Once you’ve decided on the school district and a community that has affordable taxes and reasonable HOA fees, as well as all the amenities you’d like in a planned community, the next step is choosing a home builder. The logical first step is finding a home that you like, a floor plan that fits your needs as well as your likes. Do you prefer a one-story or two-story. Are you looking for a split-floor plan that accommodates having an elderly parent living with you, or a conventional plan with the Master Bedroom downstairs, and the additional rooms are upstairs. Do you need 3, 4 or 5 bedrooms and how many full baths. Every builder has a website with photos of their homes as well as each unique floor plan. Plan a visit to the sales office and tour their model homes. Many times, a builder will have homes either completed or very close in the floor plan you like, that you can tour. That way you get a sense of how big or small the home actually is, the size of Are you House hunting? If you’re in the market for a new home, this 5-part series may interest you. Beginning next month, I’ll take you through the entire process of buying a new home from America’s Largest Home Builder - DR Horton. But this month, let’s discuss the options available when choosing a new community and then a home builder. If you’re just starting a family, you probably already have a home community picked out that is zoned for the schools you’d like your kids to attend. Schools and school districts are the number one priority among young home buyers today. Coming in second, should be the tax rate for your new home. In some cases, the taxes, insurance, and HOA fees may be higher than your house payment. Combined, you may find you can afford the house, but not the taxes. In an upcoming issue, we’ll discuss taxes, interest rates, down paythe bedrooms and bathrooms, as well as the size of the lot the house is situated on. Once you’ve toured all the models, and looked at the builder’s floor plans, now you must decide which builder to go with. There are dozens, if not hundreds, of home builders across the country that offer homes in just about every price range. In doing your due diligence, you’ll probably want to check out the reviews of each builder. See what other owners have to say about the construction and any problems they have encountered after they closed on the home. What you’ll most likely find is that nearly every builder has negative reviews. Horror stories about homes that have water leaks, roof leaks, poor construction, etc. In fact, I’ll go as far to say, EVERY BUILDER has negative reviews. Whether it’s car purchases or home purchases, most people only post negative reviews, not positive ones. So, it’s nearly impossible to determine what the ratio of good to bad homes are with any one builder. In my case, I had three builders to choose from: DR Horton,
