blazes a trail in the pool<br />

LUKA WILLEMS has qualified<br />
for the Virtus Global Games,<br />
after a successful six weeks of<br />
international competion as the<br />
only Down Syndrome athlete<br />
representing the country in the<br />
pool.<br />
The Jellie Park JASI club<br />
athlete was the first and only<br />
New Zealander to compete at<br />
the World Down Syndrome<br />
Championships in Portugal<br />
last month, celebrating his 20th<br />
birthday as well as six personal<br />
bests in eight races over the six<br />
days.<br />
Although sometimes he<br />
“wanted to go home,” Willems,<br />
of Papanui, produced some<br />
strong results, particularly<br />
in the T21 senior 50m<br />
breaststroke, where he finished<br />
13th.<br />
“My breaststroke is really<br />
improving, and I like it more<br />
and more,” he said.<br />
Shortly after the Portugal<br />
event, he was one of 15 New<br />
Zealanders to participate in the<br />
Virtus Oceania Asia Games in<br />
Brisbane.<br />
As the first Kiwi athlete to<br />
compete in the II-2 (Down<br />
Syndrome) category, Willems<br />
certainly made his mark,<br />
winning bronze in the 50m<br />
freestyle as well as gaining three<br />
fourth placings in the games.<br />
He has now qualified for the<br />
2023 Virtus Global Games.<br />

Packed with festive spirit<br />

PUPILS AT a primary school in<br />
Richmond have been given an<br />
early Christmas surprise.<br />
A new mud kitchen and 30<br />
backpacks filled with essential<br />
school supplies have been delivered<br />
to Pareawa Banks Avenue<br />
School after being the lucky<br />
winner of a Christmas giveaway.<br />
Principal Toni Burnside said<br />
it was nice for some pupils to<br />
get a bit extra at this time of<br />
year.<br />
“We are proud of our school<br />
and our tamariki. And it’s nice<br />
to have that positive community<br />
recognition. We know that when<br />
our tamariki get those backpacks,<br />
they will be so excited,”<br />
she said.<br />
The giveaway, which was<br />
open to all schools across New<br />
Zealand, received more than 150<br />
entries.<br />
Two pupils from each class<br />
who represent the school’s<br />
values will be selected to receive<br />
the backpacks.<br />
Burnside said there will also<br />
be a small, added criteria.<br />
“We know some of the<br />
children in those classes need<br />
a wee bit ‘pick me up’. Things<br />
are tough at the moment for<br />
families and the community, so<br />
teachers will be looking through<br />
that lens as well.”<br />
The new mud kitchen is now<br />
ready to go, but has not yet<br />
been installed in the school<br />
playground.<br />
Said Burnside: “To get that<br />
as part of the prize, it’s amazing.<br />
Our juniors love playing with<br />
water and pretending to make<br />
plates.”<br />
This year marked the fifth<br />
annual Christmas giveaway by<br />
Furnitoyz – a Hornby-based<br />
company that makes children’s<br />
toys and furniture by hand.<br />
Owner Michelle Dickie said<br />
the school giveaway was a<br />
chance to give back to the community.<br />
Since opening the business,<br />
the former pre-school teacher<br />
and her husband Euan have<br />
been trying to have a giveaway<br />
every year.<br />
“Last year we were watching<br />
the news . . . and people were<br />
struggling to get schoolbags<br />
and all the bits and bobs that<br />
go along with it to get kids into<br />
school,” she said.<br />
“So we thought this year, we<br />
will see if we can do roughly a<br />
classroom-size worth of schoolbags.”<br />
Last year, the business<br />
donated three pallets of foods<br />
and hygiene products to<br />
Christchurch, Auckland and<br />
Wellington city missions.<br />

The three-time Paralympic<br />
gold medallist said Willems is<br />
a “unique” athlete in the way<br />
he is “blazing a trail for others<br />
living with down syndrome and<br />
swimming”.<br />
“While as a swimming nation<br />
we are very early into our Down<br />
Syndrome inclusion, we are<br />
committed to helping Luka<br />
and the next generation of<br />
swimmers with Down Syndrome<br />
who haven’t made it into our<br />
competitive events as yet,” Leslie<br />
said.<br />

help, the opportunity for Willems<br />
to compete at the Virtus Games<br />
“wouldn’t have happened”.<br />
“He is trying to open up<br />
accessibility for swimming<br />
athletes with disabilities at an elite<br />

For Willems, it’s just the start<br />
of a successful international<br />
swimming career, as he begins<br />
preparations for the Virtus Global<br />
Games, held in France next year.<br />
“I hope my journey inspires<br />
people to do something new and<br />
maybe challenging too.”

Apprentice baker’s swift rise to the top<br />

EMILY BAILLIE was in the<br />
third year of her apprenticeship<br />
when she rose to become the<br />
best young bread baker in the<br />
country.<br />
The Edgeware 20-year-old<br />
said she never expected to win<br />
the New Zealand Association of<br />
Bakers competition.<br />
“I was in shock. I was the<br />
youngest competitor with the<br />
least experience and I thought<br />
my competitors would win it. I<br />
actually almost cried.”<br />
Besides the title, Baillie was<br />
also awarded a $10,000 research<br />
grant.<br />
This year, there were four<br />
craft bakers and two plant bread<br />
bakers taking part in the twoday<br />
competition in Auckland,<br />
which included a presentation on<br />
a given topic, a 90-minute theory<br />
test and a five-hour baking<br />
session.<br />
Each participant was required<br />
to make a range of breads,<br />
including two loaves of white<br />
sandwich bread, two different<br />
types of white loaves, four<br />
different types of smallgoods,<br />
two variety loaves of grain or<br />
wholemeal bread, and four<br />
different types of sweet bun.<br />
Baillie said recipes for the<br />
breads were given two months<br />
before the competition so<br />
participants could memorise and<br />
use them on the day.<br />
However, there were many<br />
things that could affect the result<br />
of the breads, in spite of having<br />
the same recipe.<br />
“My competitor had the same<br />
recipe, but she didn’t know them.<br />
So in one of the breads, it was<br />
supposed to be 1.5 per cent salt<br />
but she put 1 per cent salt. Little<br />
things like that can really affect<br />
the bread and how it works,”<br />
Baillie said.<br />
“It’s also personal skills like<br />
how you shaped it, how you mix<br />
it, how long you let it rest for – all<br />
sorts of different things.”<br />
The young baker is now<br />
planning to represent New<br />
Zealand at the prestigious LA<br />
Judge Awards in 2024 – a threeday<br />
competition recognising the<br />
best young baking apprentices in<br />
Australia and New Zealand.<br />
Baillie discovered her love for<br />
baking in a one-year cooking<br />
course, which then led to an<br />
apprenticeship with a bakery in<br />

Six months later, she moved<br />
to Christchurch to broaden her<br />
horizons. Since then, Baillie has<br />
been working at the Bohemian<br />
Bakery.<br />
So far, the unusual working<br />
hours have been the biggest<br />
challenge.<br />
“It’s not normal to wake up<br />
and get to work at 1am. It’s<br />
definitely a challenge to change<br />
your body clock completely and<br />
working at a completely different<br />
time to everybody around you.<br />
“It’s a bit hard to have any type<br />
of social life,” she said.<br />
The $10,000 award will go towards<br />
a baking course overseas.<br />
However, Baillie has not decided<br />
where to go yet.<br />
At the moment, she is looking<br />
to specialise in pastry after<br />
completing her qualification in<br />
baking.<br />

Shirley Boys’ High School student<br />
cooks his way to prestigious award<br />
AN ASPIRING young cook from<br />
Shirley Boys’ High School has<br />
earned a prestigious award.<br />
Zane Roberts was among three<br />
students who have scooped the<br />
Prime Minister’s Vocational Excellence<br />
Award.<br />
The award was launched in<br />
2<strong>01</strong>9 to celebrate the top highschool<br />
students enrolled in<br />
vocational study with a $2000<br />
prize.<br />
Along with Hillmorton High<br />
School’s Tyler Spatcher-Harrison<br />
and Lincoln High School’s Adam<br />
Barker, Roberts has juggled<br />
school this year along with two<br />
days a week completing cookery<br />
level three at Ara-Te Pūkenga’s<br />
department of hospitality,<br />
business and service industries.<br />
Wanting to get beyond washing<br />
dishes in a restaurant and<br />
working toward becoming a chef,<br />
Roberts said his plans are set for<br />
next year.<br />
“I’m going to do level four in<br />
the workplace. I’ll go to work,<br />
and they’ll teach me everything<br />
but every so often I’ll get to come<br />
back to Ara to do assessments<br />
which is cool. I’ll get paid to learn<br />
so I’m happy.”<br />
Tutor Arnya Watson said the<br />
award is a wonderful bonus for<br />
these students who have gone<br />
above and beyond.<br />
“They’re my high achievers.<br />
They’ve worked hard out of<br />
class to practice and do extra<br />
competitions. Anything that was<br />
available to do – they pushed<br />
themselves.<br />
“I still can’t believe we had three<br />
in one class though.”<br />
Most of her <strong>2022</strong> class are<br />
planning to return to Ara, which<br />
Watson said demonstrates how<br />
the supportive approach to learning<br />
gives students a firm pathway<br />
to staying in education.<br />
And because the level three<br />
course is managed through<br />
school, there is impact on their<br />
fees – free first year of tertiary<br />
study.<br />
Watson said it is rewarding<br />
helping these students find where<br />
their future lies.<br />

Young tennis stars to play on big stage<br />
FOUR YOUNG tennis players<br />
have earned the opportunity<br />
to play centre-court in a new<br />
tournament in the lead up to<br />
Auckland’s ASB Classic early<br />
next year.<br />
Bishopdale players Aliyah<br />
Daly, 11, and Nicholas Rayner,<br />
12, along with Burnside Park’s<br />
Sakeri Parnell, 13, will compete<br />
in the Road to the ASB Classic<br />
competition in January after<br />
qualifying through regional<br />
playoffs last week. Cashmere’s<br />
Emmeline Gale, 11, has also<br />
qualified.<br />
The inaugural Road to the ASB<br />
Classic is presented by Jaguar<br />
and the Lavie Tennis Academy, a<br />
performance tennis organisation<br />
based in Auckland.<br />
The tournament consists<br />
of players under the age of 14<br />
from all areas of the country<br />
competing in a 16-player pool,<br />
with finals of the competition<br />
being played before the ASB<br />
Classic men’s singles final on<br />
January 14.<br />
Academy founder and owner<br />
Sebastian Lavie said the organisation<br />
is “delighted” to give<br />
young tennis players the opportunity<br />
to compete on the courts<br />
of the ASB Classic.<br />
“It’s going to be an exciting<br />
time to see the best young talent<br />
from around the country compete<br />
surrounded by big crowds<br />
and some of the world’s best<br />
tennis players,” he said.<br />

Serena Williams the most recent<br />
women’s singles champion<br />
and young French player Ugo<br />
Humbert the 2020 men’s singles<br />

The tournament will be<br />
held from January 2 to 14<br />
with players such as Emma<br />
Raducanu, Casper Ruud and<br />
Coco Gauff confirmed to be<br />
competing.<br />

It’s beginning to look a lot like Christmas<br />
Christmas is a great time for passing down recipes that are tried and true becoming<br />
traditional family favourites. The owner of this recipe says her mum used to make<br />
the pudding on Christmas Eve and would take the bowl and wooden spoon around<br />
everyone in the house to stir the mixture and make a wish.<br />
Make a Wish Christmas Pudding<br />
You will need:<br />
• 1 ½ tbsp butter<br />
• 1 ½ tsp baking soda<br />
• 1 ½ cups of boiling water<br />
• 1 ½ cups flour<br />
• 1 ½ cups mixed fruit or sultanas<br />
• ¾ cup sugar<br />
Method:<br />
1. In a glass or stainless steel bowl,<br />
melt the butter (over hot water)<br />
and dissolve the baking soda.<br />
2. Add the boiling water and<br />
sugar.<br />
3. When cool, add flour and<br />
mixed fruit.<br />
4. Stir all the ingredients together<br />
and make a Christmas wish.<br />
5. Cover bowl with a tea towel and<br />
allow to stand overnight.<br />
The next day:<br />
• Place mixture into a greased<br />
bowl or ice-cream container,<br />
cover with tinfoil and place in a<br />
pot of water, just deep enough<br />
so the bowl doesn’t float.<br />
• Boil pudding for four hours and<br />
check regularly to make sure<br />
the water has boiled dry. Top<br />
up carefully with extra water if<br />
required.<br />
• Serve with heaps of Chantilly<br />
cream!<br />

Method:<br />
Put cream, vanilla essence<br />

softly formed peaks. Cover and<br />
refrigerate until ready to serve.<br />

Santa’s Brekkie Pancakes<br />
with fresh berries<br />
This one is not just for the kids – the sweetness of the bananas makes these<br />
pancakes scrumptious and a delicious, healthy breakfast hit for everyone!<br />
You will need:<br />
• 4-5 bananas (soft enough to mash)<br />
• 4 eggs<br />
• ½ cup rice flour<br />
• 2 tbsp whole linseed<br />
• ½ tsp salt<br />
• grated lemon rind<br />
• juice from 1 lemon<br />
• splash of vanilla<br />
• butter to cook the pancakes<br />
Method:<br />
1. Peel and mash the bananas in a bowl.<br />
2. Stir in the eggs, vanilla, linseed, salt<br />
and lemon ingredients.<br />
3. Add flour and mix to a smooth batter.<br />
4. Cook pancakes in frypan on one side<br />
until they bubble on the surface or hold<br />
together enough to be flipped over.<br />
5. If the mixture is thick, flatten the<br />
pancakes out once they’ve been turned<br />
over. Each pancake should be around<br />
1cm thick.<br />
Kid’s version:<br />
Decorate each pancake with red berries<br />
for Santa’s hat, Greek yoghurt or<br />
whipped cream for Santa’s beard and<br />
chocolate buttons or grape halves for<br />
Santa’s eyes.<br />
Adult’s version:<br />
Serve with a mix of fresh strawberries,<br />
blueberries, raspberries, and<br />
boysenberries. Top off with Greek<br />
yoghurt.<br />

We’re resurfacing a section of Ilam Road near Kirkwood Avenue from<br />
Saturday 3 <strong>December</strong> until Sunday 11 <strong>December</strong>.<br />
Vestibular rehabilitation therapy is a specialised<br />
form of therapy, in which physiotherapists<br />
work to improve symptoms of dizziness and the<br />
balance problems that can occur with vestibular<br />
dysfunction. Street and Ilam Balance Road and problems Kirkwood Avenue and dizziness will also close. can<br />
all be treated very effectively.<br />
To complete the work as quickly as we can, Ilam Road will be closed<br />
24/7 between 71 Ilam Road and the paved threshold near Kirkwood Avenue<br />

Being A Subject To Sale Purchaser<br />
hen buying a property subject to the sale of<br />
Wanother you need to consider all your options<br />
carefully<br />
Buying a property when you are a cash buyer<br />
is reasonably straightforward in that you find<br />
a house you like then put an offer in subject to<br />
usually ten working days due diligence and then<br />
you go unconditional. Purchasing a home when you<br />
already own one is another scenario altogether and<br />
usually more complicated. Many people are selling<br />
for up-sizing, downsizing, schooling, proximity to<br />
work, changing suburbs, upgrading in style, location<br />
or property age. Below I have outlined some of the<br />
more common scenarios that could play out when<br />
you are in a subject to sale position.<br />

If you are lucky enough to have your home freehold<br />
or close enough to it (a big chunk of equity will<br />
help) then the bank may be happy to offer you a<br />
mortgage so you can go and purchase something<br />
else without having sold your current house first.<br />
This will take some of the pressure off and the<br />
worry that you may sell but not find anything else.<br />
The fish hook here can be evidencing to your lender<br />
your ability to service the mortgage until your<br />
current home has been sold. Retirees or those near<br />
to retirement, this could affect you if you have no<br />
‘income’. The other mistake I see people making<br />
with this option is that they make an assumption<br />
on what their current home is worth and purchase<br />
the next one based on this ‘figure’ only to find out<br />
when they do go to sell that this figure is overly<br />
optimistic.<br />
Selling your current home without<br />
having yet purchased another property<br />
This option is often taken up by those who would like<br />
to know a) exactly how much their current home will<br />
sell for so they have a concrete purchasing budget to<br />
work with and b) would like to be cash purchasers in<br />
the marketplace. Being ‘cash purchasers’ does allow<br />
you to be more competitive in multi offer situations<br />
and also allows you to purchase property at auction<br />
and therefore opening your buying options up to<br />
homes being sold under all methods of sale. The<br />
biggest risk here is that you won’t find anything to<br />
buy and settle on before your own home handover<br />
date. Many however keep renting or staying with<br />
family as backup options.<br />
The security of knowing where you are going<br />
versus having the confidence that you are<br />
spending what you only have seem to be valued<br />
quite differently by purchasers in my experience,<br />
the thought of not knowing where you are going<br />
worries some while the the idea of spending money<br />
that you might not end up having in the hand gives<br />
others the cold sweats.<br />
Offering on a property subject to the<br />
sale of your current home<br />
This is an option that interestingly I notice many<br />
people beginning with but often not completing on.<br />
I know this sounds like a strange comment but let<br />
me explain. When homeowners have been sitting<br />
comfortably for some years in a home then start<br />
to think a move might be an idea, the nest is finally<br />
empty, the stairs are getting a bit much, they would<br />
like to be closer to family and so on they will often<br />
go out and have a look around and then make an<br />
offer subject to the sale their home.<br />
I will outline the pro’s and con’s for this scenario;<br />
Pro’s. You have found a home you like to move into.<br />
Con’s. Your offer will highly likely contain a<br />
‘rollover’ or ‘cash out’ clause. What does this<br />
mean? If the owners of the home that you have<br />
made your offer on receive a cash offer (or more<br />
favourable depending on the terminology used in<br />
the clause) from another buyer you will be given<br />
via your lawyer a few working days notice (2-5 is<br />
standard) to confirm on the purchase, this means<br />
you need commit to the purchase without having<br />
sold your property – not something many people<br />
are in a position to do because if they were they<br />
would have purchased the home outright in the<br />
first place. You could end up in the position of being<br />
in the middle of selling your home only to have the<br />
property you were hoping to purchase taken away<br />
from you, this can be emotionally very upsetting<br />
and stressful.<br />
The second drawback to the ‘subject to sale’ offer<br />
can be one that I touched on earlier which is not<br />
selling your home for the figure that you had in<br />
mind or worse not selling it at all. Predicting market<br />
trends is somewhat a crystal ball gazing activity and<br />
relying on RV figures, the figure that a website told<br />
you your home was worth, what your son told you<br />
or even appraisal figures from agents are all guess<br />
work to some extent until the market is tested and<br />
the current buyer pool has spoken. You can want<br />
or hold out for a certain sale price all you like but<br />
don’t expect the homeowners you have put an offer<br />
to subject to the sale of your home to wait around<br />
for you.<br />
The third drawback which is one less considered<br />
until you arrive in the situation, is that as a subject<br />
to sale purchaser your negotiation powers are at<br />
an all time low. In smaller or slower marketplaces<br />
or for example rural or high end properties this<br />
may not so much be the case but in general<br />
metropolitan areas shopping in the price bracket<br />
of the majority your subject to sale offer is always<br />
going to be weaker than a cash offer unless you<br />
can come up with the magic figure that will give the<br />
homeowners enough confidence to accept your<br />
offer over a cash one. I often say putting a low offer<br />
in subject to the sale of a property is like wanting to<br />
have your cake and eat it too. Cash is king so your<br />
subject to sale offer needs to win out with a solid<br />
offering price, especially in multi offer situations.<br />
Summary<br />
If you sell first and are in a cash position then you<br />
certainly have stronger negotiation powers and<br />
the opportunity to secure the home you want.<br />
This is the reason for my earlier comment that<br />
purchasing subject to sale is an ‘option that I<br />
notice many people beginning with but often not<br />
completing on’. It doesn’t take long before many<br />
are awakened to the limitations and frustrations<br />
of trying to purchase subject to sale. Sometimes it<br />
will work out and again in a less competitive market<br />
you shouldn’t have quite the same frustrations.<br />
Otherwise my best advice is to sell first then you<br />
know a) exactly what you have to spend and b) you<br />
can go out and purchase your new home as a cash<br />
buyer. Yes it will be a mucky six months or so and<br />
yes you might have to stay with family, short term<br />
in and AirBnB etc but in the long term scheme of<br />
things it will be a distant memory!<br />
