IM GROUP’s Inkmaker joint ventures
with Longtec in China
Inkmaker Shanghai, the Chinese subsidiary of the recently
rebranded IM GROUP (formerly Inkmaker Group), has announced
the establishment of a joint-venture company in China called
“Inkmaker Intelligent Systems (Shanghai) Ltd Co” with Zhuhai
Longtec Corp Ltd, better known as Longtec.
The new JV partnership is aimed specifically at the paint and
coating, ink and chemical manufacturing industry in China and will
focus on formulation related applications; dispensing, dosing, MES
(Manufacturing Execution System), weighing, tinting and filling.
Inkmaker Shanghai Ltd Co, established in 2004 by Inkmaker
Srl (Italy) and Inkmaker Asia Sdn Bhd (Malaysia), is an already
recognised manufacturer of integrated and automated dispensing
systems for the above-mentioned fields in China.
“Inkmaker Shanghai will continue, as before, retaining its
existing clients directly and agent network in various market
segments of China. Yet in addition, this JV offers both companies
a turbo boost,” said Lau Kar Seng, General Manager of Inkmaker
Shanghai and board member of IM GROUP.
“Our objective for forming a JV company is to significantly
increase our market reach and presence by getting closer to
China-based clients and to offer a combined strength through
various approaches, namely by customising clients’ technical
requirements; by providing project management support; by
innovating products to fit all ranges of ROI; by offering higher
value (not price) products; and finally, by offering our reliable after
sales support,” Lau explained.
“Inkmaker, which is essentially the founding member of
IM GROUP, is the only European dispensing-system manufacturer
to have an assembly plant in China. This alone has gained them
significant inroads into the Chinese market, where they are now
recognised as a trusted leader, within their industries. Their
reputation and quality, backed by their products and renowned
software, precedes them, and for us it is an honour to JV with
them,” said He Xiao Dong, owner of Longtec.
“With Longtec’s involvement – through our network and
capacity to provide intelligent factory solutions within our
industries – we are perfectly matched to complement each other’s
products and services,” He added.

Board, Zhuhai Longtec Corp Ltd is committed to the research
and development of embedded intelligent control and process
measurement products in instrument devices, Human-Interface
devices, Software and Automated Process Equipment in various
industrial fields.

with the formation of Inkmaker Intelligent System (China) Ltd

The upgraded products include
Spot-less Plus, an excellent low sheen
indoor stain repellent paint; and Vinilex
Fresh Plus, a smooth matt finishing paint
with low odour and good washability
properties ideal for interior walls. They
will complement the existing VirusGuard
mid sheen paint, which resist mold and
fungus growth and providing ultra-low
VOC, superior washability and long lasting
colours.

Technology, the newly improved anti-viral
and anti-bacterial coatings can destroy
microbes with high efficacy and proven
from lab-test reports by Antimikrop
R&D and Biocidal Analysis Laboratory
to be 99.9% effective against harmful
viruses and bacteria on painted surfaces.
The technology inhibits the spread of
viruses and bacteria through a three-step
approach – destroying the viruses and

paint film, making it the first anti-microbial
paint formulated with anti-viral and antibacterial

disease (Coxsackievirus A16), and bacteria

IEC+ joins IM GROUP
Global technology leader IM GROUP has announced that IEC+ srl,
the mechanical engineering specialist renowned for its design and
manufacturing of dispersing, grinding and mixing equipment as
well as complete engineering studies and turnkey solutions, has
joined its ranks.
The much-awaited announcement, which was filmed on
location at IEC+’s headquarters in Travesetolo in Parma, Italy
as well as at Inkmaker in Shanghai, China and at IEC Plant
Engineering’s headquarters in Kuala Lumpur, Malaysia, marked
the Group’s closing quarter of 2021. This significant chapter, in
IM GROUP’s evolution, rounds off a series of events and activities
for the Group (previously Inkmaker Group), making it its most
eventful year to date.
The decision to announce the joining of IEC+, six months
after IM GROUP’s launch, was based on a two-pronged strategy.

Bentley Systems and SMRT Trains collaborate to
improve safety and reliability of metro rail services
in Singapore
Bentley Systems Inc., the infrastructure engineering software
company, and SMRT Trains, the pioneer Mass Rapid Transit
(MRT) operator in Singapore, have successfully completed the
implementation of a Predictive Decision Support System (PDSS)
for Singapore’s North-South and East-West lines, the oldest
MRT lines in the country. SMRT Trains’ PDSS, which is based on
Bentley’s AssetWise Linear Analytics, contributes to improving
the reliability of the two lines across 282km of track and has
helped SMRT Trains achieve more than one million kilometres
between failure (MKBF). MKBF is a measure of reliability used by
train operators around the world, where a failure is defined as a
service delay of more than five minutes. Following this success,
SMRT Trains has started implementing the PDSS solution on the
Circle Line (CCL) in Singapore.
Bentley Systems and Strides Engineering, previously SMRT
Services and a business arm of SMRT Corporation that provides
a range of station-based engineering services, have recently
announced the signing of a Memorandum of Understanding
(MoU) to jointly market a rail predictive maintenance solution
in the Asia Pacific region. The MoU establishes a partnership
between the two companies that combines strong technology
expertise and rail operational capabilities to help urban rail and
metro operators. Under the terms of the MoU, both organisations
will market a rail predictive maintenance solution that visualizes
all rail asset information and manages, monitors, and analyses
rail conditions. Bentley Systems will continue to sell, implement,
and support its AssetWise solution while Strides Engineering
will market and deliver its domain experience and add-on
applications for track maintenance.
Lam Sheau Kai, President of SMRT Trains, said, “Leveraging
technology and taking pre-emptive actions are two very
important components in the plan to help us improve and
maintain rail reliability for the train lines SMRT Trains operates.
PDSS represents both components, and its successful
implementation for the North-South and East-West lines has
given us much confidence to scale it for the rest of our lines.”
President of Strides Engineering Gan Boon Jin commented
that the company’s collaboration with Bentley Systems on
the PDSS “demonstrates a firm partnership in combining
strong domain and rail operational capabilities with proven
technological expertise. The PDSS will enhance and optimize
decision-making in rail maintenance. We look forward to bringing
the best practices and results of PDSS to other train operators in
the region.”

ARCHIDEX Online launches digital platform for
industry players
The International Architecture, Interior Design & Building
Exhibition (ARCHIDEX) has officially launched ARCHIDEX Online
on 3 November 2021, an immersive virtual platform upon
ARCHIDEX’s 21 years of strong physical presence.
With the aim to facilitate the forging of new ties and
strengthening established ones in the architecture, interior
design and building industry, the platform was created to meet
the evolving needs of their customers. This is also in line with
the radical shift into digitalisation that has affected everyone
across the globe as a result of the pandemic, and will bring about

1 October 2021.

City Expo Malaysia (CEM) 2021, organised by Nextdor Property
Communications in partnership with Malaysian Institute of
Planners (MIP), was officially launched on 8 November 2021,
opening its virtual doors to the public.
CEM director Imran Clyde in his speech said Nextdor’s
partnership with MIP was born from a vision to better Malaysian
cities as they mimic an intricate ecosystem, and it is crucial to
consider the impact of every decision that goes into city planning.
“Decisions made today can have significant, far-reaching
impacts so it’s important to think about how we plan, design and
manage our cities. We now have the tools, however we need as
many citizens and stakeholders to come on board to explore and
connect with us to look for ideas and solutions to tackle urban
issues,” he said.
CEM 2021 consists of 16 urbanism themes that revolve around
sustainability, emphasising diverse objectives ranging from
liveability to low carbon city. The month-long exhibition will see
over 120 presentations by speakers from around the Southeast
Asian region throughout its five-day forum, as well as five local
and international events, most notably the Placemaker Awards
ASEAN (PAA) 2021.

The pair of high-rise residential tower blocks will be constructed
amidst the original backdrop of five four-story heritage buildings
created in the Art Deco-style amongst the historical KTM Rail
Coordinator area. The Avenue South Residence symbolizes
ADDP Architects’ ability to fuse futuristic and ecologicallyconscious
modern housing while paying homage to the heritage
of Singapore. This live-work-play concept aims to provide

a new, innovative residential product while preserving the
neighbourhood’s verdant nature and its green spaces.
Both skyscrapers will be built using Prefabricated Prefinished
Volumetric Construction (PPVC), which the studio believes will
make the 200-metre-high skyscrapers the tallest buildings built
using substantial amounts of prefabrication. The studio estimates
that around 80% of each housing module will be built off-site, with
waterproofing, tiling, painting, glazing, cabinetry, plumbing and
electrics completed before being delivered to be “stacked and
joined together on-site”. This will greatly reduce the construction
time required on-site and enable the project to reduce wastage
both on-site and off-site with better control of the production
processes through a central materials and logistics platform.
Large amounts of prefabrication had to be used for the
skyscraper as the government had determined that PPVC had
to be used on the site where the Avenue South Residence will
be built. “To raise construction productivity and fundamentally
change the design and construction processes, the industry is
encouraged to embrace the concept of Design for Manufacturing
and Assembly (DfMA), where construction is designed and
detailed for a substantial portion of work to be done off-site in a
controlled manufacturing environment,” said the studio.
“The site of the project was selected and set a minimum level
of use of PPVC, where this aligns with government's initiative
to improve construction productivity by up to 40% in terms of
manpower and time savings – depending on the complexity of the
projects.”

The architecture studio expects to see a variety of benefits for
using prefabrication to construct the skyscrapers over traditional
methods. This will encourage a better construction environment
as the bulk of the installation activities and manpower are moved
off-site, it minimises dust and noise pollution and improves site
safety. Additionally, it will enhance project quality control. Offsite
fabrication in a controlled factory environment can produce
higher quality end products.
The prefabricated units will contain 1,074 residences and
be broken up by a series of 16 “pocket sky terraces” and larger
communal terraces on the 19 th and 36 th storeys. The distinct
56-storey tall twin towers are characterized by their pristine
elegance and sharp lines coupled with rhythmically located
pockets of sky terraces.
Avenue South Residence will have full and unique facilities,
which includes a guardhouse, clubhouse, function room, indoor
gym, tennis court, 50m swimming pool, sun deck, BBQ pits &
children’s playground.
Upon its completion, the towers will overtake another pair of
residential buildings in Singapore – the 140-metre-high Clement

Zaha Hadid Architects has been selected to build the
new Shanghai campus of China Energy Conservation
and Environmental Protection Group (CECEP), which
will utilise renewable energy technologies and
recycled materials.
The mixed-use campus will be built in northeast
Shanghai beside the Huangpu River, taking the form of three
interlinked towers with leisure facilities and an urban park at its
base. The design has been led by Zaha Hadid Architects’ director
Patrik Schumacher and encompasses a number of sustainable
features that the studio claims will make it the city's the ‘greenest
building’.

Rating – China's green building evaluation standard – which is the
highest score for any building in Shanghai.
The architecture firm explained that the new CECEP campus
in Shanghai has been designed to be the greenest building in the
city with sustainability embedded into every aspect of its design
and construction. "The 2.3-million-square-foot project sets new
benchmarks for the city in energy conservation, energy efficiency
and sustainability," said the firm.
“The new project echoes CECEP's commitment to
environmental education by creating vital new public spaces
for its staff and neighbouring communities to enjoy the natural
world."
Passive design and renewable energy play key role
The campus' towers are imagined as a series of interlocking rings
that are intended to reduce their visual impact. Their massing
was developed by the studio to optimize their orientation and
building's façade-to-floor ratios so that passive design principles
could be integrated to limit energy consumption.
Thermal mass and external solar shading will be used for
heating and cooling in tandem with waste-heat recovery systems.
The thermal ice storage will produce ice during the night and
then be used for air conditioning the next day – reducing energy
demand during peak daytime hours.
Other key sustainable measures in the scheme will include
the installation of solar photovoltaics on rooftops and as cladding
throughout the campus, which will be connected to battery
storage and an on-site micro-grid. Rainwater harvesting will
be used to irrigate expansive green spaces and landscaping
throughout the scheme.
Prioritizing local and recycled materials
The materiality of the campus is yet to be disclosed, though Zaha
Hadid Architects is committed to using recycled materials and
prefabricated components in its construction. Prefabricated
elements will also be used and these will be manufactured locally
in an effort to support the local economy and help to reduce the
embodied carbon of the scheme.
As part of the project, Zaha Hadid Architects will also overhaul
an existing industrial building on site built in the 1930s. Named the
Shanghai Minghua Sugar Plant, the riverside factory will be used
as a space to host CEPEC's education and community engagement
programmes.
Energy usage optimized by 5G network
CECEP Shanghai Campus will be complete with an intelligent
building management system. Reliant on a 5G network, it will
automatically monitor and react to changes in internal conditions
such as temperature, natural daylight, or the number of occupants
to help reduce energy consumption. This system will also
incorporate biometric security systems that will allow staff and
visitors to enter the building without having to touch potentially
contaminated communal surfaces.

greenhouse gas emissions (net
zero), according to a recent report published by Marsh and Guy
Carpenter, both businesses of Marsh McLennan, the world’s
leading professional services firm in the areas of risk, strategy and
people.
The report, Future of Construction: A Global Forecast for
Construction to 2030, written with Oxford Economics, a global
leader in economic forecasting and analysis, provides a view
on the future of construction as the industry recovers from the
unprecedented effects of COVID-19 and the key drivers shaping
its future over the next decade.
According to the report, global construction output is
expected to grow by 6.6% in 2021 and by 42% by 2030, driven
largely by government stimuli and the demand for residential
construction. However, as the sector grows so too does the risk
of greater pollution and waste. Construction and the wider built
environment currently accounted for around 40% of the world’s
global greenhouse gas emissions.

The report also states that climate change and the race
to net zero are arguably the greatest challenges that face the
construction industry. The need to radically reduce the amount
of carbon embedded in new construction will drive the growth
of a deconstruction industry that reuses huge existing urban
stockpiles of construction materials.
The report then elaborates that in 2020, environmental,
social, and governance (ESG)-related capital for infrastructure
grew 28%, which was largely due to a flow of fundraising into
sustainability-related strategies. Given that significant equity
is usually allocated to infrastructure by major construction
companies and developers using their own corporate balance
sheets, opportunities exist for those companies that develop new
technologies, designs, and processes.

In Malaysia, the construction sector is expected to remain
subdued in the short-term despite the government’s revival
of some mega infrastructure projects such as the East Coast
Rail Link (ECRL) project and LRT3. The sluggish property
market, led by a large volume of unsold private houses amid
weak housing demand combined with a high level of office
vacancies, continues to be a drag on construction investment.
Nonetheless, we still expect a pickup in the latter half of the
forecast period as excess capacity is gradually being absorbed
amid still respectable economic growth. Furthermore,
Malaysia’s favourable demographics will aid longer-term
growth, particularly in the residential sector.

SAN GIORGIO BRIDGE
The highly-anticipated motorway bridge in Genoa finally opened to regular
traffic, nearly two years after the collapse of its predecessor, Ponte Morandi.
The Viadotto Genova-San Giorgio, also known
as Genoa San Giorgio Bridge, is now opened to
regular traffic.
Designed by renowned Italian architect Renzo
Piano, the 1,100-metre-long concrete and steel
viaduct carries four lanes of the A10 motorway
across the Polcevera River in the northwestern
city of Genoa. The Genoa San Giorgio Bridge is the replacement
for its predecessor, Ponte Morandi, which collapsed during a
heavy rainstorm on 14 August 2018. The tragedy, one of the worst
infrastructural failures in modern Italian history, claimed 43 lives,
injured more than a dozen, and left hundreds homeless.
The design and build of the new US$220 million replacement
bridge over the Polcevera River and the area of Val Polcevera
was completed in less than two years following round-the-clock
construction.
“Its rapid reconstruction aims to become a model for the
renovation and adaptation of Italian infrastructure with a high
social, economic and strategic significance,” said Piano’s studio
Renzo Piano Building Workshop.
Described by the studio as an “urban bridge”, the bridge’s
deck is supported by 18 slender reinforced concrete piers spaced
50 metres apart except in the central section where they are
separated by 100 metres.
Each of the piers has an elliptical section designed to allow
the light to “slip” on the surface and help mitigate the impact on
the neighbourhood below. The piers support a steel and concrete
deck that is isolated by a system of support devices that are
designed to protect the structure from seismic activity.
According to Piano’s studio, the underside of the deck
is curved to be reminiscent of the form of a ship. “From an
architectural point of view, the form described by the deck, which

recalls the hull of a ship, is of great importance,” said the studio.
The studio also added: “The gradual reduction of the section
towards the ends of the bridge attenuates the visual impact
of the new infrastructure. In addition, the use of a light colour
for the coating of the steel elements makes the bridge bright,
harmonising its presence in the landscape.”
Along the sides of the bridge deck are a series of metal fins
that extend from the bridge’s steel structure along with rows of
photovoltaic panels that will power its lighting and a 2.5-metrehigh
protective glass barrier.
“The transparency of the glass and, consequently, the extreme
visual permeability that derives from it, makes it possible to
observe the surrounding landscape by crossing the new bridge, as
well as lightening its presence in the valley for those who will live
it from the city,” said the studio.
Described as an “intelligent instrument” by the studio the
bridge will be continuously monitored using a system of internal
sensors including accelerometers, extensometers, velocimeters,
inclinometers and detectors for joint expansion. These sensors
will be supplemented by robots, which runs along the rails on the
bridge’s edge to monitor the superstructure externally and will
also clean the photovoltaic panels.
The Genoa San Giorgio Bridge replaces the Ponte Morandi,
a cable-stayed bridge that was erected in 1967. Nicknamed in
tribute to its famed structural engineer, Riccardo Morandi, the
busy viaduct served as both a crucial transportation link in the
Liguria region and an enduring architectural landmark for Genoa,
Italy’s sixth most populous city. Considered a marvel of modern
engineering, the bridge was a soaring point of pride, literally, for
Genoa. The Ponte Morandi was fully demolished in June 2019.
As part of the plan to rejuvenate of the area under the collapsed
bridge, Milan-based architect and urban planner Stefano Boeri has
designed elevated walkway as part of the Polcevera Park and The
Red Circle masterplan.

industry, the pre-painted galvanised steel (PPGI) is
a popular choice for its lightweight, appearance and high anticorrosion
features. PPGI is a type of colour coated steel, widely
used in building materials such as awning, roofing, cladding, wall

PPGI comes in a wide variety of colour choices, making it more

Some also tend to think that concrete
and aluminium are just as durable.
However, in reality, PPGI still stands out
when it comes to strength and durability.
PPGI provides a better weight-to-strength
ratio in building compared with
aluminium, which is much lighter than
steel. During relocation, structures
made with PPGI is not likely to break
or bend when it’s being taken down
or moved, and can be reused in a new
location or even recycled. In this case,
concrete structures are not movable
without proper reconstruction work and
require more works to recycle.
One may ask if steel is only good for
industrial projects or buildings. Being

Abraj Al-Bait
The government-owned megatall complex, Abraj Al-Bait, has
the world’s largest clock face. Also known as the Makkah Royal
Clock Tower, it is the fifth tallest freestanding structure and the
most expensive building in the world. The top of the tower has
a 4-faced clock (400 metres above the ground), visible from 25

Shanghai Tower
One of the world’s most stunning architectural marvels, Shanghai

THE LATTICE HOUSE

The Lattice House, designed by architecture studio
The Design Alley, is a mixed-use development
(commercial and residential) located on a busy
commercial street in the town. The site is located
on one of the busiest streets in an upmarket area
of the city; it is a densely populated commercial
area with the central bus stand, temples, banks
and hospitals in the vicinity. The architect was initially faced
with the challenge of designing a multifunctional building on a
moderate size plot of 3,500 sq ft where the commercial part makes
the most out of the business opportunities in the area, and at the
same time, the residential floors can enjoy privacy and serenity
devoid of the outside hustle bustle.
With the ground, first and second floors of the building
intended for commercial use, the grid has to be flexible as the
business occupying it was not initially decided. A restaurant and
lodging came later into the picture and the interior was designed

abode; the homeowners, being busy in their profession most of the
time, wanted a minimalistic and low maintenance decor for their
home.
The interconnectivity between both the residential floors is
the most important yet tricky criteria. Due to space constraints,
there is no other option but to continue the staircase and make
it appear like an internal one. On the third floor, the staircase is
connected to the entrance lobby that leads into the formal living
room. The lobby also gives a peek into the informal living room by
means of a semi-openable partition. The pivoted shutters of this
partition along with the patterned flooring bring in a play of vision
and depth. The formal living room is a double-height space with
terracotta jali façade on the southern side balcony that gives a
panoramic view of the city.
The informal living is a vibrant and cosy family space, again
double-heighted, so as to connect with the upper floor of the
house. A chequered storage unit divides this space from the
kitchen and dining, while a pivoted partition gives a glimpse of the
entrance foyer. A huge double height window brings in the eastern
light while a silent wall forms the backdrop for the TV unit. The
furniture, accessories and some indoor plants add a pop of colour
to this otherwise serene space.
The kitchen is the central space in the house, which has
visual connectivity to the entire house. The free standing cooking
platform in the centre lets the user enjoy the surrounding space
rather than making it feel like a daily chore. A compact and vibrant
dining table graces the centre of the kitchen. Adjoining the kitchen
is a small utility area and a small double height Mandir space with
skylight at the top that evacuates the hot air in a natural way.
The master bedroom is located at the northwest end of the
house. A balcony with full glass lets in the northern light while
terracotta jali at the west cuts the harsh sun and lets the breeze
in at the same time. The decor is simple and serene. The toilet
attached to this bedroom is a lavish and luxurious one with a huge

to retain privacy.
The upper floor of the house mainly has two bedrooms. There
is a lounge in between that overlooks the informal living and also
the Mandir. A small balcony also peeps into the formal living. Thus,
every semi-private space in the house is visually interconnected. As
per the design brief, the terrace has to be designed as a socializing
space. The backdrop wall of the staircase tower is painted with
vibrant geometric patterns. The space is semi-covered by fabric
pergola that creates a play of light and shadow in the daytime. This
space has a relaxing, meditative vibe in the morning while it can be
converted into a get together or party place in the evenings.
The residence is designed to be minimalistic and climate
responsive. To achieve this, the material palette consists of Kota
flooring, terracotta screens that filter the harsh sun without
blocking the breeze. In the formal living room, terracotta jali
façade on the southern side balcony cuts the harsh sun and gives
a panoramic view of the city. The adjacent surface is cladded with
veneer; this actually is the rear side of a storage unit that divides
the living and bedroom. It acts as the wardrobe for the bedroom,
while in the living room; it becomes the backdrop for the seating.
The terracotta jali and veneer together render warmth to the
space. The southern sun filters through the terracotta jali to
create beautiful sciographical pattern on the veneer that keep on
changing throughout the day. The space is furnished with some
bold pieces of furniture.

Morden Wharf is the last piece of the
complex puzzle that is Greenwich
Peninsula, an opportunity area that
over the last twenty years has become
a symbol for ambitious regeneration,
architecture and socio-economic growth.
The mixed-use neighbourhood has
been developed by Dutch studio OMA for a 2.4-hectare site on
Greenwich Peninsula, adjacent to the Richard Rogers-designed
O2 Arena. Designed for real estate developer U+I following years
of design and consultation process, the main focus of the project
is to maximize the potential of the riverfront for public use and
access.
The masterplan for the new neighbourhood will introduce
1,500 homes, a mix of industrial and makers’ workshops, and
a landscaped park that stretches 275 metres along the River
Thames. OMA’s inclusion of makers’ workshops and industrial
workspace in Morden Wharf pays homage to the industrial
heritage of Greenwich Peninsula. The design of and entrance to
these spaces will be overseen by London studio Chetwoods.

tackle the deficit of open, green space in the area.
“Morden Wharf is designed to foster community and
has the right mix of uses to create a successful and vibrant
neighbourhood, all stitched together with a beautiful public
realm,” said OMA partner Reinier de Graaf.
“We have drawn design inspiration from Greenwich
Peninsula’s industrial heritage – from the warehouses and silos
that once sat on the site, to the iron lattice structure of the
gasholders,” he added.
“We have also looked back further, to the original marshland
landscape of the peninsula, and in creating the park and public
realms we are seeking to return the post-industrial landscape to a
more natural and ecologically diverse condition.”
Morden Wharf’s landscape design incorporates a number
of spaces for play and recreation, alongside a public square for
seasonal events and markets. The riverside park will feature a
small beach and be connected to the existing Thames Path, which
will also be upgraded and widened as part of the scheme.
While OMA intends for the neighbourhood to cater almost
exclusively to pedestrians and cyclists, there will be hidden,
underground car parking facilities. Alongside the proposed
makers’ spaces and industrial units, the masterplan will also
include office spaces dedicated to small enterprises and creative
businesses. These will also be overseen by Chetwoods, with some
housed in existing buildings on the site.

Morden Wharf’s housing design
includes approximately 1,500 residences,
35% of which will be deemed as affordable
and many will be developed for families.
Details about their materiality are yet to
be disclosed, though the homes will be
contained in towers with green facades to
“provide natural screening and improve air
quality”. The creative workspaces will be
housed in buildings with a more industrial
aesthetic. Proposed construction dates
for the scheme are yet to be revealed, but
plans were submitted for approval in June
2020.
As part of the project, Carmody
Groarke has also designed a boathouse
on an existing jetty, which is intended as a
permanent mooring spot for Gloriana, the
Queen’s Rowbarge.
