<strong>Tropicana</strong> Aman, the largest 863-acre township by <strong>Tropicana</strong><br />
in Kota Kemuning, celebrated a strong take-up rate of 88% for<br />
Hana Residences. Comprising its final signature villa series, the<br />
milestone was driven by the phase’s generous open spaces and<br />
accessibility, supported by the launch of the phase’s lakeside<br />
bungalow show units with sizes and built-ups of up to 60’ x 100’<br />
and 5,745 sq ft respectively.<br />
In addition, an exclusive preview for Malaysia Singapore Supercar<br />
Club (“MSSCC”) members was held on 7 October <strong>2023</strong>, where<br />
<strong>Tropicana</strong> had announced that a portion of proceeds from each<br />

valued support through the years. Held on 6 September <strong>2023</strong>,<br />
the Media & Corporate Appreciation Day treated guests to<br />
lunch, a play-through on the greens, and sumptuous dinner<br />
along with prizes.<br />
Kicking off at 11:30am, the day started with registration and a<br />
running lunch at the resort’s plush Golf Lounge, followed by a<br />
shotgun start for participants to get the tournament in full swing.<br />
After trying their hand at <strong>Tropicana</strong> Golf & Country<br />
Resort’s serene 18-hole East Course, guests proceeded<br />
to a mouthwatering dinner at Ballroom 1. <strong>The</strong> evening’s<br />
gastronomic delights included a playful amuse bouche, grilled<br />
unagi sharing platters, and the iconic Beef Wellington as well<br />
as regional favourites such as grilled sotong buncit percik<br />
and plat hot krop lart phrik rayong chicken, topped off by a<br />
tantalising Coconut Crème Brulee with buah Melaka finisher.<br />
<strong>The</strong> repast was interspersed with dancers from the resort’s<br />
staff, in their debut performance.<br />

<strong>The</strong> renewed Pantai Kok R&R Centre caters to the locals and tourists<br />
<strong>The</strong> Langkawi International Folding Bike Challenge was launched at <strong>Tropicana</strong> Cenang<br />
<strong>Tropicana</strong> gave back to Langkawi with the RM2.5 million renewal<br />
of the 0.49-acre Pantai Kok Rest & Recreation (“R&R”) Centre, in<br />
collaboration with the Langkawi State Government.<br />
<strong>The</strong> initiative saw the upgrading of existing facilities to better<br />
serve the community, including eight commercial lots and<br />
enhanced washroom and surau facilities.<br />
In addition, the allocation of more than 70 parking bays for cars,<br />
motorcycles and bicycles, caters for the needs of travellers and<br />
visitors to, from and around the island district, in support of<br />
Langkawi’s robust tourism segment.<br />
<strong>The</strong> renewed R&R centre is the capstone to <strong>Tropicana</strong>’s ongoing<br />
social outreach efforts in Langkawi, including the <strong>Tropicana</strong> gogo-FIT<br />
3km Beach Fun Run at Pantai Cenang on 30 July 2022,<br />
which drew more than 200 local and international participants<br />
for a day of fun in the sun with health & diet checks along with<br />
mini-kite flying sessions and a chime workshop.<br />
In addition, <strong>Tropicana</strong> Cenang hosted the launch of the Langkawi<br />
International Folding Bike Challenge on 23 May <strong>2023</strong>. Aimed at<br />
elevating the state as the preferred holiday destination, the event<br />

and peaceful life of Langkawi Island.<br />

<strong>Tropicana</strong> reaffirmed its commitment to environmental, social<br />
and governance principles, as it moves into the seventh year of its<br />
sustainability journey. As a responsible developer and community<br />
builder, the Group has prioritised sustainability and green<br />
features throughout its developments and signature townships<br />
since inception.<br />
This includes the cultivation of a thriving ecosystem at its<br />
flagship <strong>Tropicana</strong> Golf & Country Resort (“TGCR”) with over<br />
22,000 plant species and 300 acres of landscapes, as well as<br />
renewable energy generation via more than 2,200 solar panels<br />
installed.<br />
Since 2016, the Group has achieved numerous sustainability<br />
milestones, such as cultivating over 375 acres of green lungs,<br />
planting more than 6,500 trees, and building more than 11km of<br />
biking and walking trails across its signature townships.<br />
“At <strong>Tropicana</strong>, we hold the view that development is by nature<br />
forward-looking, with the needs of the future implicit across<br />
development timescales. However, climate change has brought<br />
the need for sustainability and compliance to the fore, with<br />

While sustainability has been part of <strong>Tropicana</strong>’s DNA from the<br />
start, the Group formalised its ESG journey in 2016, in conjunction<br />
with Bursa Malaysia’s reporting requirements. Since then,<br />
<strong>Tropicana</strong> has grown from strength to strength, with landmarks<br />
such as TGCR’s pioneering dragonfly pond project for sustainable<br />
management of pest populations, to <strong>Tropicana</strong> Metropark’s<br />
windmill bio-filtration system for its 4.41-acre lake.

In 2022, <strong>Tropicana</strong> codified its ESG commitments into its three<br />
ESG pillars, namely: People, Planet and Partnership. <strong>The</strong>se pillars<br />
address the Group’s approach to social, environmental and<br />
governance principles respectively, and draw momentum from<br />
its business values while at the same time sustaining them.<br />
In addition, the Group stood in solidarity with the United Nations<br />
with the adoption of nine of its Sustainable Development Goals,<br />
namely Goal 3: Good Health & Well-being, Goal 5: Gender<br />
Equality, Goal 6: Clean Water & Sanitation, Goal 8: Decent Work<br />
& Economic Growth, Goal 9: Industry, Innovation & Infrastructure,<br />
Goal 10: Reduced Inequality, Goal 11: Sustainable Cities &<br />
Communities, Goal 12: Responsible Consumption & Production,<br />
and Goal 15: Life on Land.<br />
“Expanding on our sustainability track record, the Group has<br />
deepened its social and governance practices. This includes<br />
numerous employee initiatives such as leadership training<br />
workshops, as well as anti-bribery, whistleblowing, diversity<br />
& inclusion policies and more. We fully support women in<br />
the workplace, with 51% representation in management and<br />
executive positions, and we care for families with the provision<br />
of nursery rooms, as well as maternity and paternity leave,”<br />
said the management.<br />
Social outreach has also been integral to <strong>Tropicana</strong>’s identity from the<br />
start. <strong>The</strong> reactivation of its charity arm, <strong>Tropicana</strong> Foundation in 2011,<br />
has seen more than RM26 mil channelled to underprivileged children,<br />
flood victims, at-risk demographics and other worthy causes to date.<br />

Established in September 2021, the pioneering Dragonfly Pond<br />
at <strong>Tropicana</strong> Golf & Country Resort (“TGCR”) by <strong>Tropicana</strong> is a<br />
resounding success, drawing 14 dragonfly and damselfly species<br />
to the flagship resort. <strong>The</strong> initiative is a collaboration with<br />
Universiti Kebangsaan Malaysia (“UKM”) researcher Assoc Prof<br />
Dr Choong Chee Yen in our united aim to control pest populations<br />
while fostering biodiversity onsite.<br />
<strong>The</strong> Dragonfly Pond underscores the Group’s commitment<br />
to environmental, social and governance (“ESG”) principles<br />
throughout its planning, design and operation of its developments.<br />
Dion Tan, Group Managing Director, <strong>Tropicana</strong> shared more on<br />
the initiative. “As a responsible community builder, <strong>Tropicana</strong><br />
Group has practised sustainability across its signature master<br />
developments since its inception. <strong>The</strong> Dragonfly Pond project is a<br />
testament to this drive, embodying our ESG DNA of People, Planet<br />
and Partnership as we accelerate our sustainability journey in line<br />
with the evolving social and regulatory environment,” he said.<br />
Tackling the perennial issue of pest populations in landscaped<br />
areas, the Dragonfly Pond saw the introduction of 88 Tramea<br />
transmarina (Saddlebag Glider) dragonfly larvae into TGCR.<br />
Growing to maturity, these dragonflies feed on mosquito and<br />
other pests, serving as a natural control mechanism with a<br />
hunting efficiency rate of up to 95%.<br />
Natural controls such as dragonflies, birds, bats and minnows<br />
enhance the biodiversity in a given site, in line with ESG principles.<br />
<strong>The</strong>y also avoid the introduction of chemical or bacterial agents<br />
into the site’s existing ecosystem, seen in conventional controls<br />
such as pest fogging and mosquito dunks utilising targeted<br />
bacteria such as Bacillus thuringiensis israelensis to control larvae<br />
populations.<br />
“Following the introduction of the Saddlebag Glider larvae<br />
in 2021, subsequent observations have found them breeding<br />
successfully, with 13 additional species of dragonflies and<br />
damselflies extant at the pond. <strong>The</strong>se include species such as Blue<br />
Dashers, Common Flangetails, Crimson Dropwings, Variegated<br />
Green Skimmers, White-barred Duskhawks, Sultans, Yellowbarred<br />
Flutterers, Scarlet Skimmers, Blue Adjutants, Chinese<br />
Greenwings, Common Bluetails, Blue Sprites and Variable Wisps.<br />
This indicates the creation of a healthy ecosystem, enriching the<br />
dragonfly population onsite and multiplying the effectiveness of<br />
the project’s natural control mechanism,” said Dr Choong.<br />
<strong>The</strong> Dragonfly Pond’s success is complemented by the mindful<br />
planting of more than 16 aquatic and non-aquatic flora species,<br />
fostering a conducive environment for site fauna as well as<br />
visitors. <strong>The</strong>se include sedges and reeds such as Lepironia<br />
articulata and papyrus to provide perches for the dragonflies, as<br />
well as frangipani, variegated jasmine and more.<br />
TGCR’s Dragonfly Pond complements the Group’s ongoing ESG<br />
initiatives, including a solar panel system at the resort, windmillpowered<br />

T Industrial Park celebrated full take-up for three of its nine phases driven by RM800 million<br />
investment by the US-based Alton Industry Ltd Group<br />
T Industrial Park celebrated full take-up for three of its nine<br />
phases, covering a total of 572.2 acres, driven by a substantial<br />
RM800 million investment by the US-based appliances supplier<br />
Alton Industry Ltd Group (“Alton”). Positioned as Pontian’s<br />
primary industrial hub, T Industrial Park will be home to the Alton<br />
Intelligent Super Factory, with a planned investment of RM2<br />
billion in the coming years.<br />
<strong>The</strong> development benefits from T Industrial Park’s prime<br />
connectivity, with proximity to the Port of Tanjung Pelepas and<br />
Sungai Pulai bridge, as well as mature land and sea transport<br />
logistics. Karen Lee, Managing Director of T Industrial Park Sdn<br />
Bhd, shared more on the milestone.<br />
Occupying an expansive area, its investment in T Industrial Park<br />
is divided into three phases. <strong>The</strong> initial phase comprises 45.2<br />
acres in the development’s 220.8-acre Phase 1, which has been<br />
fully taken up to date. <strong>The</strong> second and third phases of Alton<br />
Industry Ltd Group’s investment span 109.4 acres and 245.0 acres<br />
respectively. In an earlier media statement,<br />
Investment, Trade and Industry Minister Tengku Datuk Seri<br />
Zafrul Tengku Abdul Aziz welcomed Alton Group's global<br />
expansion with the significant investment for a facility in<br />
Johor Baru, which is expected to be completed in 2024, thus<br />
underlining confidence in the country's attractiveness as an<br />
investment destination.<br />
“T Industrial Park is one of the largest industrial zones in Johor. Its<br />
strong take-up is a testament to the Group’s unique development<br />
DNA with an emphasis on facilities, connectivity and more. We<br />
welcome partners such as Alton Industry Ltd Group, and look<br />
forward to similar collaborations in the future,” she said.<br />
In its initial phase, Alton Industry Ltd Group has allocated RM800<br />
million for the construction of the Alton Intelligent Super Factory. Its<br />
investment into the development will comprise its principal overseas<br />
manufacturing base. <strong>The</strong> plant will support its track record in the<br />
development, production and sale of aerodynamic and cleaning<br />
equipment, automotive parts, garden pneumatic tools, intelligent<br />
robots and more. In addition, it will establish a satellite research and<br />
development building in Malaysia, towards developing advanced<br />
technologies and expertise in the region. Alton Industry Ltd Group’s<br />
comprehensive investment in Malaysia, particularly in T Industrial<br />
Park, marks a substantial commitment over the next few years.<br />
T Industrial Park is poised to play a pivotal role in realising the<br />
government’s vision of attracting more investment to Malaysia<br />
and creating numerous growth opportunities, underscoring its<br />
robust pull factors. <strong>The</strong>se include a prime connectivity profile<br />
with proximity to the newly completed Sungai Pulai Bridge<br />
reducing travel time between Pontian and the Port of Tanjung<br />
Pelepas, the world’s 15th busiest container port for worldwide<br />
cargo shipment.<br />
In addition, its strategic location near the Malaysia-Singapore<br />
Second Link facilitates traffic to Tuas and the Jurong East<br />
industrial area in Singapore, while offering competitive freight<br />
transit costs via sea routes to North American and European<br />
markets. To ease traffic congestion of the Singapore Causeway<br />
and improve the daily commute for its passengers, Singapore<br />
rail operator SMRT and Malaysian public transport firm Prasarana<br />
collaborated to build and operate the Johor Baru-Singapore<br />
Rapid Transit System ("RTS") Link.<br />

to dive into the beauty industry, and Wilson Lee<br />
knows this all too well.<br />
“Beauty, aesthetics and wellness will take<br />
precedence in the coming years. It has proven to<br />
be resilient despite global economic crises and in<br />
a turbulent macroeconomic environment. (Global<br />
management consulting firm) McKinsey predicts<br />
that the beauty market will reach approximately<br />
US$580 billion (RM1.26 trillion) by 2027, with Asia<br />
and North America topping the growth charts.”<br />
His advice to aspiring entrepreneurs looking to<br />
enter the industry?<br />
“Don’t fear the burnout. Young people always<br />
want the perfect work-life balance and while it is<br />
important, you need to push yourself towards a<br />
potential burnout to learn your limits. Once you<br />
understand your limits, only then you will know<br />
how to balance work and play. And once you’re<br />
comfortable with that, then it’s time to experiment<br />
further towards a newer, healthy and possible<br />
limit to having the perfect work-life balance.”<br />
When Wilson initially embarked on his journey<br />

HQ departments, with a focus on sharing market insights, trends, and<br />
customer needs. “We encourage regular knowledge sharing sessions<br />
