2.3 BENA<br />
Overview of supply<br />
Bena is relatively close to Korumburra, and therefore there are no plans to<br />
further develop public open space here.<br />
There is a plans for a large block residential development in existing TZ south<br />
of the highway however there are no expectations for future population growth<br />
in Bena and too small to sewer.<br />
Bena’s settlement type is classified as a rural hamlet/ low density residential.<br />
Bena has a small tennis court and hall complex, and community hall and away<br />
side stop. The primary school, a little out of the centre of Bena but served by<br />
an off-road trail, has recently closed.<br />
The low grade/quality tennis courts present risk issues and lack of maintenance<br />
prevent these from being viable. (See the recreation plan for further discussion<br />
concerning tennis).<br />

Opportunities<br />
� Essex St Reserve and McGrath Park are zoned TZ not PPRZ.<br />
There several potential opportunities to enhance the value of<br />
existing open space opportunities in Bena. These include:<br />
� Consider the future use of the former primary school, to<br />
provide a playing field for use by residents, as no grass playing<br />
fields are available in the other sites.<br />
� Develop Essex St Reserve further into a social family<br />
recreation facility and consolidate this space with the abutting<br />
hall and tennis courts, or Expand McGrath Park into a social<br />
/family recreation facility.<br />
� The Wet forest (EVC 30) south of Bena should be reserved as<br />
public conservation should the property be subdivided
