„Enter the Loop World“ ist das Motto der
Shopping Mall LOOP5 in Weiterstadt
bei Darmstadt. Hier haben Eigentümer
und Managementunternehmen früh
erkannt, dass sich ein nachhaltiges Investment
in echtes Erlebnisshopping
lohnt. Gemeinsam mit der dan pearlman
Group wird an einem innovativen
Konzept für das LOOP5 gearbeitet,
welches sich in mehreren Phasen
innerhalb des Centers realisieren lässt.
In enger Abstimmung mit dem Auftraggeber
Jones Lang LaSalle fiel die
Entscheidung auf einen in Deutschland
neuen, konsequenten Retailtainment-
Ansatz, der für eine klare Re-Positionierung
des LOOP5 sorgt. In dieser
Pionierfunktion sind es hier also nicht
die Mieter, die die Neuerungen vorantreiben,
sondern das LOOP5 selbst,
welches als Shopping-Center damit
einen großen Schritt vom „House of
Brands“ zum „Branded House“ macht.
Damit definiert sich das LOOP5 im
Unterschied zu den meisten anderen
Shoppingmalls damit nicht mehr durch
die Stärke einzelner Händler, sondern
durch die Gestaltung und den Unterhaltungswert
des Centers selbst.

owners and management companies
recognized early on that a sustainable
investment in genuine experience
shopping is worthwhile. Together
with the dan pearlman Group, they
are working on an innovative concept
for LOOP5, which can be realized in
several phases within the center. In
close coordination with the client
Jones Lang LaSalle, the decision was
made in favor of a consistent retailtainment
approach that is new in Germany
and ensures a clear repositioning of
LOOP5. In this pioneering function,
it is not the tenants who are driving
the innovations, but the LOOP5 itself,
which as a shopping center is taking
a big step from a "House of Brands"
to a "Branded House". In contrast to
most other shopping malls, LOOP5 is
no longer defined by the strength of
individual retailers, but by the design
and entertainment value of the center
itself.

Auch die Verbindung der analogen mit der digitalen
Welt wird im LOOP5 erlebbar: Der „Walk of
Fun“ ist das Tor in die digitale Welt. Hier lassen
sich interessante Instagram- und TikTok-Spots
sowie Augmented- und Virtual Reality-Erlebnisse
entdecken. Darüber hinaus erhält das
Center auch fünf neue (virtuelle) Bewohner. Die
sogenannten „Loopies“ werden als liebenswerte
Maskottchen über eine VR-Anwendung für alle
Besucher erlebbar und erzählen die Story des
neuen Loop 5 auch digital weiter.

QR-Code mit dem Smartphone gescannt werden. So landet
es automatisch in der passenden Größe im virtuellen Einkaufskorb.
Ohne lästiges Schleppen finden sich die Bestellungen
anschließend in der personalisierten Umkleidekabine.

individual presentations of precisely selected looks, styled
down to the smallest detail. As soon as there is a certain
“vibe” between the customer and an item, the costumer can

of Mister Spex, the online retailer of
eyeglasses, sunglasses, contact lenses
and accessories, has thus far only
been available online. But the company
has already had initial success in combining
on- and offline realms through
a partner program with fixed-location
opticians, where customers can
have their vision tested and glasses
adjusted. With Mister Spex Stores,
the Berlin-based company combines
the best of both worlds. In devising
a strategy, dan pearlman was tasked
with creating a brand experience that
strengthens the brand and raises its
appeal with new target audiences.

Über Info-Boards, die den Mister Spex-Prozess erläutern, wird ein
direkter Bezug zum Online-Angebot hergestellt. Die Brillen sind analog
zu verschiedenen Suchfiltern im Webshop nach Formen sortiert,
die jeweils mit unterschiedlichen Gesichtstypen harmonieren. Dem
Kunden wird damit eine optimale Orientierung geboten und ein Umfeld,
in dem er selbstständig auswählen kann. Zu jedem Produkt findet
der Kunde eine Mitnahmekarte, die wichtige Informationen wie die
passende Gesichtsform, Marke und den Preis noch einmal aufzeigt.
The spatial communication strategy, featuring highlight presentations,
campaign images and easy-to-read information boards explaining
the Mister Spex process, creates the link to the online offerings. The
product range is organized according to types of glasses, each of
which fit a specific facial type. In addition, upon entering the store,
the customer is provided with a tablet that can be filled with four pairs
of glasses he likes best. Each pair of glasses comes with a card containing
important details on the right facial shape, brand and price.

wirkt sie wie ein Vorhang, der den Shop
für den Kunden optisch öffnet. Ein weiteres
Highlight ist die Lounge, die mit Sitzmöbeln
im skandinavischen Design sowie
Tablets und Magazinen zu Inspiration und
Information einlädt.

structures welcomes customers. Oak
combined with matt white and grey, and
accents in anthracite and green, create a
space that feels open, producing a modern
yet cosy atmosphere. The brand logo,
a stylized pair of glasses, is integrated
into the spatial concept and shows up
again on the back wall. The latter plays
a central role: its curved shape and indirect
lighting via a perforation pattern
give it the look of a curtain that is opening
up the shop for the customer. Another
highlight is the lounge, where Scandinavian
design chairs, tablets and magazines
welcome customers, inspiring them and
providing information.

Der Mister Spex Store soll vor allem auch der Vertrauensbildung
dienen. Die Beantwortung der Frage, wie sich Online-Prozesse offline
in den stationären Handel übertragen lassen, stand dabei stets
im Mittelpunkt der kreativen Entwicklung. Dafür war die Frage zu
beantworten, wie offline das Vertrauen der Kunden in Mister Spex
gestärkt werden kann, damit diese zukünftig auch das Internet als
Einkaufsalternative nutzen. Die primäre Aufgabe beim Design bestand
in der Integration von bestehenden Online-Angeboten und
Services in die architektonische Gestaltung von Store und Fassade in
Kombination mit einem stimmigen Farb- und Materialkonzept auch
im Rahmen der Möbel- und Flächenplanung.

sich in den Stores mittlerweile Gastronomie-Flächen,
es gibt komfortable
Lounge-Bereiche und arrondierende
und kuratierte Sortimente. Alle Anstrengungen
haben ein Ziel: die Aufenthaltsqualität
und damit die Aufenthaltsdauer
zu erhöhen.
Erfolgsfaktoren im Retail
Doch welche Voraussetzungen muss
ein Store mitbringen, um ein echtes Erlebnis
zu bieten und worauf kommt es
wirklich an? Ich denke, dass es selbstverständlich
ist, einen Store mit gutem
Licht, Sound, Duft, Interior und einem
außergewöhnlichen Angebot an Food
und Drinks ausstatten. Doch das allein
reicht nicht: Ich muss auch fragen,
was macht mich „unique“ also einzigartig?
Biete ich etwa einen Shoestore
mit dem Bronzebrunnen aus dem 18.
Jahrhundert an, um den herum Schuhe
anprobiert werden können? Oder bin
ich ein Outdoor Store mit einem virtuellen
Zoo für die Kinder, während
die Eltern an einer Knowledge Class
zum Thema „Plastic Free Lifestyle“
teilnehmen?
Erfolgsfaktor Mensch
Oftmals vernachlässigen Retailer bei
der Optimierung ihres Sortiments, der
Verkaufsflächen und Servicebereiche,
der Kommunikation oder des Eventkonzepts
gerne mal das Wesentliche:
die Menschen. Das Herz eines jeden
Stores sind schließlich die Menschen –
die, die ihn besuchen und die, die darin
arbeiten. Nur wenn meine Mitarbeiter
überzeugte Markenbotschafter sind
und ihren Job als befriedigend und erfüllend
empfinden, können sie diese
Botschaft auch zum Kunden transportieren.
Und nur wenn ich meine
Kunden gut kenne, ihre Wünsche und
Bedürfnisse verstehe, kann ich relevante
Mehrwerte und Erlebnisse für
sie schaffen. Und übrigens, in Zeiten
von Big Data, KI und predictive analytics
wird der Kunde mehr und mehr erwarten,
dass der Retailer ihn am Ende
besser kennt, als er sich selbst. Mein
Angebot muss also zur DNA meiner
Marke und zu den Mitarbeitern und
Wünschen und Bedürfnissen meiner
Kunden passen.
Erfolgsfaktor Mitarbeiter
In der Erfolgsformel „Mehr Erlebnis
pro Quadratmeter“ liegt natürlich
auch ein hoher Druck für die Mitarbeiter.
Als Schnittstelle zwischen Marke
und Kunde sind sie essentiell für den
Erfolg. Die größte Gefahr aller Optimierungen
auf dem Faktor Erlebnis
liegt also darin, dass Retailer langfristig
ihr Qualitätsversprechen in der
Fülle an Maßnahmen und Angeboten
nicht halten können. Die Themen
Gastronomie, Events und Services liegen
oft außerhalb der DNA der Händler.
Hier sind gezielte Schulungen für
die Mitarbeiter notwendig. Der Transformationsprozess
vom Verkäufer
zum Retail-Erlebnis-Manager muss
nachhaltig begleitet und gemanagt
werden. Hier kann der Retail von den
Grundsätzen des neuen Arbeitens,
New Work, lernen. Wenn die Transformation
gelingt, ist der Mitarbeiter
der Zukunft im Retail bestenfalls ein
echtes Multitalent. Er ist Gastgeber,
Barister, Trainer, Coach, Berater und
Verkäufer in einem.

Time is retail’s new currency. As a
retailer, you have to ask yourself the
core question how to create such
a precious place that customers
are willing to spend their restricted
leisure time at your store? More and
more retailers are looking for the
one of a kind experience factors
for their stationary retail space and
swear on the formula: more experience
per square metre – more sales
per square metre. That is why we find
integrated gastronomy, comfortable
lounge areas as well as well-curated
assortments in the stores. All efforts
are aiming at one goal: To increase
the sojourn quality and with it the
duration of stay.
Success factors in retail
So what are the preconditions a store
should fulfil to create a real experience
and what matters most? I think
it goes without saying to equip a store
with good light, sound, odour, interior
and an exceptional offer of food and
drinks. But that alone is not enough:
You have to ask yourself “what makes
me unique?”. Do I offer a shoe store
where people can try on the shoes
next to a bronze water well from the
18th century? Or are we a store for
outdoor gear with a virtual zoo to engage
kids while their parents participate
in a knowledge class on the topic
plastic free lifestyle?
Success factor people
Oftentimes, retailers ignore the essentials
when optimising their assortment,
retail spaces, services areas,
communications and event concept:
the people. The heart of every store
are the people – the people that visit
the store and the people who work
there. Only when your employees are
brand ambassadors and think of their
job as satisfying and fulfilling can they
transfer this message to the customers.
And only when you know your
customers well and understand their
wishes and needs can you create relevant
added value and experiences for
them. By the way, in times of big data,
AI and predictive analytics, customers
will increasingly expect that retailers
know them better than the customers
know themselves. Consequently, your
offer has to fit with the DNA of your
brand, with your employees and the
wishes and need of your customers.
Success factor employee
In the success formula “more experience
per square metre” lies of course
high pressure for the employees. As
touchpoint between brand and customer,
they are essentially involved
in your success. The highest risk in
optimising your experience factor is
in belying your promises of quality of
offers and means over time. Topics
like gastronomy, events and services
are often outside the DNA of a retailer.
Here, targeted employee trainings
are necessary. The transformation
process from a salesman to a retail
experience manager has to be sustainably
accompanied and managed.
Here, retail can learn from the principles
of new work. When the transformation
succeeds, then the future
retail employee is a real multi talent at
best. They are hosts, baristas, trainers,
coaches, assistants and salesmen all
in one.

In insgesamt 84 Marc O’Polo Stores
und Flagshipstores deutschlandweit
lässt sich das neue, von dan pearlman
konzipierte Retail-Konzept mit dem
Motto »Nordic Lifestyle« schon finden.
Dabei stellt der am 27. Juni 2013
eröffnete Flagshipstore am Berliner
Ku’Damm, von der DGNB e.V. mit
Gold zertifiziert, einen besonderen
Meilenstein dar. Hier zeigt sich
eine Altbauwohnung im nordischen
Design, die nicht nur Einkaufserlebnis
ist, sondern auch soziale und
ökologische Nachhaltigkeit abbildet.
Daraus ergab sich für das Team von
dan pearlman die besondere Herausforderung,
nicht nur die Charakteristika
des Gesamtkonzeptes auf der insgesamt
600m 2 Fläche der neuen Filiale
umzusetzen. Gleichzeitig mussten
für eine erfolgreiche Zertifizierung
vielfältige Kriterien erfüllt werden, die
durch die Deutsche Gesellschaft für
Nachhaltiges Bauen e.V. erarbeitet
wurden und ein Pilot-Projekt im Bereich
Retail darstellen. Das goldene
Zertifikat der DGNB e.V. stellt für Marc
O’Polo eine besondere Auszeichnung
dar, die wie die fünf anderen beteiligten
Retail-Unternehmen der Nachhaltigkeit
einen besonderen Stellenwert einräumen.
Das überzeugte auch die Jury
des Green Product Award: 2015 wurde
das nachhaltige Konzept mit dem bekannten
Preis ausgezeichnet.
The new, dan pearlman-conceived
»Nordic lifestyle« retail concept already
graces eighty-four total Marc O’Polo
stores and flagship stores throughout
Germany. Even within this context, the
flagship store on Ku’damm in Berlin,
which opened on June 27, 2013 and has
been certified with gold by the GSC,
represents a special milestone. The
classic flat in Nordic style is a shopping
experience that also stands for
social and environmental sustainability.
The dan pearlman team faced both
the special challenge of implementing
the new retail store’s overall concept
and features within a 600 sqm space,
as well as satisfying the various criteria
developed by the German Sustainability
Council in order to receive certification.
The pilot project is a first in the
retail realm. Like the five participating
retail-companies, with the gold certificate
by the GSC, Marc O’Polo places a
particular importance on sustainability
and is honoured to be awarded for its
effort in this field. In 2015 the sustainable
concept was awarded with the
Green Product Award.

Der Marc O’Polo Flagshipstore Berlin am Ku’damm erhielt im Rahmen
eines Pilotprojektes von der Deutschen Gesellschaft für Nachhaltiges
Bauen (DNGB) das DGNB Zertifikat in Gold für Nachhaltigkeit. Gemeinsam
mit Marc O’Polo, einem Unternehmen das Nachhaltigkeit
fest in seiner Unternehmensphilosophie integriert hat, ist es gelungen,
die strengen Kriterien des DGNB umzusetzen und erstmals Standards
für nachhaltiges Bauen im Bereich Innenarchitektur zu entwickeln.

Im Vordergrund stehen dabei Aspekte wie ökologische, ökonomische,
soziokulturelle, technische und prozessuale Qualitäten. Eine

The Marc O’Polo flagship store on Ku’damm in Berlin was awarded
the DGNB gold certificate for sustainability by the German Sustainable

with Marc O’Polo, a company that has firmly integrated sustainability
into its corporate philosophy, it was possible to implement the

back to life the idea of the old Department
of Stores mixed with a casual

adding a smart concept of catering.

In Berlin ist es der Spätkauf, in Köln
das Büdchen und in Frankfurt das
Wasserhäuschen – der kleine Laden
um die Ecke, der uns mit Getränken
und anderen Waren für den täglichen
Bedarf versorgt. Das Gesicht hinter
der Ladentheke ist vertraut, man trifft
sich, tauscht ein paar Worte über den
Kiez aus, fühlt sich willkommen. Dem
gegenüber steht der Supermarkt mit
einem größeren Sortiment, aber oft
ohne persönliche Ansprache. Mit dem
Storekonzept für die Getränkefachmarkt-Kette
Getränke Hoffmann weiß
dan pearlman beides zu verbinden.
Die urbane Späti-Kultur Berlins stand
Pate für Strategie, Corporate- und Retaildesign.
Ziel war es, ein Konzept zu
entwickeln, das die kleine Filiale im
Kreuzberger Graefekiez grundlegend
verändert, den Grundgedanken der
Identifizierung des Kunden mit »seinem«
Hoffi berücksichtigt und sich
von der Anonymität des Einkaufens
im Supermarkt abhebt. Auch der neue
Brandname »Mein Hoffi« zielt auf die
persönliche Bindung des Kunden ab.

With its store concept for Getränke
Hoffmann, the beverage store chain,
dan pearlman combines both into
one. The urban Späti-culture of Berlin
served as the inspiration for the strategy,
corporate and retail design. The
aim was to develop a concept that
revolutionizes Getränke Hoffmann’s
small neighbourhood stores, takes into
account basic principles of customer
identification with »his« Hoffi and
sets itself apart from the anonymity of
supermarket shopping. The new brand
name »Mein (My) Hoffi«, in combination
with the respective neighbourhood,
is also geared toward developing
personal customer connection.

DESIGN
Das Corporate Design umfasst u.a. die Gestaltung
eines komplett neuen Brandlogos. Dabei bilden
die Getränke Hoffmann-Farben Blau und Rot die
Primärfarben, wobei Rot als Akzent eingesetzt
wird. Vereinzelte Rundungen geben der Wortmarke
Hoffi einen individuellen Charakter, während
die handschriftliche Gestaltung des Wortes
»Mein« für eine persönliche Ansprache sorgt.
An important part of the corporate design included
producing an entirely new logo. Getränke
Hoffmann’s blue and red make up the primary
colours, where red is used for accents. Intermittent
curves give the Hoffi logo its individual character,
and the handwritten design of the word »Mein«
(My) gives it a personal touch.
The product range is accompanied by
offerings like sandwiches and coffeeto-go
so that the customer can find
everything from breakfast items to an
evening beer at his Hoffi. The focus here
is on local products. New services like
cargo bike rental for transporting crates,
rapid bottle cooling, new opening times
and ordering cold drinks via SMS round
out the customer-friendly store concept.
TYPO
Die typografische Kombination aus einer konstruierten
geometrischen Schrift und einer traditionell
wirkenden Handschrift bildet einen spannenden
Kontrast, der auch für das Pattern eingesetzt
wird. Das Muster mit einer gestempelten Textur
wird für alle Anwendungen außerhalb der Architektur,
wie Verpackungen, Mitarbeiterbekleidung
und bei der Außenkommunikation verwendet. Die
Architektur führt den Faktor der persönlichen
Ansprache fort, indem etwa Tafelschilder, Präsentationstische
und Empfehlungsschilder integriert
werden. Stahl, Seekiefer und Hochglanzfliesen
sowie Dunkelgrau, Mattweiß und Blau und akzentuiertes
Licht sorgen für eine moderne, einladende
Atmosphäre.
The typographical combination of constructed
geometric lettering and traditional looking handwriting
creates a striking contrast and also serves
as the design pattern. The stamped texture pattern
is used for all applications outside the architectural
design, such as packaging, employee uniforms
and external communications. The architectural
design maintains the personal contact factor with
integrated signboards, display tables and recommendation
signage. Steel, maritime pine and high
gloss tiles, as well as dark greys, matte whites
and blues, and accent lighting, create a modern,
welcoming atmosphere.

Hoffmann in Potsdam hat im März
2018 der schönste und modernste
Getränkefachmarkt Deutschlands
im historischen Gebäude der Alten
Brauerei eröffnet. Der neue Flagshipstore
von Getränke Hoffmann besticht
durch seine besondere Architektur.
Das historische Gebäude der Alten
Brauerei in Potsdam wurde mit Ausnahme
der Eisengusssäulenhallen
gänzlich abgebrochen und in einen
Neubaukomplex mit Artpraxen und
Wohnungen integriert. Der sechs
Meter hohe Innenraum des Getränkemarkts
mit einer Verkaufsfläche von
etwa 500 m 2 ist hell und hochwertig
ausgestattet. Ein Materialmix aus
schwarzem Rohstahl, schwarz-mattem
Tegometall, Eichenholz und Feinsteinzeug
Fließen, bei welchen es sich zum
Teil um Sonderanfertigungen handelt,
sorgt für Modernität. Deckenelemente
aus Holz, die an ein Kellergewölbe erinnern,
schaffen eine spannende und
gleichzeitig freundliche und nahbare
Atmosphäre.

Except the iron casting pillar hall,
the historic building of the old brewery
in Potsdam has been completely
broken down and turned into a new
building complex, including doctor's
offices and flats. The interior space of
the beverage store is six meters high
and offers a bright and qualitative sales
area on 500 m 2 . The mixture of materials
from black crude steel to black
matt tego metal, oak wood and fine
stoneware tiles that are partially custom
made, embodies modernity. Ceiling
elements of wood are reminding
of old vaults and create a thrilling, yet
friendly and welcoming atmosphere.

Der neue, von dan pearlman konzipierte
Jägermeister Shop-in-Shop-Konzept
„Club 56“ am Frankfurter Flughafen
inszeniert die Traditionsmarke
mit neuen Materialien und neuem
Farbspektrum und schafft so eine
innovative Shopping Destination. Im
Mittelpunkt steht eine Bar, die an die
weltweit bekannte Berliner Clubszene
erinnert. Lautsprecher mit passender
Musik und Infinity Mirrors unterstreichen
die Clubatmosphäre. Dunkle,
raue Materialien ergänzen diese Anmutung
zusätzlich und schaffen eine
mysteriöse Stimmung. Der Tresen ist
im Jägermeister-Grün gefliest. Dafür
lieferte die Fliesenbrennerei Golem
aufwendig gestaltete grüne Fliesen
mit einem erhöhten Logo-Relief. Kernelement
der detailgetreu gestalteten
Bar ist eine eigens angefertigte Elixiermaschine,
die den Likör auf die optimal
Trinktemperatur von -18°C herunterkühlt.
Damit wird die Verkostung vor
Ort zu einem authentischen Genusserlebnis.
Und was wäre Jägermeister
ohne den berühmten Hirsch? Er wurde
neu interpretiert und prominent auf
der Fläche platziert. Sculpture Berlin
gestaltete den goldenen Hirsch
aus über 400 Metallstäbchen gleichzeitig
modern und filigran. Bei der
Umsetzung des Konzepts standen
uns die Messebauer und Flughafenprofis
von Cube Projects zur Seite.
Selbstverständlich ist das Shop-in-
Shop- Format wandelbar und lässt
sich flexibel für unterschiedliche Promotion-Themen
anpassen und umgestalten.
Jägermeister sorgt mit seiner
neuen Shop-in-Shop-Fläche am Flughafen
Frankfurt für ein Highlight und
ein ganz neues Shopping-Erlebnis.

the newly opened innovative branch.
On 2,000 square metres, a destination
awaits visitors in the Neckar Center
Esslingen where the leisure experience
of people and their pets is in the
foreground. Here, product worlds are
authentically staged, and the nature
of pets is imparted playfully. Architecture

Ein Freizeiterlebnis für Mensch und Tier: Mit der Innovationsfiliale
von KÖLLE ZOO ist in Esslingen eine neue
Erlebnisdestination für unsere tierischen Lieblinge und
natürlich auch für ihre Frauchen und Herrchen entstanden.
Der neue Store des Tierbedarfsfachhändlers bietet
ein kuratiertes und tierfreundliches Konzept, das eine
leichte Orientierung in Wohlfühlatmosphäre ermöglicht.
A leisure experience for animal lovers and their pets: With
the innovative store concept in Esslingen, Germany, KÖLLE
ZOO created an experience destination for our furry darlings
and of course for their masters and mistresses. The
new store of the pet supplier offers a curated and pet
friendly shopping experience in a feel-good atmosphere
with easy orientation.
Für KÖLLE ZOO entstand bei spring
brand ideas zunächst ein neues Markenerscheinungsbild
(Logo, Keyvisual,
Icons, Typo-, Bild- und Farbwelt), dass
auf eine Verjüngung der Marke in Design
und Tonalität, sowie in Gestaltung
und Sprache setzt.

Liebling, wir haben die Kunden
vergessen
Der Boom der Shopping-Center ist
vorbei. Mit gut 480 Objekten ist der
Zenit erreicht. Die magische 500er-
Marke wird wohl nicht mehr übertroffen
werden. Mit dem Ende des Booms
beginnt die Konsolidierung und damit
der Wettbewerb der Standorte, den
– das scheint fast sicher – nicht alle
Center überleben werden. Der Retail
wird nicht sterben, aber es gibt zu viel
Verkaufsfläche. Zunehmende Leerstände,
sinkende Flächennachfrage -
das Schreckenszenario der Vermieter
ist lange Realität.
Radikal neu denken
Die Branche muss im Inneren radikal
umdenken. Frequenzen und Umsätze
kommen nicht mehr von allein. Einfach
nur ein Shopping-Center zu sein,
reicht nicht mehr. Wer dem Online-
Kauf keine Argumente, kein Erlebnis
entgegensetzen kann, wird sich an
deutlich geringere Kundenzahlen gewöhnen
müssen. Wer als Center-Investor
noch hofft, ohne signifikante
Investitionen in Mietermix, Aufenthaltsqualität
und Serviceleistungen sichere
Renditen einzusammeln, unterliegt
einem gefährlichen Trugschluss.
Und mit zusätzlichen Cafébars und
etwas Digitalisierung ist auch nicht
geholfen.
Center sind nicht besonders genug
Komplexe Probleme lassen sich
nicht mit einfachen Rezepten lösen.
Frequenzschwund, die Krise der Mainstream-Mode-Konzepte,
Expansionsstopp
hochwertiger Textilgroßflächen,
Mietmodelle und Vertragslaufzeiten
sind unter Druck. Die Zaubertrank-
Formel für den Branchenmix funktioniert
nicht mehr. Vielen renditeoptimierten
Centern der 2000er Jahre
fehlen Identität, Ideen und Inspiration.
Viele Center aus den 90ern sind outdated.
Warum ein Shopping-Center
betreten, wenn es im Ladenbesatz
maximal die Einkaufsstraße spiegelt?
Wenn sich das Gefühl der Selbstbelohnung
nicht einstellt, weil der Ort
nicht besonders genug ist?
Liebesentzug für Shoppingcenter
Shopping-Center waren über 20
Jahre lang die vielleicht erfolgreichste
Vertriebsform im Einzelhandel. Die aktuellen
Entwicklungen im Handel und
das geänderte Nutzerverhalten gefährden
aber ihr robustes, mietenbasiertes
Geschäftsmodell. Heute ist das
Mietniveau auf einem so hohen Niveau,
dass rentable Investitionen kaum
mehr denkbar erscheinen. Immobilienfonds,
die ihren Anlegern Jahr
für Jahr sichere Renditen versprechen
wollen, ziehen sich aus reinen Retailobjekten
zunehmend zurück. Shopping
Center leiden unter Liebesentzug.
Wohn- und Gewerbeimmobilien
locken aktuell mit der höheren Mitgift.
Die langjährigen Cash Cows müssen
dringend wieder auf die Weide, damit
sie langfristig überleben können.
Frische Ideen müssen her.
Ein neues Rollenverständnis
Dazu braucht es mehr als neue Sitzgelegenheiten,
Primark, eine App und
eine neue Fassade. Es braucht den
gedanklichen Neustart, eine Langzeitstrategie,
eine klare Positionierung
und oftmals ein anderes Rollenverständnis
der Center am Standort.
Die von Städten lange geforderte
harmonische Integration in Umfeldstrukturen
muss endlich verbessert
werden. Center müssen auf Augenhöhe
mit Nachbarnutzungen agieren.
Ärztezentren, soziale und Familienangebote,
daily leisure und Community
dürfen nicht als notwendiges
Übel und Flächenfüller verstanden
werden, sondern als wertvolle Puzzlestücke,
die den Standort für Kunden
immer wieder besuchenswert machen.
Center müssen endlich zu Marken
werden und eine authentische Story
erzählen. Sie müssen in sich konsistente
Produkte sein, die allen Stakeholdern
die gleichen Werte vermitteln.
Mehr „WOW!“
Sie müssen ihr Leistungsangebot erweitern
und Zusatznutzen schaffen.
Sich vielleicht auch einmal lösen von
der Kaufhausarchitektur. Die Neuausstattung
von Verweilzonen, wie sie
in Shopping-Centern gerade allerorts
passiert, ist nur ein Tropfen auf
dem heißen Stein. Braucht es nicht
mehr Möglichkeiten, signifikante
Mallbereiche flexibel und schnell
verändern zu können? Braucht es
im schnelllebigen Retail nicht mehr
Bühnenbau, mehr Inszenierung, mehr
„WOW“, um einen relevanten Third
Place zu kreieren?
Investoren gefordert
Die Investoren sind jetzt gefragt.
Verkaufen wird zunehmend zur
schlechteren Option, der Markt wird
weiter geflutet werden mit überbewerteten
Objekten und die Center-
Standorte sind in der Regel gut und
entwicklungsfähig. Löst Eure Rückstellungen
auf und führt Eure Objekte
in eine erfolgreiche Zukunft.
Kundenbindung als Erfolgsfaktor
Viele Center haben sehr hohe Stammkundenanteile,
oft sind es mehr als
zwei Drittel aller Besucher. Kunden,

Shopping center: Honey, we forgot
the customer.
The shopping center boom is over.
With a good 480 objects the peak has
been reached. The magic 500 mark
will probably not be surpassed. With
the end of the boom, the consolidation
begins and with that the competition
between the locations, which - this
seems almost certain - not all centers
will survive. Retail will not die but we
definitely have too much sales space.
Rising vacancy rates, falling demand
for space - the horror scenario of landlords
has long been reality.
Radical rethinking
The industry keeps has to radically
rethink its concepts. Frequencies and
revenues no longer come by themselves.
Today, simply being a shopping
center is not enough. Those who
cannot oppose the online purchase
with any arguments or experience will
have to get used to significantly lower
customer numbers. Any center investor
still hoping to collect secure returns
without significant investments
in tenant mix, quality of stay and services
is subject to a dangerous fallacy.
And with a bit of digitalization and additional
café bars nothing will change.
Centers are not special enough
Complex problems cannot be solved
with simple recipes. Frequency shrinkage,
the crisis in mainstream- fashionconcepts,
rental models and contract
terms are under pressure. The magic
potion formula for the branch mix no
longer works. Many yield-optimized
centers of the 2000s lack identity,
ideas and inspiration. Many centers
from the 90s are outdated. Why enter
a shopping center when the atmosphere
does not spontaneously delight
the visitor? When there is no feeling of
self-reward because the place is not
special enough?
Love withdrawal for shopping
centers
For over 20 years, shopping centers
have been the most successful form
of retail distribution. However, current
developments in the retail sector and
changes in user behavior are jeopardizing
their robust, rental-based business
model. Today, rent levels are so
high that profitable investments are
unthinkable. Real estate funds, that
want to promise their investors secure
returns year after year are increasingly
withdrawing from pure retail properties.
Shopping centers suffer from
withdrawal of love. Residential and
commercial properties are currently
enticing with the higher dowry. The
long-term cash cows urgently need
to be returned to pasture so that they
can survive in the long term. Fresh
ideas are needed.
A new understanding of roles
This requires more than new seating,
Primark, an app and a new facade.
What is needed is a mental restart, a
long-term strategy, a clear positioning
and often a different understanding
of the role of the centers at the
location. The harmonious integration
into surrounding structures, long demanded
by cities, must finally be improved.
Centers have to act at eye
level with neighbouring uses. Medical
centers, social and family offers, daily
leisure and community should not be
understood as a necessary evil and a
filler of space, but as valuable puzzle
pieces that make the location worth
visiting for customers again and again.
Centers must finally become brands
and tell an authentic story. They must
be internally consistent products that
convey the same values to all stakeholders.
More “Wow!”
Centers must expand their range
of services and create added value.
Perhaps even break away from department
store architecture. The
re-equipping of rest areas, as is
happening everywhere in shopping
centers right now, is just a drop in
the ocean. Doesn’t a center rather
need the possibility to change significant
mall areas flexibly and quickly?
Doesn’t the fast-moving retail sector
need more stage construction, more
staging, more “WOW” to create a relevant
third place?
Investors demanded
Investors are in demand now. Selling
is increasingly becoming a worse option;
the market will continue to be
flooded with overvalued properties
and the center locations are generally
good and capable of development.
Dissolve your reserves and lead your
objects into a successful future.
Customer loyalty as a success factor
Many centers have a very high proportion
of regular customers, often
more than two thirds of all visitors.
Customers who are second and third
generation shopping in the same center,
who do not want to reorient themselves
at all, but will do so if the supply
in the center continues to deteriorate.
The operators must finally recognize
that customer loyalty is of paramount
importance in the competitive, shrinking
stationary retail sector. It is worth
looking at how loyalty works on platforms
such as Instagram, Snapchat or
Fortnite now and translating them to
stationary retail so that generations
who can no longer be activated via
voucher programmes can spend their
free time there.

Viele Menschen – viele Ideen. Abseits aller kommerziellen
Projekte haben wir uns eine Spielwiese als Ort der Leichtigkeit
und Freiheit geschaffen: mit den „Objects of Desire“
(OODs). Keine Schranken, keine Vorgaben lenken die
Gedanken bei der Entwicklung dieser Objects. Die
Ideen entstehen spontan, schnell und – auch in ihrer Umsetzung
– ohne Anspruch auf Perfektion oder Funktionalität.
Das klare Motto für die Selberbastler: „Lifestyle, money
can’t buy.“ Alle Baupläne werden jeden Monat im Lifestylemagazin
H.O.M.E. veröffentlicht. Ausgewählte „Objects of
Desire“ sind auch auf unserer Website im Bereich Collective
zu finden: Designerleuchten aus Pasta, aus Streichhölzern
geformte Obstschalen und viel Kreatives mehr.
Apart from all our commercial projects, dan pearlman
has, for itself, created a playful place of vibrancy and
independence: the “Objects of Desire” (OODs). No limits
or rules impede ones thoughts in creating these objects.
The resulting ideas are spontaneous, quick and – also
in how they are used – make no claim to perfection or
functionality. The simple motto for the DIY’er: “Lifestyle,
money can’t buy.” Once a month, new assembly instructions
are printed in the lifestyle magazine H.O.M.E. Selected
“Objects of Desire” can also be found on the collective page
of our website: designer lighting made from pasta, bowls
crafted from matches and many more.

Volker Katschinski, Mitgründer und Kreativdirektor der

Volker Katschinski, co-founder and creative director of
the dan pearlman Group, has been shaping the design
series, “Objects of Desire” with his creative signature for

DAN CAMPUS that contains more than 10,000

month by sharing the most exciting developments
