<strong>The</strong> pros and cons of<br />

building sites<br />

When selecting a building site weigh up your lifestyle, family<br />

needs and aspirations before signing up for any section.<br />

Those purchasing early on in the<br />

development of a subdivision will<br />

have more choice of section size and<br />

orientation to the street and sun. As the<br />

individual sites are sold, there may be<br />

less availability though this need not be a<br />

deterrent. With good design any building<br />

site can be made to work.<br />

Selwyn has experienced considerable<br />

growth in recent years. Sub-divisions<br />

have opened up and been built on, with<br />

new developments regularly coming on<br />

stream. Within these, section sizes vary<br />

from around 400 square metres upwards<br />

to 5,000 square metres. Lifestyle blocks<br />

are also scattered around the district.<br />

<strong>The</strong> size of the house and amount of<br />

yard desired will influence the feasibility<br />

of some building sites as will sun and<br />

wind direction, bearing in mind that a<br />

house can be designed to capture the<br />

sun’s free heat and allow for pleasant<br />

outdoor areas to enjoy.<br />

If the street side of the building site is<br />

north/north west, incorporating fenced<br />

or planted courtyards can offer private<br />

places to entertain and bask in the sun.<br />

Those wanting street presence or keen<br />

on gardening may prefer a corner section<br />

and while it might seem they offer less<br />

privacy, with strategic placement of<br />

fences quite the opposite can be the case.<br />

Weigh up your family’s needs in terms<br />

of the outdoor areas too. Do you want<br />

have a need for off-street parking for a<br />

number of vehicles and space for a boat,<br />

caravan or motorhome, which may need<br />

to be parked out of site of the street?<br />

How much lawn or garden do you want?<br />

<strong>Star</strong>t by identifying housing<br />

developments that you like and could see<br />

your family living in. Think also about<br />

the convenience of shops and other<br />

amenities, something that may or may<br />

not be a concern.<br />

Single out possible sections then talk<br />

with a designer or builder. Most building<br />

companies have a good selection of<br />

standard plans as a starting point and<br />

they will usually work with a client to<br />

modify a plan or draw up one that will<br />

work on a particular building site, whilst<br />

also containing the components the<br />

client is seeking within their new home.<br />

Before signing up for any building<br />

site, check the Council land zoning and<br />

recession plane requirements as well as<br />

covenants for the sub-division. <strong>The</strong>se will<br />

show not only how far from a boundary<br />

the house can be sited but also roof<br />

height, permissible building materials,<br />

and acceptable types of fencing, as well as<br />

what can be on view from the street like<br />

a clothes line, caravan or motorhome.<br />

Conducting your research first will save<br />

any frustration or hassles later.<br />

All sections are workable, it is simply<br />

a matter of choosing one that matches<br />

your specific needs.<br />
