‘Fringe’ benefits boast the wow factor
This month we shine a
light on three stunning
properties on the fringe
or just outside the
boundary of Pittwater.
Collaroy
Beachfront properties always
attract eyeballs, but agent Noel
Nicholson says he has rarely
seen anything like the level
of interest in 1104 Pittwater
Road; he fielded more than
60 inquiries less than 24
hours after it was launched to
market.
Mr Nicholson of Ray White
Prestige, Palm Beach explained
the majority of those initial
inquiries were from people
living overseas but added
there were also plenty of
locals fronting up to open
inspections soaking up the
property’s 180-degree ocean
views and stepping onto the
sand from the garden.
“We launched late March
at 4pm and by mid-morning
the next day we’d had at
least 60 inquiries, which is
unprecedented,” he said.
“It just goes to show how
rare these types of beachfront
properties anywhere on the
Northern Beaches are, and
expats are very keen on them.”
Mr Nicholson said overseas
interest in prime properties
had ramped up in recent times.
“A similar thing happened
after the GFC and after 9/11 as
well… expats aren’t necessarily
looking at properties to move
into straight away, they are
SUBSTANTIAL: 201 McCarrs Creek Rd sits on 7581 square metres.
looking to buy now to ensure
they have a base here.”
The three-bedroom, threebathroom
house will be
auctioned on site on April 13
with a guide of $5.5 million.
Duffys Forest
This elegant five-bedroom
home with a backdrop over
the lake and the signature hole
of a world class golf course is
located at the tranquil western
edge of Pittwater.
Set on 2.239 square
metres adjoining Terrey Hills
Golf and Country Club, 17
The Greenway boasts an
impressive mix of formal and
casual living, spilling outdoors
to terraces, manicured
gardens, cabana, pool and spa.
Inside, a large family
entertaining area incorporates
a gourmet kitchen adjacent to
the formal dining room and
courtyard with water feature.
The property is being sold
through Belle Property Mona
Vale via an Expressions of
Interest campaign closing April
11 with a $6 million guide.
Church Point
In an elevated private position
nestled amongst the trees with
views to boat-studded Pittwater
rests this newly created
masterbuilt residence.
Olivia Broomhead from LJ
Hooker Avalon says the palatial
property at 201 McCarrs Creek
Around The Traps…
Road has been meticulously
designed to connect with its
surrounds.
“The sheer size of the design
and build in its location is
remarkable – it’s an engineering
masterpiece,” she said.
Sitting on a private
7581-square-metre landholding,
this ultimate escape boasts
the finest fixtures and finishes
with four large bedrooms, three
lavish bathrooms and a layout
featuring multiple glass fronted
living areas.
The family-friendly home
also features a commercialgrade
purified water system
and is completely wired for an
independent generator.
A heated magnesium pool
and spa and large level lawn
that merges with natural
bushland completes the picture.
Price guide is $4.95 million.
• The Ray White Prestige team
has a new home, increasing
their footprint with the
purchase of two commerical
spaces at 1/1105 Barrenjoey
Road Palm Beach. Also, some
quality landscaping and
design has contributed to a striking
new streetscape aesthetic (pictured).
• ‘Elanora Venues’ has been sold. The 5.18-hectare property
at 19A Wesley Street Elanora Heights, which extends to
bushland boarding Ingleside and North Narrabeen, was
owned and operated by the Uniting Church as a school and
community group conference and retreat facility for more
than 60 years.
• Heritage-listed Hy Brasil, the ‘organic’ bungalow at 62
Chisholm Ave Avalon Beach designed by influential architect
Alexander Stewart Jolly and enjoyed by three generations of
the Herman artist family, is back on the market.
