EDITOR'S NOTE
The months of September and October are filled with festivities, Mid-Autumn Festival in September and Diwali in October.
Celebrations serve as reminders of what is truly essential. They bond us to our families, communities, and friends. And
home is one of the ideal settings for celebrations. Our cover personality Jack Liew, founder of Soffurni — a brand that
is home to the finest and most luxurious of furniture and furnishings — shares with us his ideas on creating the perfect
dream home. In addition, our Feature section covers high-end furniture from Giorgio Armani and Fendi as well as pieces
designed by renowned architects and interior designers. In keeping with the Art of Living theme, our Lifehacks section
details ways on how to live in a way that is better for the environment.
Back to the subject of celebration, Tropicana has two reasons to rejoice. Tropicana Gardens received the prestigious
international 5-Star Award in the Best Mixed Use Development Malaysia category at the International Property Awards
2022-2023, while Tropicana Gardens Office Tower won the Silver Award in the Corporate Offices category at the Malaysian
Finally, in conjunction with the Mid-Autumn Festival, we share with you a simple snow skin mooncake recipe and stunning
This year’s Year 13 graduates of SJIIM celebrate by
throwing their mortarboard hats into the air
28
EDUCATIONAL
EXCELLENCE
Tropicana empowers the community with internationally recognised
educational institutions in its townships

TROPICANA MAGAZINE
Having a learning institution that meets a specific standard
and serves the community would be ideal and desirable
for a township. And in its capacity as a developer, Tropicana
ensures that this need is fulfilled in order to create complete
and wholesome townships. As part of its focus on Redefining
the Art of Learning, Tropicana aims to empower the
community by having internationally recognised educational
institutions in its townships. The educational institutions are
Tenby International School Tropicana Aman, and St. Joseph’s
Institution International School Malaysia (“SJIIM”) (Tropicana PJ
Campus). Both educational institutions have a stellar reputation
and a track record of producing successful students thanks to
their excellent learning environments, state-of-the-art facilities,
outstanding curriculum, and qualified teaching personnel.
SJIIM caters to students from age three to 18, leading to
international qualifications such as the Cambridge International
General Certificate of Secondary Education (“GCSE”), and the
International Baccalaureate Diploma Programme (“IBDP”).
While SJIIM has celebrated numerous firsts and achievements
over the years, last year was perhaps most momentous as it
achieved a perfect score in the IBDP. Ten students obtained the
perfect score of 45 points, the full marks in the IBDP, which they
had sat for in April 2021. According to Tony Lai, the school’s
Marketing, Admissions and Communications Director, this is
truly a feat because normally schools in Malaysia would only
have one or two students getting the highest grade of 45 points.
Not only that, the average score by students at the school was
43 points, which is way above the provisional 2021 average
score worldwide of 33 points.
These result statistics are superb, considering that the school
is only about six years old. In addition, the students completed
their IBDP studies and sat for their IBDP examinations in very
challenging circumstances, given the movement control orders
and lockdowns in Malaysia since 2020.
This year’s IBDP results are also noteworthy, with two students
scoring 44 points, which is only one point short of the perfect
score. While the average score was 37 points, 32 percent of
students scored 40 or more points. As in previous years, the
majority of SJIIM leavers are going to study at some of the most
prestigious universities in the world. A number of students from
SJIIM Class of 2022 have confirmed places at the University of
Toronto, Korea Institute of Science and Technology, University
of Massachusetts Amherst, University of Bath, Royal College of
Surgeons, Ireland and University College Dublin. The school’s
University and Careers Counsellor is also finalising placements
for students at Imperial College London, London School of
Economics, National University of Singapore, University of
Edinburgh, University of Sydney and many others.
Being the first SJII in Malaysia, the school is a continuation
of St. John Baptist De La Salle’s 300-year-old education
mission and focuses on producing well-rounded learners at
all levels with its values-centred educational approach that is
based on the very best of the globally-recognised Lasallian
education ethos. An important part of the Lasallian education
is to develop “good character”: a set of core ethical values
that enables students to, not just be successful in exams, but
live fulfilling lives as members of society. Ooi Jun Fong, who
scored 45 points in last year’s IBDP attributes his success to
SJIIM’s maximum effort to engender holistic development
throughout all curriculums. “By resourcefully using every
advantage and opportunity it has to grow students, SJIIM
pushes students to achieve a diverse and compelling range of
success. I truly enjoyed the rigorous yet stimulating nature of
teaching, which aided me to lucidly understand complicated
concepts rather than route memorisation,” says Ooi, who is
now studying Mathematics Operational Research Statistics
and Economics at the University of Warwick in the UK.
For You Jun Ong, who also obtained the perfect score in last
year’s IBDP and is now pursuing law at King’s College London,
“the true gem of SJIIM is the teaching faculty”. He notes that
every SJIIM teacher is patient, considerate, critical yet helpful,
and capable in bestowing upon their students a desire to
learn, a passion to enquire and a heart to serve. “SJIIM had
not only taught me the knowledge across different subjects,
but also provided me with a different perspective to view the
world and a keen eye to critically analyse information, skills
that are sought-after in the real world”.
TROPICANA AND AFFIN BANK
TACKLE HOME FINANCING WITH
HOME STEP FAST/i CAMPAIGN
30
Tropicana has partnered with Affin Bank to
tackle home financing with the Home Step Fast/i
campaign. A lifestyle ownership initiative targeted
at first-time homebuyers, young families and
property investors, the Home Step Fast/i campaign
allows homebuyers to own their dream home with
lower monthly instalments while enjoying greater
cash flow for five years after vacant possession. The
initiative comes amid improving market sentiment
with home loan applications on the rise. Joanne
Lee, Senior Managing Director, Marketing & Sales
of Tropicana shared more on the partnership and
the Group’s wider strategy supporting the national
home agenda.
“According to Bank Negara Malaysia data, market
sentiment is positive with total loans applied
for property purchases up 9.2% year-on-year
to RM28.6 billion in February and a relatively
low overnight policy rate of 2.00%. Tropicana’s
collaboration with Affin Bank is timely with this
rise in demand and conducive environment, as
the Home Step Fast/i campaign reduces upfront
payment obligations, easing the home ownership
journey especially for young purchasers and
families. The campaign delivers homebuyers
peace of mind by enabling them to enjoy
greater cash flow. This can be utilised on postvacant
possession expenses such as stamp duty
and renovation costs or can be saved for other
expenses while starting their families, careers
or businesses. This collaboration with Affin
Bank is representative of the Group’s focus on
smart partnerships and innovative solutions as it
continues Redefining the Art of Living,” she said.
The Home Step Fast/i campaign offers ultimate
flexibility with no lock-in period or early
settlement fees and is available as both a
conventional and Islamic financing solution. The
initiative also offers redraw facilities for excess
payments, as well as a comprehensive suite
of coverage plans such as mortgage reducing
The win represented Tropicana’s 13th victorious
year in the Asia Pacific Property Awards, the largest
branch of the International Property Awards. To
add more good news, Tropicana Gardens Office
Tower’s stellar design earned the Silver Award in the
Lee, Senior Managing Director, Marketing & Sales of
Tropicana elaborated on the vision driving design
and value for purchasers and stakeholders across the
Group’s portfolio.
“From the get-go, Tropicana Gardens was designed
with people in mind, centred around the Group’s eight
unique development DNAs. Towards this end, we always
strive to create the best communal living environment,
emphasising connectivity, generous open spaces, and
innovative concepts and design. For its office tower,
Tropicana’s management aimed to foster a conducive
working environment, integrating ample amenities
and facilities and placing everything within reach for
the convenience of employees and visitors. To achieve
this, we worked with one of the best interior designers
(“GBI”) certification for three residential towers and
Silver certification for other components, as well as
GreenRE Silver certification for Edelweiss SOFO
& Serviced Residences, Tropicana Gardens. Other
sustainable features include low-emissivity glass in the
development’s façade, LED lighting fixtures, rainwater
harvesting and regenerative lifts.
Tropicana Gardens Office Tower also features
Greenguard-certified interior fixtures and finishings,
including laminates, carpets, flooring and vinyl,
promoting a healthier working environment and
well-being for tenants and staff through the reduction
of volatile organic compound (“VOC”) emissions.
Meanwhile, the Zen garden aesthetic and modern
outlook of Tropicana Gardens Office Tower were
highlighted at the MIID REKA Awards. Designed by the
Group’s appointed interior design consultant, SL Group
Design, the office tower’s elevated conference room
at the Level 12 Experiential Hall garnered particular
praise, drawing inspiration from the effortless
grace and flowing curves of a waterlily floating on a
CAMPING
Glamping allows you to experience nature without
sacrificing creature comforts
Glamping makes
your camping
experience
comfortable and
luxurious
Pitching a tent on the hard ground and roughing
it for a few nights might not be everyone’s idea of
fun in the great outdoors. Glamping, on the other
hand, appeals to a wide range of people. Rather than
roughing it in the wilderness, glamping allows you to
enjoy the outdoors without giving up all the creature
comforts you’ve come to expect from a conventional
camping trip. A combination of “glamorous” and
“camping”, glamping defines a kind of camping
that includes amenities and, occasionally, resortlike
services that are not typically associated with
“classic” camping. Millennial holidaymakers who
seek both the comforts of a hotel and the escape
and adventurous recreation of camping have made
glamping popular. With glamping, you can stay in a
variety of lodgings, including yurts, RVs, airstreams,
and more permanent options like cabins or tents.
What they all have in common is that they offer a
more luxurious camping experience than traditional
camping, yet they still allow you to connect with
nature.
PARK HYATT MALDIVES HADAHAA
Park Hyatt Maldives Hadahaa’s dedication
to sustainability is evident in its variety of
curated guest experiences. All excursions
are conducted without any plastic bottles
or disposals, and bento boxes are used to
carry food and water. Local fishing trips use
traditional Maldivian methods like hand lines,
hooks, sinkers, and bait. Fish that do not
meet the minimum length or are a protected
species are released. Guests are only
permitted to keep one catch per villa and the
rest will be released. Coral reef monitoring,
based on the Australian programme ‘Coral
Watch’, is conducted every month at the
resort's house reef, which is surrounded by
powder-white sand beaches. This is done
to help protect the natural environment
of Hadahaa private island. The removal of
threatening species from the coral reef,
such as the Crown of Thorns sea star and
the Drupella sea snail, is conducted on a
weekly basis. Park Hyatt Maldives Hadahaa
is also involved in the ‘Reef & Me’ project,
which provides awareness and education
to local school children about the coral reef
ecosystems. The resort’s staff give talks
SIX SENSES CON DAO, VIETNAM
Six Senses Con Dao, located in a protected national marine park
endangered green turtles and for being 99 percent plastic free,
the resort has pledged to further minimise its carbon footprint
with numerous energy and environmental initiatives. Hatching
rates are exceeding records at the Let’s Get Cracking turtle egg
than 1,000 turtles were successfully released back into the
protected waters in association with the National Park. Guests
visiting Six Senses Con Dao this year will be welcomed with a
variety of new amenities and experiences that go well with the
surrounding environment and the organic wellness way of life
the resort advocates. A new dining experience is also ready to
launch. Dining Under The Stars provides a chance to dine from the
rooftops of the By the Beach restaurant, offering contemporary
international and Vietnamese cuisines with a panoramic view as
the sun sinks into the ocean. Up to four people can enjoy this,
adding to the already popular Chef’s Table, Wine Cellar, Sense
Read on for an overview of the hazards at this
year’s major golf tournament venues
SOUTHERN HILLS COUNTRY CLUB IN TULSA, OKLAHOMA, USA
The golf course at Southern Hills is without a doubt challenging. From the back tees at
Southern Hills, a player with a five index would have a course handicap of 13, according
to golf statistics specialist Lou Stagner, and that’s without taking major championship
conditions into account. The greens are tricky, and approach shots that miss the target
are penalised as they settle in a variety of collection zones. Reports suggest that
the majority of the fairways on the course are sloped, and level lays are uncommon.
Moreover, the length of the course is 7,556 yards to be exact. All of these add up to a
significant test. The bunkers surrounding the greens, though, may turn out to be the
most challenging task players have recently encountered. The sand is a little darker
than what elite players are used to. Instead of pearly white silt, these bunkers are dark
in colour, which poses a distinct difficulty for golfers. As English professional golfer,
Ian Poulter noted on social media, the “coarse fine gravel type sand” makes controlling
spin while coming out of the bunker extremely tough.
OLD COURSE, ST ANDREWS IN SCOTLAND
One of the most notorious golfing hazards in the
world can be found on the long 14th hole of the
Old Course at St. Andrews in Scotland, the world’s
oldest golf course where the first documented
rounds of golf here date back to 1552! Dubbed
“Hell”, this expansive bunker may be found lurking
in a depression approximately 100 yards before
the putting area. The Entertainment and Sports
Programming Network (ESPN) once said of the
course, “No other golf course has as many famous
landmarks as (the Old Course) St. Andrews, its 112
bunkers and endless hills and hollows have been
cursed for centuries, and many have their own
names and legends.” Reports say that the bunkers at
St Andrews are one of the course’s most important
defences, but they also serve as landmarks to
be noted and avoided for successful Old Course
navigation. Apparently, Tiger Woods did not find a
single bunker during the four days of competition
in 2000 and went on to win by eight, with a record
total of 19-under-par. It was a notable achievement,
as avoiding the 112 sand hazards surrounding St.
Andrews needs a combination of clear thinking,
strategy, and accurate hitting. Throughout the
years, the Old Course bunkers at St. Andrews have
determined the outcome of numerous tournaments.
Players have won Opens by dodging them as well as
The US Open this year
was held at The Country
Club in Brookline for the
first time in 34 years. The
course at this historic location
presented several obstacles to all of the
golfers participating in the tournament. The
Country Club golf course has narrow landing
spots and thick, lush rough surrounding the
greens, according to a report, but there is one
area that presents the greatest challenge. “It’s
the small, tilty greens. I mean, they are tiny,” said
well-known American golf architect, Gil Hanse
during an interview with The Fried Egg podcast
when he was asked what makes The Country Club
challenging. The 122nd US Open, held in June and
won by Matt Fitzpatrick, was unlike prior events
held at The Country Club, as Gil spearheaded the
restoration effort beginning in 2009, just as he
did at Southern Hills. The Championship Course
has had hundreds of trees chopped down, the
greens have been enlarged, and the short, par-3
12th that is notoriously difficult has been added.
A green building focuses on increasing the efficiency of resource
consumption - energy, water, and materials - while minimising the
building’s impact on human health and the environment throughout
its lifecycle. This is accomplished through improved siting, design,
construction, operation, maintenance, and removal. In accordance
and adopting environmentally friendly features that exceed existing
industry standards. In addition, GBI is a rating system that integrates
the most recent internationally acknowledged best practises in
environmental design and performance. Buildings are rated Platinum,
YUNA’S
HIGH FIVE
The global pause caused by the
for superstar Yuna
Yuna will release her fifth album, Y5, in the form
The 35-year-old is recording the songs in stages
Although the pandemic presented challenges
Yuna wishes to approach her career as a musician
going forward. After spending 10 years on the
road, particularly in the US where she is based
in Los Angeles, Yuna returned home to Kuala
Lumpur in March 2020 for 18 months.
Because she had nothing much to do, the
alternative R&B artist turned her father’s office
into a studio and taught herself how to produce
music. “It was like the first few months when I
realised that I learnt how to write songs,” Yuna
recalls. “I discovered something new about
myself, that I can produce. And now I can write,
and I don’t have to depend on anyone else for
music.
"I was streaming my studio sessions for my fans
on Twitch and I kept thinking, ‘How do I want to
release this album? Do I want to keep it a secret
and two years later we have an album?’ I decided
I can’t do that anymore. There’s something very
powerful about being an independent artist and
knowing I can do this my own way.”
The second, Y2, which dropped two months later
featured three more songs: Girl U Used to Know,
24hours, and Make a Move. Yuna’s outstanding
path from aspiring musician to established artist
and producer is evident on Y5, an album that
marks the beginning of a new chapter in her career.
“Making this album takes me back to that time
when I was an independent artist making music in
my bedroom in Malaysia,” Yuna reflects. “To come
from Malaysia and be able to build a career out of
my music is incredible. I’ve been making music for
15 years, but I’m still learning.
"Now, I want to focus on making things that make
me happy, instead of the things that make me
stressed out. I want to find that balance. With this
new album, I feel reborn as an artist.” Apart from
her innovative new release strategy, Yuna has long
been a fashion trendsetter, using her influence to
talk about biased beauty standards in Asia and
making modest attire more stylish.
She has even garnered the attention of luxury
fashion house Chanel, which extended an invitation
to her to attend the Spring/Summer 2020 runway
show at the Grand Palais in Paris. High five, Yuna!
SEPTEMBER/OCTOBER 2022 DIY
MOONCAKE
MADE EASY
Snow skin mooncake is not only delicious but simple to
make as it needs no baking and requires few ingredients
72
Mooncakes are often expensive due to their
exclusivity. So this season, why not try your
hand at making your own mooncakes? The best
part is that they only require several ingredients
and a few hours of your time to make! Less than
10 ingredients are needed to make snow skin
mooncakes, and no baking is required. Served
chilled, they have a powdered or “snowy”
appearance that make them look delicate, not
to mention delicious!
INGREDIENTS
100g roasted glutinous rice flour
90g icing sugar
30g shortening
150ml cold water
Filling of your choice. Choose from lotus paste,
red bean, matcha, and more, many of which are
readily available at most supermarkets. Food
colouring or flavour drops like green tea, rose,
and vanilla are other options to consider.
MAKING THE DOUGH
In a mixing bowl, sift the roasted glutinous rice
flour and icing sugar. Rub the shortening into
the flour mixture until the consistency looks
like coarse bread crumbs. Mix in the cold water
one tablespoon at a time, and if you want, you
can add food colouring or flavouring. Knead the
dough until it becomes soft. Put the dough in
the fridge for 30 minutes to let it rest.
DIVIDE DOUGH AND FILLING
Based on the size of the mooncake moulds,
divide the dough and the filling. The proper ratio
is one part dough to two parts filling.
FORMING THE MOONCAKE
Make a thin circle out of the ball of snow skin. Put
the filling ball in the middle of the dough, and
then cover the filling with more dough. Place the
ball with the seam facing up in the floured mould
(sprinkle the mould with roasted glutinous rice
flour to prevent the dough from sticking to the
mould) and gently press it in. Turn it over and
put it on something flat. Press down hard on the
mooncake mould’s lever so that the shape of a
mooncake is made, and the faceplate makes an
imprint. Then squeeze the mould to open it up
and take out your mooncake. Do this with the
rest of the dough. Put in the fridge for six hours
before serving.
• To reduce the sugar level of the snow skin
mooncake, use fruits or dried fruits as the filling.
You can also add nuts or seeds to increase fibre
and nutrient content.
• Snow skin mooncakes are best eaten the day
they are made. If you have leftovers, keep them
in an airtight container and store them in the
fridge. They will keep for about three days. You
can also freeze them for up to two weeks.

MOONCAKE BITES
• Mooncakes are seasonal and are normally available
one month before the Mid-Autumn Festival, also
known as the Mooncake Festival, which falls on the
15th day of the eighth month in the Chinese lunar
calendar (or sometime from September to October).
• In Chinese culture, the full moon is associated with
prosperity. The round shape of mooncakes is a symbol
of family unity.
• In 2017, Malaysian bakery Leong Yin Pastry made a
massive mooncake tagged at a whopping RM3,888.
The 1.2kg mooncake named Zhen Yue was loaded with
cordyceps, ginseng, saffron, royal jelly, molasses, lotus
seed, jujube, longan, and 24K edible gold, along with
other Chinese herbs.
Soffurni has grown from a 388 sq ft shop to four
founder, Jack Liew tells us more
There is more to running a successful furniture business than merely offering attractive
pieces. Most furniture purchasers view their purchase as the start of a long-term
relationship, which is why it’s important that the products leave a favourable impression.
At Soffurni, you will not only be pleased with its multi-brand merchandise, but also by
the customer service that is provided there. “What separates us from the competition is
the hardworking and talented group of people who work for Soffurni,” says its founder,
Jack Liew of the furniture and soft furnishings retail brand. In order to better enlighten
our clients and help them make informed decisions, we regularly share our expertise,
case studies in design, solutions, and top-notch service and support with them. In short,
we’re continuously improving our team’s knowledge and expertise, and ready to serve
when customers reach us”. Soffurni also invests a significant amount of time and energy
into the selection of the manufacturers with whom it collaborates. “This is done to ensure
that the brands that we work with can provide customer care and support in addition
to producing products of premium quality.” Soffurni, short for “soft and furnishing”, was
established in December 2015.
SEPTEMBER/OCTOBER 2022 COVER STORY
It has its roots in a modest, 388 sq ft store at Viva Home
mall in Cheras, and it used to specialise in mattresses
until it opened the Soffurni Spaces & Senses showroom
at EkoCheras mall in 2019 to expand its selection to
include living and dining room options. The second
Soffurni Spaces & Senses showroom is at Tropicana
Gardens Mall. “The market is paying more attention to
us as a result of our new concept, which is helping us
grow more quickly,” says the soft-spoken gentleman
who hails from Sitiawan, Perak. He adds that in a world
that is constantly changing, it is imperative that Soffurni
continues to keep giving its customers new reasons to be
excited. “In the past, we tried to have as many common
brands and products as possible in our showroom so that
we could be a convenient, one-stop shop.
Now, our direction is to offer a mix of common and
extraordinary brands and products to spice up what we
have to offer. This is the reason why we brought in a
home theatre room set with the Devialet sound system
from France, Roviva bedding from Switzerland, and
Bomma lighting from the Czech Republic to enrich our
customers’ experience and selection,” he explains. In
Malaysia, Soffurni is the sole distributor for Bomma and
Roviva. It is also the sole distributor in Singapore for the
latter. The other brands available at Soffurni are Getha,
Natura, King Koil, Chester London, Laveo, Thermos,
Gaias, and Soffurni Stone collection.
area are more likely to place higher importance on quality
than on price, which is consistent with both our retail
offering and our brand positioning”. Soffurni, like most
other businesses, has had its share of issues, the worst of
which was when the Covid-19 pandemic struck. “During
the MCO (Movement Control Order) period we did not
make any money. But thanks to our solid relationship with
banks, we were able to get their support with additional
funds for us to get through the challenging period. We
also launched a café next to one of our stores shortly after
the first MCO, and the café not only serves as a revenue
contributor to the business during the second MCO, but
it also brings more attention and traffic to Soffurni. Very
soon, we will open Caveman Coffee, which is part of the
Soffurni company, next to every Soffurni store,” explains
Jack. According to him, there will be a Caveman Coffee
at Tropicana Gardens Mall by the end of the year. And,
in 2024, Jack hopes to have a Soffurni showroom in
Singapore. “We have big plans for Soffurni, like entering
the Singapore market in two years’ time, and going into
the hotel business. It would make sense for us to expand
into the hotel industry, given that we already offer furniture
and soft furnishings. Having our own hotel would be the
perfect setting for potential customers to test out the
products that we sell.”
78
The 5,736 sq ft Soffurni Spaces & Senses showroom
in Tropicana Gardens Mall, which opened its doors in
October last year, is divided into four main sections namely
bedroom, living room, dining room, and accessories.
Here, Soffurni showcases its first ever luxurious home
theatre room set, which is truly remarkable. With a 120-
inch projector screen coupled with cinema reclining beds
from Getha, and customisable reclining seats from Laveo,
plus the intensely immersive Devialet sound system,
you can now bring the entire cinematic experience into
your home! “We were always thinking about opening a
Soffurni Spaces & Senses showroom in the Damansara
area. The primary factor that led to us settling on
Tropicana Gardens Mall is the manner in which the mall’s
management operates; they are always willing to discuss
new opportunities and are extremely welcoming to small
businesses such as ours, as opposed to focusing solely
on the interests of large enterprises,” Jack, 34, explains.
Because of its excellent location, design, and construction,
Tropicana Gardens Mall is without a doubt an ideal place
in which to establish a brand, he adds. “Residents in the
TROPICANA MAGAZINE
Research has shown that the skin is a major pathway for
the absorption of toxins. These toxins can be eliminated
from the body only through healthy lifestyle choices, such
as consuming plenty of purified water and nutritious foods.
If you want to further reduce your exposure to hazardous
substances, switching to soaps with natural ingredients
could be a good idea. Say hello to Bathing Tapir, a local
brand that offers a range of vegan and biodegradable
soaps made with natural ingredients derived from plants.
No parabens, petroleum, phthalates, or other potentially
dangerous chemicals or preservatives are present in the
products. In the same manner that the critically endangered
Malayan tapir requires the utmost loving care from humans,
these products adhere to the principle of providing the
simplest and most natural approach to beauty.
Grapefruit sea cucumber soap
Bathing Tapir’s soaps are also formulated with flowers and
natural essential oils to improve the scent and appearance
of skin. Another advantage is that these soaps can be used
on both the face and the body. Given that different essential
oils have varied benefits, select the one that best meets
your needs based on the benefits. For example, the Papaya
Essential Oil Soap is ideal for sensitive or combination skin.
Many benefits of papaya can be attributed to the high
content of vitamins A, B, and C. Its proteolytic enzymes,
such as papain and chymopapain also have antibacterial,
antifungal, and antiviral properties. These antioxidants can
help fight free radical damage, which may help your skin
remain smooth and youthful.
The Lemon Essential Oil Soap contains vitamin C and
antioxidants that may help reduce skin damage and
premature ageing. Due to its high pH levels, lemon can
also minimise oil production and inflammation on the skin.
Suitable for all skin types is the Honey Pumpkin Essential Oil
Soap. Honey can effectively lock in moisture to keep the skin
plump and glowing. Pumpkin contains enzymes that help to
naturally exfoliate skin and promote collagen production,
thus improving skin tone and elasticity. Zinc and potassium
in pumpkin are also good to reduce redness. Another
wonder product is the Grapefruit Sea Cucumber Soap.
Sea cucumber essence provides unrivalled moisturisation,
while the purifying characteristics of grapefruit leave skin
looking fresh and radiant. This soap has a combination
of skin whitening and skin nourishing properties, both of
which help to keep skin healthy and luminous. Bathing Tapir
also sells bath balls, bath salts, and shampoo bars, among
other products.
EXERCISE
FOR MENTAL
HEALTH
Exercise is essential for your overall health,
including your mental well-being
PUSH-UPS
To perform a proper push-up, you must first know
how to do it correctly. Plank your body, keeping your
back and arms straight. When you push up and down,
make sure your elbows are bent to a 90-degree
angle every time. Do two sets of push-ups two to
three times a week. Push-ups for women should be
performed for four to eight repetitions every set,
while for men the goal should be 10 to 15. When
you do push-ups, your concentration, productivity,
creativity, and capacity tocommunicate all improve.
This is in addition to the obvious
benefits of increasing your heart health.
WALKING
Cardiovascular activity, which improves
heart health while also burning calories,
should be a part of every fitness regimen.
Walking is a low-impact exercise that can
be done anywhere, at any time, with only a
pair of comfortable shoes. Even a 10-minute
walk at a vigorous pace improves mental
clarity, stamina, and positive mood.
According to scientific research, three
45-minute workouts per week (135
minutes total) are enough to enhance
mental health and fight depression.
The best part is that being active does
not necessarily involve sports or the
gym. Find the physical activity that
works best for you. You can count any
action that elevates your heart rate,
makes you breathe faster, and makes
you feel warmer exercise.
RUNNING
After receiving a diagnosis of ADHD, a
documentary photographer named Martin
Eberleen discovered that jogging was the most
beneficial form of exercise for him. In an interview
with BBC News, he said, “Running helps me
control my thoughts, it slows me down and gives
me the opportunity to focus on the things I need
to focus on.” In addition, a review article that
was published in the International Journal of
Environmental Research and Public Health came
to the conclusion that “overall, studies suggest
that running bouts of variable lengths and
intensities, and running interventions can improve
mood and mental health.”

IPL
IPL or Intense Pulsed Light is a type of light treatment that
uses strong pulses of light to stimulate or treat various
issues within the skin. It directs light at the pigmentation
in the hair follicle, causing a burst of heat that damages
or kills the cells that cause hair to grow. The light emitted
from an IPL device is absorbed by the pigment in the hair,
causing a build-up of energy which turns to heat. The heat
travels down the hair and disables or destroys the cells
that make new ones. With IPL, you can expect permanent
result and be on your way to smooth, hair-free skin.
Unlike shaving, you don’t run the risk of any cuts or
nicks with waxing. Waxing is a form of hair removal
which removes hair right from the root of the follicle.
It is best for those who have sensitive skin and even
those with blemish-prone skin. In comparison, waxing
last longer as hair is removed from the follicle whereas
with shaving, only hair above the skin is removed,
leaving your skin feeling rough and irritated. Waxing
leaves you smoother longer and over time, unwanted
hair grows back thinner and sparser, and in some cases,
don’t grow back at all.

GREEN
LIVING TIPS
Sustainable and eco-friendly living is possible if you
make the proper changes, and here are some pointers
Compost scraps By composting your
food scraps, you can drastically cut
the amount of greenhouse gases
created by landfills. Keep a small bin
just for scraps of food, and make your
own compost. Use it as a natural nontoxic
fertiliser in your garden.
Purify the air If you want to improve
the air quality in your bedroom,
consider a snake plant, which
releases oxygen at night. Weeping
figs are the best plant for eliminating
formaldehyde generated by carpets
and furniture, making them suitable
for living areas. Peace lilies grow
well in high-humidity rooms and can
minimise the mould spores in the air,
making them perfect for bathrooms.
Go natural Instead of using
cleaning products that are loaded
with chemicals that pollute the
environment, try using natural
alternatives. Baking soda, lemon
juice, and white vinegar are all
examples of mild cleaners that are
not only harmless to the environment
but also to pets and other animals.
Utilise leftovers Use up any leftover
cooked meals. Make a smoothie
out of any remaining fruit, and use
any leftover vegetables in a soup,
vegetable bake, or frittata for breakfast
the following day. Stock can be made
from a variety of ingredients, including
bones and vegetable trimmings.
Preserve your greens Here’s how to
extend the shelf life of your leafy greens,
carrots, and potatoes: Carrots should be
stored in a jar of water, greens should
be wrapped in a napkin to absorb
excess moisture, and potatoes should
be placed in a cool dry spot, away from
onions.
Buy fair trade Much of what we
consume daily is imported from all
over the world, including coffee, tea,
chocolate, vegetables, and fruits.
Before you buy, look for the fairtrade
certification. The certification
demonstrates environmentally friendly
products that are cultivated or made
using sustainable methods, and that
locals are given fair prices and wages
for the goods and services.
Plant your own fruits, veggies, and
herbs Nothing beats the satisfaction
of walking out to your own garden and
gathering the ingredients you require
right there. It’s not only fresh, flavourful,
and clean, but it also generates very
little waste.
Buy wisely Food waste is a global
problem, and organic waste in landfills
contributes to the release of methane.
What you can do to help is keep track
of what you have in your pantry and
fridge, and create a precise shopping
list, so you don’t end up purchasing
duplicate or unnecessary items.
Upcycle Using your “stuff” for longer
without making any adjustments,
consuming less to reduce waste, or
upcycling using only already existing
materials that might otherwise be
thrown away are all simple ways to live
more sustainably. Many items, from
furniture to clothing, can be upcycled,
repurposed or restored. Put your
creative skills to use, and we guarantee
you will have a good time!
Change or clean air filters Did you
know that the air conditioner is the
most energy-intensive appliance in
your home? And when its filters are
dirty, it requires even much power than
usual. To save energy, clean or replace
dirty filters as recommended.
In light of the fact that post-pandemic travel choices are either limited or inconvenient,
why not take a journey throughout Malaysia in style and comfort? We’re talking about
hitting the highways in a luxurious motorhome or caravan. Some of these lavish homes
on wheels, that costs millions of Ringgit each, are equipped with modern features,
just like the ones you would find in your own home. These include bedrooms, baths,
kitchens and more! An example is the Buccaneer, dubbed the UK’s most luxurious
touring caravan. Big, bold and beautiful, Buccaneer models come in a variety of eight
feet-wide layouts to appeal to couples and families alike. Every single model in the
Buccaneer series is loaded to the brim with top-notch technology, stylish detail, and a
multitude of features designed to make you smile from ear to ear. Plus, the kitchen has
all the necessary appliances you’ll ever need and storage space too!
One of the models, the Buccaneer Bermuda elevates
the art of lounging. The L-shaped lounge, complete
with dedicated entertainment area and 32-inch TV, is
the centrepiece of this striking design concept. During
the night, the sofa may easily be transformed into a
cosy double bed. With retractable transverse island
bed, the rear double bedroom offers plenty of natural
light and space. Split-style washrooms are available
in the Bermuda, making it possible to use it as either
an en-suite or a family bathroom. Then there is the
Buccaneer Barracuda. This caravan may be divided
up to offer en-suite facilities for guests, thanks to the
separate bathroom and shower cubicle located in the
middle of the vehicle.
Coachman’s Lusso is another British-built luxury tourer
with multi-berth flexibility that feels like it has a leg
up on its competitors. Thanks to its wide bodyshell,
the fixed island double bed can be positioned
transversely, resulting in a shorter footprint. This
enables Coachman to construct the Lusso on a singleaxle
platform, which helps to save weight. In the rear
is a full-width bathroom, while the L-shaped seating
arrangement maximises the open-plan front living
area. What’s more, the Lusso is available with 4G WiFi,
air conditioning, and a self-levelling system. Equally
cool is caravan brand Compass. Its Casita model is
a fantastic travelling trailer with ample space for a
growing family.
A spacious lounge and a separate dining room are
located across the kitchen. A separate fixed corner
double bed is located in the back, along with a large
washroom for an en-suite effect. With separate living
areas for children and adults, a big bathroom for
washing younger children at the end of the day’s
activities, and a comfy bed that doesn’t need to be
made up, this design concept is the gold standard for
young families.

COMMITTED TO
SUSTAINABILITY
Leaving a lasting legacy for the future generations
to come is paramount to us at Tropicana
109

SEPTEMBER/OCTOBER 2022 NATURE
110
Conscious of the impact our operations have on the
natural environment that surrounds us, Tropicana
strives to ensure that everything we do is performed
with sustainability in mind. As a leading developer
in Malaysia, Tropicana is committed to travel on
a path of sustainable growth, keenly balancing
commercial success as well as social and environmental
responsibilities. As our development portfolio continues
to expand and grow, we are extremely conscious
of the impact our operations have on the natural
environment that surrounds us. This ranges from the
responsible utilisation of resources to strict regulatory
compliance and environmental management practices,
and reducing our carbon footprint. In addition to being
mindful of all these, we also exercise due diligence and
operate with careful considerations.
While we have made considerable inroads in our path
towards becoming more sustainable, the key challenge
ahead will be for Tropicana to meet the needs of a
growing population and providing homes that embody
our entire DNA while also growing sustainably and at
the same time, staying competitive. Key to this are
three driving factors that are of utmost importance to
Tropicana: safety, security, accessibility and wellbeing,
use of innovative technology and methods, and energy
efficiency and eco-friendly measures. Peace of mind of
our residents is an essential part of our vision, with the
aim of providing a township that is accessible yet offers
safety and security. At Tropicana Gardens, for example,
cutting-edge security systems and technologies are
outfitted to ensure the safety of residents and visitors.
At Tropicana, our integrated developments and
townships have been designed with strong emphasis
on wellbeing. Guided by our very own Tropicana
Development DNA, we build with sustainable and
green architecture in mind, elevating us from being
merely a property developer. We build long lasting
communities that hopefully will stand the test of time.
Environmental protection and preservation in all our
business operations are paramount, and coupled with
better management of resources and materials, our
goal is for everyone to live in a cleaner and healthier
environment. With impactful strategies implemented
to minimise threats to the natural environment’s
integrity, we proudly adhere to environment-conscious
parameters.
Biodiversity preservation, energy efficiency and the
use of sustainable construction methods are important
cornerstones to our sustainability efforts. Some of our
green initiatives include rainwater harvesting to reduce
wastage as well as the adoption of a waste water
treatment system; the use of green energy systems
such as at Tropicana Metropark where windmills power
the water turbines in our Urban Park filtration system;
and the use of energy efficient lights and regenerative
lifts.
In line with our DNA, our developments like Tropicana
Aman, Tropicana Gardens, Tropicana Metropark,
and Tropicana Heights are among those that feature
parks, green spaces and water features. For example,
Tropicana Heights in Kajang has a 16-acre Central Park
and 750-metre linear lake. Tree transplantation is one
of many environmentally friendly aspects of Tropicana
Heights. Throughout the development, 400 mature
Khaya and 15 Rain Trees that were already on-site
were replanted to support the current roadway system
and land parcel development of individual precincts.
In the areas of energy efficiency, our buildings have
incorporated energy efficient and green features that
are eco-friendly. As such, Tropicana Gardens has a
host of Green Building Index (GBI) elements with GBI
Gold rating given for the Arnica, Bayberry, and Cyperus
phases. Meanwhile, a GBI Silver rating was given to
Dianthus, Edelweiss, Tropicana Gardens Mall, and the
Office Tower components.
With energy and water consumption reduced, all these
different components work in tandem to promote
sustainable living and provide cleaner air quality.
In reducing our carbon footprint, we at Tropicana
employ innovative and eco-friendly technology and
methods into our development. These include selected
climate control design strategies so as to create a cool
microclimate to discourage the buildup of heat. We
do this by planting greenery on the roof and grounds.
To promote thermal mass cooling, we create a natural
stack effect that lets in cool air from the environment
surrounding us while at the same time expelling the
warm air. These are but some of the methods that we
have adopted to ensure that we adhere to sustainability
practices, thereby ensuring that our environment
is protected and leaving a lasting legacy for the
generations to come.

SHELTERS
Tropicana Foundation’s charitable work extends to animals too,
112
A sense of accomplishment, self-worth, and fulfilment can
be gained when we lend a helping hand. These feelings
lead to a happier and more satisfying life. For Tropicana
Foundation, it has been tirelessly working for over a decade
to improve the lives of the less fortunate or those who
have been marginalised in the community for the greater
good of all. The charity arm of Tropicana has collaborated
with numerous non-profit and governmental organisations
to assist many community members in need. Since its
inception in 2011, Tropicana Foundation has contributed
an astounding amount of over RM23 million to a variety
of philanthropic initiatives. The foundation’s charitable
work extends to both humans and animals. While there
are several animal shelters in the country, the foundation is
currently focusing on two, particularly My Pets Haven and
PAWS (PAWS Animal Welfare Society).
The former was founded by Aileen Lee in 2011 and acts
as a temporary sanctuary for stray animals until they are
adopted. It provides services such as grooming, boarding,
and pet food sales to pay for its rent. All rescue work is
done independently and is funded by Aileen’s savings and
public donations. Located in Setia Alam, Selangor, My Pets
Haven is in need of volunteers as it is seriously lacking in
manpower, especially in the morning when the centre’s
staff are swamped with work. The shelter welcomes everyone
who is eager to learn and enthusiastic about working with
animals. No experience is required, as its staff will lead you
through the day’s tasks.
PAWS is a non-profit animal shelter that has been in existence
since 1987. It receives unwanted dogs and cats, which are
then vaccinated, dewormed, spayed or neutered, and made
available for adoption. The shelter and all operating expenses
are supported by public donations and proceeds from
charitable activities. PAWS is looking to raise an estimated
RM3.5 million to build Malaysia’s first state-of-the-art animal
shelter in Ara Damansara, Selangor. Equipped with solar
power and rainwater harvesting, the multi-storey facility will
provide a sustainable and eco-friendly refuge for its animals.
As part of its fundraising efforts, PAWS invites you to sponsor
one square-foot of land for a minimum donation of RM100.
Every donation of RM100 and above comes with a certificate
that includes GPS coordinates unique to you, so you can visit
your sponsored land via Google Earth!
CREATIVE SPIN ON
TRADITIONAL TREATS
In addition to typical mooncake flavours, W Kuala Lumpur
offers unusual ones like aloe vera, and kumquat cheese
128
W Kuala Lumpur’s Moonlit Fever Mooncake Collection, released
in time for the mid-autumn festival celebrations, features sets
that are striking in colour and design. The inspiration for this
year’s design comes from the latest pattern and colour trends
seen on the international fashion runways. Hence, the stylish,
alluring bag in two vivid and arresting hues: emerald green and
sunrise orange. Malaysian woodcarving art, which has been
passed down from generation to generation and is a hidden
heritage gem, is also used in the design of the mooncake
packaging, along with circular and geometric lines. As for the
mooncake flavours, choose from Pure Lotus, Lotus Paste With
Single Yolk, Red Bean Paste Mandarin Skin, Momoyama, Lotus
Seed Paste Double Yolk, Tiramisu, and Mix Nuts.
For something unique, the hotel offers the Moonlit Fever
Mixology Kit, which comprises two mooncake flavours, one
tiramisu and one red bean paste, as well as a mixology kit with
alcohol miniatures, signature cocktail ingredients, and a bar
spoon and jigger to prepare your very own cocktail. Then there
is the Moonlit Fever Gift Box that consists of two mooncakes,
tiramisu and red bean paste respectively, plus artisanal
homemade treats to satisfy every palate. These include two
premium tea bags, a jar of candied sesame walnut, three
chocolate bars, and a cute Eleph keyring in the shape of an
elephant. Also, check out The Moonlit Fever Afternoon Tea,
which the hotel describes as “a mod and vintage inspired
menu embracing colourful and brilliant flavours”, to make
the mid-autumn festival even more exciting and memorable.
Aloe Vera, Kumquat Cheese, Goji Raspberry, Black Sesame,
and of course, traditional mooncake flavours are just some of
the distinctive and daring flavours included in this collection
of mooncakes specially curated by W Kuala Lumpur’s pastry
chef, Kevin Yong.
