Six personal bests: Luka
blazes a trail in the pool
• By Jaime Cunningham
LUKA WILLEMS has qualified
for the Virtus Global Games,
after a successful six weeks of
international competion as the
only Down Syndrome athlete
representing the country in the
pool.
The Jellie Park JASI club
athlete was the first and only
New Zealander to compete at
the World Down Syndrome
Championships in Portugal
last month, celebrating his 20th
birthday as well as six personal
bests in eight races over the six
days.
Although sometimes he
“wanted to go home,” Willems,
of Papanui, produced some
strong results, particularly
in the T21 senior 50m
breaststroke, where he finished
13th.
“My breaststroke is really
improving, and I like it more
and more,” he said.
Shortly after the Portugal
event, he was one of 15 New
Zealanders to participate in the
Virtus Oceania Asia Games in
Brisbane.
As the first Kiwi athlete to
compete in the II-2 (Down
Syndrome) category, Willems
certainly made his mark,
winning bronze in the 50m
freestyle as well as gaining three
fourth placings in the games.
He has now qualified for the
2023 Virtus Global Games.
Swimming NZ disability and
para-swimming participation
manager Cameron Leslie
travelled with the 13-strong
swimming team to Brisbane
and said
they
did an “amazing
job”.
Packed with festive spirit
• By Natalie Pham
PUPILS AT a primary school in
Richmond have been given an
early Christmas surprise.
A new mud kitchen and 30
backpacks filled with essential
school supplies have been delivered
to Pareawa Banks Avenue
School after being the lucky
winner of a Christmas giveaway.
Principal Toni Burnside said
it was nice for some pupils to
get a bit extra at this time of
year.
“We are proud of our school
and our tamariki. And it’s nice
to have that positive community
recognition. We know that when
our tamariki get those backpacks,
they will be so excited,”
she said.
The giveaway, which was
open to all schools across New
Zealand, received more than 150
entries.
Two pupils from each class
who represent the school’s
values will be selected to receive
the backpacks.
Burnside said there will also
be a small, added criteria.
“We know some of the
children in those classes need
a wee bit ‘pick me up’. Things
are tough at the moment for
families and the community, so
teachers will be looking through
that lens as well.”
The new mud kitchen is now
ready to go, but has not yet
been installed in the school
playground.
Said Burnside: “To get that
as part of the prize, it’s amazing.
Our juniors love playing with
water and pretending to make
plates.”
This year marked the fifth
annual Christmas giveaway by
Furnitoyz – a Hornby-based
company that makes children’s
toys and furniture by hand.
Owner Michelle Dickie said
the school giveaway was a
chance to give back to the community.
Since opening the business,
the former pre-school teacher
and her husband Euan have
been trying to have a giveaway
every year.
“Last year we were watching
the news . . . and people were
struggling to get schoolbags
and all the bits and bobs that
go along with it to get kids into
school,” she said.
“So we thought this year, we
will see if we can do roughly a
classroom-size worth of schoolbags.”
Last year, the business
donated three pallets of foods
and hygiene products to
Christchurch, Auckland and
Wellington city missions.
for global
games after
making a
splash
• From page 1
The three-time Paralympic
gold medallist said Willems is
a “unique” athlete in the way
he is “blazing a trail for others
living with down syndrome and
swimming”.
“While as a swimming nation
we are very early into our Down
Syndrome inclusion, we are
committed to helping Luka
and the next generation of
swimmers with Down Syndrome
who haven’t made it into our
competitive events as yet,” Leslie
said.
Willems’ mother Anqelique van
der Velden said without Leslie’s
help, the opportunity for Willems
to compete at the Virtus Games
“wouldn’t have happened”.
“He is trying to open up
accessibility for swimming
athletes with disabilities at an elite
level. It’s so awesome.”
For Willems, it’s just the start
of a successful international
swimming career, as he begins
preparations for the Virtus Global
Games, held in France next year.
“I hope my journey inspires
people to do something new and
maybe challenging too.”

Apprentice baker’s swift rise to the top
• By Natalie Pham
EMILY BAILLIE was in the
third year of her apprenticeship
when she rose to become the
best young bread baker in the
country.
The Edgeware 20-year-old
said she never expected to win
the New Zealand Association of
Bakers competition.
“I was in shock. I was the
youngest competitor with the
least experience and I thought
my competitors would win it. I
actually almost cried.”
Besides the title, Baillie was
also awarded a $10,000 research
grant.
This year, there were four
craft bakers and two plant bread
bakers taking part in the twoday
competition in Auckland,
which included a presentation on
a given topic, a 90-minute theory
test and a five-hour baking
session.
Each participant was required
to make a range of breads,
including two loaves of white
sandwich bread, two different
types of white loaves, four
different types of smallgoods,
two variety loaves of grain or
wholemeal bread, and four
different types of sweet bun.
Baillie said recipes for the
breads were given two months
before the competition so
participants could memorise and
use them on the day.
However, there were many
things that could affect the result
of the breads, in spite of having
the same recipe.
“My competitor had the same
recipe, but she didn’t know them.
So in one of the breads, it was
supposed to be 1.5 per cent salt
but she put 1 per cent salt. Little
things like that can really affect
the bread and how it works,”
Baillie said.
“It’s also personal skills like
how you shaped it, how you mix
it, how long you let it rest for – all
sorts of different things.”
The young baker is now
planning to represent New
Zealand at the prestigious LA
Judge Awards in 2024 – a threeday
competition recognising the
best young baking apprentices in
Australia and New Zealand.
Baillie discovered her love for
baking in a one-year cooking
course, which then led to an
apprenticeship with a bakery in
TALENTED: Emily Baillie became the best young bread
baker after winning a two-day competition in Auckland
with this impressive selection. She also received a $10,000
research grant as part of the award. PHOTO: STAR MEDIA
Hokitika in her final year of
high school.
Six months later, she moved
to Christchurch to broaden her
horizons. Since then, Baillie has
been working at the Bohemian
Bakery.
So far, the unusual working
hours have been the biggest
challenge.
“It’s not normal to wake up
and get to work at 1am. It’s
definitely a challenge to change
your body clock completely and
working at a completely different
time to everybody around you.
“It’s a bit hard to have any type
of social life,” she said.
The $10,000 award will go towards
a baking course overseas.
However, Baillie has not decided
where to go yet.
At the moment, she is looking
to specialise in pastry after
completing her qualification in
baking.
Shirley Boys’ High School student
cooks his way to prestigious award
AN ASPIRING young cook from
Shirley Boys’ High School has
earned a prestigious award.
Zane Roberts was among three
students who have scooped the
Prime Minister’s Vocational Excellence
Award.
The award was launched in
2019 to celebrate the top highschool
students enrolled in
vocational study with a $2000
prize.
Along with Hillmorton High
School’s Tyler Spatcher-Harrison
and Lincoln High School’s Adam
Barker, Roberts has juggled
school this year along with two
days a week completing cookery
level three at Ara-Te Pūkenga’s
department of hospitality,
business and service industries.
Wanting to get beyond washing
dishes in a restaurant and
working toward becoming a chef,
Roberts said his plans are set for
next year.
“I’m going to do level four in
the workplace. I’ll go to work,
and they’ll teach me everything
but every so often I’ll get to come
back to Ara to do assessments
which is cool. I’ll get paid to learn
so I’m happy.”
Tutor Arnya Watson said the
award is a wonderful bonus for
these students who have gone
above and beyond.
“They’re my high achievers.
They’ve worked hard out of
class to practice and do extra
competitions. Anything that was
available to do – they pushed
themselves.
“I still can’t believe we had three
in one class though.”
Most of her 2022 class are
planning to return to Ara, which
Watson said demonstrates how
the supportive approach to learning
gives students a firm pathway
to staying in education.
And because the level three
course is managed through
school, there is impact on their
fees – free first year of tertiary
study.
Watson said it is rewarding
helping these students find where
their future lies.
(Lincoln High
“They get a lot out of
their experience as they seek
work. Instead of having to be
shown everything they’ve
already got skills – they know
about clean workspaces and food
safety, so it gives them a head
start.”
Young tennis stars to play on big stage
FOUR YOUNG tennis players
have earned the opportunity
to play centre-court in a new
tournament in the lead up to
Auckland’s ASB Classic early
next year.
Bishopdale players Aliyah
Daly, 11, and Nicholas Rayner,
12, along with Burnside Park’s
Sakeri Parnell, 13, will compete
The inaugural Road to the ASB
Classic is presented by Jaguar
performance tennis organisation
based in Auckland.
The tournament consists
of players under the age of 14
from all areas of the country
competing in a 16-player pool,
with finals of the competition
being played before the ASB
Classic men’s singles final on
January 14.
Academy founder and owner
Sebastian Lavie said the organisation
is “delighted” to give
young tennis players the opportunity
to compete on the courts
of the ASB Classic.
“It’s going to be an exciting
time to see the best young talent
from around the country compete
surrounded by big crowds
and some of the world’s best
tennis players,” he said.
Winners will receive a prize
SKILLED: (From left) – Emmeline Gale (Cashmere), Aliyah Daly (Bishopdale), Sakeri Parnell (Burnside Park) and Nicholas
players competing before the
Australian Open starts in late
January.
It will be the first time the
tournament has gone ahead in
three years, with former No 1
Serena Williams the most recent
women’s singles champion
and young French player Ugo
Humbert the 2020 men’s singles
Meet Sandy, the new
Care Manager at
The Bellevue.
Ready to offer care without compromise.
For Oceania, great care is about building a supportive environment that feels like
home. For Sandy, The Bellevue’s new Care Manager, there’s a simple way to tell
when they’ve got it just right.
“Smiling and happy residents. That’s what great care looks like. Being part of the
community and participating in activities.”
Sandy admits her favourite part is building bonds with the residents. “It’s great
hearing all the stories of their lives and their experiences. They put their trust in us,
and that’s a truly humbling feeling.”
What’s her vision for The Bellevue? An environment where everyone feels valued
and included. “Happy staff means happy residents. It’s always been my motto.
We’ve built a team who are focused on providing a more person-centred approach.
But it’s also about the residents getting their say. It’s important they have an input.”
Start a new
Christmas tradition
What could be better than starting some new family traditions this year? Christmas traditions are memories
in the making and help spread a little festive cheer whether with your loved ones or out in the community.
10 great ideas to help make Christmas a magical time of the year
1. Create a Christmas playlist with some of
your favourite carols and songs – play it
loud and every day, if that’s your thing.
Or plan a pre-Christmas sing-along
evening – don’t forget to supply the song
sheet so everyone can join in too.
2. Get into the spirit of Christmas by getting
together with family or friends to help
decorate each other’s houses – turn up
the music, drink the wine and go all out
to deck the halls.
3. Make and send homemade Christmas
cards – there’s nothing more exciting
than getting mail, right? Or how about
writing some generic ones and dropping
them into your nearest retirement
home to brighten up an elderly person’s
Christmas.
4. Buy your family Christmas tee-shirts or
Santa hats to wear on the day and don’t
forget to take a family selfie.
5. Fill a shoebox with gifts for a child, wrap
it with a bow, and deliver to the nearest
community gift tree – check with your
local library and label with age and
gender.
6. Have a yearly family, friends or neighbour
outdoor games night with drinks and
nibbles leading up to the big day – think
Pétanque, hoopla, mini golf, giant chess,
or croquet.
7. Take a leaf out of Iceland’s traditional
‘Jolabokaflod’ or Christmas Book Flood,
and give a book as a gift on Christmas
Eve each year – don’t forget to write
inside the cover who it’s from and the
date.
8. Make a list of must see Christmas movies
to watch a week before Christmas day
and tick off the ones you’ve watched.
Don’t forget the popcorn and hot
chocolate or nibbles and wine.
9. Make and give a handmade ornament
as a gift each year – the lucky receiver’s
Christmas tree will be covered with
beautiful, handmade memories.
10. Make homemade hot chocolate on
Christmas Eve or on Christmas morning
to drink while the presents are being
opened – decorate with whipped cream,
grated chocolate, marshmallows, or
crushed candy canes.
It’s beginning to look a lot like Christmas
Christmas is a great time for passing down recipes that are tried and true becoming
traditional family favourites. The owner of this recipe says her mum used to make
the pudding on Christmas Eve and would take the bowl and wooden spoon around
everyone in the house to stir the mixture and make a wish.
Make a Wish Christmas Pudding
You will need:
• 1 ½ tbsp butter
• 1 ½ tsp baking soda
• 1 ½ cups of boiling water
• 1 ½ cups flour
• 1 ½ cups mixed fruit or sultanas
• ¾ cup sugar
Method:
1. In a glass or stainless steel bowl,
melt the butter (over hot water)
and dissolve the baking soda.
2. Add the boiling water and
sugar.
3. When cool, add flour and
mixed fruit.
4. Stir all the ingredients together
and make a Christmas wish.
5. Cover bowl with a tea towel and
allow to stand overnight.
The next day:
• Place mixture into a greased
bowl or ice-cream container,
cover with tinfoil and place in a
pot of water, just deep enough
so the bowl doesn’t float.
• Boil pudding for four hours and
check regularly to make sure
the water has boiled dry. Top
up carefully with extra water if
required.
• Serve with heaps of Chantilly
cream!
Chantilly
Cream
You will need:
• 1 x bottle of cream
• ½ tsp vanilla essence
• 1 tbsp icing sugar to
sweeten
Method:
Put cream, vanilla essence
and icing sugar in a bowl and
whisk until light and fluffy with
softly formed peaks. Cover and
refrigerate until ready to serve.
Being A Subject To Sale Purchaser
hen buying a property subject to the sale of
Wanother you need to consider all your options
carefully
Buying a property when you are a cash buyer
is reasonably straightforward in that you find
a house you like then put an offer in subject to
usually ten working days due diligence and then
you go unconditional. Purchasing a home when you
already own one is another scenario altogether and
usually more complicated. Many people are selling
for up-sizing, downsizing, schooling, proximity to
work, changing suburbs, upgrading in style, location
or property age. Below I have outlined some of the
more common scenarios that could play out when
you are in a subject to sale position.
Purchasing another property without selling first
If you are lucky enough to have your home freehold
or close enough to it (a big chunk of equity will
help) then the bank may be happy to offer you a
mortgage so you can go and purchase something
else without having sold your current house first.
This will take some of the pressure off and the
worry that you may sell but not find anything else.
The fish hook here can be evidencing to your lender
your ability to service the mortgage until your
current home has been sold. Retirees or those near
to retirement, this could affect you if you have no
‘income’. The other mistake I see people making
with this option is that they make an assumption
on what their current home is worth and purchase
the next one based on this ‘figure’ only to find out
when they do go to sell that this figure is overly
optimistic.
Selling your current home without
having yet purchased another property
This option is often taken up by those who would like
to know a) exactly how much their current home will
sell for so they have a concrete purchasing budget to
work with and b) would like to be cash purchasers in
the marketplace. Being ‘cash purchasers’ does allow
you to be more competitive in multi offer situations
and also allows you to purchase property at auction
and therefore opening your buying options up to
homes being sold under all methods of sale. The
biggest risk here is that you won’t find anything to
buy and settle on before your own home handover
date. Many however keep renting or staying with
family as backup options.
The security of knowing where you are going
versus having the confidence that you are
spending what you only have seem to be valued
quite differently by purchasers in my experience,
the thought of not knowing where you are going
worries some while the the idea of spending money
that you might not end up having in the hand gives
others the cold sweats.
Offering on a property subject to the
sale of your current home
This is an option that interestingly I notice many
people beginning with but often not completing on.
I know this sounds like a strange comment but let
me explain. When homeowners have been sitting
comfortably for some years in a home then start
to think a move might be an idea, the nest is finally
empty, the stairs are getting a bit much, they would
like to be closer to family and so on they will often
go out and have a look around and then make an
offer subject to the sale their home.
I will outline the pro’s and con’s for this scenario;
Pro’s. You have found a home you like to move into.
Con’s. Your offer will highly likely contain a
‘rollover’ or ‘cash out’ clause. What does this
mean? If the owners of the home that you have
made your offer on receive a cash offer (or more
favourable depending on the terminology used in
the clause) from another buyer you will be given
via your lawyer a few working days notice (2-5 is
standard) to confirm on the purchase, this means
you need commit to the purchase without having
sold your property – not something many people
are in a position to do because if they were they
would have purchased the home outright in the
first place. You could end up in the position of being
in the middle of selling your home only to have the
property you were hoping to purchase taken away
from you, this can be emotionally very upsetting
and stressful.
The second drawback to the ‘subject to sale’ offer
can be one that I touched on earlier which is not
selling your home for the figure that you had in
mind or worse not selling it at all. Predicting market
trends is somewhat a crystal ball gazing activity and
relying on RV figures, the figure that a website told
you your home was worth, what your son told you
or even appraisal figures from agents are all guess
work to some extent until the market is tested and
the current buyer pool has spoken. You can want
or hold out for a certain sale price all you like but
don’t expect the homeowners you have put an offer
to subject to the sale of your home to wait around
for you.
The third drawback which is one less considered
until you arrive in the situation, is that as a subject
to sale purchaser your negotiation powers are at
an all time low. In smaller or slower marketplaces
or for example rural or high end properties this
may not so much be the case but in general
metropolitan areas shopping in the price bracket
of the majority your subject to sale offer is always
going to be weaker than a cash offer unless you
can come up with the magic figure that will give the
homeowners enough confidence to accept your
offer over a cash one. I often say putting a low offer
in subject to the sale of a property is like wanting to
have your cake and eat it too. Cash is king so your
subject to sale offer needs to win out with a solid
offering price, especially in multi offer situations.
Summary
If you sell first and are in a cash position then you
certainly have stronger negotiation powers and
the opportunity to secure the home you want.
This is the reason for my earlier comment that
purchasing subject to sale is an ‘option that I
notice many people beginning with but often not
completing on’. It doesn’t take long before many
are awakened to the limitations and frustrations
of trying to purchase subject to sale. Sometimes it
will work out and again in a less competitive market
you shouldn’t have quite the same frustrations.
Otherwise my best advice is to sell first then you
know a) exactly what you have to spend and b) you
can go out and purchase your new home as a cash
buyer. Yes it will be a mucky six months or so and
yes you might have to stay with family, short term
in and AirBnB etc but in the long term scheme of
things it will be a distant memory!
