York City-based
architectural firm, Ennead Architects, has been
selected to design and build the Xiaomi Group
Shenzhen International Headquarters in the port
city of Shenzhen, China.
The winning design was a competition entry
held in conjunction with the 10 th anniversary of
Xiaomi, the consumer electronics designer and manufacturing
giant.
DESIGN COMPOSITION
Codenamed “Xiaomi Rubik’s Code”, the HQ construction project
will be a graceful architectural fusion between technology and
our environmental nature as the HQ will be integrated into one of
Xiaomi’s flagship concept stores, blended in with shorelines of the
blooming Shenzhen port city. The structure resembles a Rubik's
Cube with a 360-degree LED screen surrounding the building’s
podium, representing Xiaomi’s success and aspirations for the
future.
Nestled in the heart of Houhai Financial and Commercial
Headquarters Base, one of the key development areas in
Shenzhen, Xiaomi Shenzhen International Headquarters and
Xiaomi Home, the company’s flagship store, will become

The architects wanted to design a more "flexible and modular
environment that can be adapted to suit the ever-changing
technological landscape".
“The inspiration for the design comes from the focus on
technology and sense of wonder that Xiaomi brings to the
public. The interior layout of the ‘Mi Rubik's Cube’ is based on
architectural circulation and guides the interaction and integration
of various program spaces, while the exterior concretely
represents the unremitting innovation and collaborative spirit of
Xiaomi's culture and mission,” said Peter Schubert FAIA, Design
Partner at Ennead Architects.
Grace Chen, Ennead Architects’ Principal, said: “Our goal is
to design a more flexible and modular environment that can be
adapted to suit the ever-changing technological landscape.”
The ‘Mi Rubik's Cube’ will not only be the headquarters of
Xiaomi, but also a vehicle through that the public can understand
Xiaomi. We want to create an enduring home for cutting-edge
design,” she added.
The architecture features an elevated ground floor used as a
public space, with a LED screen wrapped around the podium. The
screens will display sensory experiences for visitors and passersby,
projecting Xiaomi’s work and adding vibrancy to the cityscape
of Shenzhen.
Above the podium, the “Mi Rubik’s Cube,” an architectural
massing that reflects the work performed by Xiaomi’s designers
and engineers, creates a sense of upward movement, as if the
tower were floating above the city. The ground floor is elevated
to the second floor, allowing the ground-level spaces to be
"released" back to the city.

Trinity Wellnessa is Malaysia’s first
wellness-centric project with
triple-layer security system
First phase recorded 100 per cent take-up rate. Now
second and final phase launched
Following the success of its first phase launch of 237
units, which saw a 100 per cent take-up rate, the
second and final phase of Trinity Wellnessa was
launched on 14 April 2022 by boutique property
developer, Trinity Group Sdn Bhd. Designed as a
new-age condominium that offers residents an allround
wellness experience, Trinity Wellnessa hopes
to provide residents with a holistic wellness experience as they
gradually move into the post-pandemic stage.
Occupying a 3.9-acre freehold land in Beverly Heights
(Ampang), Trinity Wellnessa has a gross development value of
RM315 million and will comprise two 30-storey towers with 463
units in total. The units will have three or four bedrooms and two
or three bathrooms and built ups of 1,008 and 1,286 sq ft, with
the latter being dual-key units.
The condominium’s concept, design and offering is centered
around three key wellness pillars which is encapsulated in its
signature Triple Protection System. The first pillar - Contactless
Technology combines wellness and technology to offer residents

The final pillar and one of the highlights of the property is the

be enjoyed by all residents without leaving the comforts of their
home. The two main key features at the development are the
floating cinema and co-working lounge.

UNStudio Wins Competition for
Mixed-Use Tower in Dusseldorf
UNStudio revealed a
mixed-use high-rise
building design in
Dusseldorf (Germany)
integrated within
the new Belsenpark
masterplan. The
tower, designed in collaboration with
OKRA Landscape Architects, results
from an international architecture
competition held by private developer
Pandion and features a diverse ground
floor programme tied together by a
pocket park. The project integrates
prefabrication and modular design, thus
reducing the building’s environmental
impact.
The project adapts to the grain of the
surrounding built environment through
the provision of two additional lowrise
buildings that, together with the
tower, coagulate with a park and foster
community interaction. The high-rise
building offers office spaces on the lower
floors with residential units above, while
the two low-rise structures comprise costcontrolled
housing. The design is based
on modular planning and prefabricated
components for the supporting structure,
the facade and building services.
The facades are designed with noise
pollution, views and sunlight levels taken
into consideration. Around the residential
units, the facades showcase an interplay
of loggias and bay windows that echo
the rhythm of the apartments while also
incorporating biophilic design elements.
On the sides of the building facing the
elevated street, the apartment loggias
feature sound-reducing baffle panes.
Located on one of Dusseldorf’s eastwest
green corridors, the project is a
critical link within the network. Therefore,
the landscaping connects to smaller green
areas in the neighbourhood and features
a sustainable water management system.
The design also proposes a main water
feature that doubles as a detention basin
during extreme flooding.

Mixed development project,
Alfa Bangsar, to launch in
Kuala Lumpur’s affluent neighbourhood
City Motors Group of Companies, more popularly
known as the distributor for Alfa Romeo cars,
has brought its passion for fast cars to property
development, aptly calling their latest project,
Alfa Bangsar.
The freehold RM450 million mixed
development, located at the tail end of Jalan
Maarof in the affluent Bangsar neighbourhood, comprises
a 42-storey tower housing 178 “limited edition” serviced
apartments, commercial offices and an upscale hotel. The
residential units are priced from RM700,000 onwards and the
entire project, mid-way in construction now, is expected to be
completed by 2023.
During the recent launch of the project at the Alfa Bangsar
Sales Gallery at Kompleks Wan Kien, Petaling Jaya, Works
Minister Datuk Seri Fadillah Yusof, who officiated at the event,
praised the developer for its bold move to launch amid the
COVID-19 pandemic, and commented that the construction
industry needed a boost in order to spur the country’s economic
recovery. Also present at the event were City Motors’ executive
chairman Datuk Foo Wan Kien and CEO Terence Chia. Other VIP
guests include the Perak chief minister Tan Sri Mohamad Tajol
Rosli Ghazali and deputy education minister Datuk Mah Hang
Soon.
“By virtue of its name Alfa that takes after the renowned Alfa
Romeo brand, we are duty-bound to uphold the definitive quality
the automobile brand and that’s how we want to position the
corporate profile of City Motors Group as we grow in future,”
Chia said.
City Motors, despite its association with the automobile
industry, has been active in property development for the
past 40 years, with projects ranging from affordable housing
to residential apartments and townships. It has completed 10
projects with a gross development value of RM604.5 million
and will soon be starting on its next major project, a high-end
serviced apartment at Bukit Bintang, within Kuala Lumpur’s
shopping belt.
Th Group has over 300 acres of landbank across Malaysia in
Penang, Kuala Lumpur, Perak, and Pahang that it will develop in
stages.

KNOWLEDGE BRIDGE
Creating communication and interaction between the
three fields of knowledge, capital and industry
The Knowledge Bridge located at the Isfahan
University of Technology, Iran, is designed by
Kalbod Studio Design with the objectives to
create an exhibition space, inclusiveness of the
bridge space and flexibility for various functions,
the symbolism of the bridge, and utilizing
traditional architectural patterns to preserve the
landscape of the city. The construction of the Knowledge Bridge is
to be completed by 2023.
In designing the bridge, the architect has tried to use not only
the Iranian people but also the international level, considering the
historical bridges of Isfahan province, especially the Khajoo Bridge,
which spoke as a symbol of culture and technology between
Isfahan bridges. It also has different functions and flexibility of the
bridge with climatic and user conditions, which is one of the goals
of this project. As a result, the project design process proceeds in
such a way that it is a bridge between technology and modernity
and the tradition of the region, both in terms of functional
structure, structure and form.
According to the surveys conducted in the bridges of Isfahan
province, the communication routes have not only been a
passageway for pedestrians, but also have pauses, gatherings and
occasional views, as well as people spending their free time. 33

called Saqakhaneh and in the middle of the bridge with the title
of Manzar Gahi (Shahneshin Room). In the architecture of the
bridges, symbols and arches such as gable arches and song arches

By examining and analysing the historical bridges of Isfahan,
the architect almost reach a common principle; the movement
and pause routes are considered with a correct rhythm and
appropriate to the user’s needs during the use of the bridge.

Now, considering the historical profiles of Isfahan and Khomeini
Shahr, we reach a pattern that corresponds to the correct form
and function in terms of geometry and is also in line with the
perspective of these two cities.
Due to the location of the site and close to the fourth ring
of Isfahan and the traffic of students of Khomeini Shahr and
Najafabad industrial and free universities and managers of various
industries, as well as being located on the main route Isfahan-
Tehran from the route and proximity to industrial factories and
educational centres and institutions, the architect tries to design
the communication route between the Technology Trade Center
and the Museum Garden in a German way in order to attract
people, investors and students in the field of technology.
In the urban plan, the organization and placement of
functional spots suitable for the needs of students and professors
around the University of Technology has not been defined;
student conference to use and perform various functions to
strengthen and revive the texture of the region. An effective axis
for connecting highway users to the connecting urban element,
which at the same time has a flexible urban spatial quality with
gallery spaces, has been considered by the designers in the
project design. In the whole project plan, various and parallel
functions are placed next to each other, which have the possibility

select and organize land uses will also be flexible depending on
environmental and cultural conditions.
In the design of the bridges, reflective symmetry has been
used in such a way that by reflecting the view of the bridge on the
water surface of Zayandehrood river, a complete pattern has been
created, which has evolved in the inner covering surface of Sheikh
Lotfollah dome.
In the project, by considering various sections that are
repeated along the bridge, an attempt has been made to design
maximum dynamic and flexible spaces so that the user, in addition
to using exhibition spaces at different times, uses various spaces
such as central courtyards, cafes and restaurants. These central
courtyards are designed with the aim that the exhibition needs
spaces in crowded times that can accommodate a population and
be used by users with different quality from the exhibitions and

our forefathers sweating it out in
this tropical heat showed us how to

which could have a difference of between 1-7 degrees higher than
outlying areas, the US EPA’s site explained.

THE FLUIDITY 2.0 HIGH-RISE
to blend in with the Swiss Alps
The Fluidity 2.0 High-Rise is a mega luxury hotel
and office hybrid tower, created to integrate and
complement the Swiss Alps landscape with a new
“organic” architecture.
Designed by Mariana Cabugueira Custodio
dos Santos, an architect and urban designer
from Portugal, the tower stands at 250 metres in
height and boasts 1,200 square metres of average floor area.
The magnifient tower aims to blend its twirling form and
open-air spaces with the surrounding Swiss landscape. The highrise’s
iconic semi-open levels on the ground floor span over the
surrounding nature with the goal to extend the green and fresh
environment to the upper levels of the luxury Hotel and office.
The first five storeys serve as multi-level public lobbies,
namely the reception areas; open-air meeting rooms; bars; and
a library. These public areas are semi-open to the surrounding
landscape, framing the Alp’s mountains with an arching tower
facade and stretching across the ground pools and green drop-off
areas.
The panoramic lifts are the centrepiece of these five openair
floors, connecting all public ground and top level, offering a
360-degree view from the Tower Core to the Swiss Alps.
The Tower is split by four main core units, symmetrically
disposed and connected by a mega twirling glass facade. The
twisting facade is supported by a metal space frame structure,
arching on each four entrances, and subsequently tied to the
tower vertical main structure.
The top of the tower displays a three-storey-high sky garden
and winter terraces, with colours and flowers flourishing all year
around and a high-end restaurant.

The Museum of the Future, by Killa Design, is 77m high
and built without a single column.

Looking at it peeking through the Dubai skyline, it feels
clear that the Museum of the Future was not designed
to be subtle; rather, it was designed to celebrate and
shout about human achievement and the innovation
that guides humankind into the future.
Housed in a suitably eye-catching building,
rounded, gleaming and adorned with Arabic
calligraphic inscriptions, this new cultural destination in the
United Arab Emirates (UAE) turns the idea of a museum on its
head. Instead of being a home for historical artefacts, it is an
experimental space, hailed as a hub to inspire the future of
humanity.
The brainchild of the Dubai Future Foundation and architect
Shaun Killa of Killa Design, the project will house a permanent
exhibition of human technology and creative thinking; and it opens
its doors to the public on 22 February 2022.
The building was conceived by Killa ‘as an architectural and
cultural icon’, and it’s true that its striking, shimmering volume is
as memorable as it is dramatic. The architect composed its flowing
form using computer-aided design, harnessing state-of-the-art
technology in volume shaping and futuristic visions of architecture
to achieve his goal. The result is an impressive 77m high, sevenstorey
toroidal structure built without using a single column.

The glistening structure is clad in stainless steel panels
manufactured by robots that produced the pattern that makes
up its skin – lines of Arabic calligraphy representing three quotes
on the future by His Highness Sheikh Mohammed bin Rashid Al
Maktoum, vice president and prime minister of the UAE and ruler
of Dubai. These say: ‘We may not live for hundreds of years, but
the products of our creativity can leave a legacy long after we are
gone’; ‘The future belongs to those who can imagine it, design it,
and execute it. It isn’t something you await, but rather create’; and
‘Innovation is not an intellectual luxury. It is the secret behind the
evolution and rejuvenation of nations and peoples’.
Made using technologically advanced building methods,
the Museum of the Future also employs modern sustainable
architecture strategies, such as solar power (the structure
is powered through its own dedicated solar park). Inside, a
multipurpose hall sits at the core of the building, surrounded by
further spaces including a lecture hall, innovation laboratories for
health, education, smart cities, energy and transportation, and
permanent exhibition areas.
“The Museum of the Future is a ‘living museum’, constantly
adapting and metamorphosing as its very environment drives
continual and iterative change to its exhibits and attractions,”
says Mohammed Al Gergawi, UAE minister for cabinet affairs and
chairman of the Dubai Future Foundation.
“The museum brings together futurists, thinkers, innovators
and the public in a testbed of ideas that define the world of the
future and shape the way we interact with our world to come,” he
added.
